By Mary Carol Garrity Tribune News Service (TNS) When my sister, Judy, comes to visit us in a few weeks, she will be lucky if I have stocked the guest bath with toilet paper and put a few scraps of food in the fridge.

But if Judy (or I!) had been lucky enough to have my friend Marsee as a sister, she would have had a different experience. Very, very different. Marsee is the Queen of Hospitality, making her guests feel like visiting royalty, whether they are there for a few hours or a weekend.

So it wasn’t surprising to hear that when Marsee and Mike downsized to a smaller townhome, they knew that using their home’s smaller spaces to make guests feel welcomed would be a top priority.

EAT, DRINK AND BE MERRY A few days ago, I received an invite that made me bounce with joy. Marsee was hosting a small luncheon for her mother and my dear friend Nancy, and I

was invited to join the fun. Even though it was just the four of us, Marsee dressed the table grandly.

She thought through every detail, from fresh flowers on the table to a mouthwatering menu, complete with sorbet to cleanse our palates between courses. So much for my diet!

When Marsee entertains in her smaller home, she has to get creative on how to serve food and drinks. She may greet guests at the door by inviting them to onto the patio, where a table filled with drinks and appetizers awaits them.

This entry table also becomes a perfect place for appetizers.

A beautifully styled bar is always at the ready in the kitchen, so guests can help themselves.

A GUESTROOM YOU’LL NEVER WANT TO LEAVE When I first saw Marsee’s guest room at her new townhouse, I wanted to check in for the weekend. It felt like a luxury resort. The bed was beautifully dressed. Snuggly white robes hung on the wall, to wrap up in after a steamy shower. A comfy reading chair awaited.

Marsee said she learned how to trick up a guest room from her mom. “My mom always had fancy snacks and water ready for guests, and a little gift on their pillow. She always made the guest room so inviting, with a drink area, snacks and things to read,” Marsee remembers. A stack of old suitcases holds a drinks service, with coffee to wine. A pedestal bowl by the bed is stocked with chocolate, nuts and breakfast bars. At night, Marsee even leaves milk and cookies on her guests’ nightstand.

A basket outside the guest bath holds essentials like towels, soaps, luxury lotions, a brush and toiletries. Inside the guest bath, more pampering products await.

It’s a wonder Marsee ever gets her guests to leave!

While a full renovation may be an option, it doesn’t have to be. With a bit of creativity, planning and perhaps a bit of do-it-yourself work, making your home feel inviting and refreshed doesn’t have to break the bank.

What’s Worth It? What’s Not? It is a common dilemma for many homeowners. Where should you invest your renovation dollars? A good rule of thumb is to invest in areas that may potentially add value, such as upgrading a bathroom or kitchen. Next, look to outdoor areas that can enhance the appearance or curb appeal, such as a new door, fresh siding or enhanced landscaping.

Ideas For Quick, Low Cost Refreshers First, set a budget. Even a small budget can go a long way with proper planning. The key is to maximize value by selectively choosing to spend money on key items that may be viewed as a valued upgrade, especially as it relates to resale value, should you ever decide to sell your home.

Some ideas for quick low cost refreshers include: • Replacing a kitchen countertop.

• Repainting cabinets. This is one of the least expensive ways to infuse a fresh modern look into an older kitchen.

• Replacing basic appliances such as a dishwasher or refrigerator.

Stainless steel remains the most desirable.

• Installing an inexpensive vinyl tile over an existing floor. A 12-by-24-inch tile tends to be a more modern look, compared to a 10-by-10 inch tile.

• Replace basic, elements such

as toilets and faucets in a bathroom. This is a prime example of how a little can go a long way.

Why selling your home off-market is not beneficial If you speak to a lot of people about the prospect of selling your home, you’re likely to run into at least one who will make the SUZANNE suggestion to sell PLEWES off-market. This RE/MAX Alliance means finding a buyer through other, more private channels rather than listing your home for sale on the open market.

It may sound appealing to avoid the typical selling process and keep your home sale low-key, but there are some important downsides to be aware of. Here are a few reasons why selling your home off-market is not beneficial.

