REVITALIZATION OF SHIBATI HISTORIC DISTRICT IN CHONGQING
AN-DESIGN -ArchitecturalDesigner
Shibati is located in the Yuzhong district, the oldest area of Chongqing, with its development dating back to 361 BC. The revitalization project of this area involves the restoration of heritage buildings, rehabilitation of historic structures, and preservation of other character-defining elements. Before the reformation, Shibati was a popular tourist destination but posed significant challenges for its indigenous residents due to the area's decline. The residents were among the poorest in Chongqing.
I began studying Shibati during my time at CUHK. In collaboration with
students from Chongqing University, we conducted extensive research and developed compelling design works for several small sites within the area. I felt honored to continue contributing to the revitalization of Shibati after my academic life.
The site area of the project was 34,997 ㎡, with a floor area of approximately 40,000㎡. I was fortunate to be involved in creating the master plan drawings and several key architectural designs, from the Preliminary Design phase to the Construction Documentation phase.

DETAILED PLANNING AND RENEWAL OF LUOYANG ANCIENT CITY

The history of Luoyang Ancient City dates back to 1217. It encompasses 32 heritage buildings and 81 historic buildings, making it the most renowned historic conservation area in Henan Province. This project involves the detailed planning of Luoyang Ancient City, covering a planning area of 124.87 hectares, and the renewal of its southeast corner.
I was involved in various aspects of the detailed planning work, including field research, architectural value assessments, planning drawings for a specific segment, and the creation of analysis diagrams. Additionally, I led the
field survey of original streets, alleys, and notable buildings.
The renewal of the southeast corner of Luoyang Ancient City marked the first phase of the entire urban renewal plan. In this phase, I contributed to the master planning, as well as the design of a group of commercial buildings and several residential building clusters.
Upon opening, the project sparked intense controversy due to the reconstruction in such a historically significant area. However, this did not diminish the attraction and positive reception from visitors.

The renewal of the southeast corner of Luoyang Ancient the first phase of the whole urban renewal plan, which widespread concern among the public. Therefore, work in this area was a great challenge. The first thing to preserve the original traffic system, which means, phase Ⅰ, streets and alleys must have a strong relationship original ones.

PROJECT MANAGEMENT EXPERIENCE IN REAL ESTATE DEVELOPMENT

PKU Resource Group, once listed among the Top 100 Developers of Mainland China, is a state-owned enterprise where I aimed to expand my architectural project knowledge after completing my work on the Shibati project at An-Design.
I began my career at PKU Resource Group as a Senior Architectural Design Manager at the headquarters in Beijing. Fortuitously, a year later, I was promoted to Manager of Reginal Design Office at the Yunnan Reginal Office. This role,
filled with challenges and collaboration across various departments, allowed me to gain a comprehensive understanding of project execution and management.
Despite my managerial responsibilities, I remained committed to advancing my skills as an architect. I dedicated myself to establishing a robust Design Control standards system. Simultaneously, I engaged in specific tasks beyond standard management practices, thereby creating additional value for the projects.
When I was in charge of this project, the design schedule experienced continuous delays, while the operational plan remained unchanged. To address these issues promptly and enhance construction quality, I applied to work at the Guiyang Branch Office. From December 2018 to May 2019, I stayed in Guiyang, overseeing the project until the Showcase Area opened. Despite the challenges, the final outcome was a success.

Due to my diligence and insistence, the contractor prepared paint samples on-site, showcasing craftsmanship and acceptance standards that would not have been demonstrated otherwise.

The metallic coating requires a smooth and flat base. To prevent future disputes, I conducted thorough inspections of both the finish and the base layer of the wall using a guiding ruler and compiled a detailed report.

Due to the insufficient time for customizing hardware products, which had been confirmed by all relevant departments, I needed to quickly and carefully select available stock items.

