• The number of closed sales in the 12 months ending January 31, 2023 for the Naples and Bonita Springs Area decreased 29% year-over-year (6,961 vs 9,871).

• There were 55 closed sales priced above two million in January 2023 compared to 58 in January 2022; a 5% decrease. During the 12 months ending January 31, 2022, sales in this category decreased 16% over the same time period in 2021 (802 vs 952 units).

NEW LISTINGS / INVENTORY

• During the 12 months ending January 31, 2023, a total of 9,974 new listings were added to the market, this is a 1% increase vs the same time period 12 months ending January 31, 2022.

• Available inventory as of January 31, 2023 consisted of 3,017 units, an increase of 40% vs the same time period in 2022. Current inventory represents 8 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

•The year-over-year average sales price for the area was $1,177,191, a 17% increase vs the same time period in 2022

•The median sales price for the area in January 2023 increased 6% to $697,000 vs January 2022