Limited Market Exposure If you’re only secretly selling

your house, fewer potential buyers will be aware of it. Thus, it will likely take much longer to sell. This is obviously not ideal if you’re anxious to sell and move on to another property.

Also, your smaller buyer pool will result in fewer qualified buyers.

Lower Selling Price In an open market, supply and demand affect price. With low supply and high demand, it’s an optimal market for sellers to get the maximum price for their homes. However, in order to do that, you need full market exposure to all potential buyers.

When selling off-market, you will likely deal with just one or two potential buyers, who might offer you just your list price, if not below it. It may sound like a reasonable offer, but you’ll never know if you could have gotten

more!

Compare this to full market exposure where buyers are competing for your home. Buyers offer more when they know there’s stiff competition, so the selling price could be higher in this case.

Lack of Representation Another downside of offmarket home listings is the lack of representation.

There’s something to be said about home buyers and home sellers having equal representation from agents who know the laws, are experienced in real estate transactions, and work to protect their clients’ best interests. Selling without representation could lead to costly mistakes.

More Thoughts Off-market listings tend to be more beneficial to buyers than

they are to sellers.

For buyers, it gives them an opportunity to bid on a home with little competition, therefore paying less than they otherwise might for that same property.

For sellers, although selling offmarket may provide some privacy, the lack of full exposure often leads to longer time frames and a lower selling price. With the real estate market so hot right now, why not get full market exposure and the best price possible for your home?

discovering them in nearby trees or along the railing, he rushes back and forth, yodeling his alarm to nearby neighborhoods.

Hank’s warbling bay amuses the squirrels, who natter and chuff in response. They tease him but he doesn’t give up his patrol until running out of energy, whereupon a nap is required.

I haven’t quite gotten to the point of a yodeling hound circling a caged off garden filled with Christmas baubles. But I’m close, very close.

The struggle with squirrels is real Four years of escalating tensions with the squirrels in my garden have driven me nuts. Each year dreams of a bounty of squash,

Though cute and fun to watch, they haven’t taken my admonishments seriously, growing bolder and more willing to strip the plants of all that is good.

They’re burying peanuts everywhere; so much food is being cached in my yard it’s as if they’re prepping for the Squirrelpocalypse. My neighbors are feeding them though they shouldn’t. The nuts are in the lawn, containers, flowerbeds and gutters; we’ve found peanuts on cable boxes, in camper crevices, and centered on the walkway to the house.

If only they would eat those peanuts, but no, they prefer fresh produce plucked from the vine.

Tomato theft is an issue when love apples ripen, with squirrels pilfering ripe fruit and scurrying off to feast. Adding insult to injury, they often eat only half of the tomato, leaving its savaged carcass for the gardener to find. The gardener’s wails upon discovery reverberate throughout the neighborhood and the rest of us lift our hands in a three-fingerHunger-Games salute to the fallen.

A clever gardener in Wyoming offered her solution: hang round, red Christmas ornaments on tomato plants at this time of year.

Her idea is intriguing; the Trojan tomato, once or twice bitten, tricks the animal into thinking that there’s nothing interesting on the plant and it leaves the real tomatoes alone later in the summer. I have no idea if this works and it isn’t based in science, June 16-17, 2018

but desperate times call for desperate measures. Festoon your garden like it’s Christmas in July.

Pitting my mind against a wily opponent is exhilarating and confounding, as they deploy adaptive thinking faster than I can counter it. It began several years ago when the squirrels discovered the pumpkins, gnawing them into hollow husks before I could harvest. In response, I caged off the ripening squash. The following year, they preyed upon squashes before the flowers could close, eating the young fruit before it had a chance to swell. So I caged off the flowers before they opened.

Last year, the bandits ate the vines, robbing me of any hope for pumpkins. The solution, it seems, is simple: cage the whole area.

Thus the madness of gardening takes over; now chicken wire tunnels, 19-feet long and fivefeet wide, are erected in my yard. During construction, the bushy-tailed beasts paid close attention. Never far from the rising fortifications, they watched, noting depth and angle of the wire, deviously plotting their Squirrelshank Redemption.

