INTRODUCTION Purchased in December, 2012, Pure Residential & Commercial Ltd. saw the vision and opportunity to transform this former hospital site to uncover the hidden architectural features and reveal its historic beauty.

This has not only provided St.Asaph, the capital city of North Wales, with luxury residential dwellings, but has also captured the spirit of true preservation and conservation bringing the building back to it’s origins to what is now Livingstone

SITE HISTORY The site which until recently housed H.M. Stanley Hospital was purchased in April 1838. It was a three acre area of land called Ysgubor-y-Coed (Barn in the Woods) which formed part of a farm called Bryn Polyn, the property of Lord Dinorben. Later excavations at the hospital revealed ancient foundations, thought to be the remains of a hospice run by monks. Thomas Penson the Younger produced designs for a workhouse in November 1838 but the work was carried out later and completed in 1839 by John Welch, surveyor to the Guardians; Edward Knowles, Salter and Plasterers of Denbigh and Maurice Roberts, painter of Denbigh, at a cost of ÂŁ6,500.00.

The erection of workhouse was as a result of the Poor Law amendment Act, introduced in 1834. They were approximately twenty miles apart, throughout the land.

The Buildings were usually in the shape of a + or a Y and surrounded by high walls, the former being rectangular and the latter being hexagonal.

The St. Asaph Union Workhouse, designed was of the crucifix variety and had four courtyards. The layout consisted of separate accommodation wings for the different classes of inmate (male/female, infirm/ablebodied etc.) radiating from a central hub.

THE VISION Above is a CGI of the overall proposed development showing ‘Livingstone Place’ in its entirety.

This particular development is of great historic interest to the area of Denbighshire and beyond. The main retained workhouse building, which is to remain and is maintained as part of its Grade II listing. With it’s stately aspect, dressed limestone rock frontage, it forms the developments view on approach, effectively blending Victorian architecture with modern luxury homes.

STRIPPING BACK THE YEARS !

Existing buildings removed.

The aerial view demonstrates the vast challenge this redevelopment entails, that is focussed around the existing workhouse being the core origins of the site.

The highlighted boundary depicts the overall site development, that once fully completed will provide luxury living for a wide range of residents from first time buyers, family housing through to retirement living.

The more modern extensions, additions and outbuildings added on during the hospital years (highlighted in red) needed to be removed.

This ‘stripping back’ allowed the existing workhouse to once again take centre stage.
