Rollercoasters aren’t high on my list for fun rides and I’m not at all fond of wet, freezing weather. So the spate of hot-cold-hot at the end of

BY CAROL April has made O’MEARA a rather grumpy Colorado State University Extension gardener out of me as I worry about my apple trees and awakening perennials.

Had it only been snow to blanket the landscape things would have been fine. But the wet, watery storms came with a blast of temperatures in the very low 30’s, which for buds isn’t so harmful.

But for fruit tree flowers is a nerve wracking thing.

Many plants awoke with the early warmth, stretching stems or leaves into the sunshine. Tree buds swelled and some even broke, covering branches with tender new leaves. This is fine; in many cases, the early growth of perennials and bulbs isn’t harmed by a frosty nip because the tissues are fairly hardy.

Tree buds are able to withstand cold temperatures.

But once buds begin to open, they lose much of their cold hardiness; the more open they become, the less tolerant they are of frosts. Cherries, peaches, and many apples were close to flowering when this frozen blast hit them.

If the freeze hits the flower for a half hour or longer, damage to the fruit can occur. Check to see the extent of the damage to your tree. At or near blooming, freezing temperatures of 28 degrees Fahrenheit will result in about a 10 percent loss of flowers and fruit; at 24 degrees a 90 percent loss. Several hours after a

freeze and once the tissues thaw, the undeveloped fruit become brownish-black if they were damaged or killed by the cold.

If your cherry or apricot was in flower, check it for damage. The flower contains a single pistil - the female part of the flower that becomes the cherry or apricot. It’s cupped by the sepals and petals of the flower. If the pistil is brown or black, it was killed by the freeze and won’t become fruit. If it looks healthy and green the fruit is alive.

Apples have clusters of flowers, the center-most of which is the most developed. Known as the King bloom, it is the first to open as a flower. The king bloom develops the largest fruit and is considered the most desirable of the flowers to flourish. But it’s also the most likely to be killed in a frost since it opens first.

Checking for freeze damage to apples is slightly different than checking cherries or apricots.

Apple pistils are located inside the base of the flower, making it necessary to tear the flower apart

to see if the center of the flower is brown or black. Check both the king and side blooms separately; hopefully some of the side blooms weren’t harmed by the freeze.

Check a few of the flowers to see if your fruit crop was harmed by the ice, but don’t rip apart all of the flowers. Take a sample from various parts of the tree to give it an overall checkup. Then keep an eye on the weather because nature hasn’t settled down yet for the warmth of summer.

How should I prepare my home for disasters?

FEMA urges homeowners to maintain an emergency kit with enough supplies to sustain for up to 72 hours.

Although disasters happen year-round, spring represents an excellent opportunity to think through your disaster plan, with tornado and hurricane seasons on the horizon.

WHAT SHOULD I DO IN ADVANCE OF DISASTER? Advance planning is the key to making it through weather-related disasters. The simple steps you

take now will become complicated if you have to do them in a hurry and under pressure.

Evaluate the strength and stability of your home before disaster strikes. Pay particular attention to your roof, shutters, windows, doors and garage doors.

Don’t forget to check out your trees. Diseased, dead or dying limbs can be hazardous flying objects in high winds. Have a professional evaluate and trim your trees if necessary.

Place all your important documents such as insurance policies, passports, and marriage and birth certificates in a secured lockbox you can easily reach.

If you don’t already know how to shut off utilities such as the water supply, gas or electricity to your home, find out how to do so.

Have a written disaster plan for your family, including where to go in the event you’re separated, evacuation routes, and potential shelters if you must leave your home. Make a contact list for family and friends, and plan ahead for at least three days without power or running water.

Keep a list of possible contractors you’ll want to contact after a disaster has passed, so you don’t have to scramble later.

Review your insurance policies

and make sure you’re covered for the most likely disasters. Be aware that most homeowners’ insurance policies don’t cover flood damage.

WHAT HAPPENS WHEN A DISASTER IS IMMINENT? If you have time to plan ahead for dangerous weather, take further steps to secure your home. If you don’t have hurricane shutters, tape up or board windows. Tape won’t stop glass from breaking, but it can minimize the number of loose shards. Store outdoor objects such as lawn furniture and patio umbrellas indoors to prevent them from becoming flying projectiles.

