When will the fed lower interest rates?
If you carry a balance on your revolving lines of credit or have been thinking about purchasing a home or car, you’ve probably noticed that rising interest rates are impacting your finances.

The Federal Reserve began raising interest rates in March 2022 and hasn’t stopped since then. At every meeting thus far, the Fed has announced additional rate hikes. Curious about when interest rates might begin to come back down? Here, I share a quick recap of what you need to know about the Fed’s decisions to raise rates, and when (and why) the agency might change course:
Why the Fed started raising rates
The economy has done quite an about-face since the Fed slashed rates in 2020 in response to the coronavirus pandemic. Since 2021, prices have been rising more quickly than expected. A modest rise in prices is normal, and the Fed’s goal for inflation is 2% each year. However, inflation hit 9.1% in July of 2022–a level not seen since 1981.
the Fed’s action is starting to have an impact, as the consumer price index (CPI) has risen 0.1% in March and 5% from one year ago. While still above the Fed’s inflation target of 2%, this is progress. Rising interest rates are also beginning to have an impact on the labor market, as March 2023 added the smallest number of job openings since 2020.

To combat rampant inflation, the Fed introduced the first of nine consecutive rate increases in March 2022. In theory, higher interest rates can tame inflation by reducing demand as borrowing gets more expensive. The current federal funds rate is 4.75-5.00%, up from 0.5% one year ago. The data shows that

Millennials step up to homeownership with distinct preferences
preferences for home-buying shifting. For the 2021 survey by the National Association of Home Builders (NAHB), more than a third – 36% – of millennials now favor a larger home.

Millennials –the nation’s largest generation –shifted from being majority renters to majority homeowners in 2022, with 52% of millennials now owning a home, according to RentCafe’s analysis of statistics from the Integrated Public Use Microdata Series, IPUM USA.
In the last decade, millennials gained 10.8 million homeowners, according to IPUM USA data. This boost tipped the balance in favor of homeownership and made millennials an ownermajority. Even with the shift, this demographic group, ranging from 24 to 42 years old, is still the dominant renter generation, with 17.2 million renter
households.
While the share of millennial home buyers continued to rise in 2022, baby boomers surged ahead and now make up the largest generation of homebuyers,
according to the latest study from the National Association of Realtors® (NAR).
What types of homes do millennials prefer? The pandemic continues to show its impact with
Millennials’ home-style wish list sets them apart from older home buyers, according to a survey by the National Association of Home Builders for the 2020 edition of “What Home Buyers Really Want.”
“Despite a few cases where millennials’ preferences should adjust over time, there are ultimately a good number of interesting areas where millennials’ current differences from older generations re ect unique, lasting preferences for millennials,” writes NAHB.

millennials, reported by NAHB: Given the choice of a custombuilt home or a new home built for sale, millennials increasingly would go for the new home.
Sought-after amenities include trash compactors, wet bars, builtin kitchen seating, and exercise rooms.
Currently, millennials favor whirlpool tubs and central islands with a range – a combined cooktop and over –more than the older generations, but study data suggest a preference for these amenities will decline.
And here’s a surprise: millennials show falling desirability for preferring environmentally friendly homes, which is consistent with the preferences of older generations.
Most popular specialty rooms
The number one specialty room millennial home buyers want
is a laundry room, with 86% reporting that it is desirable or a must-have.
Next on the most-wanted specialty room list is a dining room, with 77% of millennials expressing a preference.
This group prefers a dedicated space for work or school activities, with two categories landing in the top five: a home office and a study/den/library.
Sixty-six percent say a “great room” – a combined kitchen/ family room/living room – is desirable or a must-have.
Stand Out Specialty Rooms
Some specialty rooms stand out as preferred by millennials compared to older generations.
An exercise room is desired by more than half of millennials. But interest declines with age, dropping to 50% of Gen Xers, 32% of baby boomers, and 17% of seniors expressing interest.
Two-story entry foyers turn the heads of half of the millennials surveyed, compared to onethird of Gen Xers, 20% of baby boomers and 17% of seniors.

