• The number of closed sales in the 12 months ending August 31, 2023 for the Naples and Bonita Springs Area decreased 20% year-over-year (6,402 vs 8,031).

• There were 58 closed sales priced above two million in August 2023 compared to 53 in August 2022; a 9% increase. During the 12 months ending August 31, 2023, sales in this category decreased 10% over the same time period in 2022 (739 vs 824 units).

NEW LISTINGS / INVENTORY

• During the 12 months ending August 31, 2023, a total of 8,776 new listings were added to the market, this is a 13% decrease vs the same time period 12 months ending August 31, 2022.

• Available inventory as of August 31, 2023 consisted of 2,633 units, a decrease of 5% vs the same time period in 2022. Current inventory represents 5 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

• The year-over-year average sales price for the area was $1,159,258, a 4% increase vs the same time period in 2022.

• The median sales price for the area in August 2023 increased 1% to $685,000 vs August 2022.
