O

nce the exclusive purview of larger homes, luxury is now more achievable and family-friendly. The fresh, inviting feel and amazing features of Maison Design + Build’s show home, located at 236 Secord Way in Brighton, demonstrate the incredible impact of building luxury into a more compact footprint. The Skye show home is one of Maison’s Signature Series floor plans, combining popular features from Maison’s renowned custom-built homes with the affordability of a pre-designed layout. All of Maison’s designs are customizable, allowing homeowners to select and locate luxury in the home, in ways that suits them best. The Skye show home has been very

well received, offering home buyers plenty of luxurious elements and a lot of flexibility. “Everyone has given us so much positive feedback on it. It relates to so many demographics and it feels bright, open and beautiful. It’s not unapproachable, it just feels inviting,” says Jilaire Wagner, co-owner of Maison along with her partner in life and business, Andrew Wagner. An engineer, Andrew handles the technical aspects, while Jilaire handles floor plans, functionality and design. She says together, they create homes that are better than either could have come up with on their own. “It’s a really exciting time for us! People know our name; we’re getting great feedback on both our homes and our

processes, and we’re getting good reviews from our clients,” says Jilaire. The Brighton show home offers a tempting array of luxurious kitchen features. Consider the full-size fridge and freezer, more than 18 lineal feet of cabinet space, the built-in window bench and extralarge island. “It’s a full-on chef ’s kitchen and completely customizable. If you want the 36-inch range or a cooktop with double ovens, it has enough scale to receive any sort of appliance package you want.” There’s island seating, a hidden pantry and great potential for entertaining. The luxurious master ensuite boasts an oversize double vanity with built-in


armoire, a make-up desk, a separate water closet and a six-foot shower with dual shower heads. Various configurations are available to clients. “The floor plan itself is designed to be almost component-based, so you can mix and match your key features and choose design aspects that are important to you,” Jilaire says. “It’s a really smart plan because it is so customizable.” Maison wanted to design a space that felt very classic but also youthful. The home is targeted to young families or those just starting their families who want a home they can entertain in and feel comfortable in. “It feels a little more elegant and grown up.” Features like a 12-foot ceiling with twostep crown in the great room, an elegant built-in fireplace, custom paneling in the stairwell, custom door headers, and other trim details elevate the scale of the finishes inside the house. Families appreciate the degrees of separation provided by two-storey homes with bedrooms upstairs. Noise and privacy concerns become less of an issue. The bonus room upstairs is also an attractive option, especially if they’re not finishing their basement anytime soon. The Skye model provides the option of adding a bonus room over the living room, which adds another 200 square feet to the house. The fresh feel of the show home is due in part to the white palette throughout. “We’re attracted to it particularly because we do a lot of millwork and because it’s fresh and timeless,” says Jilaire.

