Dick Building Company (DBC) and PJ Dick (PJD) have roots that go back to the 1920s, when our great-great grandfather ventured into construction in western Pennsylvania. BAKERY LIVING: ORANGE AND BLUE

PITTSBURGH , PA

PJ Dick provided construction management at risk services for Bakery Living: Orange and Blue, two apartment buildings that offer a communal feel in an urban environment. Both buildings total 225,000 sf each, including five stories and a 55,000-sf underground garage. Each building houses 176 units, including mico, one-bedroom, two-bedroom, and loft apartments.

EAST SIDE APARTMENTS PITTSBURGH , PA

PJ Dick provided construction management at risk services for the construction of a three-phase housing development project in the east side of Pittsburgh. The project consisted of three apartment buildings, primarily wood frame, totalling over 400,000 sf and 350 units constructed on a 1,000-car concrete garage podium. The building features high-end finishes and amenities, including a pool, billiards room, cinema, and fitness center.

THE FOUNDRY AT 41ST PITTSBURGH , PA

PJ Dick provided construction management services for this 191-unit apartment building, which includes a surface garage, pool, and common areas for the public. The common area connects the public to the river features the frame of one of the previous building’s bays for aesthetic purposes. The new facility was constructed on an Act 2 site; demolition of an existing building was required as well as removal of obstructions in the foundations. PJ Dick self-performed building concrete and panelized wood framing.

PENN HIGHLAND MIXED USE PITTSBURGH , PA

PJ Dick provided construction management at risk services for the new, six-story apartment building in the East Liberty neighborhood of Pittsburgh. The first floor is reserved for restaurant and retail space; the remaining floors contain 78 apartment units ranging from micro units to two-bedroom apartments. Amenities include an outdoor sundeck with entertainment space, a fitness center, a business center, and pet areas. The building features a metal panel facade, EIFS, brick, storefront, and a existing historical facade which was removed and salvaged for installation as part of the new retail space portion of the building.

METROPOLITAN-SHADYSIDE NEVILLE STREET CONDOMINIUMS PITTSBURGH ,

PA

PJ Dick provided construction management and general construction services for a new six-story, 42-unit luxury condominium with a below-grade parking level in the Shadyside district of Pittsburgh; a very congested, high profile residential section of the city. PJ Dick self-performed concrete and carpentry for this project. The project was a finalist for the Master Builder’s Association of Western Pennsylvania’s Building Excellence Award in 2008.

SEWICKLEY CONDOMINIUMS PITTSBURGH , PA

PJ Dick is providing construction management at risk services to the new, four-story condominiums with a one-level partially below-grade parking garage in Pittsburgh’s historic Sewickley neighborhood. Each condo is a complete custom build per buyer specifications, but some features inlude includes lofty ceilings, expansive windows, and high-end finishes. A standout feature of the development is the oversized outdoor terraces. Other amenities include a fitness room with a Pilates area and a sauna. A private, pet-friendly fenced area with a regulation-sized bocce court and a fire pit will be situated between the two buildings.

3500 FORBES PITTSBURGH , PA

PJ Dick partnered with CADB Catalyst Construction Group, LLC to build a 10-story, 236,000-sf housing/commercial space with 292 units above an 88,300-sf garage with 227 parking spaces. PJ Dick is providing support to the on-site CM team, and PJ Dick’s Construction Services Group - Concrete Division is performing the concrete work for the project.

HOT METAL FLATS PITTSBURGH , PA

PJ Dick provided construction management at risk services for the 259,000-sf apartment building, which featured 173 units, 60 bicycle racks, and a two-level parking garage (1st level slab-on-grade and 2nd level elevated). The units include studio, one-bedroom, and two-bedroom upscale floor plans with flexible layouts, premium finishes, fully-equipped kitchens, and Juliette balconies or patios. The complex is rich in amenities, including a fitness center, lounge, and heated sundeck. The project is LEED Gold certified.

