BIG IMPACT Small Moments...
The resilience of PPH residents and staff never ceases to amaze me. Despite the challenges of the last few years, our community continues to thrive and touch the lives of hundreds of residents. It was 132 years ago when the first resident moved to PPH. Maria Magdalena
Seitz could not have done it without the help of her friends and members of her church. She was a widow who needed a place to live. Although she was independent and could help in the work of PPH, she only had $38 and needed another $62 to move in. Her friends and church family contributed the $62 so she could take advantage of the care being offered, and that was the moment the philanthropic spirit of PPH was set in stone.
When I look back at 2022, thousands of small moments come to mind. Moments that deeply impacted our residents, their loved ones, and our staff. From larger scale events like the holiday parties, Founders’ Day celebration and Garden Party, to the everyday moments of residents attending a WiSE class or sharing a meal with a neighbor. It is these small moments that truly make a difference and add up to the PPH experience.
PPH is always evolving, from campus improvements such as new elevators and enhanced lighting to new programming for staff and residents. We are thankful for your ongoing support that has allowed PPH to advance our mission and care for our residents.

BIG IMPACT
As I ponder this year’s theme, “Small moments, Big impact,” I am reminded of the countless moments I have shared at PPH over the course of many years and their significant influence on my life. I would say that my top moments are the ones I spent developing lasting friendships over the years and their tremendous effect on my life. Talking to residents at PPH, I see how quickly these friendships develop, through mutual interests, volunteering, dining together, and countless activities.
As we continue to emerge from the pandemic, I am particularly proud of the changes that have taken place around our campus. The Enhancement of our Wi-Fi system has increased our connectivity for residents and staff to allow contact with family and friends and make Telehealth a reality. Upgraded elevators and enhanced lighting have afforded us added safety. And the improvement of our outside areas adds to the beauty of our campus and enriches our lives this spring and summer.
As a Board and with John Dubyk, our President, and CEO, we continue to face the challenges of remaining competitive in the changing marketplace. Our dedicated Board and staff have faced these challenges head-on, and we will continue to strive for long-term gains.
As chair of the Marketing and Development Committee, I want to thank you for your continued support of PPH. It truly is the smallest moments that make the biggest impact. As you will see in this report, Benevolent Care significantly affects our residents’ lives. What may seem like a small gesture does have a considerable influence on the life of a resident who can no longer afford their care. Perhaps my years at PPH have shown me how substantial this impact can be

What We Do...
PPH, a continuing care retirement community, offers a full continuum of care for those 62 years of age or older. Living at PPH allows residents to live their lives to the fullest. Located on over 12 acres, PPH offers beautifully landscaped gardens, paved walking paths, a Bocce court as well as garden spaces for residents to grow their own vegetables.
The indoor campus offers various lounges and dining areas, an activity and arts center, a greenhouse, a fully equipped fitness center with a heated indoor pool, a social hall for performances, a Chapel, and a library. Every element of our campus is designed to encourage an active and vibrant lifestyle that engages the mind, body and spirit.

Independent Living
PPH offers 11 different floor plans in 3 buildings, all inter-connected to the main community center. From cozy studios to large two-bedroom with den floor plans, there is a perfect fit for everyone’s taste. All one and two-bedroom apartments feature a patio or balcony, and each floor in every building offers a community lounge for game nights or simply another place to gather with friends and family.
Personal Care
PPH’s Personal Care neighborhood is located in the center of the community and is close to activities, dining, the library and other community spaces. Personal Care residents enjoy their own private residences and amenities, while also being welcomed to take advantage of the entire campus’s spaces.
Residents in personal care are able to get additional assistance with the activities of daily living, such as bathing, medication management, and meals. Our staff is committed to providing assistance while helping residents maintain and achieve their highest level of independence.

