• Discuss earnest money deposits, closing dates, concerns, and other terms of offer

• Explain the property appraisal process, timing, findings, and how you assist

• For an all-cash offer, coordinate necessary proof of funds documents to accompany offer to purchase

• Speak with William Raveis insurance director to quote insurance policies and confirm insurability of property

Property Integrity

• In-depth review of Seller’s property disclosures (if available)

• Request current survey from Seller

• Inquire about current conditions of major systems (HVAC, Plumbing, Electrical, Home Automation)

• Review public property record information; Note all property liens, agreements, and easements as available

• Inquire about transferable warranties (if known)

• Explain condominium common areas, condominium documents, HOA/POA dues, special assessments, mandatory club fees (if applicable)

• Explain homestead exemption for qualified residents and real estate tax savings

• Verify legal names of owner(s) in county’s public property records (Deed)

Preparing Your Offer

• Prepare detailed list of property exclusions, conveyances with sale, and negotiable items to ensure what offer covers

• Explain home warranty options

• Explain home inspection process, inspection costs, and inspection items (defective vs cosmetic) and availability of access to property

• Determine need for lead-based paint or other disclosures (drywall, piping, etc.)

• Review recent comparable sales and active properties to support Buyer’s offer

• Discuss mortgage contingency deadlines and implications

• Discuss multiple offer scenarios, escalation clauses, and negotiation strategies

• Discuss key terms including proposed closing date, down payments, etc.

• E-sign and submit all necessary offer documentation to sales associate

• Work through and assist in counteroffer strategies and submissions until agreement on sales terms are reached

Preparing to Close

Handling the details can sometimes be make or break. Which is why we are here to help guide you; delivering a stress-free process through exceptional customer service to closing day.*

• Assist in vendor selection and scheduling of home inspection(s)

• Schedule and attend home inspection

• Review inspection report(s) and discuss inspection items of concern

• Assist in negotiating inspection items or concessions based on contract provisions

• Assist in various inspections as necessary; Septic system, Well, Termite, Mold, Radon

• Participate and advise on inspection election process

• Confirm repairs are completed

• Ensure keys, fobs, access codes are available to Buyer at closing

• Coordinate closing process with Seller’s listing associate and Buyer’s legal representation

• Coordinate closing location, day and time with Seller’s listing associate and Buyer’s legal representation

• Explain wire fraud risks and remind Buyer to verify all wiring instruction before transferring funds

• Join Buyers in final walkthrough of property to ensure transfer of property is consistent with pre-close condition

• Assist Buyer with move in items, utilities etc.