Maison helps clients choose palettes and finishes they will love for a long time. “I think right now, people are more looking to change things through accessories, furniture, draperies or art. Our goal is always to build a house that looks as fresh 10 or 15 years down the road as the day we turn it over to them.” She says people are investing more in the quality of materials that go into their homes. Maison helps clients select those more expensive items like hardwood, porcelain tile, quartz countertops and marble backsplashes, guiding them on where to splurge and where to save with high/low options. The home demonstrates how a very neutral palette becomes bright and cheerful through interior decoration with tasteful pops of colour throughout its 1,894 square feet. Blues and occasional pinks were inspired by a fabric for a window covering they fell in love with. The use of both gold and chrome highlights the compatibility of mixed metals. Andrew and Jilaire are particularly dialed into consumers in the housing market. Jilaire says the last several years have affirmed their approach to building. That approach is significantly consultative. It includes educating and listening to their clients’ frustrations with their current home, and formulating better strategies for them. askatoon’s annual Parade of Homes is back by popular demand, bigger and better than ever! The Saskatoon & Region Home Builders’ Association (SRHBA) is proud to present the 2017 Parade of Homes, a showcase of 28 outstanding show homes, designed and constructed by SRHBA builder members. The Parade of Homes opens Tuesday, August 8 and runs through to September 17, meaning you only have six weeks to tour the parade and see all 28 display homes. “Last year, we had a record number of homes in the Parade but we beat that number again this year,” says Chris Guérette, CEO of the Saskatoon & Region Home Builders’ Association. “We also have a record number of home builders participating in the event this year. We’re really excited about the variety and the quality of homes that are being featured in this year’s Parade.” Guérette says the 2017 Parade of Homes will feature the latest offerings in single family homes, townhomes and apartment-style multi-units. “We were fortunate to have a great variety of homes in last year’s parade and we’re pleased to see that continue again this year.” The featured homes represent a wide range of price points, appealing to every demographic. “I think it’s important for a community to have a variety of housing options and that will be very evident in this year’s parade,” says Guérette. The Parade of Homes also turns a spotlight on the city’s newest neighbourhoods, with show homes located in Aspen Ridge, Brighton, Evergreen, South Kensington, Rosewood and Stonebridge. Infill model homes can be found in the mature neighbourhoods of Haultain and Montgomery Place. The Parade also extends to the Lake Vista development in Martensville as well as the rural municipality of Corman Park. Creating a profile on paradeofhomesonline.ca is a great way to organize your parade excursions and keep track of the homes you want to visit. Parade attendees can map out their route, check in at the homes they’ve visited, and even enter to win prizes by answering questions and sharing their Parade visit on social media. Visiting the many homes along the parade route is sure to spark ideas for future renovation and redecorating projects. “You can visit the parade and get ideas for your own home, including the latest home products and design trends. This is really a showcase of housing options in Saskatoon,” says Guérette. The 28 show homes in the Parade will be open for viewing from Tuesday, August 8 to Sunday, September 17. Viewing hours are Monday through Thursday from 7 p.m. to 9 p.m.; Saturday, Sunday and holidays from 2 p.m. to 5 p.m.; closed Fridays.

ensitive to changing market conditions in Saskatoon, Riverbend Developments Ltd. slowed its pace of multi-family construction in 2016 and concentrated on the completion of existing projects including Willowgrove Suites and the Rosewood and Evergreen Townhouses. Riverbend has also turned to building several single-family homes in Evergreen and Aspen Ridge, another first for the company. Marketed as Compass Point Homes by Riverbend, the show home located in Aspen Ridge at 650 Fast Crescent will be featured in the 2017 Parade of Homes, presented by the Saskatoon & Region Home Builders’ Association. In 2017, Riverbend’s team has resumed its multi-family development activity,

launching a brand-new project with a truly innovative design concept: Compass Point, located on Evergreen Boulevard North in Evergreen. Ground was broken at the Compass Point site this spring. Roger Schmid, marketing consultant with Riverbend Developments says that some units will be move-in ready by late October or early November of this year. The development is located on a prime parcel of land in Evergreen, bordered by a linear park along the south and a large community park with baseball diamonds and soccer pitches to the east. On the other side of Funk Park is the new joint use school site. “We feel it’s one of the best locations in Evergreen,” says Schmid.

Compass Point is comprised of approximately 90 units, built in three phases. What makes Compass Point so unique is that buyers can select from not just one, but four different housing types. “At Compass Point, there will be a choice of bungalow and two-storey models in several configurations and price points,” says Schmid. Each style of housing is available in either two- or threebedroom floor plans. The “W” units are walk-out models, backing on to the adjacent park, available in both bungalow and two-storey styles. Each “W” unit has its own front-facing double attached garage. “It’s the first time that Riverbend has designed a bungalow model,” notes Schmid. There will be 28 “G” units at Compass


Point which are two storey-models facing the park. “With the “G” unit, a covered deck extends along the front of each property. A second ground-level deck is located at the back of the home. Each of these units has an attached front-facing single car garage and a private fenced back yard,” says Schmid. A third option is the “G” two-storey model, with a walk-out basement. The fourth housing style consists of streetfront two-storey townhomes (Unit S) located along Evergreen Boulevard. Each “S” unit includes a private fenced back yard and detached garage. “This is the first time Riverbend has created a multi-family development with such a diverse range of housing styles,” says Schmid. The interiors of each unit at Compass Point will be as impressive as the eyecatching exteriors. “We have upgraded all of the cabinets, countertops, flooring and lighting, to ensure we are delivering the ‘must-haves’ that buyers are looking for,” says Schmid. “Riverbend is recognized in the market for its consistent use of quality materials and outstanding workmanship. We continually get comments about the quality of the fit and finish of each Riverbend property.” There are three ‘smart home’ options which Compass Point buyers can consider adding: Wi-Fi controlled Hue lighting by Philips, Nest thermostats and August lock and video doorbells. All three can be controlled by the owner’s smartphone. “Also new this year is the option to have

Riverbend develop the basement of your townhome. There are three different levels of finishing available,” says Schmid. Outdoor living is a high priority for today’s home buyers, says Schmid. “The covered decks with natural gas barbecue outlets have been very popular at our other developments, along with the private fenced back yards. We wanted to ensure both of those features were included in every unit at Compass Point.”

