Home Cleaning

PORCHLIGHT SIGNATURE CLEAN

Whether the home is vacant or occupied, your clients can choose from the Pre-Listing Signature Clean or the Move-Out Signature Clean*. Of course, scheduling and coordination with other listing services are managed for you.

Staging Services

To maximize your seller’s return on investment, one of our seasoned design and staging experts can provide a personalized consultation. Coordinated for you, this includes a walk-through of the home, reference photos, sizing rooms for furniture, and a discussion of next steps with the client.

FOR OCCUPIED LISTINGS: OCCUPIED CONSULT

When clients remain in their homes, a friendly and professional stager will guide them through the process, offering expert advice and support. They’ll not only make recommendations but also tactfully explain why each suggestion is important in maximizing the home’s appeal. After the consultation, the client will receive a customized list of “homework” tasks, such as decluttering, rearranging furniture, enhancing curb appeal, or addressing minor repairs. This ensures their home is market-ready while keeping the process smooth and stress-free.

For homeowners who have moved out before their home hits the market, our expert stagers will carefully curate furniture and accessories to enhance the space. By strategically selecting pieces that complement the home’s style and layout, our stagers highlight its best features, creating an atmosphere that allows potential buyers to envision themselves living there. Through this tailored approach, we help maximize a home’s market potential and attract strong offers.

Staging Services

Saving you time, money and coordination hassles, the Listing Services team will pull furniture and accessories from our warehouse and transform a vacant home into a dreamy haven that attracts more buyers. We’ll take care of load in, load out and styling to magazine-worthy perfection. Best of all, our services are included in the MFY1 or Umbrella plan for up to 60 days (2x longer than you’d find at outside staging companies) at no additional cost.

FRONT TO BACK DOOR STAGING

Vacant staging transforms empty homes to showcase their potential, helping buyers visualize living spaces and enhancing overall appeal. A PL stager will do a quick 15-30 min preview of the vacant property to understand the home’s style, scale and layout . They then curate furniture, art and accessories to make photos look inviting and help buyer visualize the space. PorchLight focuses on the rooms of your choosing, ensuring the space highlights exactly what you want.

VIRTUAL STAGING

For vacant homes that have unique layouts or rooms, this additional service will better highlight and define spaces, as well as visualize their use to buyers. Each home will be individually assessed to determine if expanded staging would be beneficial.

Listing Photography & Video

Compelling, sophisticated, magazine quality—highly effective. To provide you and your clients with first-class, showstopping listing photography and video, PorchLight works with a preferred vendor proven in quality, consistency in meeting our high standards, and of course, results.

Whether you prefer just the essentials or all the bells and whistles— twilight stills, aerial photos, Matterport 3D scanning, even a walkthrough video—everything your listings need is seamlessly integrated into the listing process and managed for you.

You’ll work side by side with your listing coordination team to ensure that your property gets exactly what’s needed, whether it’s aerial photography to feature stunning mountain views or gorgeous detail shots to show off a home’s high-end features.

Open House Program

Our comprehensive Listing Services don’t stop when a listing has been prepped and marketing materials printed and provided. Yard signage is placed, and to maximize open house showings, up to 10 directional signs are mapped out for optimal effectiveness then set up prior to the first open house time. You can also request a placement location, and we’ll take care of it for you.

Once all open houses have been completed, the team will pick up all signage, sparing you from a very time-consuming task. Basically, when it comes time to open the doors and welcome potential buyers, all you or a hosting agent really need to do is show up and focus on selling.

A WIN-WIN COLLABORATION

ELITE TC SERVICES

• Advanced Listing Support: Elite TCs can prepare and send disclosures, get sellers started on collecting due diligence, order property social media graphics and postcards, and review the listing services calendar before sending it to a client.

• Contract to Closing Support: Once an offer is accepted, we’ll review deadlines and manage next steps, provide disclosures, order and review the title commitment, even communicate with the lender or client. Every detail is handled seamlessly.

CORE SERVICE AREA

In the Core Service Area, all PorchLight listing services are available and are completed by either PorchLight Staff or preferred vendors.

SELECT SERVICE AREA

(represented in green on the map)

In the Select Service Area, PorchLight will offer all Core Services except for open house sign placement.

Some services may be provided by secondary vendors, and additional time may be needed depending on the services requested.

OUT-OF-AREA

Any area not covered in the Core or Select Service Areas is considered Out-of-Area for PorchLight listing service.

Agents may take Out-of-Area listings provided they meet the DORA competency requirements for that area and type of property.

Porchlight will coordinate listing services to the extent they are available in these areas. Listing timelines are subject to Vendor availability.
