What are the most common plumbing problems?

Like electricity and HVAC, plumbing is one of the most critical parts of your home whose infrastructure you rarely see. Behind your walls, hundreds of feet of pipes serve as the blood vessels of your home, delivering hot and cold water at the turn of a tap. Plumbing is very easy to take for granted. It works perfectly … right up until the moment it doesn’t.

Here’s a look at some of the most common plumbing problems and how to handle them.

Slow-draining tubs and sinks

Sinks and tubs naturally pick up all kinds of residue, such as soap or hair. This can be as simple a fix as using a pipe snake or a homemade mix of vinegar and baking soda. However, if multiple sinks have the same problem, you might have an issue with your main line such as a leak, a major clog or tree roots getting into the line, in which case, you’ll need professional help.

Leaky faucets

This may be the most common of all plumbing problems (and one of the most annoying!). Usually, a corroded valve, loose washer, or bad O-ring is the problem, and it’s a simple repair. You can often DIY this if you know what you’re doing, but asking a pro can be easier and more reliable.

No hot water

Instant hot water is another modern convenience we all take for granted. If you turn the tap and only cold water comes out, you probably have a hot water heater

problem. Take a look and check that it’s working (and if it’s gas-powered, verify the pilot light hasn’t gone out.) Hot water heaters are best left to the pros.

Clogged fixture

At the most basic, your plumbing performs two tasks for you: It delivers the water and makes the water safely LEAVE. This service is important for any fixture, but most vital for the toilet for obvious reasons. Plumbing lines depend on a clear path to work right; many things can clog them up. You can often clear out a clog with a plunger, but if that doesn’t work, call for professional help.

Clogged sewer line

One of the big ones: A clogged sewer line can cause every fixture in your house to back up, requiring immediate professional attention. A pro often uses a camera to inspect the problem and determine the solution. Sometimes it’s simple to clear out; other times, they may need to auger out tree roots. The more complex the problem is, the

more expensive the repair, and in the worst-case scenarios, the line itself might need to be replaced.

The cost of any job varies greatly based on your system, the parts needed, and where you live. On average, expect to pay about $100$400 for basic services such as leaky faucets or clogged drawings. You’ll pay an hourly rate after that, usually starting around $70.

One more crucial safety tip: Make sure you know where all your plumbing shutoff valves are. This is the quickest way to shut off potential flooding if a fixture has seriously broken. Sinks and toilets usually have a valve near the floor you can turn quickly. For a serious problem, you can also shut down the main valve that provides all water to your home. This is usually in your basement, utility room, or near the water meter. If you don’t know where this valve is, ask your plumber to show it to you.

DESIGN RECIPES 10 tips for maximizing studio space

For many, studio spaces are appealing. Small, cozy and intimate, studio spaces can be divided in unique ways. From additions such as sleep lofts to convertible furniture that can serve more than one purpose, it’s possible to live large in a small space.

Here are some elements of a New York City studio loft in which professional staging and a creative layout play a role in successfully showcasing this sunny single-room space.

1. Mirrors Mirrors used in a creative way can help bounce light and also visually make a studio space seem larger.

2. Alternative dining

Instead of trying to cram a small

dining table into the space, bar stools can be used as a counter instead.

3. A visual divider

Creating a sense of division can be accomplished in a number of ways, including the use of an open bookcase.

4. Diving a studio into zones

This studio space is divided into distinct zones for sleeping, dining,

working and lounging.

5. Use of light colors

The use of white and silver helps make the space bright, while the use of black adds a sense of luxury.

6. Addition of warm colors

Using yellow as an accent color is a deliberate choice. Citrus colors such as orange, lemon and lime help brighten a space instantly.

7. Repetition of color

In a small space, look to minimize the number of colors in order to prevent the space from feeling too busy. Often the use of three colors works best.

8. Greenery

Introduce greenery or green elements such as plants, trees and succulents to bring the outdoors in.

9. Stay on scale

In a small space, it is important to include pieces of an appropriate size and scale.

10. Let there be light

In smaller spaces, don’t be afraid to add lots of light in the form of ceiling pendants, floor lamps and table lamps.

Remodeling, yes, but is your plan right?