Buyers who want a sneak preview of Compass Point can view the current show home at Evergreen Townhouses, located at 329 Rajput Way. The interior of the Evergreen Townhouse is identical to the two-storey “S” units that will be on offer at Compass Point. What does safety have to do with getting my home renovation or build completed to my satisfaction?

I know most households are concerned with the costs of projects, and certainly want to get the best deal in town, but what they may not realize is that companies that take shortcuts with safety usually have higher injury rates on site. Frequent injuries can lead to those dreaded project delays, produce lower quality work, and cause the cost of your build or renovation to go up. Ultimately, you, as a consumer, end up paying more! That’s why safety is such a great indicator of a company’s ability to get projects done on time, on budget, without project deficiencies and injuries.

What should I be looking for when hiring a contractor?

One of the big things you should really be asking these contractors is if their workers are adequately trained and if they have a safety management system in place, like the nationally-recognized Certificate of Recognition (COR®) program available through the Saskatchewan Construction Safety Association (SCSA). Before hiring a builder, you should also request the following: Business License Proof of Commercial Insurance Letter of Good Standing showing the firm has a WCB account/ all premiums are paid Safety Program Certification (COR®) References from other customers Any other qualifications, certification or accreditation (such as warranty, product certification, or Better Business Bureau Accreditation)

What should I do if I can’t get this information? If you feel like your questions are not being welcomed or they can’t provide the paper work you’re asking for, chances are the company is not invested in proper safety management practices and you won’t be able to gain the same level of confidence that you would from a company that has all of their documentation in place and can openly talk about their commitment to safety. Here are some other questions to consider when hiring contractors, in order to gauge if the company takes the safety of its employees, your family members, pets and surrounding neighbours seriously: Do all of the employees working at heights have proper fall protection equipment / a fall protection plan in place? What types of hazardous materials are being used? i.e. allergens, irritants, chemicals Does the company provide supervision of workers on site? Are supervisors and workers trained? What equipment will they be using? Can it be a hazard? How will they control hazards? How will they secure the site after hours? Home renovations and builds can be stressful. Choose a safe and qualified builder to alleviate potential frustration and ensure you are getting a high-quality product. Make sure they’re COR® certified by the SCSA!

During my first year of home ownership, what can I expect regarding service and warranty work? Typically, every new home will undergo a number of substantial changes within the first year after construction. These changes are mostly due to the moisture content of the construction materials, their drying rate and the forces of nature including extreme heat, cold and humidity. The subsequent changes may result in minor damage such “nail pops” and “drywall cracking”. Not to worry; your builder’s service and warranty program will look after your concern within a reasonable time frame. While the expectation may be to call the builder with every little concern, it may be more advantageous to both the builder and you as the homeowner to wait until sometime closer to the first year anniversary date of possession and address all of the concerns at one time, as many of the normally expected warranty issues are a one-time fix by the builder. That way, maximum shrinkage of wood framing and drywall panels can take place, and the number of situations requiring attention can be better quantified. What’s more, by waiting, the necessary corrective work needs to only take place once during the year, with minimal disruption to your daily routine. In some instances, materials or systems may not perform as initially intended and depending on the situation may require more prompt action, so your builder will have to be notified as soon as reasonably possible so the issue can be dealt with. Many of the components of your new home, such as roofing, siding, windows, appliances, the furnace and water heater will have warranty protection provided by the product manufacturer. These manufacturers’ warranties should be passed on to you by your builder representative so that you may benefit from the extended protection they provide. If you don’t receive the warranty material and instruction manuals for installed items, be sure to ask for them. If you have any questions regarding normal first-year service or response times, check with your builder representative to get the answers you need, as there’s no better source for first-hand information. In the event of after-hours emergencies, most builders also supply emergency telephone numbers for electricians, plumbers and heating contractors so you can contact them directly and then advise your builder accordingly on the next business day. Be aware that warranties provided by your Registered Builder Member and the Saskatchewan New Home Warranty Program are time sensitive. Any outstanding first year material and workmanship issues should be noted in writing to the Builder and Program by the end of the first year of possession, in accordance with your New Home Warranty Certificate.

