Topography

The topography of ‘Cumberoona’ ranges from 560 metres ASL (Above Sea Level) to the north west of the Crookwell River up to a peak of 740 metres ASL to the east and south east of the property

There is a good mix of country ranging from creek flats adjacent to the Crookwell River and Wheeo Creek, rising to low undulating grazing country including areas suitable for cultivation The north east portion of the property roles into gently undulating plateau land again with some arable areas

Soils

The soils consist predominantly of highly productive rich black basalt soils running to grey basalt and medium clay loams

Pasture

The property has a good cover of native and improved pasture species. The majority of the property has been developed to high performance improved pasture species inluding sub clovers, covers, rye grass, phalaris and cocksfoot varities

Water

Water is one of the main features of the property with dual frontage to the permanent Wheeo Creek which meanders and bisects the southern section of the holding allowing for 6 km of dual frontage There is also 2 kilometres of boundary formed by the Crookwell River to the northwest, which is also a permanent water supply. Although much of the Crookwell River is fenced out at presenting into a neighbouring land holding, this water supply still offers significant scope to water the property and stock further in this location if desired

These excellent clean water supplies are well supported by excavated dams to all paddocks, with approximately 28 main dams identified - except for those supported by the Crookwell River.

Timber

The majority of the property is lightly timbered with a scattering of large majestic eucalypt trees being predominantly box and peppermint varieties A heavier remnant stand of native timber exists to the west of the main improvements There is plentiful good quality firewood for domestic and/or commercial use.

Some European trees have been planted surrounding the main improvements and along the entry to the property There are also a number of established and establishing tree breaks through the property to assist in shade and shelter to livestock.

Grasses

Some of the native grasses species include red grass, microlena, danthonia, and some naturally occurring sub clovers

Roads

The property is well serviced by roads, including entry from the Woodville Road. Access is also available to a small frontage to Fish River Road to the rear south west corner of the property Both of these roadways are council maintained all weather access roadways which connect to bitumen sealed roadways nearby, providing excellent access to Crookwell, Goulburn and the Hume Highway.

The Homestead

The Homestead was originally built in 1983, being of pine log and galvanised iron roof construction It was significantly extended in 1997 to allow for a part twostorey addition and full modernisation. The accommodation today provides four bedrooms and four bathrooms, including two with ensuites and a master suite with a walk-in dressing room Living areas consist of formal lounge and dining rooms, a kitchen and meals area, family room, optional office, laundry/mudroom, and wide verandahs at the front and rear. The homestead is heated by two solid fuel heaters and part in-slab heating to the main ground floor addition area and reverse cycle air conditioning.

Car accommodation consists of an attached two car carport and detached garage with studio/workshop accommodation/ensuite above

Second Residence

The main loading of sheep for sale and transportation also occurs out of rear of the shed. A further feature of this improvement is a drive-in bay which allows for truck access to load wool bales undercover This loading bay is also utilised as a dual purposes storage area for the on farm machinery