Hot Metal Flats

WASHINGTON AT CHATHAM PITTSBURGH , PA

Dick Building Company was the general contractor for this adaptive reuse project which transformed 169,000 sf of what was office space on the fourth through eighth floors into 174 luxury apartments. The reimagined space includes two-bedroom, onebedroom and studio apartments. The apartments feature high-end finishes including granite countertops, marble tile, wooden flooring and energy efficient A/C and heat. The inclusion of the latest in smart technology is a key feature in each apartment. There are an array of amenities that adorn various floors throughout the building. In addition to the visual updates, all new plumbing, electrical, and a sprinkler system were installed. Our work was performed while the hotel, various county offices, and Penguin’s Foundation were in operation above and below the fourth and eighth floors.

LIVEWELL PITTSBURGH , PA

Dick Building Company is providing general contracting services for a 14-story apartment building in downtown Pittsburgh consisting of 253 units. The 295,000-sf adaptive reuse project began with total demolition of the existing interior and building systems and a complete renovation including all new windows, HVAC, and mechanical. The former GNC headquarters will be transformed into luxury apartments with highend finishes incorporated throughout. The building will be equipped with numerous amenities including a fitness center, gaming room, dog wash stations, co-working spaces, and a rooftop lounge and bar area. During design and preconstruction, Dick Building Company provided preconstructiion services including estimating, budgeting, and value engineering services. The project is currenlty under construction.

SMALLMAN FLATS PITTSBURGH , PA

Dick Building Company completed the adaptive reuse of a 23,000-sf warehouse in the Strip District into 30 apartment units on the second and third floors. The urban flats consist of 14-foot ceilings with a modern open floor plan. Tenants now enjoy the boutique urban living experience in a studio or one bedroom layout. The scope of work began with complete demolition of the interior. New framing and walls were included in the conversion for each unit along with all new plumbing and electrical. Incorporated in the scope was the construction of an elevator. High-end finishes complete each unit along with a keyless entry system.

BRIX AT 26 PITTSBURGH , PA

PJ Dick provided general contracting services for the conversion of a former seven-story Goodwill Industries building into a 87-suite apartment building with an attached, indoor, two-level garage for 88 cars and 44 bikes. Retail space is located on the Carson Street level in a manner similar to the original store, which maintains a two-story atrium.

MILLER STREET APARTMENTS PITTSBURGH , PA

PJ Dick provided preconstruction and general contracting servic es for the fivestory, 36-unit apartment building in the Hill District totalling approximately 40,000 sf. The first floor includes structural steel and concrete parking garage, and floors two through five are wood framed apartments. The proje ct began with demolition of the exisiting four-story structure, which included asbestos removal.

Miller Street Apartments

FLATS ON FORWARD PITTSBURGH , PA

PJ Dick is currently in the preconstruction phase and will be providing general contracting services for a new apartment building in Pittsburgh’s Squirrel Hill neighborhood. The building is approximately 76,000 sf consisting of 11,000 sf of retail space (Core and Shell only), 50,000 sf of residential housing, and 15,000 sf of parking.

TERRACE PLACE AT VINCENTIAN ALLISON PARK , PA

PJ Dick provided construction management at risk services for a 91-unit, independent living center. The structure is a three-story masonry and glass building on a 10-acre site. The exterior of the building consists of a little brick veneer with hardiplank side and trex decking. PJ Dick self-performed the concrete and wood framing with asphalt shingle roof.

THE SHERIDAN AT BETHEL PARK

BETHEL PARK , PA

PJ Dick provided construction management at risk services for a 113-unit, 137-bed Memory Support and Assisted Living Facility. The three-story, light-gauge framed building is comprised of EcoSpan bar joints, cold-formed metal framing and structural steel. The building facade is utility brick and cement board siding with architectural roof lines. The project included a dining room, kitchen, bistro, laundry, theater, gaming/activity area, garden, and patios.

THE VILLAGE AT LIFEQUEST QUAKERTOWN , PA

PJ Dick provided general contracting services for a three-story senior housing development consisting of 123 assisted living units connecting to an existing skilled nursing facility. Work includes a 17,000-sf renovation and expansion of the kitchen and dining area as well as a 10-15 bed memory care unit and activity room.

