As the snow melts, will the housing market warm?

Last month, mortgage rates dipped, home prices slid from their peaks and home shoppers felt the possibility of a home-buying heat wave and gingerly tested the water.

Nationwide, home buyers came out of hibernation. Mortgage applications surged, open houses bustled and multiple offers ruled for the most desirable homes, reports Realtor.com. In the rst week of February, mortgage applications rose nearly 46% from the previous four weeks, according to the Mortgage Bankers Association. Rates had fallen from more than 7% late last year to just below 6% at the beginning of February.

Senior Economist George Ratiu of Realtor.com says we may see a potential spring thaw for the housing market, but it’s still too early to tell. There’s a see-saw factor: After the recent drop, mortgage rates climbed again—up to 6.43% for 30-year xed-rate loans. The increase adds about $100 a month to the typical mortgage payment.

Why mortgage rates rose again, after dipping

A main driver of mortgage rates is the interest rate set by

the U.S. Federal Reserve. Over the past several quarters, the Fed has raised its rates in an effort to lower in ation by slowing the economy. The recent betterthan-expected unemployment report, which showed the lowest unemployment since 1969, has many expecting the Federal Reserve’s interest rates to stay high for a while longer.

The role of the housing supply Limited inventory — or the available homes for sale — contributes signi cantly to the competitiveness of the housing market. The downward pressure on inventory persists as long as interest rates stay high. When mortgage rates are high, homeowners who would typically move into a larger home or downsize into a smaller one sit tight in their current home unless they can make an all-cash purchase. “Most would prefer to hold on tight to the ultralow rates they locked in during the COVID-19 pandemic instead of having to get a new mortgage with a higher rate,”

The psychological watermark for many is 5% — if mortgage rates drop below 5%, more homeowners would likely put their homes up for sale. Lower rates tend to affect inventory and boost buyers’ buying power positively. Buyers can afford to borrow 10% more for every percentage point drop.

Watch for the housing market’s reality check to begin in March. As warmer months set in, so will the traditional home-buying season — prime time for real estate. As buyers come forward and multiple offers emerge, sometimes with a bidding war, prices typically rise. More on increasing the velocity of your money by using Your IRA to Invest in Real Estate

Retirement plans such as IRAs, SEPs, and 401ks are often thought of as limited to investments in stocks or mutual funds. However, if you open a self-directed IRA account (SDIRA), your retirement plan can hold real estate as well as real-estate related investments, such as notes. Anyone can use their retirement plan to invest in real estate. You just need the proper plan arranged.

In my previous article, I introduced an overview of a SDIRA and its requirements. In this article, I will explain more details and the process for purchasing real estate in your SDIRA.

Keep in mind that finding a qualified REALTOR® can give you a significant advantage as you walk though this alternative real estate acquisition strategy. A Realtor® has the knowledge and expertise to make these key financial investments move more smoothly.

Taking the Next Step

In my previous article, I discussed purchasing a house with your retirement plan. If you would like to take the next step and think longer term, you may want to consider buying a larger building. For example, if you sold the house that you invested in through your retirement plan for $600,000, you would pay no tax and you could use those funds as a down payment on a multi-unit apartment building. To buy the multi-unit apartment building, you would need to spend $1,200,000. With the $600,000 from the sale of the house, you would need to get a loan for $600,000. Any cash flow after paying the mortgage payment and expenses would remain in the plan. You would need to direct your custodian or plan administrator as to where to invest the cash.

Unrelated Business Income Tax (UBIT)

The profit attributed to equity grows tax free, but the profit due to borrowed money is taxed as Unrelated Business Income Tax (UBIT). In the above example, the loan to value ratio is 50%. So, 50% of the $35,000 would be taxed as UBIT. This example has left out transaction costs, such as commissions, loan fees, etc., for simplicity.

