Introduction

It’s been great to get to know you over recent times. I thought I’d share a little bit about myself..

I'm Dan Sowden, Principal of Ray White Maroochydore and Ray White Buderim I've been in real estate for over 20 years, and during that time, I’ve developed a real passion for helping people grow both personally and professionally.

We are incredibly proud of the team we’ve developed and our reputation in the community as being the leading real estate group on the Sunshine Coast It’s something we’ve built through hard work, consistency, and a genuine focus on doing the right thing by our clients and each other.

Our business is guided by the ethos of High Performance and Family Values. We set high standards for ourselves and the service we deliver, while also creating a culture that values care, trust, and long-term relationships It’s this balance that has allowed us to build a strong, supportive team and lasting success in the community

While I started in sales, my role today is focused on leading and mentoring our team, creating an environment where people can thrive. I love seeing new team members grow into confident, successful agents, and I’m always here to offer support, insight, and encouragement

Based on the average sale price of $1,100,000 on the Sunshine Coast, we collectively operate in a market place offering over $3b in market turnover.

The Program

It's our collective ambition to sell 1 in every 3 homes in every market we operate in Achieving and maintaining a market leadership position doesn’t happen by chance it’s the result of a clearly defined and deliberately executed strategic plan

This plan is centred on data-driven decision-making, consistent prospecting, high-impact marketing, and an unwavering commitment to exceptional customer service. At its core, it’s about doing the fundamentals extremely well every day, in every transaction, and across every touchpoint

But the plan is only as strong as the team executing it. That’s why success relies on close collaboration and integration between our sales agents, our dedicated agent support team and our property management teams

Together, we operate as one team with a shared goal: to deliver results, build trust in the marketplace, and cement our position as the Sunshine Coast’s leading real estate group

We will obtain our target within 3 years of commencement with the following programs.

1 Secure and identify 70% of home owners in our core market, using VA & online support, prospecting & resources.

2 Agent to call homeowners and add to their database of prospective sellers.

3 Establish a 12 month marketing plan utilising office support

4 10% market share in year 1!

Within each core market there are a percentage of landlords.

We will commence creating and nurturing relationships with these landlords

Once secured into the Ray White Property Management portfolio we can expect up to 70% market share to our sales team.

2 The Business will invest the first $2000 into your personal marketing efforts each quarter This will ensure you are consistently engaging with your core markets

3 In support of you establishing yourself both in our team and in your core market, we will double this personal marketing contribution to $16,000 in the first year

The commission structure is based on quarterly performance and is aligned with the Ray White Recognition Levels, which are a reflection of individual sales results and contribution to the business. This structure is designed to reward consistency, growth, and high performance, while providing clear benchmarks and progression pathways for every agent.
