Holiday hazards: 3 tips for decking your halls safely

winkling lights and a tree with all the trimmings get everyone in the holiday spirit. But sometimes these decorations can bring just as much danger as joy. Fires involving Christmas trees and holiday lights can result in a large amount of direct property damage each year. To keep everything merry and bright this season, here are easy-to-follow holiday safety tips to help you spread cheer the smart way. 1. Location, location, location. While the appearance of your holiday tree matters, where you place it is far more important. Choose an appropriate location that is far away from heat sources such as heating vents, fireplaces or space heaters. 2. Timing is everything. Although we like to cling to all the good things the holidays bring, your tree shouldn’t be one. If you are using a real one to celebrate the season, only keep it for three weeks to avoid having it dry out. When the time comes to give your tree the heave-ho, check with your local waste services department for disposal locations. Many cities offer recycling as an option, and if you’re lucky, some will even pick yours up curbside.

3. Let there be light. Lights on a tree fill any room with cheer. However, electrical fires are common. To ensure your lighting up your home the safe way: • Use ultra-violet lights approved by a testing laboratory. • Make sure the light bulb wattage matches the cord’s requirements. • Inspect all lights before hanging. • Replace any lights that have frayed cords, exposed wires and damaged sockets. • Never use a light strand with an empty socket. • Limit the connected light strands to three. • Check wires regularly for hot spots. If you feel a hot spot, unplug the cord immediately. • Ensure all electrical cords and outlets are unobstructed by curtains and other decorations. • Never leave the lights on unattended. Unplug them before you leave the house and when you go to bed. For added peace of mind, make sure you have a home insurance policy that has your back. For a deeper clean, run the washer with bleach in the dispenser, pause the machine and let the bleach mixture settle for an hour, then complete the cycle before wiping it out. • Coffee maker Hand wash the filter tray, exposed areas and crevices weekly, and run water with a bit of vinegar through – without coffee – to clean the inner mechanisms. • Safety first Smoke and carbon monoxide detectors are in the home to keep families safe - but they need new batteries to ensure equipment is working as it should. Every six months, change the batteries in all smoke detectors and carbon monoxide alarms, and make sure fire extinguishers are still in place and not expired. (BPT)

Replace vacuum belts periodically to keep your vacuum cleaner running like new, and swap out lawn mowers’ spark plugs once a year to ensure the mower is easy to start. Stock up on extra batteries for cordless vacuums, leaf blowers or other lawn equipment used frequently. • Focus on filtration Replace vacuum cleaners’ accessories often for best performance. Bags need to be replaced every one to two months, while a new filter is needed every three to six months. A full vacuum bag or clogged filter can inhibit the vacuum’s effectiveness, reducing suction and leaving allergens and dust behind. Washable filters should be replaced too, as they may begin to lose effectiveness after a couple of washes. For great vacuum performance, use Arm & Hammer vacuum bags and filters to capture allergens, dust and pet hair from surfaces. The bags and filters also safely and naturally absorb offensive smells through the odor-fighting power of baking soda. In addition to vacuum filters, make sure to replace HVAC filters. Furnaces and central air conditioners run more efficiently and provide higher quality air filtration with clean filters. Change filters frequently to keep home heating and cooling at a high level. • Clean appliances While every appliance has a unique way to clean it, they all have one rule in common: Never, ever let spills or splatters linger. Before the cooking begins and the guests arrive, consider tackling a few projects that will refresh your space to make a great impression without breaking the bank. Depending on your skill level, here are a few quick ideas from The Home Depot Canada to inspire and inform. Beginner: Modernize your hardware. Stay on trend by upgrading your cabinet knobs and pulls. To give your space a contemporary feel, look for on-trend hardware in matte black, rose gold or brass. If the new pull is the same size as the old one, simply unscrew from behind and replace. If you need to resize, fill the existing holes with a durable wood filler, sand and touch-up. Then make a paper template with the new hole spacing marked center on the drawer, and drill the new holes to install hardware. This frugal fix packs a lot of bang for your buck. Novice: Refresh your kitchen faucet. The kitchen is the heart every home, and during the holidays it will likely be the centre of the party. Impress guests with a quick and trendy faucet update. First, determine how many holes exist in your sink or in your coun-

tertop if you have an under-mount sink. This determines what type of replacement faucet will fit. Three and four-hole sinks are the most common. If you have a three-hole, you can choose a faucet with two accessories, such as a soap dispenser or sprayer. You also can select a double-handle faucet with one accessory or a single-handle with a deck plate such as American Standard’s Fairbury gooseneck faucet. Chimney maintenance a part of home safety

