By Megan Alderton, Angie’s List Angie’s List (TNS) The holiday season is prime time for burglars. So, if you’ll be away from home a lot over the next few months, it’s a good idea to have a plan in place to deter would-be intruders. Better yet, consider installing a home security system.

HOW WELL DO SECURITY SYSTEMS DETER CRIME? Experts say an alarm system plays more of a role in scaring burglars away from a home than it does in prompting a quick response from law enforcement.

But that can go a long way in keeping your family and belongings safe.

Approximately one in every six American families has an alarm system, according to the National Burglar & Fire Alarm Association, and the number of securityprotected residences is rising.

That’s because homeowners who have installed burglar alarm systems statistically stand a better chance of avoiding invasion than those without protection. In fact, homes without an alarm system are three times more likely to be burglarized than those without an alarm system. And burglaries are just as likely to occur in country and suburban settings as they are in urban city centers.

HOW DO YOU CHOOSE THE RIGHT SECURITY SYSTEM? Look for an alarm system that suits your needs and fits your budget. The standard home security package will include a master control panel, a control keypad, sensor pads for doors and windows, and a motion sensor device. Some systems are connected to an off-site alarm monitoring service, while others have in-home alarms. Further, you can install many products yourself, while others will require the help of a professional.

Examine the security measures included in each package. Then evaluate the applicability of each to your particular needs. If you experience frequent power outages, for example, you’ll benefit from a security system that uses a battery backup. And if your family travels frequently, you may want to have a monitoring service handle alerts while you’re away.

Many providers offer extras such as infrared sensors and closed-circuit camera systems that fully monitor your home inside and out. Other popular add-ons include automated lights, video surveillance and intercom systems, water sensors and carbon monoxide monitoring. These features are especially helpful to homeowners who spend a lot of time away from home.

HOW MUCH WILL A HOME SECURITY SYSTEM COST? Angie’s List members report paying an average of around $739 for a home security system.

Of course, the features and monitoring services included in your security package will greatly affect the overall cost of your system. In many cases, you can recoup a percentage of your security cost through a homeowner insurance credit.

The exact discount will vary by insurance company, but such industry-wide insurance credits give credence to the efficacy of home security.

WATCH FOR RED FLAGS. When hiring a company to install or monitor your home security system, check to see whether your state requires them to be licensed. Also, check references and get as many referrals as possible. If you do purchase a monitoring subscription, be sure to read the contractual fine print. Details such as the number of monthly alerts routed to the service are included in the contract and can increase costs. False alarms happen, and some cities impose fines for multiple false alarm calls.

Be careful when it comes to door-to-door salespeople and companies that make one-time offers you can purchase that day only. These factors rush your decision-making process, frequently resulting in a negative outcome. Finally, be wary if a company offers a lot of freebies in exchange for your business. If it sounds too good to be true, it probably is.

How to trim your tree

By Mary Carol Garrity Tribune News Service (TNS) I love big, grand Christmas trees. But in my snug little cottage, we just don’t have the room. So this year, I’m trying something different. To get the illusion of a large tree, I’m putting a 5-foot tree into a garden urn, then hoisting it up onto the desk that sits behind the sofa in our living room. We won’t have much room for gifts underneath, but that’s OK. The stacks of presents we buy this year will all be under Maeve’s Christmas tree.

We go all out when it comes to trimming our Christmas trees. Every year brings a new opportunity for us to reinvent this classic, using different techniques, colors and themes.

This year, our bliss is trees that are so richly festooned with ornaments that they look like jewelry. The towering, slender trees we are partial to at the store allow us to gain maximum visual impact using minimum floor space.

When it comes to decorating trees for the holidays, no one compares with Bev, who designs all our trees at Nell Hill’s. Our customers ask us all the time for tips on how to decorate a Christmas tree, so I asked Bev to share her secrets: 1. Place the tree in an interesting holder.

Bev puts our Christmas trees in large garden urns. When the trunk is wedged down in the water drainage hole, and bottom branches are folded over the top of the urn, the tree stays in place very nicely.

