What you need to know about the luxury real estate market in Colorado

We sat down with three local real estate experts — John Hoeffler of WK Real Estate, David Scott of Slifer Smith & Frampton and Barbara Passalacqua of RE/MAX Elevate — to discuss emerging trends and predictions for the 2024 luxury real estate market. Here’s what you need to know for this year.

A GROWING LUXURY MARKET IN THE FRONT RANGE

Broadly, the real estate market has started to balance out after the chaos of the pandemic. “In the last half of 2023 the market slowed to a somewhat more normal pace,” says Scott. “It continued to be a sellers’ market but with much less over-bidding the listing price. The current market is seeing very limited inventory, so demand continues to be strong for what is listed.”

The luxury real estate market, on the other hand, is growing quickly. Most realtors define luxury homes in Boulder County and surrounds as starting with a list price of $3 or $4 million. “Buyer demand for higher-end homes in all areas is up,” says Hoeffler. “More and more affluent buyers are moving into the area, and more local buyers are able and willing to pay for premium

properties.”

The data reflects this: in 2019, only four homes in Boulder County were listed above $5 million. Last year, there were 21 homes at or above this price point: a 400 percent increase.

THE OLD ADAGE REIGNS TRUE: LOCATION, LOCATION, LOCATION

While the luxury real estate market is an ever-changing landscape, there is at least one constant theme. “For most buyers, the location is more important than amenities,” says Scott. “If the location is right they can add the amenities.”

Part of the reason location is so crucial is because it’s the one feature of a home that can’t be changed. “Homes can be updated and remodeled,” says Passalacqua, “but the location is the most important quality. If a luxury home exists in a prime location, a buyer will likely pay top dollar for this property. If a buyer is willing to buy a home in need of some updating, this can be a good negotiation point in terms of price.”

While the perfect location is a personal matter — for some, it’s in the heart of downtown, while for others, it’s tucked away and quiet — there are some universals that modern buyers are seeking. Specifically, the most coveted location offers the best of both worlds.

“When it comes to location, buyers are looking for views, walkability to amenities, privacy, access to trails and open space,” says John Hoeffler.

Passalacqua describes this as “convenient but also private with unobstructed views,” she says. “A luxury property should have the best of everything at your fingertips, or at least close by.”

THE BOULDER MARKET IS ALIGNED WITH CALIFORNIA, BUT STILL ATTAINABLE

It used to be common to hear buyers from California talk about getting a steal in Colorado. This is no longer the case. “The last few buyers I’ve worked with from San Francisco and Los Angeles who have been looking in Boulder have commented, ‘We won’t be saving any money moving to Boulder,’” says Hoeffler. “Boulder used to be a bargain compared to California — we’ve now caught up. We are still priced well below Aspen and other high-end resort markets and prime real estate in Manhattan.”

Navigating the fast-paced luxury home market

The luxury home market follows similar trends as the real estate market as a whole.

That said, it also presents its unique challenges – and opportunities.

“In a volatile rate environment, it pays to think beyond a standard 30-year fixed mortgage,” said Cameron White-Ford, vice president of mortgage sales at Elevations Credit Union. “The security of a 30-year fixed mortgage comes with a higher cost, especially when buyers are less likely to have that loan five years from now.”

Instead, White-Ford recommends potentially looking at adjustable-rate mortgages that provide the security of a fixed rate for the first five to seven years of the loan.

“Why pay more for a loan you will likely refinance?” White-Ford asked.

In the meantime, White-Ford recommends exploring buy down options – at least for some.

“This allows you to pay for a lower interest rate over the first one to three years by using the funds set aside in an

escrow, even if you refinance within the first year,” White-Ford said.

Of course, technology has had a dramatic effect on the entire real estate market as well. Compared to previous years, the process has sped up in recent years.

“To beat the competition, buyers must be able to know the max they can offer and have their financing lined up on a Saturday night, for example,” White-Ford said. “Ten years ago, it could wait until Monday. Today, everything must be done the same day, regardless of the day of the week.”

In an effort to help buyers navigate this new, fast-paced world, Elevations rolled out a mortgage visualization tool called Trailhead.