With the rise in the cost of living due to inflation, the ongoing challenge of supply chain constraints and the Federal Reserve’s steady increase in interest rates, you may want to rethink the remodeling you had planned. Whether you just bought a home, are selling your home, or want to make changes to your current home, it’s a good idea to think through what makes economic sense now.

Today, considerations for remodeling include the impact of shortages of building materials, the expected return on investment (ROI) of the remodeling project, and the sheer aesthetic value of the changes you plan.

Read on for tips on thinking through remodeling in inflationary times, as reported by Realtor.com and Remodeling Magazine’s Cost vs. Value Report 2022.

CHALLENGE NO. 1

Will I face shortages of materials?

You’ve probably noticed that supply of goods and fully stocked shelves have not yet returned to pre-pandemic conditions. The same can also be true in the building supply category; some of the items needed for renovations can be hard to get. By planning and being willing to use alternative materials, your remodeling project could still move forward. In Boulder County, one sustainable option is to check Resource 2000 for the needed materials. It’s always possible to repurpose an old set of cabinets by applying a new finish or find a small piece of countertop for the kitchen nook you want to add.

Constraints on materials and labor have caused the costs of remodeling to rise, which in turn caused the payback — or ROI — to decrease, according to Remodeling Magazine’s Cost vs. Value Report 2022 (www.costvsvalue.com). The report notes that material costs have

increased for the last decade and have risen sharply over the past two years.

CHALLENGE NO. 2

You love the idea, but does the renovation have a good ROI?

Remodeling Magazine reports that eight of the ten highest payback projects are exterior renovations.

In the Mountain Region, manufactured stone veneer and garage door replacements have the highest payback value, according to the Cost vs. Value Report. Replacing 300-square-foot of vinyl siding with adhered manufactured stone veneer on a street-facing façade will cost an average of $11,370 and deliver a 92.1% return or $10,475. Replacing a 16x7-foot garage door with a fourpanel steel door with factory-applied paint and windows in the top panel will cost $4,203 and return $3,746 upon sale of the home – an 89.1% payback.

Other projects with higher ROIs include window replacement, entry door replacement, exterior siding, and decks.

“Real estate agents agree any project that enhances outdoor living spaces pays off in mental health dividends and ROI. So anything you do to elevate outdoor living is a winner. That might be improved landscaping, outdoor accent lighting, or fire pits,” writes Realtor. com

Does it improve your home’s curb appeal?

Exterior projects benefit a home’s curb appeal, which is one reason the payback is high. For those selling their home, the impact of a positive first impression affects the offer price buyers are willing to make. If a homebuyer’s first impression is a well-cared-for home, the positive impression frames how they view the house’s interior. If the exterior is in bad shape or needs paint or repairs, buyers begin to downgrade what they might be willing to pay.

Plus, it has the added benefit of your neighbors taking note, which makes you feel good — raising the ‘joy’ factor of living in your home. Realtor.com suggests

moving ahead with some of the most straightforward fixes: “The superficial fixes count here and big, such as pressure-washing and painting the facade, a new front door, house numbers, mailbox, and landscaping garner good ROI.” Whatever projects you choose to do, planning can help you avoid delays and enjoy the process. 30-Year mortgage rates retreat for first time in 5 weeks

U.S. mortgage rates declined for the first time in five weeks, helping propel a measure of home-purchase applications to the highest in a month.

The contract rate on a 30-year fixed mortgage fell eight basis points to 6.71%, according to Mortgage Bankers Association data released Wednesday. The group’s index of mortgage applications for the purchase of a home increased 7.3% to 165.6, the highest since the week ended Feb. 10.

The decline in mortgage rates coincided with a sharp drop in 10-year Treasury yields as investors flocked to the safety of government securities on fears of contagion stemming from the

collapse of Silicon Valley Bank. That’s also prompted traders to bet the Federal Reserve will proceed with a 25-basis point hike next week as opposed to 50.

Mortgage News Daily, which updates more frequently, put the 30-year rate at 6.75% late Tuesday.

The MBA’s index of refinancing applications also increased in the week ended March 10, helping boost the gauge of overall mortgage applications 6.5%.