Memory Care
Our Chapters program is designed to support residents that suffer from memory impairment. This safe neighborhood offers a soothing environment for our residents while providing specialized care so that they can thrive. In addition to care, residents enjoy a life enrichment program that creates a stimulating environment.
Skilled Nursing -Long-Term Care
For those residents in need of the highest level of care, Pathways skilled nursing provides 24-hour care while focusing on dignity and respect for the individual. Residents’ rooms are spacious and bright, with many lounges and dining venues to enjoy. There is also a beautiful outdoor garden with seating for residents and their loved ones to visit.
Rehabilitation
PPH offers a comprehensive therapy program to assist residents in their recuperation from an illness, injury, or surgery. The ultimate goal is to improve their quality of life and get them back to their lives as soon as possible. On-site physical and occupational therapy offers a great convenience to our short-term rehabilitation patients.

Leadership Development
Marge Felix, MSW, LSW, NHA, Associate Director of Social Services
Marge recently completed the 120 hour course work for her Nursing Home Adminstrators license. When asked about how it felt to graduate, Marge stated “it made me feel accomplished,” while also giving credit to her co-workers. “I had a lot of of support. I didn’t think I could do it. It’s a challenging courseload, and challenging tests.”

Shannon graduated from the LeadingAge PA Fellows in Leadership program in May 2023. The program is constructed around the needs of today’s providers. Fellows in Leadership equips leaders with actionable strategies and practical knowledge to help solve real-world challenges in member communities. The program assists emerging and experienced leaders to define, clarify, and practice the skills needed to lead aging services organizations into the future. Shannon stated, “I am honored to be selected to be a part of this program. I have already learned so much and have been able to immediately apply the teachings to my role at PPH.”

Our Fiscal Responsibility...
The COVID-19 pandemic has continued to create uncertainties and financial strains as we have endured the challenges associated with the virus for the last three years. It is no secret that the pandemic has greatly impacted the aging services industry, and PPH is no different.
The pandemic continues to impact our census, accordingly, nursing census averaged 77% occupancy during 2022, a modest improvement over the year prior. Personal Care census also remains pressured, averaging 67% during 2022, a 4% decline from the prior year. The 4th floor of our Personal Care remains closed due to the census challenges. Due to the many COVID-19 outbreaks, PPH was closed to admissions in both our nursing and personal care buildings at various times throughout the year. This decrease in census significantly reduced resident service revenue which we rely on to maintain a balanced budget.
PPH is navigating the challenges to increase census while ensuring we have the adequate staff to care for our residents. The nationwide staffing shortages have made staffing recruitment and retention even more challenging.
In addition to revenue reduction, the pandemic has had a direct impact on increased expenses. PPH is still experiencing increased expenses related to the pandemic including

the purchasing of Personal Protective Equipment (PPE), COVID Testing and Salary Continuation for Employees who are out of work as a result of contracting COVID-19. In 2022 alone, PPH spent over $200,000 in COVID testing for both staff and residents.
In summary, PPH’s 2022 financial statements reflect total assets of $57.4 million including $22.0 million in investments, total liabilities of $26.9 million and total net assets of $30.5 million. PPH ended the year with an operating loss of $1.0 million due to the various challenges of the COVID-19 pandemic and lack of further federal government stimulus funding.
With little to no COVID funding in the horizon, PPH’s prudent financial accountability will continue to be a main priority. We will continue to address all we do from caring for residents, staff, and finances, proactively, as the future of senior living evolves.

Nurse’s & CNA Weeks
To celebrate our nurses and certified nurse’s aides (CNA’s), a special display was created by the Recreation Therapy Department, with the theme “Creating and Nurturing Connections.” The Nurse and CNA of the Year awards went to: Jacqueline Romansky, LPN, Heather McLaughlin, RN, Robin Chase, CNA and Senquetta Kennedy, CNA.

Alzheimer’s Fundraising & Walk
Team PPH hosted a bake sale, Bocce Ball tournament, and campus walk to raise money for Alzheimer’s Awareness. We were able to raise over $1,500! Several staff members and their loved ones also participated in the official walk at Citizens Bank Park in Philadelphia.

