Finally, installing a tankless water heater may not be as simple as swapping your old tank-style heater for a new one. Your home’s gas piping, gas meter and gas line may not be sized appropriately for a gas-fired tankless heater, for example. Or your electrical system may require an expensive capacity upgrade. An improperly installed unit may not only underperform, but it will also present a safety hazard.

By Megan Alderton, Angie’s List Angie’s List (TNS) Promises of endless hot water, lower energy bills and maximized storage have many homeowners converting from traditional tank water heaters to tankless. But for some, the benefits may not outweigh the cost. Before you make the switch, weigh the pros and cons to determine whether a tankless water heater is the best fit for your home.

HOW DO TANKLESS WATER HEATERS WORK? Compared with a conventional tank-type water heater, a tankless water heater provides hot water on demand. As water is drawn, it is quickly heated by high-powered burners within a heat exchanger system of coils — heating only what you use. Theoretically, a tankless water system can provide an endless supply of hot water, so long as it falls within the tank’s gallons-per-minute capacity.

WHAT ARE THE BENEFITS? Tankless water heaters offer significant energy savings. The U.S. Department of Energy estimates that tankless water heaters can be as much as 34 percent more energy-efficient than conventional water heaters.

And Energy Star estimates that a

typical family can save as much as $100 or more per year with a qualified on-demand water heater.

Of course, there are other benefits to consider as well.

First, experts say tankless water heaters will last 20 to 25 years on average — much longer than a traditional heater, which will typically last from seven to 14 years. Second, tankless water heaters are much smaller than tank heaters. And, because they can be mounted on the wall, they can free up space for storage and other uses. Finally, tankless water heaters are a better choice for the environment — not only because they consume less energy, but also because they generate less waste than traditional heaters.

WHAT ARE THE DRAWBACKS? Perhaps the greatest downside to tankless water heaters is the cost. Homeowners pay as much as triple the cost of tank heaters for tankless varieties, which can typically range from just under $1,000 for an electric model to $3,000 for a gas-powered model, including the cost of professional installation.

Another downside is a tankless water heater can only move water through its pipes so fast. While it can theoretically supply an endless amount of instant hot water, it may not keep up if with demands

Size and location: Tankless heaters are smaller than tank heaters and may be mounted on an interior or exterior wall.

Tankless heaters should be located within 50 feet of a power source.

Life expectancy: You can expect a tankless heater to last 20 years or more — twice as long as a traditional tank heater.

Installation: Every water heater should be installed by a highly rated plumber or heating, venting and air conditioning (HVAC) contractor. Dealers typically include installation in the purchase price.

Tax Reform Impact on Home Ownership

As you’ve probably heard in the news, tax cuts are in the pipeline.

There are many proposed changes, which SUZANNE vary a bit from the House PLEWES RE/MAX Alliance and Senate versions of the bill. Three components of the bill directly impact homeowners.

Unfortunately, they do so negatively rather than positively.

Here’s a quick breakdown of what’s being discussed.

Mortgage Interest Deductions One of the major benefits of

home ownership is being able to deduct the interest that you pay on your mortgage. Currently, you can deduct interest on mortgages up to $1 million. Under the new plan, it would be limited to $500,000 for new purchases/mortgages.

Since this directly impacts new mortgages, it will undoubtedly alter the way people think about buying or selling a home. Will demand for homes above that range drop? Will sellers feel pressure to sell for less, especially if they’re near the benchmark?

Will buyers be able to spend less given the tax implications?

The average price of homes in Colorado is just under $400,000. Many may assume that this would therefore impact fewer homebuyers. However, remember that figure is the average. Many homes in the area exceed $500,000. The National Association of Realtors (NAR) predicts that this change will cause a decline in home values.

Removing mortgage interest deductions on second homes and home equity loans is also a possibility.

Property Tax Deductions

Another important tax benefit for homeowners is the property tax deduction. That is also being discussed. The Senate wants to eliminate it entirely whereas the House wants to cap it at $10,000.

Larger properties or those with more land will be most affected by this change.

Capital Gains Exemption The last homeowner specific element relates to capital gains exemptions. Currently, homeowners can exclude $250,000 (or $500,000 if married) of gain from the sale of their primary residence if they lived in the home 2 out of the last 5 years. The proposed change would require residency for 5 out of the last 8 years. Additionally, the amount of exemption would be scaled back if past adjusted gross income (from a certain defined period) exceeds those exemption limits.

This could affect how often people choose to buy and sell.

Homeowners are likely to remain in their homes for longer, in attempts to avoid paying capital gains taxes on the sale. During a

time when inventory is already low, this could reduce the number of homes for sale even further!

What Homebuyers Should Expect Terms are still being negotiated and House and Senate proposals vary, so it’s not yet known what the final bill will look like.

However, many of the changes above are likely to pass. Home buyers will need to re-evaluate what priced home is affordable given the reduced tax benefits.

Home sellers will need to recalculate net earnings on sales (and money available to put towards the next purchase) given potential capital gains charges.

It will certainly be interesting to see how these changes will alter inventory and home buyer activity, especially in the current “hot” real estate environment.