The MBA survey, which has been conducted weekly since 1990, uses responses from mortgage bankers, commercial banks and thrifts. The data cover more than 75% of all retail residential mortgage applications in the U.S.

Increasing the velocity of your wealth: Transfer single-family to multi-family homes

Investing in single-family homes is a great way to get started in investing in real estate. Once you build some equity in those investments, it might not be a bad idea to look at transferring that equity into multi-unit buildings. Doing so will increase the velocity of your real estate investment.

The first reason is efficiency. Multi-family investments are far more efficient than single-family homes in many ways. Compare buying 25 single family homes compared to buying one 25 multiunit. In order to buy 25 single family homes, you need 25 loans, 25 appraisals, 25 title insurance policies, 25 hazard insurance policies, 25 closings, etc. Then, once you own it, management is so much easier for 25 units in one location, instead of 25 single family homes all over town.

The efficiency of a multi-unit building enables cash flow to increase. One of the quick ways to test this concept is to study the Gross Rent Multipliers (GRM) of single-family homes versus those of multi-units. This is a common “rule of thumb” because the information is readily available, and it is easy to compute by simply dividing the purchase price by the annual gross rent. The lower the multiplier number, the greater return on the invested dollar. The GRM is just a quick and dirty method to analyze a building. It does not take into account things such as owner paid utilities, etc., but often will eliminate a building from consideration immediately, because it isn’t even close to market value.

Shopping for a multi-unit property is different than shopping for a single-family home. You might be allowed to see just a few of the units before writing a contract. Sometimes sellers won’t allow you to look at units at all until you have a fully executed contract with the seller. Then, during the appraisal and inspection process, you should be

able to access most of the units.

Obtaining all of the expense numbers from a seller can sometimes be difficult. Collecting your own estimates for insurance, management, maintenance, and repairs is a good idea. That way, you can have a more realistic expectation of how the property will perform.

Contracting on a multi-unit building is the same as contracting on a single-family home, up to four units. Once the five-unit threshold is reached, the contract is a commercial contract. That contract contains provisions that better meet the needs of a multi-family transaction.

As a multi-unit owner, you will want to research how you will hold title. In most cases, the business entity, called a Limited Liability Company (LLC) is a good choice. This is where you should partner with your CPA and attorney to make sure you are holding title using a method which is best for your

situation.

Financing for a five-plus unit building is also different. The typical one- to four-unit lender generally will not have access to multi-unit financing. It is a good idea to research lenders to determine which ones are in that marketplace. You will also find that there are not 30-year loans available. Usually, the terms are 5,7 or 10 years fixed, then become due or convert to an adjustable-rate loan. Loan to value ratios are not as precise as buying a single-family home. Most multi-unit lenders will use a formula, called the debt coverage ratio, to determine the loan amount. The debt coverage ratio is determined by taking the annual rent, less all the annual expenses. That number needs to be 1.2 (or 120%) of the total debt service for the year.

Insurance for a multi-family building is also a specialty, crossing over into commercial insurance,

instead of residential insurance. Select an insurance company which is very familiar with the specific needs of a multi-unit building. Insurance expense has increased dramatically in recent years, making it very important to shop around for the right coverage for your needs.

Closing day is pretty much the same as a single-family closing, except there are a few additional items. Those items usually include assignments of leases, tenant estoppels, the proration of rents, and the transfer of security deposits.

FHA 4-Unit Purchase

Broadly speaking, a multi-unit purchase is not someone’s first real estate investment due to down payment requirements. However, there is a program available through FHA that makes it easier for the first-time multi-unit investor to get started. The Federal Housing Administration (FHA) has a program in which you can buy up to a four-unit apartment building with low down payment financing. The catch is that in order to get the low down payment, it needs to be owner-occupied. In other words, you need to live in one of the units and rent the other three. The FHA program is subject to loan limits, by county, that could prevent it from working in very high-cost areas.

Build Your Team of Professionals

To be successful in multi-unit ownership, you need to have a team of professionals, experienced in the residential multi-unit world, to make the process go smoothly. That team includes a REALTOR®, property manager, lender, insurance agent, attorney and CPA or accountant. Building a relationship with each one of them prior to your first purchase will increase your likelihood of success.