or 25 years, the Saskatoon & Region Home Builders’ Association (SRHBA) has celebrated excellence in the residential construction industry by hosting the annual Bridges Awards. At this year’s milestone awards gala, the big award of the night – Builder of the Year – went to North Ridge Development Corporation for the second

year in a row. “The Bridges Awards are all about recognizing excellence in the industry, and the companies who are finalists and winners of these awards are demonstrating excellence in a lot of different ways,” explained SRHBA CEO Chris Guérette. “Excellence might refer to the quality of homes a company is building, but it can also

refer to high standards of professionalism, innovation, community involvement, great customer service – these are all qualities that are really important to SRHBA members and that the Bridges Awards are designed to recognize.” The North Ridge name came up several times in several categories including best production home up to 1,300 square feet, best custom home under 1,500 square feet, best custom home over 2,200 square feet. Winning Builder of the Year two years in a row is a huge accomplishment and it’s something vice president Errol Fisher says the company never takes for granted. “We’re always trying to improve what we do.” Fisher says the company’s focus on

customer service is a big reason for their success. Another is innovation and green initiatives – something that is highlighted in North Ridge’s project called The Pines. The townhome project has 60 bungalow units – some with a walkout design. The units are all ENERGY STAR®-rated which means they will use less energy and have lower heating and cooling costs compared to homes that don’t reach this standard. North Ridge continues to rack up an impressive display case of awards and accolades outside the SRHBA, as well. They were a SABEX safety award finalist in 2016 and won the SABEX Marketing Awards in 2017. AVID also awarded the company the Diamond Award winner for highest customer experience survey score for multifamily projects. Most notably, in May, the Canadian Home Builders’ Association (CHBA) announced their Association Leadership Awards, naming Fisher as the 2017 Member of the Year on the national level.

Fisher has been involved in the CHBA for years. He served a term on the executive committee and served on the board of directors for the last five years. He chairs the professional development committee and was one of 40 plus members who founded the Net Zero Council. He is also past-chairperson of the Saskatchewan Construction Safety Association. Fisher says winning the Member of the Year award was “unexpected and pretty cool”. Even with all the accolades and awards piling up for North Ridge, Fisher says the company never “sits on their laurels”. He adds, “We’re always trying to improve what we do, because, and I’ve said this before, good enough is never good enough.” North Ridge has a range of products from condo and townhome projects to single family homes. They offer new homes in communities across Saskatoon, as well as, Martensville, Warman, Dalmeny, Swift Current, and Prince Albert. Fisher says the company focuses on what

they could have done better if they fail to win an award. “There’s a reason why we didn’t, so there’s obviously something we could have done better. There’s excellent competition from many of the other builders in Saskatoon.” One of the principles he credits for North Ridge’s success is the courage to think outside the box and try new things. “You can’t be scared to try new things. And sometimes you will fail, but it has to be calculated so that if you do fail, it’s not the end of the world, or it’s something that you can redo to make it right. We’ve had a few outcomes we weren’t totally satisfied with, so we adjusted our plans to better suit our end goals,” says Fisher. After all the accolades, what would Fisher set his sights on next after winning Builder of the Year at the SRHBA two years in a row? Fisher replies, “Continue to do the things we do well and improve on any areas needing more attention and hopefully we can win Builder of the Year for the third year in a row!”