A

s temperatures drop and thoughts once again turn to lighting fires and sitting down with a good book, it’s important to revisit chimney maintenance. Even though chimneys do not require daily upkeep, regular maintenance efforts help chimneys operate safely and prevent deaths and injuries while protecting homes from fire. Various problems can arise when chimneys are not well maintained. Such problems include chimney fires, carbon monoxide poisoning and early failure of the chimney and heating sources that the chimney vents. Carbon monoxide can be scary, as it is virtually invisible without a proper detector. The National Vital Statistics System says that, in 2015, 393 deaths resulted from unintentional carbon monoxide poisoning in the United States. When carbon monoxide is breathed in, it builds up quickly and combines with the blood, reducing the blood’s ability to carry oxygen. The Canada Safety Council says that body tissue and cells can’t function without oxygen. Chimney fires are another potential byproduct of poor chimney maintenance. The Chimney Safety Institute of America (CSIA) notes that chimneys expel the byproducts of combustion, including smoke, water vapor, gases, unburned wood particles, hydrocarbon, tar fog, and assorted minerals, which can condense on the inside of the chimney flue. The residue, called creosote, is highly combustible. With the right conditions, a chimney fire can occur. To avoid chimney fires and other risks, take these precautions, courtesy of CSIA, HomeAdvisor and Popular Mechanics: • Have chimneys inspected an-

(Photo: MNS) nually and properly cleaned by a professional chimney technician. • Make sure tree branches and other obstacles are cleared away from the top of the chimney. • Use seasoned hardwoods that have been split for several months to a year. “Green” wood creates more creosote. • The top-down method of building a fire produces less smoke. This means using larger pieces of wood on the bottom and the small-

est twigs and kindling at the top. The fire will burn from the top and down, igniting the wood beneath as it goes. • Put a cap on the chimney to keep out rain, snow and small animals. • Keep fires small; otherwise, the intense heat may damage bricks and mortar in the chimney. Repair any damage promptly before lighting another fire. • Open the damper and fire-

place doors so that air supply flows freely and can vent the smoke promptly, reducing residence time in the flue; otherwise, creosote can form. • Install smoke and carbon monoxide alarms throughout the home and routinely check the batteries. hen you’re buying a house and it’s time to secure financing, seeking professional help could ensure you don’t mortgage your future. “It’s really important to speak to your mortgage professional and make sure you understand all the different budgeting costs that are associated with a mortgage and what it really means to own your own home,” said Pichu Kalyniuk, an account manager for the Canada Mortgage & Housing Corporation (CMHC). “When people are preparing to take out a mortgage, they’ll often compare it to renting and determine how much they can afford to pay on a monthly basis. There are similarities, but some people don’t consider that there are a lot of things about owning a house that you don’t need to think about when you’re just renting.” There have been some significant changes in the Canadian mortgage market in the last couple years. The minimum down payment on a home used to be five per cent for anything below $1 million, but it’s now five per cent for anything below $500,000 and 10 per cent for the portion above $500,000 and below $1 million. In 2016, the Government of Canada announced

that people planning to buy a home will have to qualify for their mortgage based on posted rates, not discounted rates. Though it can be helpful to follow mortgage trends, Kalyniuk noted that “no one can tell you if it’s the right time or wrong time” to take out a mortgage or remortgage. “It really depends on what your needs are,” she said. “It’s a great idea to speak to a mortgage specialist and see if this is the right time for you. We are experiencing historically low interest rates. Because they have been historically low, an increase could have an impact on your monthly housing costs.” When you sit down with a mortgage specialist, Kalyniuk explained that the specialist will examine your current financial situation by using a budget calculator to determine what payments you can afford through a new mortgage or how your budget has changed if you’re renewing your mortgage. “If you’re close to retirement, for example, you might want to pay off your mortgage quicker. You’re planning on travelling or taking part in other activities and you’d like to be mortgage free,” Kalyniuk said. “Maybe you’re thinking of starting a family and you’d like to arrange your bud-

get to accommodate that. It’s really important to figure out what your current financial situation is and what your short- and longterm goals are for your mortgage.” During your financial assessment, Kalyniuk said a mortgage specialist will also talk to you about pre-approval, an estimate of how much you can afford to spend on your home based on your credit score income, expenses and how much of a down payment you can afford. “We really recommend doing this, because a lot of times people think they can afford a certain house and once they go to the bank and go through all the financial statements, it might be out of their price range,” Kalyniuk said. “By getting pre-approved, you’ve done that work beforehand and you can look for a home that fits within your price range.” One thing you’ll have to decide when taking out a mortgage is whether you would like a variable or fixed rate. A variable rate is a loan in which the interest rate charged on the outstanding balance varies depending on the Bank of Canada benchmark. A fixed rate is a loan where the interest rate doesn’t go up or down during the fixed rate period of the loan.

“It really depends on your comfort level,” Kalyniuk said. “Some people feel more comfortable with a fixed rate knowing it will be the same. Other people feel that they don’t want to overpay at certain times and have the opportunity to pay a little bit less of an interest rate at times.” When it comes down to it, Kalyniuk said there’s “no set blueprint” for a mortgage. “It’s really important to discuss all these changes with your trusted professional and make sure you’re making the right decisions for you and your family,” she said. CMHC offers a series of calculators to help Canadians establish their financial situation and determine how much they can afford for their house and the maximum price they should be considering. Its “Ready Set Home” app is another tool to help home buyers make informed choices when buying a home. For more information, visit cmhc-schl.g.ca.