Any items too dangerous to bring indoors, such as propane grills, should be tied or chained down securely.

Fill your car’s gas tank and park it either in a garage or well away from trees or branches that might fall.

WHAT GOES INTO A HOME DISASTER KIT? The Federal Emergency Management Agency (FEMA) strongly urges homeowners to maintain an emergency kit with enough supplies to sustain for up to 72 hours. Assemble it well in advance of an emergency and store

it in an easily accessible location.

Some basics include: — First aid kit — 1 gallon of water per person per day — Knife and multi-tool — Flashlight and extra batteries — Matches in waterproof container — Can opener — Local maps — Duct tape — Dust mask — Whistle — Plastic sheeting — Three-day supply of nonperishable food — Wrench or pliers — Battery-powered or handcranked National Oceanic and Atmospheric Administration (NOAA) weather radio Also, if you have pets, don’t forget to plan for their needs as well! Microchip your pet and make sure they have a collar with their name and your contact information. Add food, litter, leashes and carriers to your disaster kit.

Downsizing mistakes to avoid It seems that everyone needs to downsize at some point in their lives. Below are a few examples.

Going Too Small There are many levels to downsizing. You can drop down in size just a little bit, such as from a big four bedroom house to a two bedroom, or you can dramatically go from a four bedroom to a studio apartment or a tiny house.

How to avoid a low home appraisal

By Jay MacDonald Bankrate.com (TNS) Even when a seller and buyer agree on a price for a home, the deal can collapse if the property appraises for less than that price.

For example, let’s say a seller lists his house for $325,000, the buyer offers $275,000, but they settle on $300,000. A week before closing, the appraisal comes in at $265,000. That’s the maximum price for which the lender is willing to offer a mortgage.

Who’s going to make up the $35,000 difference?

In this case, the seller has already come down on the price and doesn’t want to lower it again.

How to finance the purchase of a home across the country

: After living in the same house for over 40 years, my wife and I are planning to move across country a year from this summer.

How does one go about finding a house from 1,500 miles away?

Can we use the equity in our current home (e.g., a second mortgage or an equity line of credit) for a down payment? Is it better to sell, move, then buy or buy a house, move, and then sell?

How soon before I want to move should I start the process?

I probably have a zillion other questions, some of which I haven’t thought of yet. I read your column regularly, and I would love to see a series of columns addressing long-distance moves.

: Thank you for your questions and for reading our column. We’ve actually written quite a number of columns over the years about long distance moves because the distance causes an additional level of complexity -- particularly if you’re not as familiar with your new location of choice as you are with a neighborhood that’s in closer proximity.

However, while the distance with a long distance move is the thing that gets highlighted, the process tends to be the same as a local move, though there are some interesting (and localized) differences.

When selling and buying (but especially when you’re buying long distance), you’ll need a good team of people to help you out. For your sale, please find a good real estate broker, real estate attorney (in places that use real estate attorneys to close residential real estate transactions), a title or escrow company, moving company, and a contractor or handyman-type of company to help fix things in the home you are about to sell.

or broker, an attorney, a home inspector, a mortgage lender or mortgage broker, a closing agent and tradespeople to help with any repairs you might need in your new home.

For your situation, we’ll skip over how to find the right team and instead talk through the important timing issue of whether you should sell first and then buy or the other way around.

The answer depends on what’s happening in your local real estate markets along with a good understanding of how strong your finances are.

Right now, the market in most of California is very active and homes are selling quickly. If you list your home today, you might end up selling the home before you’re quite ready to move or have found a place to live across the country. But, you wouldn’t have to worry about taking out a home equity loan or line of credit because you’d have the cash from the sale of your house.

On the other hand, if homes are selling quickly in your new neighborhood of choice (perhaps even faster than in your California neighborhood), you might want to make an offer to buy and then rush home to pack up your home and get it ready to sell. Typically, most people have too much stuff in their homes when they sell and by starting the clean-up process

now, before you’ve listed your home, you’ll take a load of work off of your shoulders by the time you actually list your home for sale or it comes time to move.