Managing rental property involves more than making repairs

By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency Q: I am planning to buy a fourplex and am planning on using an on-call handyman instead of property management, which is typically expensive. Since this is my first project, I want to know your thoughts and if you have had any experience in this aspect of being a landlord.

A: It’s hard to know what to expect when buying investment property for the first time, especially with residential real estate, which is a completely different type of investment than a big warehouse or even a small office building.

things, not all of which are under your control.

Let’s start at the top. If you’re a hands-on investor and you’re skilled at maintaining real estate, you may save the money that you’d otherwise use for the management company and oversee the management of the property yourself.

Your on-call handyman (or woman) may only take care of the small fixes and repairs that are needed at the property. Having a person like that to help you is a good idea, but property managers do more than handling repairs.

They typically also collect rent, do the property bookkeeping, handle leasing and deal with evictions.

Simply having a repair person on call does not compare with a full-service management company.

They’re two different animals.

Make a list of the tasks involved

in managing the building, and then decide what you’d rather have done for you. If you plan on advertising the property, dealing with the tenants and collecting the rent yourself, a management company may not have much to do for you. You don’t want to pay a lot of money for nothing.

And, on the subject of paying, if you decide to hire a management company, you should shop around to compare charges and fees, and find out if you have to take an allor-nothing package or if you can pick and choose services and pay accordingly.

If -- and this is a big if -- you are planning to have a hands-off attitude toward your property and plan on buying a number of others, you might want to get your feet wet with a property manager now to see how it handles the job and if you feel comfortable with

the services you’re receiving for the price you’re paying.

It all comes down to how much you want to be involved, given the other priorities in your life.

A green thumb shares his No. 1 houseplant watering hack (it’s foolproof)

By Megan Beauchamp Domaine (TNS) While we’ve spilled quite a bit of ink on the benefits of houseplants, from their air-purifying power to the wonders they can do for your mental health, something we haven’t touched on quite as often is how to ensure your plants live a long and healthy life. To prevent the unintentional overwatering of yet another fiddle leaf fig tree, we asked Greg Salmeri, co-founder of Rolling Greens Nursery, all about proper houseplant care. From how to select the right plant given your home’s lighting to how to tell if your plant is getting enough water, we’re covering all the basics below.

How Do I Know Which Plants Will Thrive In My Home’s Lighting?

“Definitely consider your home’s lighting (and where you plan to put your plant) before deciding which type of plant to invest in.

North and west corners tend to get more indirect light, while south and east corners usually receive direct light.

“For spaces with bright light, the fiddle leaf fig, weeping fig, and rubber tree really thrive. If the area receives indirect light, try an elephant’s ear, kentia palm, or money tree. And if it’s a low-light spot, a Madagascar dragon tree (Dracaena), snake plant, Chinese evergreen (Aglaonema), or pothos plant is the way to go.”

Aside From Lighting, What Are Some Other Factors I Should Consider When Picking A Houseplant?

“While giving your plant the lighting it needs to grow properly is crucial, there are a few additional factors to consider November 25-26, 2017

when placing your plant.

“Think about the air flow (coming from air vents and windows), humidity (often in the bathroom and kitchen), and the morning or afternoon light (cool versus hot). Like people, plants take a little while to adapt to their environment (for example, ficus plants drop their leaves when they are moved) so be patient and ready to provide extra TLC for the first few months while your plant gets acclimated to its new home.

“Another very important factor to consider before purchasing a plant is your pet. There are several varieties that are very toxic to animals — like dieffenbachia and sap-filled plants.”

How Do I Determine The Right Size Plant For My Home? (I Love Greenery, But I Want To Avoid A ‘Jumanji’ Situation) “Determining the right size plant for your home is a very personal decision — and it’s often hard to predict exactly how large certain plants will get.

“You should look at the mature height and width of the plant and consider that a plant will only grow as big as the container it is in. Just because an immature plant is small and upright does not mean that it won’t spread out later in its life. Trailing plants will continue to trail and get longer.

“Consider the space you are putting it in when you are determining what size plant you want — but be prepared for it to take on a life (and size) of its own after it gets comfortable in its new home.”

How Often Should I Be Watering My Houseplants?

“Watering your plant just the right amount is like feeding a pet or a new baby — it’s so hard to tell exactly how much they need.

But like pets and babies, if you’re patient and pay attention, they will often let you know when they are getting too much (or not enough).

“When you go to water your plant, soak it thoroughly, and then wait until the soil is dry to the

touch to water again. Feel the soil with your finger (the best moisture meter around) at least three times a week to familiarize yourself with wet versus dry soil. Sticking your finger about two inches below the soil surface suffices.

“Another technique is to lift the container to see if it feels heavy (if it does, it probably doesn’t need water right now) or light (probably needs water). Be extra careful with containers that do not drain.”

What’s A Common Houseplant Care Mistake You Wish People Would Stop Making?

“The biggest faux pas we see customers make is the general tendency to overwater — see above. Water meters don’t always work accurately and should not be the only technique used to determine if the plant needs water.”

Any Other Tips To Share?

“You don’t need to repot a plant right away. They are usually good in their grow pots for up to a year.

