It is our residents, resident-families, team members, volunteers, donors, Board and vendors creating a sense of community. It is the joy reflected in each of us as we share our experiences.
Our lives are well lived with everyday events — a walk along the beautiful outdoor gardens, plant growth in the Greenhouse, artists at work in the ACE Center, exercise in the Wellness Center, chats in the Fountain Room, Quizzo or a guest speaker in the Social Hall — that bring camaraderie and a sense of belonging at PPH.

It has been my honor to serve our residents, their families, staff, donors and our community as PPH Chair of the Board. We value each of you and are grateful for your ongoing support and commitment.
All of us have accepted the challenges the senior living industry is facing. No matter what, we came together throughout the year to provide care, comfort and a resident experience based on service excellence and teamwork. I’ve witnessed our staff’s joy, fellowship and embodiment of PPH’s core values across our exceptional 13-acre campus and during special events such as the Garden Party and Founders’ Day.
As a board, we have taken responsibility for a year of due diligence to ensure the fiscal health and wellbeing for the future of PPH. We appreciate the management oversight of FellowshipLIFE during 2024 as we embarked on a period of transition. Our journey continues and we look forward to a bright future.

What We Do...
PPH, a comprehensive continuing care retirement community, provides a spirit in living with a full continuum of care for individuals aged 62 and older.
With over 13 lush acres, this tranquil oasis features beautifully manicured grounds, complete with a landscaped garden, a koi pond, raised garden beds, walking paths, and a welcoming gatehouse entrance.
Our indoor facilities boast a state-of-the-art wellness center equipped with exercise and movement classes, a heated indoor pool, and a bowling alley. Additionally, residents can enjoy a greenhouse, craft room, chapel, art studio library, and life enrichment programs designed to nurture the mind, body, and spirit.
The Social Hall serves as a dynamic center point for performances, exhibitions, guest speakers, educational seminars, and social activities that promote a vibrant lifestyle.
With spacious dining areas, a bar for happy hours, an on-site bank, a gift shop, a primary care medical practice, a convenience store, and ice cream shop “Scoops,” PPH ensures every amenity is at our residents’ fingertips, enhancing their comfort and quality of life.

As we reflect on the past year with the Residents and Team Members at The Philadelphia Protestant Home (“PPH”), we are proud to share our journey with you. While our financial statement shows a reduction in net assets for the year 2024, we see this not as a hurdle to achieving the Community’s strategic plan, but as an investment in the future of our organization and the Community we serve.
This year’s financial results are the direct outcome of strategic decisions aimed at ensuring our long-term sustainability and impact on the daily lives of our Residents. The investments committed to our residents’ care and service experiences, building infrastructure, and marketing initiatives may have temporarily affected our bottom line, but we are confident these efforts will pay dividends in the years ahead.
Significant strides have been accomplished by expanding our Community outreach, improving our amenities and services, and enhancing our surrounding environment. We have also focused on strengthening our team, upgrading our technology, and are laying the
groundwork for new, innovative programs that will better serve our Community and team members.
While the increase in operating expense is significant, our commitment to quality and service levels PPH is known for continues.
Inflationary impact on labor and product costs continues to affect operating results. We are deeply committed to ensuring that the quality and investments into the infrastructure of PPH continue and are not compromised by the rising costs. The impact of these decisions today will be realized in the future, enabling us to continue our mission and legacy.

Our Team Members
Lydia Fonseca was promoted to Independent Living Sales Counselor and will be taking on Karen’s previous duties.
Lydia began working at PPH six years ago — longtime PPH Family will remember she was part of the Finance Department and assisted residents in the Business Office for about a year before moving to Sales & Marketing.
“I’m looking forward to continuing to build lasting relationships with prospective and future residents.”
Each department at PPH brings its own skill set and expertise, delivering quality care and exceptional service every day. Our team members embody compassion and vibrancy, and help make PPH a special place to live and work. We are grateful for all that they do.
Angie Hernandez was elevated to Billing Supervisor in our Finance Department in July 2024. In her role, she resolves any billing issues that may arise, and works with her team to ensure accuracy and timely processing of invoices.
Angie joined PPH in February 2022 as an Account Representative. She also works a few hours each week in PPH’s Business Office, which gives her the opportunity to interact with residents. “I enjoy chatting with and helping out the residents,” Angie said.
“I’m grateful for the opportunity and the people here — residents and team members — who I’ve learned so much from.”

