March is roaring in like the lion it is, bringing with it a good amount of moisture for our dry soils.

The recent storms with

BY CAROL their snowfall O’MEARA were a Colorado State University Extension welcome drink for parched landscapes, and one of the first plants to show their appreciation is lawns. They’re greening up, and to get a season of stress-free grass, a few chores now gives you a dense, healthy yard this summer.

First, tackle those pesky weeds.

Timing is crucial for controlling annual grassy weeds, whose seeds fell to the soil in fall. Lying quietly on the lawn until spring soil temperatures soar into the 50’s, the seeds can sprout and grow quickly before you’re ready to stop them.

Pre-emergent weed control is helpful in keeping weeds at bay, and for best results, plan now to put it on your lawn. The right time to apply pre-emergent weed control is mid-March to early April, two to four weeks before the seeds germinate. Too often the pre-emergent is put down after the seeds have sprouted; weeds already up and growing are unharmed by it.

As with all products, follow the package directions when applying pre-emergent.

Regardless of whether it is derived synthetically or naturally, like corn gluten, pre-emergents need only be applied in a light layer across the lawn. Put down too much, and there is a risk of stunting the grass’ root system, causing poor performance later in the summer when heat takes

its toll.

Corn gluten contains a fair amount of nitrogen, so if you opt to use it, decrease the amount of nitrogen fertilizer you put on your lawn. Too much nitrogen and your lawn mower will become your best friend, since your grass will grow so quickly you’ll need to mow often.

The best defense against weeds is to grow a healthy, dense lawn that will out compete weeds trying to muscle in on your turf.

If you have a thin lawn and want to over-seed it with grass this season, do not apply preemergent. Spring is a good time to over-seed cool season grasses into areas that are threadbare.

For best results, core-aerate the lawn before you spread seed. The seed will fall into the holes made by the aerator, which act as ideal germination chambers for grass seed. As the seedling sprouts and germinates, its roots dig deeper into soil that has been aerated.

When core-aerating, pass the machine over the area several times in differing directions, making hundreds of holes in the ground. Water the lawn lightly every day until the seed has germinated. Grass seed is a slow

germinator, so be prepared to wait fourteen to twenty days for it to sprout. The most common mistake in over-seeding is from impatience with the germination time – many gardeners give up too soon and cut off the water just when the young sprouts first emerge.

If you have already applied pre-emergent, wait two to four months before trying to over-seed.

The pre-emergent will breakdown in the sunlight during the summer months and allow for germination of new seed.

How to get your home photo-ready before you sell

The reality is many potential buyers spend a lot of time perusing photos online before even deciding if they wish to see a property in person. This is where the power of photography comes into play.

These days, with the advent of lower-priced high quality cameras and even cellphones, it is possible for homeowners to take good quality photographs. Still, others may choose to leave the job to a professional. Regardless, there are some photography tips to keep in mind to make sure your property is ready for its close-up.

DO: — Take photos either in late morning or early afternoon. This is typically when you have optimal

light. Never take photos at night.

— Make sure all lamps and overhead lighting is turned on.

You probably take steps out in public to protect yourself, such as washing your hands and steering clear of sneezers, but your home represents a major battleground in the fight against flu. Add these cleaning tips and tricks to your arsenal in the germ war.

If you use a humidifier in your home, be sure to clean it regularly.

When not properly maintained, humidifiers can provide breeding grounds for bacteria.

Finally, give some attention to the bags you use regularly. Purses, backpacks, diaper bags, reusable grocery bags and similar items carry a variety of items, sometimes hold food, and get placed on the floor everywhere from the grocery store to the kitchen.

Use a disinfectant wipe or your manufacturer’s recommended cleaner on your bags and backpacks.

Hot Water Is Your Friend If your washing machine includes a sanitary cycle, that provides an excellent line of defense.

Otherwise, turn your hot water

setting as high as it will go. Wash your pillowcases, sheets, blankets and furniture covers at high temperatures once a week, and use your hottest dryer setting. The sanitary cycle is also excellent for cleaning reusable mop pads and dish towels.

Stay within the specs of whatever you’re washing, of course. Various clothes have different needs, but cleaning supplies and towels can usually handle very hot water.

The hottest settings on your dishwasher will ensure dishes and silverware remain germ-free. You can also use the dishwasher on your kids’ hard plastic toys. In the case of soft plastic and rubber toys, hand wash them regularly with soapy water and then sanitize them with a solution of rubbing alcohol and water.