It might be folly, but I’m a vain enough gardener that I don’t want a huge expanse of chicken wire visible in the raised beds near the front yard. So those beds are discretely covered in bird netting in hopes that it’s sufficient protection. But the squirrels are testing the perimeters, shoving their paws underneath the cloth to dig at the edges of the bed.

If things get bad I might borrow a co-worker’s dog, Hank, a coonhound who takes protecting his humans from the impending Squirrelnarök seriously. Padding onto his deck each morning, he sniffs for his opponent. Upon

The couple had seen plenty of cookie-cutter homes after driving through the predictable streets of several local neighborhoods.

Ashlyn and Tanner asked themselves: “What if we could just

build our own dream home from scratch in a great community?”

Ashlyn is originally from Colorado Springs, but grew up in Fort Collins, and Tanner is from the Fort Collins and Loveland area, so staying close to their roots was a big motivator.

After finding The Lakes at Centerra online, Ashlyn and Tanner scheduled a tour and were immediately smitten with the gorgeous natural setting around two lakes, and, oh, those Rocky Mountain views!

Beyond a spacious forever home, the couple wanted to live in a vibrant, people-scaled community.

Helpware: Home security systems can by simple or complicated

When looking into home security systems, there are a lot of options to consider depending on how much homeowners want to spend as well as their individual security needs. (Shutterstock)

By Harold Glicken Tribune News Service (TNS) When a house down the street was burglarized, our neighborhood watch sent out an email warning residents to lock their doors and windows when they’re not home — and to call the police if they saw suspicious cars and activity on the block.

I didn’t pay much attention to that event, but soon after that burglary there was another — right across the street from my house. Years ago, I had a security system, but let the contract lapse because money was tight.

Now, with two burglaries, it was time to consider a new security system. Some people install jaillike bars on windows. They’re ugly and give the feeling of being trapped. But they’re unbreakable.

In surrounding neighborhoods, I began seeing more and more bars on windows — and signs for security-monitoring companies.

My minimum requirements were rapid response — not necessarily from police, who charge a fee when they’re called out the second time they’re summoned — and easy-to-program features.

The monitoring system I had previously used had slow response time, and they didn’t have local response personnel.

AT HOME

After the burglaries I looked into a new security system.

One was offering a free Ring doorbell, had armed response from their local security force and reasonable fees. I didn’t like the required three-year contract, but I figured that with free installation it was worth it. My system already was hard-wired into a battery-backup control box. A previous company had done the hard-wiring for $2,000 when I had their service 10 years ago. The control pad was easy to program, and the fee — $60 a month — seemed reasonable.

For another $30 a month, I could have the company’s cars patrol in front of my house and even check on me if they saw that newspapers were piling up.

The system can be armed and disarmed with a cellphone app.

After I had the system installed I accidentally triggered the alarm. First I received a phone call asking me if everything was OK, and then an armed security officer showed up at my door. Response took less than a minute.

If I had needed installation, in which wires to secured stations such as windows had to be set up, the install charge would have been about $2,500. The free $200 Ring doorbell was an

incentive. It was installed by the monitoring company. For an extra $30 a year, the doorbell will keep video for later use. The Ring will notify you wherever you are when someone comes to the door.

Simplisafe, a Massachusettsbased company, has a different spin on security systems. A small, sleek central hub is connected

by Wi-Fi and cellular to stations around the house. Those stations are attached to doors and windows with stick-on sensors, which can easily be removed.

A large keypad pairs with the hub; smoke and water alarms and glass-breaking sensors are available.

A basic model with the hub, three entry sensors and a motion detector costs $259. More expensive packages include more sensors, key fobs, extra alarms and panic buttons. Extra sensors cost $15 apiece. Actual monitoring ranges from $15 to $25 a month. I didn’t like that there is no local response, and phone response was noticeably slower than my alarm company’s response. If the monitoring company doesn’t get a response from the homeowner after five rings the police are called. I’m an older guy who can’t always get to a phone in fewer than five rings, so I could see instances in which police would be called needlessly. Where I live, the first call to police is free; after that, I could expect to pay a $200 fine for another false alarm.