PROVIDENCE POINT PITTSBURGH , PA

PJ Dick provided general contracting services for a 196,000-sf, six-story senior living addition at Providence Point. The building is a light gauge metal frame and plank structure. Features includes structured parking, 70 high-end senior living apartments, and supporting common areas. Renovations to the existing building included administration, marketing, and dining. A second smaller infill addition houses an expanded kitchen, dining, cafe, and lounge.

PITTSBURGH , PA

PJ Dick provided CM at risk services for the core and shell renovation of the 100-year-old building, and the construction of a five-story, above-ground, pre-cast garage, which included the conversion of the basement into a fleet garage for an autonomous technology company. Featuring energy-efficient 22-foot ceilings, oversized warehouse windows, exposed brick walls and steel beams, and on-site covered parking, this distinctive building sets a new standard in quality for the Strip District.

HOMEWOOD SUITES PITTSBURGH , PA

PJ Dick managed construction of a new, nine-story, 150-room, 150,000-sf hotel. The facility features an integral parking garage. PJ Dick’s self-perform group completed concrete work and installation of doors, frames, and hardware. The project occurred in a tight space adjacent to an operating restaurant, therefore a detailed logistics plan required continuous communication with the restaurant owner to avoid impacting business.

TECHMILL 41 PITTSBURGH , PA

PJ Dick managed construction for a four-story, 100,000-sf building with flexible office space located in Lawrenceville. PJ Dick built the core and shell of the building as well as a tenant fitout for the Children’s Hospital Foundation. The project is located in a tight urban site adjacent to the 40th Street Bridge, office buildings, and an apartment. The preconstruction and construction teams worked together to develop a logistics plan that included just-in-time deliveries as well as some shared laydown space with an adjacent project.

LIDIA’S PITTSBURGH ITALY PITTSBURGH , PA

PJ Dick renovated 400 sf of the existing loading dock area of Lidia’s Pittsburgh Italy. The project included renovations to the masonry, plumbing, sprinkler piping, and electric.

CONFIDENTIAL CLIENT FLEET GARAGE

PITTSBURGH , PA

PJ Dick provided construction management at risk services for the interior fitout of a confidential client’s fleet garage for AI vehicles in Pittsburgh’s Strip District. The project included installation of exhaust fans, new AHUs, and data center equipment; installation of maintenance bay with ramps; upgrades to life safety, fire alarms, and sprinklers; and upgrades to all plumbing, including installation of oil water separator and trench drains. The project was fast-track, achieved in 12 weeks.

PJ Dick provided concrete subcontractor services for NRP Riverfront Landing II, which included cast-in-place foundations, material slabs, and elevated slabs for two new apartment buildings.

MECKA FITNESS PITTSBURGH , PA

Dick Building Company provided general contracting services for the retail fitout space on the first floor of 2908 Smallman Street. Mecka Fitness is designed to accommodate a variety of training classes, many of which have garage doors that open to allow fresh air and natural light. Exposed polished concrete floors lead the hallways along a mix of drywall and refurbished concrete walls. The black ceilings and exposed duct work give the space an urban industrial vibe that suits the Strip District studio well. The lobby of the studio has an extensive retail area and smoothie bar. The locker rooms are stateof-the-art and are equipped with luxury steam showers.

REECON CENTER PITTSBURGH , PA

Working on a design-build basis, Dick Building Company completed the adaptive reuse of a century-old industrial building in Pittsburgh’s Strip District. Reecon Center encompasses approximately 42,000 sf of space. The project included two tenant fitouts of office and common areas, masonry restoration, new mechanical and electrical work, and other improvements. Modern finishes and a unique floor outfitted with a landing strip were a part of the first-floor office space occupied by the building owner. A kitchen, private offices, and an open office concept were also part of the scope.

Dick Building Company was also the general contractor for the adaptive reuse of medical laboratory and office space in Reecon Center. The alterations were conducted across two floors of the bioinformatics company’s Pittsburgh location. Dick Building Company has been retained for another phase of the project and is currently working with the client to complete design to further expand operations at the Strip District facility.