Vacation Homes

I know you are thinking, “I want to buy a vacation home with my IRA.” That is not permitted with a SDIRA. The IRS does not allow a property for personal use to be purchased through a retirement plan. What you can do, however, is buy a condo in ski country and rent it out full-time to anyone who is not considered a “disqualified person,” which includes your lineal descendants or ascendants, meaning you can’t rent it to your spouse, children, parents, grandparents, etc. There are a few more quirks regarding these rules, too, so be sure to check with your SDIRA custodian and tax advisor for further information.

When you want to retire and move into the condo, you can disburse the condo from your plan as if it were cash. Percentage ownership can also be disbursed over several years.

Process for Buying Real Estate in Your Retirement Plan

• Open a SDIRA with a custodian or plan administrator which specializes in SDIRA services.

• Transfer or rollover funds from your current retirement plan (IRA, SEP, 401K, etc.) to the new SDIRA.

• Find a property to purchase.

• Make offer on property. The offer must be made in the name of the SDIRA (for example: XYZ Custodian SDIRA, FBO Your Name).

• Instruct SDIRA custodian to write earnest money check.

• If earnest money check is written personally, it should be replaced with a check from the SDIRA.

• Do property inspection, financing, title work, appraisal.

• Pay for any expenses using retirement plan funds.

• Instruct SDIRA custodian to sign closing documents and write a cashier’s check for closing.

• Send deed to plan administrator.

Using an LLC (Limited Liability Company) to Own Real Estate

You may create an LLC to own real

estate for liability protection. The entity you create will hold the actual title to the real estate. Your retirement plan will then purchase shares in the LLC, and in effect, the SDIRA will own the LLC. The LLC will be the signer on the contract.

Managing the Property

If you own real estate in your retirement plan, you can use a property management company to deal with the day- to-day issues of maintaining the property. Your SDIRA custodian will sign the contract with the management company. The property manager can collect the rent and pay the bills. Then the property manager will send the cash flow to the custodian. You then direct the custodian where to invest the cash.

When your Retirement Plan Sells a Property

The SDIRA custodian will sign the listing contract upon your direction. Once a contract of sale is received on the property, the custodian will also sign it. In addition, the custodian will sign the closing documents. The proceeds check will be made out to the retirement plan. Then you tell the custodian where to invest the cash.

Is Investing in Real Estate Using IRA Funds Right for Me?

It’s not for everybody. It is definitely a team effort to decide if it is right for you. Consult your tax advisor, SDIRA custodian, REALTOR ®, financial planner, and property manager to see if you can come up with a plan that will accomplish your retirement goals. That plan just might include owning real estate in your IRA.

What does

What did life look like back then?  How much did a gallon of gas cost? How much did a dozen eggs cost?  How much did a bottle of soda cost?  How much did homes cost?

Now visualize your retirement. Does it look the same?  What’s different?

If you are like me, you would agree that everything has changed!  My future retirement will not look anything close to my parents or grandparents’ retirement and I am sure you would say the same.  Part of the difference is not just the cost of living and home prices, but life is very different today than what it was 30, 40, 50 and 60 years ago! Medicine, technology, cars, pensions, life expectancy, more technology, etc.

When we think about how retirement has changed and how it is done today, I would also argue that the tools used for retirement are different today.  My mother was a teacher for 30+ years and receives a pension.  My grandparents lived a very modest, mediocre (at best) retirement on social security, with no savings and never splurged and never took any vacations.  When I visualize my retirement, I do not expect to receive a pension and I do not plan to sit in a rocking chair for 30 years and grow old and skip out on travel and seeing family and

in your home for the rest of your life and you never sell your home, your heirs can inherit your home and they will pay back the loan using the proceeds of the sale of the home or other assets. If the balance ends up being greater than the value of the home upon sale, the heirs cannot be held liable either because this is a non-recourse mortgage to boot! Oh yeah, and you do not need to pay any income taxes on the equity that you take out because it is not considered income (this is not tax or financial advice).