I

f you’ve ever spent hours on Pinterest or watched makeover and design shows on TV, you’ve probably dreamed of transforming your own space into a design show-worthy reveal. For one Saskatonian, this dream is about to come true. Michelle Farenick was named the winner of Fresco Interiors’ $10,000 Room to Win contest at a Gala Event at Fresco Interiors Design Center in June. Farenick was moved to tears at the news that her space will be transformed by the talented team of designers at Fresco Interiors. Owner and lead designer Charlene Schumacher says it will probably take eight to 10 weeks to pull all the pieces together. They will meet with the winner to discuss her design style and furniture preferences. Upholstery fabrics, drapery textiles, furniture stain undertones, wallpaper, lighting and all accessories will be selected. The team will create a colour story board to illustrate how each component will flow together. The colour board is a wonderful visual tool for the client; it allows her to see the “finished space” before a single item is ordered, says Schumacher says. “Sometimes

the most difficult part to pulling together a room is locating the perfect unexpected pieces. We source products from literally around the world, locating the correct scale, colour and style to elevate the room to a customized collection that illustrates their personality.” Ordinarily, the homeowner would see each of these design elements beforehand, however for this $10,000 Room to Win Give Away it will be a complete surprise to Farenick. On the appointed day, Farenick will leave her house in the hands of Schumacher and her talented design team. While Farenick is away for the day, the team will roll up their sleeves and work their design magic. Schumacher says the most exciting portion of the staging process is presenting the completed space to the homeowner. “It’s truly an exhilarating experience both for the homeowners and the designers. It’s absolutely one of the favourite parts of what we do.” These design transformations for clients moving into a new home or renovating are called “Staging to Stay,” says Schumacher. “Stagings to Sell” are still a powerful sales tool for selling a home, however over the past few years the team is now doing far more “Stagings to Stay”. Homeowners want to enjoy a finished space while they’re still living in their existing home, rather than waiting for the moment they decide to sell, says Schumacher. Farenick says the transformation is so welcome. While she and her husband recently gutted their entire house, the living

room is still an open canvas. Farenick has been a fan of Fresco Interiors for a long time. She says she loves their work, and has been following them on Facebook. While visiting a friend in Calgary, she saw the contest launch on the Fresco Interiors Facebook page in November and asked her daughter to take some pictures of their living room so she could enter. When asked what she was looking forward to the most, Farenick had a hard time pinning it down to one thing. “Everything they do is so beautiful,” says Farenick. “I’m just really looking forward to viewing my gorgeous new living room. erfectly manicured lawns and spaced flower beds are giving way to native grasses and earthy, simple looks. Natural beauty is where it’s at for landscaping design this year. Not only are natural landscapes easier on the pocket book, they require less time and are easier on the environment. Tom and Jodi Levy of Vision Landscape and Design offer some tips on ways to reimagine our spaces and incorporate natural elements into any yard. “We are seeing a switch from clean and geometric lines to a more authentic and real feel,” said Jodi Levy. Think simple yet wild. Part of bringing in a natural feel to the yard is to only have things that you enjoy.

Start with a clear-out of all unnecessary items including broken or run-down decor, problem plants and any unkempt shrubs if you don’t have time for maintenance. “If you have a rose bush in your yard that you hate dealing with but it’s pretty, it might be time to move on. You can definitely find something else that’s equally as pretty but needs less work,” said Levy. Small shrubs and plants that are low maintenance are a great way to introduce that element of nature. Native plants are hardy, low maintenance and are resistant to drought. As an added bonus, birds, bees and butterflies thrive on the food and shelter provided by native flowers and grasses. doesn’t lend itself to a living wall, we can achieve the look by choosing a vine we like for a privacy fence or through the top of a pergola. Hardscaping materials are popping up in more rougher looking finishes that lend an unrefined look. Patio stones that look like wood are popular for walkways, and using unfinished stones with rough edges can take place of a structured set of stairs. “We’re also seeing a mix of the old and the new together,” said Levy. Adding a modern touch with furniture or concrete to the timeless yard is a great way to mix styles. Big expansive lawns are also heading out, and clients are choosing smaller lawn areas. Rather than the sprawling, manicured


square lawn of yesteryear, Levy says many of their clients are choosing high-end synthetic turf edged with taller native grasses, shrubs or trees. Though turf seems to be completely contrary to “natural,” when you consider the low to no-maintenance aspect, it has its benefits. There is no need for pesticides, herbicides, fertilizers or burning fuel with the mower. While swales or creeks are beautiful and beneficial, many large homes on smaller lots can’t accommodate a feature of that size. A great way to bring water into the urban yard is with the compact but wonderful feature of a water blade. Water blades can be mounted in many ways, most commonly to the face of a wall or built into a brick wall. Clean sheets of cascading water create a dynamic effect, with optional LED lighting strips that liven it up after dark. Freeform decks with defined spaces – like dining and conversation areas – are popping up more often. “People want a more casual feel to the deck area and not so square and geometric,” said Levy. Bringing indoor spaces out is also a great way to improve the feel of your yard. Enhancing

Lows in Motion shaker targets

Parkinson’s by Ashleigh Mattern In this new series, Living Spaces explores the philanthropic initiatives by members of the Saskatoon & Region Home Builders’ Association.