INDEPENDENT LIVING
PPH offers 11 different floor plans in three buildings, all inter-connected to the main community center. From cozy studios to large two-bedroom floor plans, there is a perfect fit for everyone’s taste. Many one and two-bedroom apartments feature a patio or balcony, and each floor in every building offers a community lounge for game nights or simply another place to gather with friends and family.
PERSONAL CARE
PPH’s Personal Care neighborhood is located in the center of the community and is close to activities, dining, the library and other community spaces. Personal Care residents enjoy their own private residences and amenities, while also being welcomed to take advantage of the entire campus’s amenities.
Residents in Personal Care are able to receive additional assistance with the activities of daily living, such as bathing, medication management, and meals. Our staff is committed to providing assistance while helping residents maintain and achieve their highest level of independence.
MEMORY CARE
Our Chapters program is designed to support residents that suffer from memory impairment. This safe neighborhood offers a soothing environment for our residents while providing specialized care so that they can thrive. In addition to care, residents enjoy a life enrichment program that creates a stimulating environment.
SKILLED NURSING - LONG-TERM CARE
For those residents in need of the highest level of care, Pathways Skilled Nursing provides 24-hour care while focusing on dignity and respect for the individual. Residents’ rooms are spacious and bright, with many lounges and dining venues to enjoy. There is also a beautiful outdoor garden with seating for residents and their loved ones to visit.
REHABILITATION
PPH offers a comprehensive therapy program to assist residents in their recuperation from an illness, injury, or surgery. The ultimate goal is to improve their quality of life and get them back to their lives as soon as possible. On-site physical and occupational therapy offers a great convenience to our short-term rehabilitation patients.
Our Impact
Martin Luther King Day of Service
PPH held its fifth annual Martin Luther King Day of Observance in January, which focused on the theme of “Recognizing Those Who Sustain Our Community.” Team members of all departments were recognized in a slideshow presentation.
“The PPH team works tirelessly — day or night, rain or shine — to sustain us within our community. They are there for us,” said PPH resident Evelyn Washington.
Our residents’ Martin Luther King service project was a sock collection drive. Donations were collected from residents, team members and visitors, with all proceeds going to “The Joy of Sox,” a nonprofit organization based in Radnor, Pa. that collects socks for those experiencing homelessness.
Black History Month
Four juniors from Central High School kicked off Black History Month with a presentation on the importance of incorporating African American History into education — the School District of Philadelphia is the only major school district in the US that requires a yearlong African American History course.

Celebrating Centenarians
PPH resident Cecelia Amato celebrated her 107th birthday in March — yes, one hundred and seven! Cecelia celebrated with many of her neighbors, including longtime friend, and fellow centenarian, Marcella Fellin!
“What you eat is very important,” Cecelia said. “Don’t smoke, live healthy!”
In 2024, seven PPH residents turned 100, including Tina Dowling, Ruth Smoger and Walter Sawyer* (with his wife, Regina*).
PPH Centenarians
PPH held a special luncheon on April 9 — the 100th day of the year — to celebrate our resident centenarians and those turning 100 later in the year. PPH leadership and team members from various departments joined our centenarians and each received a certificate of recognition. A special thanks to the PPH Auxiliary for donating the flowers for each table and a special corsage for each guest. It was a wonderful program enjoyed by all.

Women’s History Month
PPH honored famous women and recognized some of our own — residents and team members — throughout Women’s History Month in March.
PPH held a special talk on March 11, “A Conversation with Women Leadership.” The event, hosted by PPH Residents’ Association President Dr. Elaine C. Grose, featured four women leaders of PPH: Interim CEO Nancy Koury King, Vice President of Human Resources Daphne Floyd, Vice President of Marketing & Communications Shannon Grieb, and Vice President of Health Services Jennifer Honeyford.
Panelists and audience members spoke on steps they’ve taken to advocate for diversity, equity and inclusion — the theme of this year’s Women’s History Month — in their personal and professional lives, and shared stories of women who inspired them throughout their lives.

PPH residents gathered for the Phillies’ season opener in April and again for a weekday matinee game in July. Our residents enjoy getting together for Phillies games in our Social Hall or Fountain Room.
Cranium Crunch
Pride Month
The resident-initiated Pride committee decorated the PPH Esplanade in recognition of famous LGBTQ pioneers in entertainment, politics, media and more.
Our Independent Living and Personal Care residents keep mentally active through board games, crossword puzzles, card games and more. And no group takes the Alzheimer Association’s advice of “Stump Yourself – Challenge your Mind” more than PPH’s Wednesday afternoon Cranium Crunch group. Led by Life Enrichment Activities Director Kathy Nucero, the group takes on various games that include trivia, brain teasers, fill in the blank and much more. Not only are those in attendance using memory, critical thinking skills, and focus as they solve a brain teaser or recall a phrase or a celebrity from yesteryear, but they also find enjoyment in the camaraderie of the group.