“Trailhead empowers our borrowers to determine the best fit for them in terms of price range, loan products and offers on specific properties,” White-Ford said. “With Trailhead, they can adjust their type of mortgage, buydown options, maximum loan eligibility and other factors, see how this impacts their payments and find the options that work best for them.

“They can also generate a pre-

approval letter for their offer, all online from home.”

And when it comes to investment strategies as well as renovations on luxury properties, strategies have also changed for this volatile, ever-changing market.

“Changes in the tax code, the prominence of organizations like Airbnb and changes to mortgage guidelines mean that luxury homes purchased as investment properties are now doubling as luxury second homes,” White-Ford said. “This has improved luxury home mortgage rates and lowered the down payment requirements.”

White-Ford went on to say renovation loans are available and, if customers have a rate they’re happy with on their first mortgage, they should avoid tinkering with that and instead take advantage of home equity lines of credit or, for larger projects, a home equity loan or even a construction loan.

So, if you’re looking to purchase a luxury home or simply make improvements to your current place, plenty of options are in place to help get you there.

Efficient, Sustainable Beauty

With right planning, green-built homes can be sustainable, beautiful and within budget

Not long ago, those seeking a beautiful, efficient, sustainable and budget-friendly home had to abandon at least one of these priorities. But today, thanks to technological advances in green design and construction, homeowners can hang onto their values, especially when opting for a custom home with designer and builder input from the start.

Scott Rodwin, firm principal of Rodwin Architecture in Boulder, partners with Brandon David, president of Skycastle Construction, to craft homes that land on the “optimal balance point” of beauty, sustainability, functionality and budget. He explained, “Part of the secret sauce of the design-build methodology is that it allows us to have conversations between the architecture and construction sides early in the process.” This enables the Rodwin and Skycastle team to incorporate sophisticated sustainable features into a build that “do not impinge on the beauty or functionality of the house,” he said.

Rodwin and David’s holistic approach is on display in one of their recent homes, dubbed the Farmhouse. To maximize both comfort and efficiency, the home is blanketed in a double wall exterior envelope of insulation. “The details are what make this work,” said David. Careful attention to insulation and framing creates indoor thermal comfort while reducing energy loss and reducing energy bills. An Energy Recovery Ventilator (ERV) conveys fresh, clean air into the home; ERVs, a lifesaver for those with sensitivities to air pollution, are in demand in Colorado as smoke from wildfires increasingly impacts air quality.

Another way to maximize comfort and efficiency while limiting costs is to use passive solar design. The Farmhouse is oriented to protect the home from undesired heat gain in the summer and to accept solar radiation in the winter. Solar panels, moreover, perform optimally on a roof intentionally designed to capture solar energy.

A LEED Platinum certified build, the Farmhouse is regenerative, producing more energy than it consumes.

The most significant leap for many homeowners wanting a green build is moving to “electric everything,” said David. “Not only is everybody doing solar,” he continued, “but there’s a lot of interest in battery backups and, of course, car chargers and induction stoves.” One of the most cost-effective electric options is an air source electric heat pump. These are longlasting and 250 percent more efficient than a conventional furnace and air conditioning system. Rebates from Xcel Energy combined with tax credits from Colorado and the U.S. government have made air source electric heat pumps even more affordable. “There is a lot of new technology we can use to make our homes more sustainable, but this is where we start,” Rodwin said. “Financially, this makes a lot of sense.”

A home design and building innovation that was brought to public consciousness by the Marshall Fire is resiliency. Once a term used mostly in reference to water conservation, resiliency intersects with sustainability to refer to a home that responds to its environment, such as a house with ignition-resistant exterior materials. Homes designed for the Colorado climate – from the state’s strong sunlight, lack of water and highly expansive soil to risks from fire, hail and wind – are intrinsically sustainable and resilient, noted Rodwin.

While every Rodwin and Skycastle home is built green, styles can vary tremendously. “Sustainability can look like anything, from true modern to very traditional,” Rodwin said.

David added that clients operating within a set budget appreciate that a design-build model can accurately predict and control costs from the beginning of the project. He said, “We can help a client to have all the tools that they need to make the decisions about where and how they want to spend their money.”