Have you ever heard the adage, “Stuff happens?” Well maybe you heard someone use a different word or maybe you have even said this phrase yourself. The reality is that most of us have said this more than once in our lifetime because it is true, stuff happens! In fact, this phrase is even in Wikipedia and if you read what it says in Wikipedia, it says that “life is full of unpredictable events…”. I personally have modified this phrase and I say, “Life happens!”

So how do we plan for retirement when we simply don’t know what is going to happen tomorrow?

The world is filled with uncertainty and yet we must create a plan, so how do we do that? Well, one of the best ways is to have a contingency or backup plan in case your plan does not go according to the plan. Yes, you read that right, you must create a backup plan in case your plan does not go according to your plan. In other words, you must plan on your plan not going according to plan. Let me provide you a few statistics to validate my point:

• The housing market is in the process of value correction… house prices have gone down from their peak in 20221

• Only one in three retirees

(38%) have saved enough for retirement2

• Nearly one in three retirees (30%) have nothing saved2

• 65% of retirees say they are not financially secure2

• More than half of retirees (51%) believe they will outlive their savings entirely2

• Nearly two-thirds of retirees (64%) retired earlier than they planned, with more than half citing health issues as the reason2

• 48% of retirees say the economic downturn of the COVID-19 pandemic impacted their finances- and 49% of those said their finances still have not recovered2

• 10 million seniors have reduced cash flow due to existing mortgage debt3

• Senior housing wealth has hit a new record at $11.81 Trillion, as per Q3 2022 for homeowners 62 and over4

I am not here to scare you, however I want you to understand the economic factors that we are facing in today’s economy. The reality is that people are living longer and the cost of living consistently goes up over time. Additionally, the longer we live, the more money we will need. On top of all of that, as we age, “life happens!” People get sick, have a loss of income or a loss of a spouse, etc. When these things happen, how do we handle our

finances? Do our expenses go down as we get older or when we lose a spouse? Not typically. My father used to say, when life hands you lemons, make lemonade! This is why I tell people that you should get an umbrella so you are prepared for a rainy day.

There are different strategies to protect yourself in the event of a “rainy day” or when life hands you lemons. I am not in expert in all of the options or all of the different strategies, which is why I highly recommend that you work with industry professionals for expert advice like: a tax advisor for your income taxes, a financial advisor for your financial plan/retirement plan, an estate planning attorney for your estate plan, and a mortgage advisor to help you manage your mortgage and also manage your equity. Most people consider their home equity as part of their overall net worth, but most people do not have anyone to help them to manage their home equity. This is a huge disconnect in my opinion considering the fact that 73% of older American’s greatest asset is their home. This is something that you might consider discussing with your financial advisor and suggest bringing in a mortgage advisor who can help you review all of your options, including how to incorporate home equity into your retirement plan.

Overall, I suggest that you make a plan and then create a backup plan. You should meet with the appropriate professionals to help you create your plan, fund your plan and manage your plan. Don’t just make

a plan and throw it in a drawer and forget about it. Lastly, do not be afraid to incorporate some of your home equity as part of your overall retirement plan. There are great ways to safely incorporate home equity using a reverse mortgage or a home equity conversion mortgage while still maintaining ownership of your home and without the requirement of making a monthly mortgage payment as long as you remain living in the home and pay your property taxes, homeowner’s insurance, maintain the home and pay HOA dues if applicable.

A guide to decorating with florals

Florals are a timeless and versatile element that can enhance just about any interior aesthetic. From bold and dramatic to soft and subtle, floral prints and arrangements can add color, texture and visual interest to any room. However, incorporating florals into your home decor can be daunting, especially if you’re not sure where to start.

Whether you’re a seasoned decorator or a beginner, this comprehensive guide to decorating with florals will provide you with practical tips and inspiration to help you create a statement arrangement for the season or a beautiful and inviting floral-inspired home.

Choosing your vessel

Selecting the right vessel for a floral arrangement is just as important as choosing the right stems. The vase or container you choose can make or break the overall look and feel of your arrangement, so it’s important to consider factors such as size, shape, color and texture. A good rule of thumb is to choose a vessel that complements the style and color scheme of your flowers while also being appropriate for the occasion and setting.