However, if the area you live in is a slower market, where homes are listed for months before generating an offer, it might take you quite some time to find a buyer for your home.

If that happens, you might not have the financial wherewithal to withstand owning two homes for a prolonged period of time. If your finances would not permit you to own two homes for a long period of time, you should sell first and then buy. If you don’t, what would you do if you ended up with two homes for two to five years? That could be a real problem for you, even if you wind up renting what is now your primary home.

On the flip side, if you are trying to buy a home in a market on the other coast where homes are selling quickly, you might lose out on the home you want if you don’t put an offer in. It might be heartbreaking to lose a home that you fall in love with, but it’s better to lose the home than end up in a financial pitfall.

If homes aren’t selling or aren’t selling quickly, you might have a pick of homes coming from California. You’ll have to assess the situation in either case. But,

you should always remember that it’s always fiscally prudent to sell first and then buy. In the worst case scenario, you rent for a year and pay for two moves. But, that’s much better than owning two homes simultaneously or even buying the wrong home because you feel pressured to make an offer quickly.

Financing the purchase comes down to whether you have good credit and if you’re employed or receiving some regular cash (perhaps from Social Security or a pension). If you’re employed, then you’ll have no trouble getting financing from a local lender. If you’re retiring and are anticipating using your cash from the home sale to finance the purchase (but might need a down payment and temporary loan until the property closes), then you’ll want to move carefully.

If you have all lot your money tied up in your existing home, you might need a home equity line of credit to put a down payment on the new home. But in some areas you only need $1,000, $5,000 or 5 to 10 percent of the purchase price to put down.

So, sit down with your spouse or partner and discuss how much stress you want to be under when you move across the country.

Because dealing with a new location entails quite a bit of stress. The last thing you both need is to start worrying about selling a home 1,500 miles away from your new one.

Unfortunately, left unchecked, many small home repairs can turn

into big, expensive problems. But there is a solution. If you don’t have the time to worry about every minor repair on your list, hiring a handyman service is a great way to get multiple small jobs done without carving out time for multiple home service appointments.

What Small Repairs are Handyman Companies Likely to Fix? The beauty of the handyman company is most are pretty flexible when it comes to the services they offer. Of course, faulty faucets and sticking doors are handymanfriendly projects, but if you have something a little more substantial or obscure, they’re likely to be able to handle that, too. Go over your list with your handyman prior to their visit to ensure the most effective and quickest repairs possible. A handyman may be able to mend everything from a plugged shower drain to a rickety antique bed frame, but there’s a good chance they’ll need to make a trip to the hardware store to stock the supplies necessary to complete all of your projects.

List All Small Repairs Before You Call a Handyman Company If you decide to hire a handyman company, it’s a good idea to have a list of small repairs ready. Taking a close inventory of every small repair will eliminate the need for multiple visits. Additionally, many small home repairs require a considerable amount of setup. For example, fixing holes in drywall involves first preparing joint compound. Since there is little difference in preparing enough for one large hole and preparing enough for one large hole and six small holes, making a list of these smaller holes will allow you to have them quickly fixed within the same visit and pricing structure.

The Cost of Small Home Repairs It’s easy to think hiring a handyman will be cheaper than hiring a contractor, but this assumption is only true in certain situations. Handyman services are typically hired to perform multiple small home repairs and can cost less as a result. However, if you have a one specific, complex problem, the specialist is generally the way to go. For example, if

you have a stair that squeaks or a faucet that drips, hiring a handyman is probably your best bet. On the other hand, if you have a whole set of stairs to replace or a house full of two-pronged outlets that need to be upgraded, you’re better off hiring a pro.

The reason is simple: Having several small home repairs handled by a single handyman company is going to be cheaper than hiring three or four specialists. On the other hand, when dealing with a single severe problem, the specialized contractor will often have the equipment and expertise to more efficiently make the repair. You should also keep in mind that if any “small” home repair is valued at over $500, your state may require that you hire a properly licensed contractor.