Juneteenth
PPH’s annual Juneteenth Festival was a success! The day consisted of a bocce tournament, a special lunch menu courtesy of our Dining Services team, and an afternoon filled with activities in our Social Hall.
Trips
Our Independent Living residents take trips throughout the year to many local retail stores or restaurants, but they also venture out of Northeast Philly, like they did last July when they visited Ocean City, N.J.
Frogs, Grandpas, Rainbows and more highlight the PPH Talent Show
Over 100 people — residents, team members, and a few family members of the performers — attended the fifth annual PPH Talent Show. Acts included poetry, comedy, and songs of humor, love and patriotism.

PPH residents love to dance! Whether it’s The Philly Collective Soul, the South Philly String Band or Cardinal Dougherty Alumni Band, our residents get up and get moving during live performances, and in one case, started a “Love Train.”
Sister Jane Coyle’s Jubilee
PPH celebrated and paid tribute to Sister Jane Coyle of the Medical Mission Sisters (MMS) in a special 75th Jubilee in the Social Hall on Oct. 2. Sister Jane joined MMS in 1949 and is the first member to reach 75 years!

A 102-year-old Personal Care resident, Sister Jane moved to PPH in 2020. She is one of 10 Medical Mission Sisters and Associates who live at PPH, across all levels of care. Many others from the MMS community were in attendance to celebrate Jane, who spoke on various aspects of her life.
Alzheimer’s Association Fundraisers
Team PPH’s “Fight Against Alzheimer’s” culminated on Nov. 7 with our annual campuswide Alzheimer’s Walk. Throughout the year, money was raised through food and bake sales, and friendly competitions of shuffleboard, cornhole, bocce, and trivia.

Independent Residents’ Association
The PPH Independent Residents’ Association consists of seven elected officers, duly elected representatives, and resident delegates. Each part of the Association has its own duties, who each work together to carry out the PPH mission.
The purpose of Residents’ Association is to inform residents and enable them to have a voice regarding the overall operations of PPH. The Residents’ Association helps create and cultivate an enjoyable, active, and useful community life for residents.

PPH Welcomes Pet Dogs
Effective June 7, 2024, PPH updated its pet policy to include small dogs. The update, which took into consideration input from residents, was approved by the PPH Board and the PPH Board Executive Committee. The updated policy is in line with other communities in the Philadelphia region. Notable new guidelines (in addition to previous procedures) are that dogs must be 25 pounds or under, and only new residents can move in with dogs they already own.
PPH’s first dog resident, Madi, is a rescue dog of new resident Barbara Sveen.
PPH Choir
The PPH Choir held a spring, fall and winter show this year. Being part of the PPH choir is a great opportunity for PPH residents to showcase their singing talents.

Our Culinary team holds Pop-Up events throughout the year. These pop ups offer tasty treats with various health benefits.

Five PPH team members awarded Schea Scholarships
Congratulations to the five recipients of the 2024 Eberhard and Helen Schea Endowment Fund for Healthcare Education Scholarship:

Eileen plans to enroll in a wound certification course that will enable her to enhance her own knowledge base and assist in staff training. Caiyah plans to further her education by enrolling in an LPN program. Hailey majors in Sports Management at Bryn Athyn College. Shyla is set to graduate this spring from Lincoln Technical Institute’s LPN program. Reem is pursuing a Masters in Healthcare Administration at Rasmussen University.
All five recipients say that funds from the Schea Scholarship will help alleviate costs of higher education, and that the knowledge and skills gained allow them to contribute to PPH’s mission of providing a caring senior living community that affords its residents the opportunity to achieve their highest possible quality of life.
The Eberhard and Helen Schea Endowment Fund for Healthcare Education was established to support continuing Healthcare education programs, which promotes the overall well-being of PPH residents and staff. Since its inception in 2016, 30 employees have been awarded scholarships with a total value of $31,630.
The fund is named in honor of longtime PPH supporters, donors, and residents, Mr. Eberhard “Ebbie” and Mrs. Helen Schea. Ebbie was the manager of the PPH Board of Pensions and an emeritus member of the PPH Board of Directors, while Helen was a member of the PPH Auxiliary. The Scheas’ children, Fred Schea and his wife, Kathleen; and the late Caroline Schea Lloyd and her husband, Jim, established the endowment to honor their parents’ memory and continue the family tradition of generosity.
Recipients are chosen based on financial need, academic merit and a 500-word essay on how the Schea Scholarship will help them advance their careers in healthcare and senior services.