Use Sanitary Cleaning Products You can’t keep your home clean or kill germs if your cleaning materials aren’t germ-free themselves. Opt for disposable cleaning products when necessary, such as paper towels and singleuse mop pads. Or, for a greener solution, sanitize mop heads at

very high temperatures before reusing them. Wash your dish towels regularly, and microwave a wet sponge for two minutes to kill or inactivate 99 percent of living pathogens.

Keep Up The Regular Chores Maintaining a regular cleaning routine minimizes the germs and other pathogens making their way around the house. Keep your nondisposable tools clean as well. You should clean brooms and scrub brushes at least once a month. Fill a bucket or sink with warm water, add half a cup of bleach, soak the broom heads and brushes for 20 minutes, rinse and allow them to dry. Take care not to soak wood handles. Also, wipe down your vacuum handle, keep the bag or chamber clean and wash hard attachments in soapy water.

Overcoming common home buying disagreements among couples Buying a home is a huge decision.

Naturally, it can be difficult for couples to agree when it comes to home buying decisions.

Here are a few common SUZANNE disagreements and how couples PLEWES RE/MAX Alliance overcome them.

Price Range One of the first home buying decisions is the price range for a home. Frequently, one partner wants to spend more money while the other wants to be conservative.

To help with this debate, couples should first obtain a pre-approval.

This will be the maximum you can spend, but it doesn’t mean you need to spend it all. Next, take a look at the monthly cost for a home in that price range.

Consider mortgage principal, interest, insurance, property

taxes, association fees, property maintenance costs, etc. Plug these figures into your overall monthly budget. Consider all of your other fixed and variable monthly expenses, and what may be left over for savings. Going through these figures can help couples understand the impact of price range and what makes the most sense.

Property Location You always hear that real estate is about location, location, location. It comes as no surprise that this is one of the major disagreements among couples.

Most couples work in different cities and have different desired community amenities. You can easily change the features of a home but you can’t pick it up and easily move it.

Couples should sit down to discuss commuting times and community features. Think about how both of those may contribute to home prices and affordability.

Come to a compromise where each may get all that they want, but enough to make it work.

Property Features Another common debate involves home features: size, layout, amenities, style, condition, etc. It’s rare to find a property that perfectly matches what each person wants, and sometimes those “wants” can be conflicting.

Couples should sit down to discuss what they “need” versus “want.”

Think about features that are truly required versus those that can be added later. Consider how the features may impact price. This exercise can really help couples develop realistic search criteria.

Offer Price Once couples find the right home, the next source of debate is often price. It’s common for one person to be more aggressive with pricing than the other. Before this becomes an argument, consider what the home is worth based on

comparable properties that recently sold or are under agreement. Look at what alternatives are available if you are unable to get the particular property. Are there plenty of options or very few? Are there any competing buyers? Your agent can help you evaluate all of this, which in many cases can bridge some of the gap between couples and their desired offer price.

Working with a Real Estate Agent Real estate agents are often informal home buying counselors for couples. They can’t provide you with relationship advice, but they can provide you with helpful facts and information. This can aid in discussions and help couples make smarter home buying decisions.

TRAEGAN INDUSTRIES: Creating New Loves from Old Treasures

Maybe we don’t typically think about it quite like that, but there’s no doubt about it: our booming, overcrowded, busy, technological world is bursting with incredible invention, but we need to change the way we consume. With Earth Day just around the corner, words like reuse, recycle, and upcycle are especially prominent. Johnstown’s Traegan Industries does all of these, and better. If you’re looking for some inspiration, you might be hard-pressed to find anyone who takes on the eco-friendly concept of repurposing in a more romantic, purposeful, and meaningful way.

antiques seller located a quarter mile west of I-25 in Johnstown. Searching for salvaged wood products to use in a new construction? Traegan offers bare wood exactly as found, pre-cut wood with clean edges, or custom cut wood. Perhaps you love a home with rustic, western appeal. The Weltes are dedicated to travel aimed at discovering antiques and other vintage items you’ll fall in love with.

“We’re unique in that we aren’t a flea market, or a lumber yard, or an antique dealer, but we have elements of all,” says Raegan. “Customers tend to be overwhelmed when they come in for the first time because there really isn’t a store quite like ours in northern Colorado. We welcome people to take their time and browse as long as they like.”

