By Megan Alderton, Angie’s List, Angie’s List (TNS) A popcorn ceiling, otherwise known as an acoustic ceiling, is a ceiling that’s been sprayed with a textured coating. A popular design element between the 1950s and the 1980s, the texture is useful for hiding imperfections but is now considered outdated.

WHY REMOVE A POPCORN TEXTURE? Popcorn ceilings are not only behind the times, but they’re also difficult to repair and clean.

What’s more, they may deter potential buyers if and when the time comes to sell your home.

There’s also a chance that your popcorn ceiling may contain asbestos. Asbestos was used in popcorn ceiling treatments until the Clean Air Act banned its use in 1978. It’s most commonly found in the ceilings of homes built in the 1950s and 1960s. If inhaled, asbestos can cause serious respiratory health issues.

WHAT’S INVOLVED? If your home was built before 1980, you should start with an asbestos test (you can get one for around $75 to $100). If asbestos is present, you’ll want to hire a qualified asbestos mitigation service to remove it. This will cost about $3 to $10 per square foot, and it will involve sealing the affected area and removing the hazardous materials and particles.

If asbestos is not found to be present, or if your home was built after 1980, you can either tackle your popcorn ceiling yourself or hire a professional to do it for you. A drywall professional will typically be able to offer the best results in this area.

To start, the popcorn texture must be scraped off the ceiling.

This is a tedious and messy process, and it will probably uncover stains and other previously hidden flaws. To address these issues, the ceiling will typically need to be covered with multiple coats of drywall

HOW MUCH WILL IT COST TO HIRE A PROFESSIONAL? Experts say you can expect to pay about $1.50 to $3 per square foot to scrape, skim and retexture a popcorn ceiling, depending on the texture you choose and the height of your ceilings. A mottled texture known as a “knockdown” finish will typically be the least expensive option because it doesn’t require the drywall professional to smooth every imperfection. A smooth ceiling finish will be the most expensive, as a flawless surface is the most difficult and time-consuming to achieve. Post-project painting will add to the overall cost.

SHOULD YOU HIRE A PRO OR DIY? You’d expect updating your popcorn ceiling to be a relatively simple DIY project. But it can be a messy and complicated process.

And the debris and potential hazards involved make it one you might not want to mess with. If there’s a chance that you may encounter asbestos — or if you lack the time and experience it will take to successfully complete this project — it’s probably well worth the cost to hire an appropriately licensed, insured and bonded professional. You can always save a little money by painting the finished new ceiling yourself.

Strange magic and holiday traditions

Who would have guessed that we have a lowly, potent mushroom to thank for our visons of flying reindeer pulling around a rosy-cheeked, jolly old elf decked in red and white garb?

Ancient peoples followed traditions before the arrival of Christianity, and one central to many northern European and Asian peoples’ winter solstice celebration was consumption of fly agaric mushrooms (Amanita muscaria). The red-capped, white flecked mushroom would emerge under pine, spruce, or birch trees near December 21, the time when nights are longest.

Fly agaric is poisonous, with hallucinogenic toxins ibotenic acid and muscimol. It has other toxins that make people violently sick as well, so, dear readers, do not try this mushroom (I repeat,

do not eat this mushroom).

Animals have been known to enjoy this mushroom recreationally, particularly caribou, who prance

Before the popularity of another psychotrophic mushroom bumped this from use, fly agaric was sought after by shamans in ancient cultures for religious ceremonies, most notably in Siberia. A side effect of eating it is a rosy, red flush to the cheeks and face. The hallucinogenic effect of euphoria, or a sense of flying, plus the prancing reindeer is suggested to be at the root of some of Santa’s hallmark traits. Just the thought of stuffing himself down a chimney points to hallucination.

Although we have the company Coca-Cola to thank for the modern depiction of Santa, some prefer to believe that his signature red and white garb is a symbol of the mushroom, instead of a refreshing beverage. And there are plenty of ornaments and images throughout history depicting fly agaric as traditional holiday décor.

Of all the traditions we follow at this time of year, the one that captures the heart of a gardener is devoted to the health of our fruit

trees. In the revered horticultural practices of the 15th century, gardeners sang to apple, pear, and other fruit trees to ensure a bountiful bearing next year.

Yes, wassailing – which we mistakenly think is door-todoor caroling - was actually cutting edge farming technology in medieval times. And though there’s a lot of science we can bring to the care of our trees, perhaps a bit of tradition can’t hurt.

Originally, it was a custom of English apple orchardists to wassail the major trees of their plot, singing their toasts during the twelfth night celebration. These trees were often the mothers from which the scions were cut to form the orchard, and close attention was paid to keeping their branches supple and healthy.