Fun for all at the PPH Block Party
Residents and team members enjoyed the PPH Block Party on Oct. 3! Hot dogs and water ice were served as those in attendance enjoyed fun activities. Some danced the afternoon away; others stepped up to play cornhole and the ring toss; and a few were the recipients of temporary tattoos.
Shamrocks & Shenanigans
Residents donned their green and gathered for a festive St. Patrick’s Day party filled with music, laughter, and Irish cheer. From lively entertainment to themed treats, the celebration brought the spirit of the Emerald Isle right to our home.
‘The Most Wonderful Time of the Year’
At PPH, December is “The Most Wonderful Time of the Year.” Like the famous Andy Williams song, there’s plenty of holiday greetings, parties for hosting, caroling, kids jingle belling and more, all which makes for a glorious, festive time of good cheer.
Friends in the greater community
PPH’s friends in the greater community made special deliveries during the holiday season!
• The PPH Auxiliary, in partnership with AltruaVision - A Lions Eye Bank, has dedicated a new Eyeglass Collection Box. This collection is “In Memory of Deanna Roth,” a longtime PPH resident. Members of Deanna’s family visited PPH to kick off the partnership.
• Students from Presentation BVM School, a nearby Catholic school, donated various personal items such as tissues, soap and socks to PPH residents. Director of Community Relations Bill Conaway, Donor Development Director Marianna Calabrese, and Personal Care Social Worker Aiyana Carter were on hand to accept the items which personally delivered by the students and one of their teachers.
Items went to residents who receive Benevolent Care from PPH, which helps residents remain at PPH when their own financial resources have been depleted through no fault of their own.
Heritage Society
PPH inducted three new members to the Heritage Society during its annual November reception: Dr. Elaine C. Grose, Rev. Rodney S. Kopp and Rita M. Kopp*.
• Dr. Elaine C. Grose, an Alpha Manor resident, is a donor and President of the Independent Residents’ Association. Elaine has lived at PPH for almost six years and is an active participant in various PPH activities. She is also an avid painter — two of her works have been featured in LeadingAge art exhibits.
• Rev. Rodney S. Kopp’s history with PPH dates to the 1980s, when he served as a pastor at St. Paul’s Evangelical Lutheran Church in the Olney section of Philadelphia. Rodney also served as Chairperson of the Board of Directors at PPH.
• Rita M. Kopp, the wife of Rev. Kopp, was posthumously inducted*. Rita and Rodney were both highly engaged for many years at PPH’s yearly Gala celebrations.
The Heritage Society recognizes generous donors who have made the commitment to remember PPH through a planned gift such as a charitable gift annuity, a bequest through a will, IRA, life insurance, or other gift.

Founders’ Day affirms the PPH mission to provide a caring senior living community that affords its residents the opportunity to achieve their highest possible quality of life. It honors visions of the past that have resulted in a vibrant senior living community and the founding of PPH as we know it today.
It is a time to celebrate the past, recognize the present and look towards the future. New to this year was “The Spirit of PPH” segment — four PPH employees spoke about PPH’s compelling spirit, the impact that the community has had on them, and how PPH truly lives up to its tagline of “We’re Family.”
One of those speakers was Kathy Scarlota — Kathy has been with PPH for 40 years in Health Care and Skilled Nursing. Kathy spoke of the bonds forged with co-workers over the years, often spending more time alongside PPH staff than their own families. She said that the PPH team always comes together to serve our residents and deliver care with compassion every day.
SERVICE EXCELLENCE AWARD
The Service Excellence Award celebrates a PPH employee who demonstrates excellence and consistently exemplifies our core values while performing their work. This year’s recipient is Laundry Supervisor Chantaya McLeod.
Chantaya was recognized for her leadership, dedication, and invaluable contributions to PPH’s Environmental Services department. Always upbeat and enthusiastic, Chantaya was sure to thank her staff for their hard work and efforts in ensuring PPH residents receive clean, fresh clothes in a timely manner.
PPH AUXILIARY
The PPH Auxiliary — which consists of residents, staff and outside community members — supports Benevolent Care and gratitude activities by promoting engagement and supporting PPH’s mission. The Auxiliary presented a $5,000 check for Benevolent Care. Auxiliary President Patricia Coyne thanked members and volunteers for their support.

Patricia is an energetic volunteer who also serves as president of the PPH Auxiliary. Patricia organizes various programs and activities that raise funds for PPH Benevolent Care.