When roots start to grow up above the soil surface or through the drainage holes, it is an indicator it is time to transplant (and an excuse to shop for a beautiful new vessel to house your plant).”

By Mary Carol Garrity, Tribune News Service (TNS) Next to your tree, your fireplace mantel is the most important part of your holiday decor. After all, this is where Santa makes his big entrance! The sky is the limit when it comes to dressing this long, thin stage.

Some of us like a display that has a few discreet touches of seasonal cheer. Others light up with joy when their mantel is brimming with layer after layer of opulence.

Our visual design team, with Bev at the helm, does our Christmas mantels up big, with grand displays in every room, each one different from the last. While all our mantels have unique looks, they each share the same four key ingredients. When decorating your own mantel this year, you can use our checklist as your guide.

1. START WITH GREAT GREENS A garland of holiday greens is the base layer of every mantel display we create. You can use yards and yards of a very full garland, dipping it below the line of the mantel and trailing the ends toward the floor. Or you can keep 10

the greens close cropped to the top of the mantel. It’s a matter of personal preference.

Your greens do not need to be traditional ropes of pine boughs. If you never have before, try something different this year, like a magnolia leaf garland. We have been using it for years and love the sophisticated look.

Once you have a garland of greens in place, embellish it with interesting picks, like berries, sticks, pinecones or contrasting leaf colors and shapes.

2. INCLUDE A DRAMATIC FOCAL POINT We love mantel displays that have a touch of drama. And to pull

When picking the ornaments to include in your mantel, approach it like you would your Christmas tree. Make a pile of small, medium and large ornaments. Make sure there are a variety of shapes, colors and finishes. Start with the largest ornaments as your base layer, then build up.

4. FINISH WITH TWISTS OF RIBBON AND TRIM. We really like to use ribbon in our holiday displays. They offer another opportunity to introduce movement and direction into the flow of the design, a new pattern and color, and a dash of glamour or charm.

Lace your ribbon through your garland or dot in bows or knots.

Homeowners liable for snow and ice control

(BPT) - Whenever it snows, it is common to see shopping center employees and business owners out and about clearing pathways, parking spaces and entrances of snow and ice. But this isn’t just good business to help customers get in the door, it is also a liability issue should someone slip, fall and injure themselves. Homeowners, too, face similar, albeit more limited, liability if they fail to take adequate steps to remove such slippery hazards from their property.

Generally speaking, homeowners are responsible for limiting dangers on their

property, but in some cases this can also extend to public sidewalks abutting the home.

In some localities, Homeowners Associations (HOAs), and governments also require that homeowners clear snow and ice or face fines. A regional survey of county and municipal ordinances conducted by the Salt Institute found that 83 percent have written policies directing property owners to remove accumulated snow and ice “within 24 hours of the end of the snowstorm.” Penalties for property owners not complying can range from nominal tickets to misdemeanors punishable by up

to 90 days in jail and fines of up to $500.

Shoveling snow is simple enough, but ice is another matter, and nothing works better to remove ice or prevent ice from forming than salt. Salt lowers water’s freezing point, the temperature at which it changes from a liquid to a solid and vice versa. Melting water that is already frozen is called deicing and is applied once ice appears.

Preventing water from freezing in the first place is called anti-icing and is applied when a freeze is expected.

Commercially available anti-icing materials include salt (sodium chloride), calcium chloride, magnesium chloride, potassium acetate and calcium magnesium acetate. Each has its advantages and disadvantages, but salt brine remains the best choice for anti-icing in temperatures above 15 degrees F (minus 9.4 degrees C) and continues to work in temperatures as low as minus 6 degrees F. For extremely low temperatures, look for a mixture using calcium or magnesium chloride instead.

Laws regarding snow and

ice clearing vary by state and locality, but most mandate that some action be taken within a reasonable time period after it stops snowing. For example, the Illinois Snow and Ice Removal Act states that any owner who “removes or attempts to remove snow or ice from sidewalks abutting the property shall not be liable for any personal injuries allegedly caused by the snowy or icy condition of the sidewalk resulting from his or her acts or omissions unless the alleged misconduct was willful or wanton.”

The dangers from slips and falls should not be taken lightly, especially for the elderly. Each year thousands are rushed to emergency rooms as a result of icy falls with injuries that could have easily been prevented. One enterprising hospital, St. Vincent’s in Indianapolis, Indiana, even decided to give away road salt to local residents one winter to try and prevent such injuries and the resulting emergency room visits.

In the end, the person who is most likely to slip and fall is the homeowner themselves.

Things you will need: — Vintage mini suitcase — Oasis Floral Foam — Metal baking pan or plastic container sized to fit inside your suitcase at least 2.5 inches tall — Flowers, oranges, etc., for your fall arrangement Directions: 1. Take a sheet of Oasis Floral Foam and cut to fit the inside of your plastic container or baking pan. Fill the container with water and the Oasis soak for one hour.

2. Place the container with Oasis in the bottom of your suitcase.

3. Now it is time to start making your beautiful fall arrangement. Stick flower stems into the Oasis, one by one until your arrangement is full and overflowing.