Done properly, cider or liquor was sprinkled over the roots of the chosen honorees, possibly because of the trip hazard they provided.

This seems an unnecessary waste of good cider; today you can substitute in a good drink of water for the plant. They really haven’t gotten enough moisture this winter.

If you think about it, wassailing your trees in winter serves several purposes: it gets you out into fresh air and you have the chance to look your trees over for signs of sunscald, vole damage or storm injury.

As adorable as the tradition is, one component of wassailing

should be updated to suit the modern world: firing guns into the air to frighten evil spirits away.

This is not ok, no matter how bad our economy gets. Take a few pots and pans out to the trees with you, and bang away on them as you warble your song. At the very least, those voles may be driven off temporarily.

Given the amount of time I spend singing to my garden along with whomever is on the radio, my plants aren’t harmed by a bit of wassail. And now, when the days are gloomy, I think I’ll go sing to my trees. The touch of care may mean they won’t turn into firewood for the Yule log next year.

y now you have probably heard of hygge, the Danish term for cozy, contentment. While it can be incorporated into the home and year-round, the holidays is certainly the perfect time.

Looking for ways to incorporate a sense of hygge this holiday season? Begin by evaluating your whole home and then look for ways to uplift each space with a sense of holiday hygge.

Create cozy areas in your home by providing comfortable throws and pillows, calming light and adding natural textures like wood to warm the space. Candles also help add a warm homey feel. (Shutterstock)

Create areas in your home that can be used as places for you and your holiday guests to refresh, recharge and renew.

Provide comfort.

From welcoming your guests with their own cozy throw to providing individual slippers, providing comfort is the cornerstone of hygge.

Find a focal point.

Even if you don’t have a fireplace for everyone to gather around, you can still rearrange your space to create a focal point that can serve as the hub of holiday activity. This could be a cozy room or attractive communal table.

Use greenery.

Evergreens and winter hearty plants and trees are not only helping in adding freshness to a space, but will also help improve overall indoor air quality.

Change your color scheme.

Infuse scents.

Incorporate nature.

In nature each season brings a fresh fragrance and scent.

Fragrance can also help to provide a sense of calm. Consider infusing winter scents into your home over the holiday season such as juniper, fig, pine and sage.

Natural elements such as wood can help warm a space.

Adding earth tones goes a long way to adding warmth and hygge to a space. Consider warm shades of brown, green, yellow and red.

Play music.

Open the windows.

Soothing sounds such as water to sounds such as bells and chimes can create a sense of calm.

Saved by the incredible wreath

You can’t beat a wreath for simplicity, drama and beauty.

I will never forget the year it felt like Christmas passed over the Garrity home. We had just opened Nell Hill’s Briarcliff, and I was working a million hours a week. I didn’t have a spare second to decorate our home for the season.

Since I am surrounded by so much Christmas decor every day, I didn’t think I would mind not having my home decorated. Turns out, I did. A lot. On Christmas morning, our house felt depressing, with no tree, nothing on the mantel, no holiday table set for guests.

So, Scarlett O’Hara style,

I lifted my fist to heaven and vowed, “As God as my witness, I will never forget to decorate for Christmas again!” (I might add, that it was Dan’s all-time favorite Christmas. No decor to put up or take down. Easypeasy.)

This holiday season, if you are low on time or desire to decorate your home, I have a great solution for you: wreaths, the ultimate last-minute miracle workers.

Hanging a few wreaths in strategic spots in your home takes only minutes, yet pays huge dividends, instantly sliding you to the top of the happy scale.

Every year, I call on wreaths to work their superpowers in my home, making holiday magic with minimal work on my part. In fact, I use seasonally themed wreaths on my front door all year long.

You can’t beat a wreath for simplicity, drama and beauty. No matter what

your style, from minimalist to glamorous, you will find wreaths that bring your look to life. And, you can add them everywhere in your home. Hang one from a bookcase or armoire.

Suspend one in front of a mirror or artwork. Decorate each window with a wreath tied up with a holiday ribbon. Instead of attempting to tie the perfect bow, take two ribbons and make a loop, then zip tie it in place.

Then, zip tie it to the wreath.

My big sister is coming to spend the holidays with us this year, staying in the cottage next door. I want to make the cottage warm and welcoming for Judy. Hello, wreaths! To add some cheer to the bar, I dressed it up with a magnolia wreath.

Time invested? About five minutes.

Mayo clinic minute: avoid holiday hazards around home

Emergency visits to the hospital go up significantly this time of year, and many of them can be

avoided. Dr. Michael Boniface, a Mayo Clinic emergency medicine physician, says some injuries are very specific and from activities people don’t do regularly.

People on ladders stringing holiday lights – it’s a common site these days. And so are trips to the emergency room, says Dr. Boniface.

