OVERVIEW

After reviewing recent comaparable real estate sales in this area, I find the value will range for your land will be between $2,100,000 - $2,500,000. Remember, there is no upside limit with the Auction Method and we can protect you because we will sell the land subject to your confirmation. Some of our former clients that you may be familiar with are the Norm and Jane Durham family, Mark Whitfield, Max Katz, Fred Shultz, Oklahoma Ag Credit, Limestone LLC, OSU Foundation, and the Noble Foundation/Rusty Noble, just to name a few.

OUR MARKETING PLAN

We believe brand, image and visual presentation are important when marketing a distinctive property. Creative professionals, including a copy writer and graphic designer, will develop a strong identity for the auction that will come to life in the marketing materials. This pulls potential buyers in by highlighting the key selling features of the property while providing them with a visual experience that showcases the true beauty of the property. We combine market research with data-driven strategy and tactics to develop and implement a targeted marketing and advertising campaign. The target audience will include a national and regional demographic we will reach using print, digital and social media advertising methods.

COLOR BROCHURE

One of the highlights of the auction marketing campaign will be the auction brochure. Our graphic designer will produce a full color brochure. The quality of the brochure will create the first impression needed to stimulate buyers to inquire about the auction. The auction brochure will include aerial and ground photography, plat maps, location maps and primary information about the property and terms of the auction. It will highlight the distinctive features of the property with attractive photographs.

DIRECT MAIL AND CANVASSING

You auction brochure will be mailed directly to a carefully selected group of potential buyers. We also personally deilver the brochure to contacts in your area.

TARGET AUDIENCE

We will expose the property to a nationwide audience but feel the buyer will come from this region or has close ties to the area. A large focus will be directed to surrounding equine enthusiasts, purebred cattle producers and other agriculturalists.

EMAIL BLASTS

We will email a targeted audience as well as public relations media coverage via news articles and press releases.

PRINT ADS

Local and state newspapers including the Sunday Oklahoman, Tulsa World, Kansas City Star, Fort Worth StarTelegram, Dallas Morning News, and multiple livestock and equine publications.

SIGNAGE

According to a recent study by the National Association of Realtors, signs are the second most popular way that buyers found property. In that study, 71% of buyers said they saw the sign on the property.

We will use large, attractive 4’x4’ signs and along the major roads. We will construct directional signs as well as 4’x4’ property signs. Each tract will be marked with a tract sign. We will use directional signs from major roads to guide bidders to the property. All large property signs will be fitted with outdoor brochure boxes that will hold brochures for potential buyers.

PROPERTY PREVIEWS

Pickens Auctions staff will hold at least 2 onsite preview days. We will provide personnel to assist potential buyers to all areas of the property. Our company has our own liability policy that covers these events.

ONLINE PRESENCE

Pickens Auctions, in conjunction with NextLot, have a strong web presence to meet the consumers’ expectation to have access to information 24/7. Your auction will be posted on our website and will list information about the auction including photos, maps, terms, etc. Your auction will also be posted on NextLot.com and Loopnet.com, linking to more than 60 other auction companies’ sites to maximize exposure. Your auction will appear on real-estate various auction-related websites that provide exposure to potential bidders across the region, country and world-wide.

SOCIAL MEDIA

We will launch a nation-wide social media campaign that include Facebook, Instagram, Twitter and LinkedIn. Ads with photos to expose the property to target demographics. Social media advertising is cost-effective and measurable, allowing us to allocate budget dollars according to consumer response to the ads.

SEARCH ENGINE OPTIMIZATION

Through the backside of our website we can highlight search words. For example: if someone is looking for “Horse Ranches in Oklahoma”, we can add those key phrases so that your auction will be towards the top results in the search, making it easy for potential buyers to find your auction. Another source of interest will be from investers that are seeking land to add to their portfolio. We will target Trust and Investment companies, account managers and other industry related firms.

When the buyer attends the auction they will already have their “work” done. This will eliminate the need for a contract with contingency clauses. The Real Estate Contract will be considered a “Cash Contract”. The Buyers know this ahead of time and use the weeks prior to the auction to align financing.

MULTI-PARCEL AUCTIONS EXPLAINED

Pickens Auctions has the technology and resources to offer a multi-parcel auction solution like no other firm in the nation. Our software allows us to offer bidding on single tracts, combinations of tracts, and the property as a whole through an interactive map displayed for bidders during the auction. Simply explained, this allows bidders to bid on any tract or combination of tracts they wish to purchase.I addition, Online bidding is also available if the situation warrants.

There is no other software that will allow bidders to have the freedom to bid in this fashion. Using this method will bring more bidders than if it was being sold only in its entirety. Bidders can then decide which tracts of the property they want to bid on, whether it is one, two or more or the entire property as a whole.

The Multi-Parcel (multi-par) auction method allows the buyer to maintain control of any

tracts or parcel throughout the auction, regardless of the combination of the tracts. With the multi-par you select the lots you wish to purchase and bid on them, first by the acre and then in whole dollars. After a per acre price has been established by individual tracts, for the entire acreage, any bidder may add to the total amount bid on any tracts in the preset dollar amount established at the beginning of the auction or as new bids are posted. If no advance of bid is made within a specified time frame, then the lots will be announced closed.

ADVANTAGE OF THE MULTI–PAR METHOD

• No one is knocked out of bidding at any time.

•You may combine any or all tracts in any grouping throughout the entire auction as well post new bids on any single tract bid or combination bids already posted.

• At any time you can look at the lots displayed on large boards and see the high bid and whether you have control of that tract.

•Since everyone who is participating in the auction event can choose which property they want to buy and the price is set by the bidder everyone has the same opportunity to buy regardless of the others bidders possible WEALTH OR BIDDING STRENGTH.

A little history of Pickens Auctions...

Pickens Auctions is a multi-generational real estate marketing firm that has successfully assisted thousands of clients meet their marketing goals. We specialize in the sale of farm, ranch and commercial real estate.

Our story began in 1960 with Ernie Pickens selling farm, ranch and cattle auctions in Central Oklahoma. Ernie retired in 2004 and Gregg Pickens took the reins of Pickens Auctions.