Ukraine/Auxiliary Donation
The PPH Auxiliary, and PPH residents, donated $3,700 to the Ukrainian Educational & Cultural Center in Jenkintown, PA. The check was presented to Oga Mykhaylyuk, president of the Ukrainian National Women’s League of America. The organization was most appreciative of the donation.

The 2022 Fall PPHest was held on Tuesday, October 11, 2022 in the ACE Courtyard. The Fall PPHest was a chance to thank our faithful and hardworking staff, especially during the most trying times of the pandemic. Staff were treated to BBQ chicken, mac and cheese, cole slaw, and much more!
Staff enjoyed “dunking” their fellow employees in a dunk tank, treats from an ice cream truck, and prize raffles!

Founders’ Day honors the remarkable vision and commitment of a group of German ministers who, together with members of the community, worked to achieve a common goal. Their efforts led to the establishment of PPH in its current form, and the cause they so passionately believed in is now known as the PPH mission, which has Benevolent Care at its core.

PRESIDENT’S AWARD RECIPIENT
The President’s Award recipient for 2022 was Jorge Rodriguez. Jorge sets a positive example for all PPH staff with his dedication and hard work and can often be seen running around the PPH campus with a positive spirit and a willingness to go above and beyond. He is a great mentor to newer Security staff and, as an Army Veteran, actively participates in all military and veteran’s holidays, including flag raisings.
INDEPENDENT LIVING RESIDENT OF THE YEAR
The Independent Living Resident of the Year was awarded to longtime resident Paul Hedges. Paul is a highly engaged member of the community who selflessly volunteers his time at the library and helps with mail and package deliveries. He is deeply grateful for the exceptional care his wife received during her stay at Pathways, and has made a personal commitment to continue giving back through volunteer work for as long as he is able.
PERSONAL CARE RESIDENT OF THE YEAR
Angela Emmanuele was voted Personal Care Resident of the Year. The middle child among her five siblings, Angela has numerous nieces, nephews, grand nieces and nephews. She cherishes her family and is always available to support them. Angela was an active member of the Sunshine Foundation, volunteered by reading to children, and takes pleasure in scrapbooking. At PPH, she continues to serve by aiding and advocating for fellow residents and has dedicated her life to assisting others.
PATHWAYS RESIDENT OF THE YEAR
The Pathways Resident of the Year award went to Barbara D’Amore. Barbara engages with her fellow residents in the Pathways neighborhood daily and kindly plays Frank Sinatra’s music on Alexa for their enjoyment. Even after scheduled events have ended, she takes the initiative to lead discussions or activities. Despite only residing here briefly, she exemplifies what being the Resident of the Year means, and brings a lively and refreshing atmosphere to the neighborhood.
VOLUNTEER OF THE YEAR
Kathleen McAdoo was named the 2022 Volunteer of the Year. A dedicated PPH volunteer since 2008, Kathy has held multiple positions throughout the facility. She currently serves as a member of the Auxillary, an assistant in Tabor Market and the Commons Beauty Shop, and the welcoming person in her building. Known for her pleasant demeanor and warm smile, Kathy has contributed significantly to the organization and is celebrated for her kind and helpful approach.

Schea Scholarship
At PPH, we believe in supporting the education of future healthcare leaders and caregivers. The Eberhard and Helen Schea Endowment Fund for Healthcare Education is a crucial part of our mission to achieve this goal.
Named after long-time PPH donors and residents, Eberhard and Helen Schea, the Fund was established by their children – Fred Schea and his wife Kathleen, and the late Caroline Schea Lloyd and her husband Jim – to honor their parents’ legacy and provide opportunities for continuing healthcare education that benefits PPH employees and residents’ well-being.
Thanks to the generosity of the Schea and Lloyd families, we have been able to award scholarships to twenty-one employees since 2016, with a total value of over $21,000. These funds have supported various online training courses for PPH staff and played a role in the implementation of PPH Wisdom in Senior Education (WiSE) classes.
In 2021, the scholarship program was expanded to include not only higher education degree programs but also continuing education courses, certification courses, and professional development programs.
Two PPH Dining Services employees were selected as the 2022 Schea Scholarship recipients. Natgeene Joachim of PPH Dining Services, is a firstyear student at Indiana University of Pennsylvania, interested in speech pathology, and Roji John, also of Dining Services, is a junior at Gwynedd Mercy University, with aspirations of becoming a social worker.