Increasing the velocity of value in an apartment building with income multipliers
The value of an apartment building is based on the income produced by the property. Once you know the income of the building, you can use either the Gross Rent Multiplier or the Capitalization Rate to determine the value of the building. The multiplier number is determined by the market. In other words, what are investors paying for income streams from the buildings in your market? In general, increased income creates increased value as determined by the multipliers described below.
Gross Rent Multiplier (GRM)
The most commonly used rule of thumb is called the gross rent multiplier. It simply compares the
price of the property to the annual gross rent. Part of the reason it is so popular as an investment measure is that on each listing sheet in the local area Multiple Listing Service (MLS) for income property, a GRM is calculated by the MLS system and shown on the listing sheet. In general,
the lower the GRM, the better the value and rate of return on the dollar invested. Its drawback is that it only considers rent and price out of all of the factors listed above.
Capitalization Rate (Cap Rate)
This is popular because it is also
easy to compute. It is arrived at by dividing the Net Operating Income (NOI) by the price. It is also indicated on the MLS sheet for each property. In theory, it is a better measure than the GRM because it takes into account the Net Operating Income (rent less the expenses of the property). The problem is that the expenses of the property are rarely reflected accurately in the MLS and are often inaccurate even when they come directly from the owner. If the expenses are in error, and the MLS system calculates the cap rate, you have garbage in, garbage out. Therefore, for this rule of thumb to have the most meaning to an individual investor, it is best to try to figure out as closely as possible what the expenses are for each property and add realistic estimates for total expenses for each property analyzed. Its other drawback is that it only considers rent, expenses, and price,

5 ways to improve cash flow in retirement
are retired. Or you may simply have zero interest in working ever again. So, this is not an ideal option for many people in retirement, but it is something that you can possibly consider.

It is no secret that when you retire, your income is likely to go down compared to when you were working full time. There are very few situations in which someone’s income remains the same in retirement and it almost never increases. So, the big question is, how do you cover your ongoing expenses and maintain your lifestyle in retirement when your income is less than what you had been earning? I believe there are 5 ways to improve your cash flow in retirement:
1. Go back to work.
2. Take funds from savings or retirement accounts.
3. Start receiving your Social Security income sooner rather than later.
4. Reduce your spending/ cut out monthly expenses.
5. Utilize some of your home equity.
Let’s breakdown each one of these options a bit more to see what the pros and cons are for each of these options.
First, the option of going back to work can be the fastest way to improve cash flow. There are many ways to earn an income in retirement to include part time work. As a matter of fact, there are many seniors who drive for Uber and Lift part time as an example. However, not everyone is physically or mentally able to work in retirement and that might in fact be the reason that you
The second option is to draw funds out from your savings or retirement accounts. Ultimately, I call this spending down your nest egg. There are many factors to consider when taking money out of your nest egg and because I am not a financial advisor or tax advisor, I am not qualified to go over all of them but here are a few to consider. If you take funds out of a retirement account prior to 59 ½ years old, generally there are penalties unless you qualify for an exception. Additionally, when you take money out of a retirement account (other than a Roth IRA or Roth 401k), there are tax consequences as well. By taking funds out, this will generally increase your adjusted gross income, possibly pushing you into a higher tax bracket and you will likely be required to pay ordinary income taxes on the money you take out as well. When you turn 72, you will be required to start taking funds from your retirement accounts. This is called required minimum distributions (RMDs).
The third option to consider is to start receiving your Social Security income as early as age 62. However, your Social Security benefits will increase if you delay taking payments until your full retirement age. For every your you delay claiming your benefits, you get an 8% increase until age 70. This means that you could get a 24% higher monthly benefit if you delay claiming until age 70. However, there are certainly circumstances when you cannot delay claiming Social Security, or
it financially makes sense to start claiming benefits sooner rather than later. This is a topic that you will want to discuss with your financial advisor to understand all your options, to include the pros and cons of delaying or claiming early.
The fourth option is relatively straightforward, which is to reduce your spending. This is the simplest option but can be the most difficult option to achieve. The reality is that many of our monthly expenses that we might be able to cut out are relatively small. These are expenses like internet, cell phone, cable TV, Netflix, HBO, Hulu, etc. These costs by themselves are generally not that much and cutting any of these out will barely make any change to your overall budget but can have a dramatic impact on your happiness and have a detrimental impact to lifestyle. The other monthly expenses like insurance, food, gas, and travel are more expensive but are much harder to cut out as well. The largest expense and one that many retirees (who are over the age of 62 and have a significant amount of equity in their home) can possibly look to eliminate, is their monthly mortgage payment. This could possibly be achieved through a home equity conversion mortgage which does not require monthly mortgage payments (you must still pay your property taxes, homeowner’s insurance, HOA dues and maintain your home).
The fifth and last option is to utilize some of your home equity. This is not an option for people who rent but for those who own a home and have a significant amount of home equity, this might be a great option to consider. One of the reasons to use home equity is because the proceeds of a mortgage are free
of any income taxes (a mortgage is loan and loan proceeds are not considered income). Therefore, this is one of the most efficient strategies to improve cash flow. The challenge with doing a cash out refinance or taking out a home equity loan or a home equity line of credit (HELOC), is that you will likely increase your monthly expenses by taking out a larger mortgage. Therefore, this strategy can help you to access money but could increase your expenses. This is why the Home Equity Conversion Mortgage (HECM), also known as a reverse mortgage, can be considered the best of all options because you can access cash and not incur a monthly mortgage payment providing the best bag for your buck. These 5 strategies might not be the only options to improve cash flow in retirement, but I have found that almost every option will fall into 1 of these 5 categories. The reality is this, research has shown that people who save will continue to save and people who spend will continue to spend. For people who are spenders, these options will become very critical to consider and should be considered earlier in retirement versus later. Please know that none of the information in this article is tax advice or financial planning advice and you should consult your tax advisor or financial advisor.