As much as I’d like to compare apples to apples, that’s not going to work with Simplisafe.

I don’t like the stick-on sensors — they’re less secure, although tampering with them could trigger an alarm if the system were armed. I don’t like the lack of local response, and even though the hub is connected to a wall plug and has a backup battery, the whole setup seemed less secure. Unlike my hard-wired system, Simplisafe’s sensors had batteries that would have to be replaced. My current system has battery backup and a cellular connection, which means that

even if someone turned the house electricity off, it would still work.

Since the system also uses Wi-Fi, I use a battery backup of my own to keep it running during a power failure.

I have 14 secured doors and windows in my home, along with a motion detector. At $15 each, that’s 11 beyond the ones included in the basic Simplisafe package. Count that toward installation, and you have $165 in extra sensors. An indoor plug-in security camera that can broadcast via Wi-Fi costs $99. Devices that can monitor breaking glass are available, too. A working system with 14 stations (two doors, 12 windows) and a security camera can be had for about $700 — far less than what it costs to have a security company hard-wire a home.

Monitoring is much cheaper with a Simplisafe system and anyone can install the entire system in less than an hour.

Would I drop my current monitoring setup and switch to Simplisafe? Probably not.

While Simplisafe is an impressive system, it’s not as sophisticated as a hard-wired alarm system.

Customer service can involve long hold times, and some agents seemed disengaged while others were quite helpful. Customer service with my alarm system is hit-or-miss, too.

Either way, I’d like to think those “secured by” signs on my lawn are deterring burglars, because the last thing I want is to be Victim No. 3 on my block.

What Paint Should You Choose?

Even if you’re just repainting a wall the same color, picking the right paint is important. Paint technology continues to improve, and you may be able to find a better performing product for your needs.

Color: Color is largely a personal decision. But experts typically suggest the following: Kitchens, laundry rooms and bathrooms should be painted clean, refreshing colors like warm neutrals, whites, grays and blues.

Bedrooms are best painted in calm and soothing colors like blue, purple and green. Avoid oranges and yellows.

Living rooms can be either energized or relaxed, so a range of colors like red, yellow, pink and purple can thrive here.

Finish: It’s best to consult with a painting expert as you navigate your finish options, but here are the basic rules of thumb: Flat and matte — Low gloss and tough to clean. Use in low-traffic areas.

Satin and eggshell — Slight gloss and easier to clean. Use in living

rooms and bedrooms.

Semi-gloss — Around 50 percent gloss, easy to clean and more resistant to moisture. Use in kitchens and bathrooms.

Gloss — Reflective and shows imperfections easily. Use on trim, doors and cabinets.

How Much Will It Cost?

The cost of your interior painting project will depend on several factors: the type of paint, the number of rooms and whether you decide to do it yourself or hire a professional, to name a few. Having an average-sized room professionally painted costs around $400-$800, according to HomeAdvisor’s True Cost Guide, and homeowners typically spend around $2,000 to have their entire home interior painted. Having a single bathroom painted could cost as little as $300, while painting a kitchen could cost over $1,000.

Interior painting can be a DIY project if you put in the time to do it right. The only direct costs will be tools, paint and various necessities like ladders and tarps. On average, homeowners pay $200 to $300 to paint a single room themselves.

Consider Financing If you can’t pay for the remodel up front, you can tap into a number of financing options using your home equity. A home equity line of credit, home equity loan and cashout refinance are three of the most common options.

A home equity loan, or second mortgage, is typically a fixed-rate, fixed-term loan based on the equity in your house, which you pay in monthly installments.

A home equity line of credit is a revolving line of credit, similar to a credit card, which typically requires at least 20 percent equity. You can borrow as much as you need against your equity and make payments only on the amount you borrow.

A cash-out refinance typically requires at least 15 percent equity.

This is a refinancing of an existing mortgage loan, where the new loan is for a larger amount than the current amount due, and the

If you get too aggressive in spending money to keep up with the Joneses, you can find yourself underwater on your mortgage in a hurry.