Y

ou’ve probably attended a classic Saskatchewan shaker, whether for a wedding or some other occasion: festive gatherings with friends, family, laughter, dancing and a midnight lunch. Evan Drisner says they have tried to replicate that joyful atmosphere with the Lows in Motion fundraiser for Parkinson’s Disease, now in its ninth year. The event will take place October 28 at Prairieland Park. “We wanted to make it so it’s going to be an awesome night out and go to a good cause,” says Drisner, sales director at Nu-Fab Building Products. “People have a lot of fun – the dance floor is packed until we shut it down, with 300 to 400 people on it until 2 a.m. It’s not a stiff and boring event.” All funds raised go to Parkinson Canada - Saskatchewan. There is no known cure for Parkinson’s, a chronic and progressive neurodegenerative disease. Symptoms include slowness and stiffness, impaired balance, rigidity of the muscles and shaking. “A shaker is a Saskatchewan term, and it’s also one of the effects of the disease,” Drisner says. “We wanted to raise money but also we’re bringing awareness to it.” Travis Low founded the event to honour his grandfather and father who were both diagnosed with the disease. To date, they’ve raised over $450,000 to the cause. “The Low family puts their hearts and souls into the event to help foster their vision

and their dream to see the disease cured, and to help the families until then.” Drisner is close to the Low family and has been involved with the fundraiser since the beginning. When he joined Nu-Fab seven years ago, the company also showed their support for the cause. “It’s easy with a company like Nu-Fab because the philosophy is the same as mine…. We want to make the community and city better,” says Drisner. This isn’t the only event that Nu-Fab and its employees support; they’ve supported Choclacure, have raised more than $100,000 for the Children’s Hospital, and donate auction items and buy sponsor tables whenever they can. Nu-Fab ownership donate a percentage

of their profits to charity every year and each of their divisions has a budget for charitable giving as part of their financial plans. Drisner donates both his time and talent to Lows in Motion: He is the lead singer of the cabaret band that plays at the event, a band he formed specifically for the first shaker. “I ended up calling all my friends that I played with in the past at church, and said, we need to learn 35 songs in three weeks.” Because they got together for that first shaker, they now play at other events regularly, but “Lows in Motion is our favourite,” Drisner says. “We became a band for a party – the set list are songs you can listen to on the radio and have a beer and have a good time.” From Tom

Petty to Michael Jackson to Cindy Lauper to U2, they play a little bit of everything. That first year, they sold 250 tickets, and raised $30,000. “We thought we hit it out of the park,” Drisner says. By year three they were selling out 900 seats, and they continue to sell out as many seats every year. The third year also marked a shift in the direction of the festivities, inviting comedians

to come out to the event. Ever since then, comedy has been a big part of the evening. They managed to get connected with one of the top comedy agents out of the U.S., who is able to help them bring in stellar performers year after year. The tongue-in-cheek nature of calling the event a shaker and the comedy entertainment are not meant to make light of such a serious

disease, but to bring light to the issues people with Parkinson’s have to manage. They’ve already started planning the 10th anniversary for 2018, bringing back the comedians who were the biggest hits with the crowds in past years. Tickets for the ninth annual Lows in Motion shaker on October 28 will go on sale in early September.

ne of Western Canada’s largest home automation projects is underway in Saskatoon in Greenbryre Estates. The house, designed and constructed by Decora Homes, is built for entertaining. The home’s star quality is revealed in a 21seat home theatre – one of the largest of its kind in Saskatoon. With full 3D capability, the 17.5 foot wide screen is the largest the manufacturer has ever installed in a residence. The screen also has automatic, motorized masking to match the aspect ratio of the film. There’s a professional grade karaoke system, and approximately 70 speakers throughout the home with class a/b sound – the highest level of audio quality available. Four 84-inch touch screen displays work as TVs, but can also be used by the kids to play interactive games, or be used by the client as touch screen displays for business meetings. The entire house is on a centralized lighting system that turns lights on and off automatically as you enter or leave a room – there are no light switches in the house. The automatic lighting is one aspect that helps