So, what tools do I need to secure in order to achieve the retirement that I dream about? First, I will need to eliminate some monthly expenses in order to incur new expenses. Let’s face it, if my income is less in retirement, then ultimately my expenses need to be reduced as well. Therefore, I will first want to eliminate my mortgage payment which is likely my largest monthly expense. On top of reducing expenses, how will I pay for all the trips and activities that I want to take? The money I have saved in my 401K and my IRA will likely not be enough to cover a 30-year retirement. Ultimately, that money is designed to help replace lost income in retirement. What if I tap into my home equity to access some additional cash to cover larger

expenses in retirement like travel and home improvement? How do I do that without incurring a new monthly expense and do it safely? I can’t do that with a 30-year mortgage or a 15-year mortgage or a HELOC (home equity line of credit). Even if the interest rate is 2.5 or 3 or 4%, it still requires me to pay it back, right? Well, the answer is a Home Equity Conversion Mortgage. This is a tool that allows you to access a portion of your home’s equity and not have to make monthly payments, bingo! You can make payments, but you are simply not required to make payments. This is the most incredible, most flexible retirement planning tool that exists today! Seriously...you can access some of the equity in your home while continuing to own your home, without ever having to pay it back until you sell the house or you pass away (you still need to pay your property taxes, homeowner’s insurance and HOA dues if applicable). Additionally, if you live

So, what’s the catch? There isn’t any...seriously! Okay, the catch is you must be at least 62 years old to qualify (there are similar programs that are available starting at age 55). Yes, that’s right for all of you who are in your 30s, 40s and 50s, you have to wait a few more years to get your Home Equity Conversion Mortgage. I can tell you now, I will get mine as soon as I am eligible! This is the most powerful retirement tool that exists today. It is a very flexible and financially smart strategy that can increase your cash flow, enhance your overall quality of life, and improve your probability of success in retirement.

interest in the wee-Cottages has been predominantly driven both “by the downsizing demographic who no longer needs the big house for the kids and who wants to travel or be near grandchildren” and “by young professionals who have a lot going on and don’t have time to take care of the traditional single-family home with a huge property.”

“I’m often told that this neighborhood provides two key features homebuyers are seeking: detached homes, and outdoor space,” said Davidson. The wee-Cottages are single family homes that do not share walls, and very unique to Rogers Farm, most homes have a unique fenced front courtyard. “It’s room for a garden or maybe a firepit,” says Davidson, “and is the perfect spot to let the dog out without having to grab a leash.” The curb appeal of the neighborhood is also a standout feature, as the cottages as brightly painted with pops of reds, blues and warm grays alongside black trim.

The model Cottage Five plan features three bedrooms, two and a half bathrooms and an attached two car garage. The home also showcases an optional 250-square foot wraparound porch accessible from the front patio and a slider in the dining room, an ideal spot for a handful of cushioned rocking chairs or an outdoor dining set and grill. “Home shoppers that tour this home really appreciate the use of space and thoughtful design,” says Davidson.

The Rogers Farm neighborhood features several other wee-Cottage designs, starting at around 1,100 square feet, with the largest plan being the three-story Cottage Eight. The Cottage Eight features three bedrooms and two and a half bathrooms, with a tuck-under two

“This is a very walkable location in a beautiful, vibrant area,” Davidson said. Downtown Superior, across the street from Rogers Farm, boasts a variety (some currently under construction) of restaurants, coffee shops, breweries and boutiques, and Boulder is about 10 minutes away by car. “Rogers Farm feels like a tightknit neighborhood but has all the conveniences you want – without the compact, boxed-in feel of the higher density downtown,” he said. “You’re not far from Denver or the Denver International Airport, and it is very walkable to the RTD bus line routes to Boulder and Denver, yet here you are in a beautiful, peaceful area sitting just under the Flat Irons.”

A network of dirt-packed trails and cement paths provide endless

opportunities for strolling, running and cycling; hiking and winter sports are likewise a short drive from Rogers Farm. Trails on the south side of the neighborhood lead from Superior to Eldora Canyon, while the Coal Creek Trail, crowning the north side of Rogers Farm, connects to Louisville, Lafayette and Erie.