Guardian Angels
PPH’s Guardian Angel program is a meaningful way for residents to express their gratitude for a special PPH caregiver or other employee who made a difference in their lives or the lives of a loved one. PPH Auxiliary
The PPH Auxiliary has a rich history dating back to 1889, when it was known as the PPH Ladies Aid Society. Today, the Auxiliary carries on its tradition of supporting PPH’s fundraising mission of Benevolent Care, as well as organizing staff and resident appreciation events.
Membership is open to everyone, including PPH residents, staff, family members, and members of the wider community. Meetings are held on the second Tuesday of each month at 11:30 a.m.
For those unable to attend in person, meetings are broadcast on PPH TV channel 5. Members also receive a monthly newsletter with news and updates, which is distributed to all members and the PPH administration.

2022 Benevolent Care Garden Party
The PPH Benevolent Care Garden Party was held on Thursday, September 15, 2022, at 6 p.m. at the PPH ACE Courtyard & Café, surrounded by beautifully landscaped gardens. The indoor Fountain Room, directly adjacent to the ACE Courtyard, was also open for seating and dining. This event, formerly called the PPH Gala, was a more relaxed version of our largest fundraiser of the year that supported PPH Benevolent Care. The 2022 Garden Party raised over $120,000 that will be used to support residents who can no longer afford the cost of their care.
The evening included a Welcome Reception and Mobile Silent Auction followed by a welcome from the President & CEO, John Dubyk. Our first-ever Live Auction was a great success with guests bidding on Eagles tickets and other fun items that were donated by our generous supporters!
The weather was beautiful and an abundant amount of delicious hors d’oeuvres and food stations with an open bar serving beer, wine, and the event’s signature cocktail was available throughout the evening.
Benevolent Care is for residents who have outlived their financial resources and no longer can afford the cost of their care. Because of our generous sponsors, PPH provided over $638,500 in Benevolent Care last year to PPH residents in need.

Planned Giving, also called Legacy Giving, is a way to make a gift to PPH through thoughtful estate planning. A planned gift, as part of an overall estate plan, takes your needs and those of your loved ones into consideration, while helping support the PPH mission.
By adding PPH to your estate plan through various flexible, tax-advantaged options, you can continue to benefit from your assets now, knowing that your legacy gift will provide quality care and peace of mind security to residents and their loved ones for generations to come.
Common Types of Planned Gifts at PPH
A GIFT THROUGH YOUR WILL
Gifts established in your will can be a specific dollar amount or a percentage of your estate. A bequest allows you to retain control of your assets during your lifetime, while also making a gift to PPH.
CHARITABLE GIFT ANNUITIES
Our charitable gift annuity program, administered through the United Church Funds, was created as a service to our many friends who have expressed a desire to make a gift of significance, while still retaining income from the gift property during their lives.
A charitable gift annuity is a contract in which you exchange a gift of cash or securities for a guaranteed, fixed income each year for the rest of your life! It is truly a win-win situation for the donor and PPH.
LIFE INSURANCE
Do you have a life insurance policy you no longer need? Perhaps your other assets have grown to provide the protection you require, and the insurance policy lies forgotten in a safety deposit box. Did you know that the policy could make a wonderful charitable gift to PPH?
If you have insurance you might like to contribute, or if you are currently paying premiums on a policy and want to discover how this policy might work as a gift, you can name PPH as the beneficiary, or co-beneficiary, of your life insurance.
RETIREMENT PLAN OR IRA
A retirement plan or IRA is typically the largest source of assets that generate taxable income when paid to a beneficiary. Therefore, if you are considering a gift to us after your lifetime, it is usually better to leave taxable assets to us and give non-taxable assets (such as stocks and real estate) to your loved ones.