Speaking of family memories, Keller explained that the Koelbel family has a meaningful history in the Valley. Buz Koelbel’s grandfather, Carl Norgren, owned a ranch in the Valley (on the other side of Highway 40 from Rendezvous) that gained notoriety when then president, Dwight Eisenhower, visited his friend Carl Norgren to fish and take a break from Washington. Buz and his four siblings learned to ski at Ski Idlewild–where Rendezvous’ expansion property is located. In many ways, the care that Koelbel has shown in the development and design of homes at Rendezvous is deeply personal.

The latest parcel at Rendezvous, opened in December of last year, includes single-family homes in four floor plans with abundant gathering space, multiple suites and expansive outdoor areas. The architects who designed these stunning, mountainmodern homes specialize in mountain home design. “We know our buyers want to spend time with multigenerations and multiple families when they enjoy their home away from home,” Keller says. “We’ve also added an elevator to our Uphill floor plans, allowing for all ages to access all levels of the home.”

Full-time RVing: What nobody tells you about year-round life on wheels

The post-Pandemic phenomenon of RV life continues to hold appeal for many folks, thanks to remote work arrangements, early retirement or simply the sheer cost of brick-and-mortar Colorado real estate.

And while there’s plenty to like about the freedom of mobility associated with an RV or a professionally camperized vehicle like a Sprinter Van, the realities of living 365 days a year in a recreational vehicle – especially in a seasonally wintry climate like Colorado – do suggest some forethought before committing to RV life.

Stuart Aronoff, owner of Frederick’s Universal Fleet RV & Auto Collision, does major repairs on modern RVs –and not the ones found cheaply on Craigslist, but dedicated RVs and van conversions that can cost a quartermillion dollars or more. Some, like the full-sized Prevost Motorhomes, can cost nearly seven figures.

He cautions first-timers to consider some of the logistical and lifestyle challenges living in an RV year-round may pose, especially if they aren’t able to head off to Florida or Arizona for the winter.

“A lot of less-expensive RVs were simply not meant to be lived in, full-

time,” Aronoff says. “I personally spend a lot of time winter camping in my RV in the mountains, and winter can be extremely difficult. When it’s -30 F, you simply can’t have any running water at all, and I need to have baseboard heaters and an electricity source, as the furnace can’t keep me warm.”

Aronoff says water issues are just one of the complications of RVs, even in the Front Range, as many are lightly insulated and designed for three-season weather. Appliances in less-rugged RVs weren’t intended for everyday use, and the necessity to winterize a rolling home on wheels may prompt newcomers to seek out more sturdy – and expensive – options for year-round living, when they first dig in to RV life.

“My advice is to do your research on various models and get a good education before committing to an RV. You can find more information online, on RV forums or through RV clubs, or ask manufacturers directly, and make a better educated decision.”

Part of the issue, he says, is that most RVs are built by small-scale manufacturers, and unlike large automotive or trucking companies, that means that replacement parts can be an issue.

“It’s a different issue when your RV is made by a company with 200 people in Indiana, versus Ford or Mercedes and

its thousands of employees. But there’s now a lot of conversions now that are based on those tried and true truck or van platforms, which can make things easier and more reliable.”

Most importantly, Aronoff suggests would-be enthusiasts carry important spare parts, especially if they have basic mechanical abilities.

“RVs require you to have a backup plan in place, which will make you feel less stressed out. We have a client who’s had to live in a hotel in San Diego for five months because we can’t get parts to fix his RV. You don’t want to have your whole life stranded on the side of the road.”

Tires are a critical component of RV safety and security, and Aronoff recommends owners carry two spares with them, especially if they’re headed off on a long journey like an Alaska trip. Tire pressures need to be checked weekly, and tires need to be swapped out every 5-7 years, even earlier on heavier RVs, even if the tread still looks okay.

Other precautions include seeking out insurance that’s specially designed for RVs, through companies including Foremost, State Farm or even AAA – which can help prevent long waits in temporary lodging in case of an accident or breakdowns.

And when the sun goes down for the night, varied lighting choices illuminate and captivate. “One of the latest trends we’re seeing is exterior chandeliers,” Angelo says. “These are a stunning, beautiful way to create an indoor/outdoor feel.” Smart lighting systems are popular, too, Angelo notes, offering convenience and customizability, such as lights automatically turning on at dusk and pre-programmed colors.