“Falls from heights of greater than 3-5 feet, depending on how you land, can result in hip fractures, internal bleeding and head injuries and concussion.”

Dr. Boniface says, because daily routines change during the holidays, safety sometimes can be a challenge, especially with children.

“Children have a tendency to put things in their mouths, chew on them, eat them. This can be electrical extension cords going to your Christmas tree.”

This can be small, little ornaments or decorations that

they could lodge up their nose or aspirate into their lungs.

Dr. Boniface says if you put up a live Christmas tree in your home, make sure you keep it wellwatered. “The drier it gets, the more prone it is to igniting and causing a fire.”

“And, always be careful when lighting candles.”

If you keep out open flames and candles, be aware that children and animals may knock those over, so keep them out of reach of where they may encounter them.

Wire fraud leads to financing complications

: My wife and I recently moved, and my son would like to buy our previous home (at a discount from the current market price). Home price and gains are modest, and the property qualifies for tax-exempt status.

My son qualified for a conventional mortgage. We were set to close, when my son suffered a severe financial setback (he was the victim of wire fraud, which robbed him of his entire down payment). : We’re sorry your son was caught up in a wire fraud scheme. We have written about wire fraud in the past and will continue to alert home buyers and sellers to this serious and growing problem.

In essence, when you plan to wire funds to a closing agent or when you plan to receive funds from a closing agent, you should take several security steps to avoid wire fraud.

If you are sending money, you need to make sure the wire instructions you received are

accurate. If you did not receive the instructions in person from the closing agent, you should take the following steps: 1. Go to the settlement agent’s or title company’s website and verify that the wire instructions you received match what is listed on their website. If there are any differences at all, especially a phone number, call the company immediately.

2. In any case, you should also call your settlement agent or title company and verify the wire instruction. But you need to make sure that you know the person that you’re calling at the settlement agent’s or title company’s office or know that the number you’re calling is correct.

3. You should also look over the wire instructions to see if there are any typos, grammatical errors, or suspicious names of banks or anything out of the ordinary.

If you are closing on a home in Virginia, you’d expect that the wire instructions should be with a bank that is local or has a local branch. If you see that the wire instructions are to a foreign bank, you should not wire the money. If the wire instructions have typos or grammatical errors, you should be cautions and not use those instructions. Instead, call the closing agent directly.

If you are giving wire instructions for your sale, make sure that you have confirmed that the wire instructions are accurate

You should call your attorney, settlement agent or title company and confirm the information that you sent them.

You can’t be too careful or suspicious when it comes to wiring out fund for your purchase of a home or receiving wired funds from the sale of your home.

Now, if your son was unable to recover the funds and still wants to close, you should talk to the mortgage lender he was working with and see what other options the lender has for the two of you.

The lender may allow a gift of funds to your son for the down payment. The lender may have other mortgage products that may allow for a small down payment.

And, yes, you could finance the home for your son. You could sell the home to him and take back a mortgage from him to you. Or, you could set up the sale as an installment sale where he pays for the home over time; and when he is able to refinance the home, he could pay it off and he’d get title to the home.

If you go the route of seller financing or an installment sale, we suggest that you have an attorney help you out with the documentation. You want to make sure that you paper the documentation properly for various purposes: one of them being that the IRS may require the documentation for your son to deduct his interest payments he makes to you and to ensure that the interest you are charging him does not create a gift situation from you to him. For estate planning purposes, you’d also want to make sure the paperwork is done property so that the money owed to you goes back to you should something happen to your son or to you.

Finally, you could lease the home to your son and give him an option to buy the home. Not unlike the seller financing and the installment sale for deed situation, you should have an attorney help you through the transaction.

One item you should consider

is whether any of these options will be cheaper for you and your son. Some of the documentation that would need to be prepared and recorded or filed could cost you and your son some money.

That money could otherwise go toward the down payment of the home -- depending on how much money you find out it will cost, that money could otherwise go toward financing with a mortgage lender now.

We don’t know what will work best for you, but we suggest you start with your mortgage lender.

If the mortgage lender or talking to a mortgage broker doesn’t yield with good results, then you can talk to an attorney in your area to find out what is involved in either the lease with an option to buy, seller financing and an installment contract for deed and how much each of those might set you back financially. You might also want to find out what would happen in each instance with your real estate taxes (whether they will go up or stay the same) and what impact the seller financing or installment sale for deed will have on your federal income taxes. Five things to do right after a home closing

Changing locks after moving into your new home is a smart security measure.

A home closing is a time for celebration.

It’s also a very busy time as you complete your move and start settling SUZANNE into your new PLEWES home. Amidst RE/MAX Alliance the chaos, it’s important to remember a few key tasks.

