• The number of closed sales in the 12 months ending February 28, 2023 for the Naples and Bonita Springs Area decreased 28% year-over-year (6,928 vs 9,647).

• There were 51 closed sales priced above two million in February 2023 compared to 52 in February 2022; a 2% decrease. During the 12 months ending February 28, 2023, sales in this category decreased 14% over the same time period in 2022 (801 vs 929 units).

NEW LISTINGS / INVENTORY

• During the 12 months ending February 28, 2023, a total of 9,936 new listings were added to the market, this is a 0.4% increase vs the same time period 12 months ending February 28, 2022.

• Available inventory as of February 28, 2023 consisted of 3,222 units, an increase of 32% vs the same time period in 2022. Current inventory represents 6 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

• The year-over-year average sales price for the area was $1,182,674, a 16% increase vs the same time period in 2022.

• The median sales price for the area in February 2023 increased 4% to $677,000 vs February 2022.