Let’s be real: the real reason for creating a beautiful outdoor space is the actual outdoors. So, surround yourself with greenery. An abundant variety of healthy plants, both in the ground and containers, will create gorgeous lushness, says Kim Jackson, Annuals Greenhouse Manager at The Flower Bin Garden Center. “They should be a good mix of annuals, perennials, and yes, houseplants and topicals, with both flowering and non-flowering plants. Include different heights, textures, and colors,” Jackson says, adding to be mindful of sunlight needs for placement. Houseplants, for instance, generally need to be in shade.

For specific recommendations, local garden centers are excellent resources, with expert staff ready to offer suggestions. A few of Jackson’s personal favorites include: Elephant ears, Banana, Hibiscus, and Citrus for large, dramatic, tropical flair; mediumsized Salvia Black and Blue and Roman Red, Agapa thus, Coleus, Snapdragons, and Dahlia; and smaller Petunias, Verbena, and Geraniums for bright bursts of color. Finally, Jackson suggests tall potted plants around seating areas for added privacy. No matter the size and shape of your space, living décor well suited to our Colorado climate will surely lend stunning, welcoming flourish to your own backyard escape.

Creating a backyard habitat that will encourage pollinators — including insects, butterflies, and ever popular hummingbirds — yields impacts well beyond beautifying your yard. Pollinator gardens offer true beauty with big benefits, supporting the entire ecosystem as they enhance your outdoor space.

“Current assessments show that 40% of pollinator species in North America are vulnerable to extinction while globally, extinction rates for pollinators are 100 to 1000 times higher than normal,” says Amy Yarger, Senior Director of Horticulture at Westminster’s Butterfly Pavilion. “The remedy is clear; we must do our best to make sure that pollinators and other beneficial wildlife can find homes in our landscapes.”

Start cultivating a place for pollinators with these top tips:

Include a diversity of native plants

Pollinator habitat isn’t necessarily “one size fits all”, Yarger says. Plant diversity is key to supporting

diverse populations of pollinators. An effective pollinator habitat will include native plants, adapted to our unique soil and climate conditions, of different seasons, shapes, sizes, and colors to make landscapes as inclusive as possible.

Get colorful

Enlivening space with color is one of the most fun aspects of planning for a diverse range of pollinators and beautifying your garden. Go for the whole dazzling spectrum and you’ll attract a pollinator party. Moths prefer pale, fragrant flowers, Yarger says, while butterflies love brightly colored blossoms. Bees tend to gravitate most to blue, purple, and yellow flowers. Hummingbirds find brilliant red, tubular honeysuckle flowers irresistible.

Create shelter

Trees, shrubs, and vines provide shelter from predators and the elements. They also allow for shaded space that better holds needed moisture beyond nectar.

Avoid pesticides

Many pesticides will harm pollinators. Instead, try other pest control methods such as physical barriers or attracting insect predators to your landscape.

And, by combining an app-controlled smart electrical panel, you can have complete control over your home’s electrical use.

“With the app, you can have full visibility into your home’s electrical consumption,” Stadsvold said. “With the help of smart panels, you can be more effective in how the battery power

Solar also adds value to the home. A 2019 report from Zillow found that homes with solar panels sold for 4.1% more than homes without, on average. To simplify the discussion, we caught up with local flooring experts Meyer Skidmore & Co. and McDonald Carpet One. Here’s what they see as the leading luxury trends in floors.

SUSTAINABLE HARDWOODS

A recent study based on the most viewed searches when looking to purchase a home cited hardwood flooring as the top feature in the U.S., according to Abbey Van Horn, president of Longmont’s quality hardwood flooring purveyor Meyer Skidmore & Company.

Solid hardwood remains the most sustainable finish in a home. And with eco-friendly products taking over the market, hardwoods are becoming increasingly sustainable in materials as well as how long they last before needing replacement, if ever.

Van Horn says that “homeowners who refinish their hardwood floor recover 147% of the cost according to the Remodeling Impact Report.” In addition, a joint study by the National Association of Realtors and Remodeling Impact Report suggested that the return on investment was the highest of all remodeling projects. New hardwood installation was second at 118% cost recovery. “Overall studies also show that your home value will increase 6% with hardwood floors,” she says.