to maximize energy efficiency, plus a full energy management system will help the homeowners keep tabs on power generated by the home’s solar panels, with energy stored in five Tesla Powerwall batteries. Controlled through 20 touch screens available throughout the house, the system allows users to control the temperature in any room, close or open over 80 motorized shades, and access detailed information about how the whole system is running. This is the second time One Touch Automation and One Touch Security has worked with the client – several years ago, they acted as a consultant and supplied equipment for the client’s house in China. The client chose One Touch again for this project in Saskatoon because he knew they could handle a big project like this. “Especially at that scale, it’s a lot about credibility and capability,” says Calvin Garraway, president of One Touch Automation. One Touch is also taking care of the security for the home, installing a massive system that includes facial detection and video analytics to detect threats. “The house is the largest my company has

ever worked with, and the second largest we’ve ever heard of,” says Garraway. “And it’s one of the most advanced houses in Saskatchewan, if not the most advanced…. It’s not like any other house in Saskatchewan by a long shot.” The brain of the operation is in the data room, with eight full size racks to house all the equipment needed. “The data room has two air conditioners just to cool the data room that run 24 hours a day all year round,” Garraway says. “When the owner turns everything on and uses the whole house, 44,000 BTUs of heat are generated. The average fireplace is a little bit less than that. Imagine a typical bedroom with a fireplace running in it 24 hours a day; that bedroom is going to get hot.” For the same client, One Touch is doing a full automation system in a Mercedes Sprinter Van. Working in partnership with a company out of the U.S., they’re converting the van into a luxury travel van with lighting control, temperature control, two TVs and a full bar. “We had to sit down with Crestron engineers and design a way to do this because it’s not something that’s been done before.” Since that meeting, Crestron has now released this as a software update for all Crestron

dealers. “We’re always taking on projects that push the boundaries a little bit,” Garraway says. One Touch has three divisions – electrical, automation, and security – allowing them

While the extraordinary house in Greenbryre is pulling out all the stops to embrace every aspect of home automation, Garraway says there are varying levels of home automation available that are more affordable than ever for the average homeowner. “Right now we’re seeing a huge change in how automation is being done.” Samsung, Apple and Google are all offering out-of-the-box automation systems, changing the industry and making it more affordable, Garraway says. One Touch offers affordable packages that include these consumer products. The next level up is about simplifying the system. The cheaper solutions will give you several applications to learn and manage, while a professional system will bring everything into one easy-to-use app. “Home automation is becoming a standard in the industry,” Garraway says. “We’re not far away from seeing every builder offer it.”

Living in a new house can be addictive. There’s something about perfectly painted baseboards, shiny faucets and sleek appliances that even makes house cleaning fun. It’s natural that after years of daily use, you would no longer feel that same level of enthusiasm about your home. But there is a difference between a home feeling lived in and a home feeling worn out. Five years is a perfect window to plan a re-fresh for your home. A few planned improvements can really change the way you feel about your house and keep it looking the way you want it to look. Here are a few projects you could do to return that new home feeling. 1. Paint - The biggest impact to restoring a home is fresh paint. It’s important to also tackle the trim at this point. Wear and tear from vacuum hoses and cleaning products can dull your millwork over time; a fresh coat of paint will brighten everything back up. 2. Built-ins & millwork - When building your dream home, budget is often an issue, so there is a chance you had some unfulfilled items on your wish list. Maybe it was a built-in banquette in the kitchen, closed bookshelves in the den or crown moulding in the master bedroom. Now is the perfect time to take a look at your storage and design features and consider adding those items. 3. Lighting - Lighting is probably the least expensive and simplest way to help your home feel current. We look at decorative lighting as jewelry; who wouldn’t get tired of wearing the same necklace for five years? Updating your island pendants or your dining chandelier is a great way to incorporate some new design trends into your existing home. 4. Powder room - There’s a reason powder rooms are so loved – they are the perfect bite-sized project. Re-doing a powder room is a great way to freshen up your space. Consider swapping out your vanity, adding wallpaper, panel or crown moulding, changing the mirror, lighting and bath hardware. For a minimal investment, you will have a completely new space.