RESIDENT AMBASSADOR AWARD
PPH introduced a new award in 2024 — the Resident Ambassador Award — which recognizes one resident across all levels of care. Criteria includes contributing to the wellbeing of the community, being a good neighbor, perseverance, and offering suggestions and constructive criticism in a positive, appropriate manner. The number of years living at PPH is also taken into consideration.
This year’s recipient is longtime PPH resident June Wodowski. June, who has lived at PPH for 28 years, was recognized for her dedication as a PPH volunteer. June spent many hours in the Crafts Room working on special projects, assisting in the mail room, and delivery and distribution of our monthly newsletter.

Also recognized alongside June was PPH’s longest tenured resident, Hazel Peatman (32 years) and Dolores Clarkson (24 years).
“Their enjoyment of life is embodied in their relationships, their accomplishments, their passions, and their hopes and dreams. We are grateful for the opportunity to serve you and help all of you achieve your highest possible quality of life,” said Director of Community Relations Bill Conaway, who served as emcee for the event.

SPECIAL EVENTS AND PROGRAMS
• Presented Annual Winter Holiday Bazaar and Flea Market in Social Hall with PPH partners offering crafts, plants, wreaths, quilts, artwork, stained glass, and hand-crafted jewelry.
• Enjoyed coordinating the sixth annual Stocks Pound Cake Sale and Raffle, assisted by the 26th Police District involving Auxiliary, residents, team members, and families.
The year continued with many events and programs coordinated by the PPH Auxiliary, which included:
• Apartment sales
• Mobile greeting card and gift packaging sales
• Collections of personal items and cosmetics for residents
• Providing clothing and household goods to other missions or organizations
• Creating a new initiative for an Eyeglass Collection Box in the Medical Office Waiting Room in cooperation with the Lions Club of the Chapel of Four Chaplains
• Financing the cost of school buses for the students at Rhawnhurst Elementary School to visit and perform for PPH residents on Halloween and during the holiday season

As you walk through our beautiful campus, you see residents and community members look up, smile and greet you — often as they are bustling towards their volunteer role at PPH. Over 150 residents and community members provided a total of 21,270 hours to PPH in 2024. Their hard work and dedication provided support to our mail room, Tabor Market, the Gift Shop, Craft Room, the Greenhouse and many other areas providing fulfillment of tasks needed, camaraderie, and bringing a sense of community to all who volunteered together. The Spirit of Giving...Planned Gifts at PPH
CHARITIABLE GIFT ANNUITIES
Our charitable gift annuity program, administered through the United Church Funds, was created as a service to our many friends who wish to make a gift of significance, while still retaining income from the gift property during their life.
A charitable gift annuity is a contract in which you exchange a gift of cash or securities for a guaranteed, fixed income each year for the rest of your life. It is truly a win-win situation for the donor and PPH.
RETIREMENT PLAN OR IRA
A retirement plan or IRA is typically the largest source of assets that generate taxable income when paid to a beneficiary. If you are considering a gift to PPH after your lifetime, it is usually better to leave taxable assets to us and give non-taxable assets (such as stocks and real estate) to your loved ones.
A GIFT TO PPH VIA YOUR WILL
Gifts established in your will can be a specific dollar amount or a percentage of your estate. A bequest allows you to retain control of your assets during your lifetime, while also making a gift to PPH.
LIFE INSURANCE
Do you have a life insurance policy that you no longer need? Perhaps your other assets have grown to provide the protection you require, and the insurance policy lies forgotten in a safety deposit box. Did you know that the policy could make a wonderful charitable gift to PPH?
If you have insurance you might like to contribute, or if you are currently paying premiums on a policy and want to discover how this policy might work as a gift, you can name PPH as the beneficiary, or co-beneficiary, of your life insurance.

Our Path Forward
A Message from The Philadelphia Protestant Home Board of Directors: A New Chapter Guided by Strategic Partnership
This past year has been one of thoughtful reflection and bold decision-making at the Philadelphia Protestant Home (PPH). As we looked forward to the future, our Board of Directors engaged in a comprehensive review of potential paths that would ensure PPH’s long-term sustainability, mission alignment, and continued excellence in service to our residents.
After careful consideration, at this time, we have made the decision not to pursue affiliation with a larger senior living organization. While such partnerships can offer certain advantages, we believe that retaining our independence allows us to preserve the unique culture, values, and personalized care that defines the PPH experience. We thank Fellowship Life, the 2024 management company for their organizational leadership and collaboration during the due diligence period of our process.
The final decision for PPH’s path moving forward is to engage EverTrue (www.EverTrueLiving.org) as our new management company for the next three years. Adam Marles is President & CEO of EverTrue and is a past CEO of LeadingAge Pennsylvania (www.leadingagepa.org). This partnership will allow us to leverage the expertise, innovation, and best practices of a professional management team—without relinquishing our identity or governance.