WARMER TONES

Warm and dark browns are coming back around, according to Van Horn. “This will continue to circle around for years to come,” she says. “In a true craftsman-style home, for example, a warm, cozy brown hardwood floor is exactly what you need.”

Kelley McDonald, owner of Boulderbased McDonald Carpet One, agrees. “Warmer-toned flooring, in both wood and luxury vinyl planks, continues to become more popular,” she says. “They are great neutrals and can even be used with cooler paint colors.”

Also on the warm front are rich

golden tones. “I am super excited about this new trend surge,” Van Horn says. “Gold, that color everyone wanted to get rid of for the past 10 years, is coming back around in a new fashion.” She says several clients have recently asked for wide-plank wood floors in rustic pine to achieve a rich golden color.

“TIMELESS” ELEGANCE

Van Horn calls a sense of timelessness another big flooring trend. Her clients are concerned about falling into a fad and are increasingly asking for something they can enjoy for years to come.

“From solid to engineered hardwood, the timeless look of all-natural

hardwood will never go out of style,” she says. “Our clients want a light and bright natural Scandinavian look in their homes, and this will also give them a modern and timeless feel. White wash and grays are quickly moving out.”

Stylish Window Treatments

Ideas that dress up interiors

Floors and walls get a lot of attention in the home, but window treatments can add just as much to the comfort, look and feel of a room, while also adding to its energy efficiency.

“Window treatments provide a fashion statement to the home,” said Andrew Redenbarger, president of Windo VanGo in Broomfield. “Our business is making homes beautiful and representative of your personality.”

Windo VanGo is a family-owned window treatment company that exclusively sells Hunter Douglas products. The company provides initial in-home consultations and installations, as well as a showroom with product displays.

“Hunter Douglas shades are designed with purposeful style. They can transform a room with natural light, creating a distinctive, beautiful space,” Redenbarger said.

Hunter Douglas’s different treatments have many options, all with their own benefits, including blinds, shades, verticals, draperies and shutters for interior windows, as well as outdoor patio shades. Wood blinds are

inexpensive, durable and easy to clean, while faux wood, which looks nearly identical to wood, is moisture-resistant, durable and won’t be damaged in the sun.

“Because we are in Colorado, we recommend faux wood blinds, not real wood. Because the sun is so strong, it will damage the product,” Redenbarger said.

Options for shades include sheer, roman, roller, woven and vertical, as well as premier Hunter Douglas products like Silhouette and Pirouette. Those products offer a softer, more elegant look and have vanes for light control and privacy.

Honeycomb shades, also known as cellular shades, invite ambiance and provide sound absorption. Applause (single cell) and Duette (double cell) provide light filtering and room darkening and have a top-down or bottom-up design that can be adjusted to the customer’s liking.

“The Honeycomb shade is always going to provide better installation and lower electricity bills,” Redenbarger said.

Shades, as well as draperies, can darken an entire room, and draperies can be paneled to help prevent light leakage at the window edges.

Blinds, shades, draperies and other window treatments add to a home’s design aesthetic, whether it’s traditional, classical, transitional or modern. Traditional designs often include window coverings in damask, florals, stripes and plaids and materials like silk, linen and velvet for the upholstery, inspired by the 18th and 19th centuries for a sense of history and glamour.

“Think of royalty, layered colors and textures,” Redenbarger said.

Classic is more subdued and uniform, employing creamy shades of white, beige and warm browns. Transitional mixes traditional and modern design elements for a cohesive feel, while modern design encompasses simple forms and functions and uses natural materials and warm, neutral colors.

Wood blinds and shutters fall under classic design principles for their simpler looks, while heavy draperies and fluffy shades provide a more traditional look. Roller shades, which consist of a single piece of fabric covering a window, offer a clean, minimal design. Silhouettes and Pirouettes can be considered traditional or transitional, while Honeycomb is classic.

Customers can use Hunter Douglas’s PowerView automation to schedule scenes and the time of day they want to raise and lower their shades. They can keep their home safe while traveling by using the mobile app to program the shades while they’re away. Automated window treatments also can be integrated into a smart home using voice activation.