Troy and Raegan’s personal journey rather appropriately mirrors the essence of their business. They rediscovered something treasured from the past, renewed it and brought it forward into today, where it is cherished. Illinois natives, Raegan and Troy were not

high school sweethearts, but they might have been had circumstances been different. “My dad was the superintendent of the small school we attended, and so Troy considered me ‘off limits’,” Raegan says. Thirty years after having gone their separate ways post-graduation, the friends reconnected via Facebook, and fate was sealed. “I was living in Colorado,” says Raegan. “[Troy] came out to visit and never left!”

Returning to Illinois frequently for visits over the years, Raegan and Troy found themselves increasingly saddened by a common theme. “So many neat old barns were being torn down, burned, or bulldozed,” Raegan says.

The couple reflected on how they might save those barns, letting people enjoy their history by using the reclaimed wood in their home projects. “If those barns could talk, the stories they’d tell!” Raegan enthuses.

Everyone knows, starting a business is daunting. But Troy had business experience and a background in construction and remodeling, and Raegan’s

work as a paralegal added a comfort with contracts and legal processes.

Before long, the simmering idea was one they felt too drawn to not to give it a shot. The pair knew they had a ready-made team to support them in getting things underway. “We have very special people back in Illinois who help us acquire these barns and unique treasures,” Troy says. “We couldn’t do this without their help.”

Once they began acting on their business plan in earnest, their vision rapidly evolved, expanding to incorporate much more than reclaimed wood.

“We soon found that the barns were full of other treasures: Farm equipment, tools, and other cool items,” Raegan says. “So we decided to try to repurpose those as well. One thing led to another and now we have architectural salvage items from barns and old homes, antiques and collectibles.”

7 subtle mistakes that instantly cheapen your bathroom The more you can get put away, the better!”

Take it from an editor who’s moved 10 times in 10 years and tested out all kinds of bathrooms to varying degrees of amazingness (or lack thereof). A great bathroom should, of course, be visually pleasing, but most importantly, it should serve its purpose well: adequate storage for everything from bath products to towels, lighting that serves the tasks performed in a bathroom, and finishes that are resistant to humid environments.

Nothing is worse than having your medicine cabinet so packed that everything falls out as soon as you take out your moisturizer, or applying makeup in your bathroom just to find out upon walking out that you’ve caked on too much foundation due to poor lighting. Thankfully we have interior designers who make it their life mission to be a resource for everything there is to know about bathrooms. Are you making these bathroom decorating mistakes? Find out from the best, and learn their clever solutions.

NEGLECTING STORAGE Every single designer agreed on one major mistake: not having enough storage. “You absolutely need as much storage as possible to ensure that your bathroom stays the most functional and uncluttered space,” says interior designer Tali Roth. “Medicine 10

cabinets, although often harder to find attractive ones, are so, so useful for storing all those small items for everyday use. If you’re building from scratch, explore recessed wall cabinets and recessed shower shelves — they are clean and oh so useful!”

Style suggested focusing on the vanity: “Make sure to either custom make or purchase a vanity that has plenty of storage to hold things like your hair dryer and makeup. Also, make sure you have plenty of counter space if that’s something you like.”

Laguna Beach, Calif.-based designer Ohara Davies-Gaetano insisted on the importance of towel storage: “Make sure that you have allocated space to keep fresh towels. I like keeping bath towels in an antique armoire in our bathroom and washcloths rolled up in a pewter bowl on our vanity so I have a fresh one daily. I always suggest having a few robe hooks placed around the bathroom instead of towel bars — this allows you to have a place to dry multiple towels or robes.”

The designers at Massucco Warner Miller suggested getting creative with storage solutions: “Even if you don’t have room for a vanity with serious storage, it doesn’t mean you can’t sneak in some extra space elsewhere with a vintage apothecary cabinet, a train rack, or even recessed medicine cabinets for keeping toiletries out of sight. A clean and uncluttered bathroom is always better looking.

OVERLOOKING LIGHTING The other main bathroom design offender: lighting. “There’s nothing worse than a poorly lit bathroom,” says Roth. “People often forget that they need multiple light sources and end up with a single dull sconce — which basically ensures you’ll leave the house with scary clown makeup.

Try to incorporate both decorative and task lighting.”

Davies-Gaetano agrees: “So often the importance of lighting is overlooked when designing a bathroom,” she says. “It’s always preferred to make sure that a bathroom has a good source of natural light as well as strategically placed overhead and vanity light.

If your bathroom suffers from poor lighting, add a table lamp, floor lamp, or chandelier.”

For the designers at Massucco Warner Miller, the importance is to install lighting that suits your needs: “Think through the lighting to make sure it suits your needs.

