Your Buderim Market Report
The second half of 2024 was a whirlwind for the Buderim property market, marked by strong activity and standout results. As the Paris Olympics kicked off in July, the Reserve Bank held interest rates steady, reigniting buyer confidence Auctions continued to dominate, achieving a 91% clearance rate, while priced listings took longer to sell With 58 properties listed and over $20 million in sales, July set the stage for an exciting Spring season
August saw Winter transition into an early Spring. Although new listings dipped slightly to 55, demand remained strong, with auctions attracting twice the buyer interest compared to priced campaigns. Open homes were bustling, welcoming 869 buyers - up from 542 in July - a clear sign of the market’s growing momentum.
September brought a significant surge in activity, highlighted by our Coastal Living In-Room Auction Event, which resulted in nearly $50 million in sales across 86 properties. Listings increased to 68, a 25% jump from August, offering buyers more choices than we’ve seen in years Despite the higher stock levels, prices held firm, driven by Buderim’s lifestyle appeal and strong competition
As October unfolded, the Spring selling season became better described as the Spring Listing Season, with listings soaring to 96 - a 75% increase from August. Buyer inspections rose slightly to 603, but supply began to outpace demand, reinforcing the need for strong sales strategies. Ray White Buderim continued to lead the market, representing 1 in 5 sellers and demonstrating the power of competitive campaigns.
In November, Spring gave way to Summer, and buyer motivation remained high as many sought to transact before the festive season Auction success rates climbed to 86%, and total Spring listings reached 228, an 11% increase over Spring 2023
The year ended on a high note in December, with record-breaking sales figures and average days on market dropping to just 15, as buyers and sellers moved quickly to finalise deals before Christmas. Once again, Buderim proved to be a resilient market, supported by consistent pricing and sustained demand.
With many new campaigns set to launch in 2025, we are excited and confident about the opportunities ahead.
