As we look at the remainder of 2024 and into 2025, Brisbane continues to assert itself as one of Australia’s leading capital city housing markets. The city’s property values have surged significantly, marking an impressive 56.81% growth since the onset of COVID-19, and are currently reaching new heights.
This remarkable growth has propelled Brisbane’s median home values beyond those of Melbourne, underscoring the city’s expanding appeal and robust market strength. Despite an increase in the number of homes listed for sale and rising property prices impacting affordability, the Brisbane property market is expected to maintain its upward momentum for the remainder of 2024.
A key factor driving this trend is a slowdown in construction, which has constrained the supply of new housing and intensified competition for existing properties. The early part of the year saw a boost in both buyer and seller confidence, with potential rate cuts on the horizon that could enhance borrowing capacity and fuel further demand.
According to recent analysis by Ray White, Brisbane is on track to surpass Melbourne in the number of million-dollar suburbs by 2025. As of May, there were 174 suburbs in Queensland with median house prices exceeding $1 million. If the current growth rate continues, Brisbane is poised to see a significant rise in highvalue suburbs in the near future.
On the rental front, Brisbane is facing a crisis with a very low vacancy rate. While this is advantageous for property owners, it has exacerbated challenges for renters, making affordable housing increasingly scarce.
In summary, Brisbane’s property market remains dynamic and promising, driven by strong demand, limited supply, and a growing number of high-value suburbs. However, the ongoing rental market pressures highlight the need for attention to housing affordability and availability.