When selecting a vessel for a floral arrangement, consider the size and shape of your blooms. Large, full arrangements may require a wider, more substantial vessel to support the weight of the flowers, while smaller, more delicate arrangements may benefit from a smaller, more compact vase. The color and texture of the vessel can also play an important role in the overall aesthetic of your arrangement. A simple glass vase can create a classic and elegant look, while a textured ceramic or metal vessel can add a more rustic or industrial feel. Creating a permanent botanical arrangement

Faux flowers offer several benefits over fresh stems. For one, they last much longer and can be enjoyed

for years rather than just a few days. Additionally, faux flowers require no maintenance like watering or pruning, and they can be easily dusted or cleaned with a damp cloth. Faux florals also offer more versatility in terms of colors and styles, and they can be found in almost any variety of flower imaginable. But what I love most is that they can be arranged and rearranged in endless combinations. Arranging your permanent florals is a much more forgiving process than arranging live ones, I’ve found, and following these steps for a foolproof arrangement every time.

1. Prep your vessel: Determine if your container needs a little prep work before you start inserting stems. If you have a wide opening, you may need to create a grid with floral tape to keep stems in place. You can do this by placing a few strips of tape across the opening about 1 inch apart. Repeat the process with new strips running perpendicular to the first set of strips.

2. Begin arranging: Start with the largest and most dominant flowers and stems, and insert them into the vessel at varying angles. Create a “frame” with your sturdiest branches.

Try to create a balanced look by distributing the elements evenly throughout the arrangement.

3. Add in filler flowers and greenery: Once you’ve added the dominant flowers, fill in the gaps with smaller blooms and greenery.

4. Create depth and dimension: If your arrangement has a front and back (meaning it will be placed in a spot where it won’t be seen from one side), add taller flowers or greenery toward the back and shorter stems toward the front. If your arrangement is going to be viewable on all sides, keep your taller pieces in the center, and the edges lower.

5. Finish with the final touches: Step back and assess your arrangement, and adjust any flowers as needed.

An orchid adds sophistication

If you are looking to add a touch of elegance and sophistication to your room, look no further than a potted orchid. Its delicate and graceful blooms, vibrant colors and unique shapes create a striking focal point that draws the eye and enhances the visual appeal of the space. On their own, they’re a perfect addition to a simple vignette, or if you’d like to add a little drama to a room, consider a pair of symmetrically placed orchids.

Tulips add a touch of elegance

Tulips come in a variety of colors, so you can choose the perfect shade to complement your decor. For a simple yet stylish arrangement, place a few tulips in a tall vase and let their long stems create graceful lines. Or, mix and match different colors and types of tulips in a low vase or bowl for a more eclectic look. Tulips are also versatile enough to work well in both modern and traditional settings. Whether you’re decorating a dining room table, a mantel or a bedside table, a vase of tulips is sure to brighten up the space and bring a touch of springtime indoors.

Decorating with greenery

I love the look of wild and bright greenery for spring. That pop of color pairs well with just about everything, but I especially love the way it looks with blue and white. Greenery is so versatile and

works well on its own, but it also creates arrangements full of depth and dimension when mixed and matched. From bushy eucalyptus fronds to bold and beautiful monstera leaves, greenery is more than just filler.

Creating organic-looking arrangements

Creating whimsical organiclooking floral arrangements is all about embracing the natural beauty and textures of your flowers. Start by choosing blooms that tend to have a wilder appearance, such as roses, ranunculus or wildflowers. You can also add in interesting elements such as branches, vines or dried grasses to create a more rustic and natural feel. When arranging your flowers, aim for a loose and unstructured look, with some stems sticking out at different angles and varying heights.

To create an arrangement truly inspired by nature, it’s important to pay attention to the textures and colors of your blooms. Mix and match different textures, such as smooth and shiny petals with rough and fuzzy foliage, to create depth and interest. Don’t be afraid to mix and match colors as well, such as soft pastels with bright pops of color.

When arranging your flowers, start with the larger blooms and work your way down, filling in the gaps with smaller flowers and greenery. Remember, the key to an organic-looking arrangement is to let go of perfection and embrace the natural beauty of your blooms.
