CLAYTON BONNER

Clayton Bonner is a fifth-generation Texan, born and raised in Houston, Texas. Clayton started college at Hardin Simmons University in Abilene, Texas where he traveled and played for the HSU golf team. While in college, he worked for a leading real estate marketing company in Dallas, Texas specializing in land auctions, gaining valuable experience in strategic marketing and sales techniques for unique properties. Clayton graduated from Texas A&M University with a Bachelor of Science in Agricultural Leadership & Development, complemented by a minor in Agricultural Economics.

As a second-generation professional in Texas land real estate, Clayton’s endeavors are deeply ingrained in his commitment to serving and honoring God through his work, ensuring that he represents his clients and their properties with the utmost integrity and professionalism. LISTING WITH RANCHLAND

LISTING AGREEMENT

Ranchland Real Estate presents an exclusive right-to-sell listing agreement, wherein the seller grants Ranchland Real Estate sole representation rights for the specified start and end date (typically recommended for 12 months) regarding the sale of their property.

COMMISSION AGREEMENT

When considering sellers paying commissions, brokerage companies have two potential payment scenarios.

1. In the event that we sell your property with the buyer being represented by another brokerage, we will propose a 50-50 split of the commission rate.

2. If we sell the property without involvement from another brokerage, we will retain 100% of the commission rate.

Ranchland Real Estate and the seller will engage in discussions regarding the commission rate and mutually agree upon a fair rate for both the seller and the brokerage company. Ranchland Real Estate actively collaborates with other brokerages and advocates for full cooperation with external brokerage entities.

MARKETING AGREEMENT

Your property will benefit from expertly captured photographs showcasing both ground-level and aerial perspectives, complemented by a captivating property video highlighting its landscape and improvements. A customized brochure will be crafted specifically for your property, featuring detailed descriptions, images, maps, location information, improvements, habitat/vegetation details, water features, and wildlife highlights. All properties receive extensive exposure through prominent listings on major land websites in Texas and nationwide. Additionally, select properties may be prominently featured in l eading land magazines across the country.