2. Start with lots of lights.

The rule of thumb is to use 100 lights per foot of tree. Bev suggests replacing your light strands every year so you don’t have to worry about old lights burning out before the season is over. For a truly luminous tree, wrap each branch in lights. Start at the base of the branch, wind the strand up to the tip, then go straight back to 4

5. Mix the size of the ornaments.

Bev recommends separating all your ornaments into three piles: small, medium and large.

Hang the large ones first, securing them toward the back of the branch, where they will serve as a backdrop. Next, add the medium, then the small, close to the tip of the branches.

For a fully loaded tree, hang lots of layers of ornaments, some on top of the others. Bev recommends using a mix of ornaments in different sizes, shapes and colors. She also prefers the ornaments be hung snug against the branch instead of dangling down below, so she fastens them in place with zip ties, sometimes clustering two or three together with the same tie.

6. Tuck in ribbon.

Bev finishes our trees with twists of holiday ribbon. This year, she is looping the ribbon into loose knots, then dotting them in here and there, starting at the bottom of the tree and working up. She never, ever winds the ribbon round and round the tree.

7. Take a final look.

ou’ve heard the terms first mortgage, second mortgage and home equity line of credit, but what do they really mean? These terms can be particularly confusing for first time home buyers who imagine having two full mortgages on a home.

SUZANNE But, that’s not actually PLEWES what it means. Here’s RE/MAX Alliance a quick explanation of the terms.

First Mortgages First mortgages are exactly what the words imply. They are the primary mortgage, normally obtained when you first purchase a home. First mortgages are first in line to be paid off when you refinance, sell, or default on the loan.

Second Mortgages In some cases, you may be looking to borrow more money to access the equity in your home.

Your options are to refinance the first mortgage and borrow a higher dollar amount, or you may choose to obtain a second mortgage.

Typically, you are limited on the amount of money you can borrow on a second mortgage.

Most lenders will only approve a second mortgage for up to 80 percent of the total value of the home, with the first mortgage included.

What does this mean? Let’s run through an example. Imagine your home is worth $300,000; 80 percent of that value is $240,000.

If the remaining balance on your first mortgage is $200,000, that leaves only $40,000 available to be borrowed against with a second mortgage.

As you can see, a second mortgage doesn’t allow you to overlap with the first and borrow twice as much as your home is worth. It’s merely an additional mortgage that may allow you to borrow against your equity in the home.

Why a second mortgage instead of a new loan?

You may be wondering why 8

WHAT’S THE DIFFERENCE? someone would seek a second mortgage instead of refinancing their first mortgage for a higher amount. Here’s a possible reason: If the interest rate on the first mortgage is extremely low, you wouldn’t want to refinance the entire loan into a higher interest rate. It would cost less to keep the first mortgage, at its current low rate, and obtain the second mortgage for a smaller dollar amount but at a higher rate.

Simultaneous First and Second Mortgages In the past, lenders would allow you to obtain a first and second mortgage at the same time—when purchasing a home. The first mortgage would be for 80 percent of the home’s value and the second for up to 20 percent. This was

a way to avoid having to carry private mortgage insurance on the first mortgage. Unfortunately, this is no longer a common offering.

Second Mortgages Versus Home Equity Lines Second mortgages are similar to home equity lines in that the limit for all loans combined would not exceed 80 percent of the home’s value. Where they differ is the structure and flexibility.

A second mortgage has a defined interest rate and set length of time for repayment. Additionally, the total amount borrowed would be given to you as a lump sum when the loan closes.

Home equity lines are more flexible. They are normally credit lines that you can withdraw from when needed. You could end

up taking out smaller amounts of different increments and at different times until you reach the limit. Additionally, the interest rate is normally variable and calculated against only the current amount withdrawn.

Summary So, there you have it. Now that you know the difference between these mortgage terms, you can better evaluate your options when it comes to buying a home or needing to borrow against your equity.

Designing Thanksgiving Table Success If the thought of Thanksgiving floral arranging leaves you more panicky than grateful, gather up your pumpkins and calm your mind.

With a quick

BY CAROL cut and O’MEARA scooping Colorado State University Extension of seeds, you can transform leftover, whole pumpkins into centerpieces that will wow your guests without a lot of fuss.

A floral arrangement for the table is one thing my mother insists is a cultured hostess’ mark of excellence, a standard by which the fete is judged. But with all the duties of a hostess, getting around to making something inspiring is usually last on the list.