Plant Select varieties developed for Colorado gardens

Colorado gardeners, experienced and inexperienced alike, know the many challenges of gardening here. In addition to water, climate, our short growing season (due in part by snow, freezing temperatures and hail), wind, pests and fire, it can be a challenge to find plants that thrive in this semiarid region.
Enter Plant Select, a nonprofit collaboration between Colorado State University, the Denver Botanic Gardens and the horticulture industry, and the country’s leading brand of plants that thrive here.
Started in the 1980s, Plant Select does the trial-and-error work so you don’t have to. Its goal is to “create smart plant choices” for our area, and provide more options for gardeners to match the “right plant, right place.”
Meeting Plant Select criteria
Plants must thrive in a broad range of conditions before they are
available to the public and meet criteria such as using less water, being resistant to disease and insects, being attractive to pollinators (but resistant to deer, a common problem in Colorado), living through many seasons, and being noninvasive. In other words, they must be low on maintenance and high on appeal to gardeners.
How plants are chosen
Some are found in nature; some are developed by breeders, some are discovered by nursery professionals,
others are from Denver Botanic Gardens collections, and others are chosen from trials. Plant Select conducts the research with an intensive trial program in collaboration with Colorado State University, Denver Botanic Gardens and the horticulture industry, helping to ensure success in gardens.
According to Jim Klett, a retired Colorado State University horticulture professor who helped found Plant Select, “Plant Select plants are beautiful and resilient plants that use fewer resources and have a more-positive environmental impact.” In 1997, Plant Select recommended the first five plants and produced its first brochure. New plants being considered are grown at Colorado State University and Denver Botanic Gardens. Plants are evaluated on performance through at least two winters, and during the trials. Plants that don’t have desirable traits are eliminated from the trial. The entire process, from beginning the trial, selecting the plants and building up stock, can take between five and 20 years.

Annual Flower Trial Gardens
It’s well worth the trip to see the trial gardens “at work.” In Fort Collins. They’re located on the northwest corner of Remington and Lake streets. Free parking is available in spaces surrounding the gardens and the University Center for the Arts. The gardens are free for visitors of all ages and are open daily.

out of all the factors listed above. In an existing apartment, you can study the market and determine if there is any way to increase tenant desired services for additional income and full occupancy. Here are a few ideas:
• Hire professional management if this is not already in place
• Pass the utility costs to “paid by tenant”
• Laundry room, vending machine income
• Charge for parking
• Create extra storage and charge for it
• Improve security
• Improve or create outdoor living areas
• Enforce reasonable late fees
• Charge for weekly maid service
The items listed above will likely increase the income and stability of that income. However, some of the greatest potential to create additional income and value is through major improvements.
Increasing the Velocity Through Major Improvements
Using the Gross Rent Multiplier effect, major improvements can have a huge influence on the value of the property. In addition to a few samples to increase income above, you can analyze if major improvements will allow the rent to be increased.
As an example, first, determine what the Gross Rent Multiplier and Capitalization Rate are in your market. After studying the market, you determine that most buildings sell for about 16 times the annual rent.
Next, if an older 20-unit building rents for $1,000 per unit or $20,000 a month or $240,000 annually, multiply that number times 16 for a value of $3,840,000.
After your market study, you determine that if you put in $10,000 per unit for new kitchen and appliances, bath, windows, carpet, and paint, the units would rent for $500 per month more, or $1,500 per unit.
20 units x $10,000=$200,000
investment in improvement
20 units x $500= $10,000 a month or $120,000 a year increase
If the local multiplier is 16 x $120,000 is a $1,920,000 increase in value for a $200,000 investment in improvements. The new total value would be $5,760,000.
You can use this simple formula, using your own market’s data, to determine what would apply in your case.
If you improve major components of the building, you might be able to increase the velocity of your investment by applying component depreciation for additional tax savings.