OUTSTANDING WORKS
Common Issue
Design intents are crucial for clients, the actual users of the buildings. A better understanding of the design philosophy can help them make informed decisions. However, real estate salespeople, who significantly influence customer decisions, often struggle to convey the design philosophy due to the complexity of transmission and differing ways of organizing information.
Solution
Salespeople typically organize information by spaces along the customer circulation path in the Showcase Area, rather than by professional lines such as architecture, landscape, and interior design. Therefore, design managers should re-organize design ideas in a way that aligns with the salespeople's approach.
SpecificWork
As a manager, I collected all design information from architects, interior designers, and landscape designers. I then numbered the spaces in the Showcase Area according to the tour order and re-organized the design information accordingly.
In collaboration with the marketing department, we held an information clarification meeting. Following the completion of the sales script, design managers participated in the training of salespeople. This process ensured that salespeople understood all design intents in a manner familiar to them.
Achievement
During a leadership inspection, the sales script received high praise. Additionally, client feedback showed significant improvement. As a result, this series of efforts was honored with the Operational Collaboration Award by headquarters.
Background
In the Zijingfu project in Kunming, landscape designers envisioned a group of glass mountains in the reception pavilion, emphasizing the importance of spatial experience. We delegated a professional team for trial and production work to ensure the sculpture's artistic style and quality.
Problem
After two months of communication, we made no substantial progress. The first issue was the artwork's innovative nature, making the development process challenging. Secondly, traditional managerial approaches, such as online meetings, emails, and concept images, proved ineffective. The manufacturer failed to create an ideal sample after many attempts. Additionally, as nonprofessional artists, we lacked a clear vision of the sculpture's exact shape and texture.
Solution
We flew to the factory and collaborated directly to find the best possible solution. Given the time constraints, we decided against making another set of samples and changed the material from glass to resin. Through efficient communication, we learned the basic manufacturing process and worked directly on a 1:1 scale clay sculpture.
SpecificWork
Collaborating with the open-minded design director, we were welcomed to modify the clay sculpture ourselves:
1. We cut the body, reshaped the three peaks, and performed other auxiliary work.
2. After confirming the overall shape, we defined detailed characteristics such as soft outlines and smooth texture.
3. After two days of work, we completed the clay sculptures.
Achievement
From a project management perspective, the final artwork achieved its goal. The group of glass-like mountains highlighted the reception space, showcasing unique artistic quality. Additionally, being deeply involved in the production process was an unforgettable experience for me. I gained a better understanding of how artworks create unique spatial feelings in tandem with architecture and landscape.

OUTSTANDING WORKS
Problem
In the Zijingfu project in Kunming, the landscape construction quality in the sample yard was a significant failure. The first reason was the resignation of both the landscape manager in our department and the designer from the design institute. The second reason was that the landscape contractor had no relevant experience. This meant that there was no effective supervision to control landscape construction quality. Consequently, leadership assigned me to take charge of the improvement work.

Achievements
1. Clearer Landscape Theme and Visual Center: The landscape theme and visual center became more explicit. A better impression was created by maximizing the variety of plants and organizing them with skilled design techniques.
2. Reframed Screen Wall: We simplified the ground cover, replanted a style tree and a bush, and removed mismatched decorations. I meticulously selected a little maple and a shrub from thousands of trees.
3. Enhanced Plant Variety: Leveraging Kunming's favorable climate, we used a wide variety of plants to decorate every corner of the yard, showcasing great vitality.
Solution
As usual, time was limited. Therefore, we had to proceed with reconstruction directly, without regular design drawings. The first step was to alter the design scheme so that plants could establish themselves in good condition more quickly. In the previous design, the selected plants needed 7 to 14 days to recover after planting. The second step was to find an experienced designer to supervise the construction work.

Although landscape design was not my major, I developed a brief but effective design concept for the improvement. First, I set the planting areas with different themes. Then, I requested the design institute assign a reliable designer and obtain the necessary permissions for them. Finally, after quickly selecting the appropriate plants, we guided workers in planting and other paving works.

Configuration standards are standardized management documents typically used during the Project Development (PD) phase. Before land auctions, products of different types or grades are assigned different standards based on marketing positioning reports. These standards provide detailed regulations on aspects such as structure, doors and windows, elevations, public area decoration standards, and electrical equipment. This approach allows the schematic design to be more focused and makes cost management more accessible.
During my tenure at the Yunnan Regional Office, I collaborated with colleagues to develop local configuration standards. As a result, the basic logic and critical information remained consistent with the headquarters' standards. Additionally, we made some alterations to better fit the Yunnan market.

Construction standards are standardized management documents typically used during the Construction Documentation (CD) phase. They build
on the configuration standards by adding detailed drawings and specific construction regulations.