If you love applying meticulous makeup, it’s helpful to add sconces or even a chic lit magnifying mirror. Or if you favor soothing baths, dimmable ceiling lights to create a relaxing mood would be a great choice.”

CHOOSING TOO MANY FINISHES Roth pointed out how messy designs can become when going crazy with finishes and patterns: “My theory is that in most circumstances, more than two finishes in a bathroom can look odd. Try to flow the materials in a digestible way — keep all the floor materials the same and change up the walls. If you want a statement pattern or color, use it on the floors or tile the inside of a recessed shelf instead of putting it everywhere.”

PLANNING ELECTRICAL TOO LATE For New York-based designer Jane Abercrombie, the single biggest mistake when designing a bathroom is to plan the electrical components too late.

“Remember, electrical planning needs to be done very early in the

process,” she says. “For example, a hardwired makeup mirror is great mounted on the wall, but you need to remember this in the early phase. It’s so wonderful to have outlets in drawers — for hair dryers and straightening irons so they can be tucked away quickly and neatly. If you forget to do this, you can have someone cut a grommet hole in the drawer and use an extension cord from the wall outlet. This is a game changer!”

CHOOSING SLIPPERY TILES “A common mistake is using cool, decorative tile on their bathroom floors that aren’t made for getting wet, which can make it really easy to slip on,” explained the designers at Studio Life.Style. “This can be fixed by either making the flooring slipresistant which can be done with treatments, or making sure that the tile you choose is suitable for bathrooms.”

FORGETTING PERSONALITY “People forget that bathrooms can have personality just like any other room in your house,” the designers at Massucco Warner Miller told us. The fix: “Add a fun and unexpected light fixture, chic art, or even wallpaper! Bathrooms are typically smaller spaces, so it doesn’t take much to really spice them up and make them cohesive with the decor of the rest of the house.”

NOT CONSIDERING HUMIDITY Lastly, the designers at Studio Life.Style warned against the use of wallpaper: “We can all agree that adding wallpaper to any bathroom can immediately warm up a space. We love using wallpaper in all the bathrooms we design, but the biggest thing we always keep in mind is that the wallpaper needs to either be made for bathrooms (like a vinyl, for example), or the backsplash needs to be high enough so that the wallpaper won’t get damaged.”

To pass down property to specific people, you need a written will

: My father told my dying sister her husband would receive her portion of his estate, including his house, in the presence of all of my siblings. Unfortunately, when my sister died, my father failed to change his will to actually name her spouse; now one sister refuses to allow him to receive her portion. This sister says that since he has remarried, he does not still inherit my sister’s portion (even after 34 years of marriage and nursing her through almost eight years of cancer). Please let me know your opinion on this matter. I truly don’t want to cause a split between our close knit family!

: The rules relating to wills and estates are generally precise: to pass down property to specific people, you need a written will. The written document frequently must be signed in the presence of two or

more witnesses and a notary. (States have differing requirements. For example, one state may require two witnesses and another might require three.)

These rules are in place to prevent people from showing up and claiming that he or she was entitled to something from the deceased owner. Let’s take your situation. If your father truly intended to give your dying sister’s husband her share of his estate, he would have mentioned that in his will. Was his omission to include that change in the will on purpose or an oversight?

We don’t know what his true intentions were, and neither do you.

Frequently people say things while they are living, but their intent is different in their written document.

Having said that, we were wondering if your sister had any children. If your father’s will was drafted that she would get your dad’s share of his estate and it went on further to state that her children

would be entitled to her share, effectively, your nieces and nephews would inherit your sister’s share.

On the other hand, if she and your former brother-in-law had no kids, he may not have a legal right to any part of your father’s estate.

You’ll need to talk to an estate attorney to figure out if there are any other exceptions or other circumstances that might give your former brother-in-law an interest in your father’s estate. If he paid for your father’s care, paid some of the housing expenses, or paid for repairs to the home while he was ill, he might be entitled to be repaid for some of those expenses. But he doesn’t automatically get rewarded for paying for your sister’s care during her illness.

Unfortunately, the general rule would be that any gift to your former brother-in-law would need to be in writing and comply with your state’s rules regarding wills.

We hope you can avoid a family

dispute with your sister and perhaps you can come up with some compromise if all of the siblings (except that one sister) agree he should get something.

In the end, if he’s not legally entitled to a share of the estate and your sister won’t give in, you and your other siblings might be able to contribute from your shares to give to him what may be a fair share.

Smart-home tech is all about drawing more people into firms’ ecosystems.

