• The number of closed sales in the 12 months ending April 30th, 2024 for the Naples and Bonita Springs Area decreased 7% year-over-year (6,216 vs 6,662).

• There were 81 closed sales priced above two million in April 2024 compared to 60 in April 2023; a 35% increase. During the 12 months ending April 30th, 2024, sales in this category decreased 6% over the same time period in 2023 (717 vs 759 units).

NEW LISTINGS / INVENTORY

• During the 12 months ending April 30th, 2024, a total of 9,932 new listings were added to the market, this is a 4% increase vs the same time period 12 months ending April 30th, 2023.

• Available inventory as of April 30th, 2024 consisted of 4,325 units, an increase of 33% vs the same time period in 2023. Current inventory represents 8 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

• The year-over-year average sales price for the area was $1,186,122, a 3% increase vs the same time period in 2023.

• The median sales price for the area in April 2024 increased 3% to $747,700 vs April 2023.

NEW LISTINGS / INVENTORY

• During the 12 months ending April 30th, 2024, a total of 7,750 new listings were added to the market, a 17% increase vs the same time period 12 months ending April, 2023.

• Available inventory as of April 30th, 2024 consisted of 3,765 units, an increase of 55% vs the same time period in 2023. Current inventory represents 10 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

• The year-over-year average sales price for the area was $821,357, a 2% increase vs the same time period in 2023.