If you have a whole pumpkin at hand, you can turn it into a centerpiece worthy of your feast.

First, check the pumpkin to ensure it sits securely in place; wobbly ones can fall over should anyone bump the table too hard. Second, size matters: medium is the largest pumpkin to use for a centerpiece, unless you’d like to line up several smaller ones down the middle of the table.

- Wash the pumpkin to remove any soil, then cut open the top

Strip off leaves from any part of the stem that will be inserted into the foam.

- Firm fruits, such as apples or pears, also reflect a fall food theme and can be inserted into the arrangement. Spike the base of the fruit with a floral pick or longer wooden skewer clipped to fit into the display, and insert the skewer into the foam.

- If arranging for the center of a table, keep the design low to avoid obstructions to conversations with those on the other side of the table.

- Mist your arrangement daily to keep petals long lasting.

Your pumpkin centerpiece can last up to three days if kept out of sunlight in a cool room.

Line the inside of the pumpkin with thin plastic.

- Floral oasis blocks, found at local hobby stores, are ideal for holding fresh flowers and branches without vases. Soak the oasis in room temperature water for a half hour before use, then place in the pumpkin to build the display. You want the foam to fit snugly into the pumpkin, so if the top is narrower than the interior of the pumpkin, cut the oasis into two or three smaller pieces to fit inside.

- Choose a variety of material from your garden and the local florists’ shop. Softer stemmed seeded eucalyptus is nice for arching downward from the

opening of the display, while branches with persistent berries add vertical interest. Or work with culinary herbs, such as rosemary, sage, or thyme sprigs in honor of the feast.

- Begin at the bottom of the display, layering greenery in a circle to give foundation to the design. Work around the arrangement in an upward circle to place material into the foam.

When inserting stems into the foam, push in to the desired depth, but don’t pull it back to try and reseat it; once the stem leaves the foam, it won’t be able to take up water from it.

- Cut stems of flowers and branches at differing lengths to keep the arrangement interesting.

This fast-growing hybrid can produce 4-10 pounds of squash per plant per day

By Debbie Arrington The Sacramento Bee (TNS) Apparently, a lot of people like growing zucchini — as well as the idea of sharing it with others.

Fair Oaks gardener Dale Creasey found that out quickly

when he offered to share seed for his “Super producer hybrid zucchini” with others. An accidental cross between an Italian squash and a small pumpkin, this fast-growing hybrid can produce 4 to 10 pounds of squash per plant per day.

The sample I tried looked like a green butternut squash with tender, sweet white flesh and few seeds. The squash tends to get wider before it grows longer, but can eventually resemble a doublewide baseball bat.

“The zucchini is generally fatter, but most also get longer the bigger they become,” Creasey explained.

“Being a hybrid, they can be of many shapes!”

During his retirement, Creasey turned his interest from water to gardening. Creasey, 84, worked as a planning hydrologist with the U.S. Bureau of Reclamation for 27 years. He now tends about a quarter-acre vegetable garden,

dedicated to contributing fresh produce to needy families. Each summer, he contributes more than a ton of vegetables (mostly squash and tomatoes) to local food banks and charities.

That was his inspiration for sharing his squash seed. The more people who grow this prolific squash, the more possible donations to others in need.

As the tale of “Dale’s super squash” worked its way throughout the state and across the country, he got requests for seeds from as far away as New York.

“I probably have exceeded 200 emails, and it is continuing,” he said. “I did not expect to become a national celebrity.”

“I also plan to send seeds to the many charitable organizations that help those overseas, with descriptions and instructions (on how to grow),” he said.

Creasey shared the secret behind his amazing harvests: He plants his

squash in mulch hills.

“I have what I call the ‘hill garden’ or the ‘mulch garden,’” he explained. “(It started with asking) lawn maintenance people to bring me their grass clippings and shredded stuff and leaves, and dumped them in a pile. I hauled chipped limbs from SMUD as well.

After a few years, the materials decomposed into the organic soil of the hill garden. I added fertilizer and water.

“One year, I had six hybrid zucchini plants on this hill. They produced 60 pounds — or more — of fruits every day for several months. I took 2,500 pounds to the food closet. Some went to Loaves & Fishes, Saint John’s women’s shelter and Union Gospel Mission.”