By Tracey Lien Los Angeles Times (TNS) SAN FRANCISCO — When Amazon.com approached Jason Johnson, founder and chief executive of August, nearly three years ago and asked to integrate his company’s internet-connected locks with a new device called the Amazon Echo, he thought it was a gimmick.

Smart speakers hadn’t yet taken off. Voice control was nascent.

And August, which makes door locks that people can control from their phones, had already struck a chord with consumers. What could voice controls possibly add?

But Amazon was, of course, one of the world’s most successful businesses, so he figured it couldn’t hurt to see what the folks in Seattle could do.

Sitting in bed soon after, Johnson said to his Amazon Echo, “Alexa, ask August to lock the front door.” The front door clicked to lock. “And at that moment, I thought, ‘Oh, my god.

This ability to control your house with your voice is brilliant.’”

He went out and bought four more Echoes.

In the early days of virtual assistants, companies such as Amazon, Google, and Apple thought smart speakers were the 12

gateway to get consumers into their ecosystem, said Werner Goertz, research director at Gartner. But the strategy has shifted, with tech’s biggest players now casting a wider net — and relying on more gadgets — to get more households interacting with artificial intelligence systems such as Amazon’s Alexa, Apple’s Siri, Microsoft’s Cortana, and Google’s nameless virtual assistant.

There are now more than 30,000 ways in which Amazon’s Alexa cross-functions with third-party devices, according to Gartner’s estimates. And Amazon’s acquisition on Tuesday of the Santa Monica smart doorbell maker Ring supports the idea that, like the August smart lock, devices that consumers already use are seen as a wise path to lure people into a company’s ecosystem.

“The ultimate objective, of course, is to gain customer mindshare and keep users engaged with the ecosystem,” Goertz said. “Amazon wants you to buy stuff. Google makes money through search and ads, so it wants eyeballs. Apple wants you to buy iPhones and HomePods and to consume Apple music. All these companies are using the same tools to achieve different purposes.”

The first step, then, is to give potential customers a reason to even think about a company’s ecosystem. Not everyone needs a smart speaker in their home, but smart locks, thermostats and security cameras could be an easier sell. In fact, thermostats are one of the top-selling products in the connected home category, said Stuart Lombard, chief executive of thermostat maker Ecobee, because they’re easy to understand and relatively easy to use, and many markets offer energy rebates for people to upgrade their thermostats.

And as far as being a gateway product to a connected home, Lombard estimates that the Ecobee — which comes with Amazon’s Alexa Voice Service built in — is the first voiceenabled device in 50 percent of users’ homes.

“It’s not until customers have two to three devices that they think, how can these devices work together?” Lombard said. “Those are the things driving consumers, versus them asking what is the ecosystem that is going to do everything for me?”

With so many devices integrated across multiple virtual assistants — August’s door locks, for example, work with Amazon’s Alexa, Apple’s HomeKit, Google Assistant, Honeywell, IFTTT, Logitech, XFinity and Wing — the race now comes down to ease of use.

“Consumers have to do a lot of homework today to even understand what integrations work,” said Blake Kozak, a principal analyst at research firm IHS Markit. By having stronger partnerships with third-party device makers, or by owning them outright — as Amazon did when it reportedly spent more than $1 billion on Ring or when Google paid $3.2 billion for Nest Labs — the companies that control the ecosystem can have greater authority over the marketing and consumer education.

Avast, a company that keeps connected devices safe from hackers. “If I look at Comcast, I can get my cable, my phone, my mobile phone, and my home security, and they keep packing on more and more features. It’s seamless, easy, and all on one bill.”

It’s not too farfetched then to imagine a scenario in which customers can buy a smart home starter kit from Google or Apple. Or that an Amazon Prime membership might someday come with all the parts required to let customers play music, order groceries, control the temperature in their homes, control their lights, monitor activity at their front doors and remotely control locks.

Companies could keep customers engaged in their ecosystem by offering special deals or services related to proprietary devices — perhaps owners of Ring doorbells could someday gain the exclusive ability to unlock their doors so Amazon couriers can drop off packages inside.

A seamless smart home might not be that far off, analysts say.

Until then, customers are more likely to dip their toes into smart homes by first trying a Wi-Fienabled thermostat or a smart door lock, smart home technology makers say.

“That’s why August and companies like Phillips Hue, we’re all playing Switzerland,” Johnson said. “We’re all playing with everybody. At the end of the day August wants to provide the best access control and be the best in our category. If we do that, consumers will choose our products.”

Depending on which devices those products integrate with — and which companies make the hardware — consumers might end up choosing Amazon, Google or Apple too.