Change the Door Locks You should immediately change the locks on all doors in the home.

There’s no telling how many people the previous homeowner may have given keys to. They may not have retrieved all copies.

For your own protection, change the locks to all exterior doors.

To make your life easier, consider having all locks configured to the same key.

Cover Windows It may be awhile before you normally get to window treatments, but it’s an important part of owning a new home. Visible windows will make it easy for people to see exactly what you have in your new home, which can make it a target for burglars.

Reset Garage Door Openers You may be handed garage door openers at closing. With most cars containing built-in garage door openers, it’s possible that others may still have access to your garage. Additionally, many openers also have electronic keypads with a set code. It’s a good idea to reset the door openers, which essentially makes all previous keys and codes invalid. Instructions can be found on the manufacturer’s website.

Your December calendar of gardening chores

By Jessica Damiano, Newsday (TNS) As I look outside my window, red twig dogwoods are beginning their striking display, evergreens have taken center stage and the twists and turns of bare tree branches beckon. Exfoliating bark forces me to notice my neighbors’ river birch, while the dried seed heads of not-quite-forgotten perennials sway in the wind. Soon, we’ll be lighting the fireplace and ushering out the year, but until then, alas, the daydreaming must stop — there’s still plenty of work to be done.

Here’s a chore for every day of the month.

1. Did you know parsley is biennial? Mulch it now, harvest for most of winter and expect a resurrection in spring.

2. Add compost and lime to the

vegetable bed now. They’ll work their magic over winter and soil will be rich by planting time.

3. Store seeds in glass jars or paper envelopes in a cool, dark spot. The refrigerator is fine, but keep away from stored fruit.

4. Clean, disinfect, dry and store garden tools.

5. Snap photos of plants you’d like to move so you’ll remember where they are come spring.

6. Prune dead, broken or weak branches from trees to prevent damage during winter storms..

7. Rinse dust from houseplant foliage to help them “breathe” and absorb maximum sunlight.

8. Terracotta and clay pots may crack if left out in the cold. Empty, clean and store indoors.

9. If deer tend to visit, protect rhododendrons, yews, azaleas and other targeted shrubs with chicken wire.

11. Check arborvitaes and junipers for bagworms, then remove and destroy.

12. Happy Hanukkah! Light the menorah and grate your stored

homegrown potatoes for latkes worthy of the holiday.

13. If you’re hanging real mistletoe, keep it out of the reach of pets and children, and ensure leaves and berries won’t fall in their path; it’s poisonous.

14. Make trees and shrubs for free: Bury hardwood cuttings upside down in sand outdoors. Transplant in spring.

15. Keep plants off radiators and away from heating vents. If possible, group them together and run a humidifier nearby.

16. Disrupt the life cycles of hibernating insects by turning the soil in vegetable beds now.

17. Before bringing poinsettias home, inspect carefully for white flies and their eggs.

18. As long as the ground is frozen, you can apply winter mulch.

If the ground isn’t frozen, you can plant more bulbs.

19. Refill birdfeeders, and don’t forget fresh water.

20. A healthy Christmas tree drinks a lot: Check the reservoir in its stand daily, and add water as necessary. Keep away from heat and turn off lights before turning in.

21. Drain and store all hoses if

you haven’t already, but keep one handy to water newly planted trees during winter dry spells.

22. Make a list of seeds you’ll want next year, and check it twice.

23. Turn the compost pile.

24. Check stored cannas, caladiums, colocasias, dahlias and gladiolas, and mist if they’re drying out. Discard any that have shriveled or rotted.

25. Merry Christmas!

26. Honor the colors of Kwanzaa with eggplant, and red and green peppers on an mkeka.

27. Start lilies indoors now for blooms in time for Easter.

28. Gently knock snow from evergreens with a broom to prevent buckled branches after each snowfall. Arborvitaes and Leyland cypresses are especially vulnerable.

29. Look under leaves of indoor hibiscus. If you find white flies, treat with insecticidal soap.

30. Most houseplants slow down over winter. Decrease water and don’t fertilize again until spring.

31. Ring out the old and have a wonderful new year!

Reaching for new heights with this bathroom upgrade

: First, these toilets are often called comfort height or chair height toilets because they are about the height of your average chair.

In most cases, toilets are

measured from the floor to the top of the seat. A couple inches under 17 inches high is usually around the standard height for a toilet.

At 17 inches or a couple inches more is often called comfort height. Even though the height difference between these two types of toilets may only be a few inches, most users can really feel the difference.

As far as installation, a comfort height toilet installs like a standard toilet. Just measure to make sure the higher tank will not hit any shelves or obstructions.

Final note: For a children’s bathroom, you may want to stay with a standard toilet so it won’t be such a tall order when you tell them to go potty.
