OUR MARKETING PLAN
We believe brand, image and visual presentation are important when marketing a distinctive property. Creative professionals, including a copy writer and graphic designer, will develop a strong identity for the auction that will come to life in the marketing materials. This pulls potential buyers in by highlighting the key selling features of the property while providing them with a visual experience that showcases the true beauty of the property. We combine market research with data-driven strategy and tactics to develop and implement a targeted marketing and advertising campaign. The target audience will include a national and regional demographic we will reach using print, digital and social media advertising methods.
Color Brochure
Advertisement

One of the highlights of the auction marketing campaign will be the auction brochure. Our graphic designer will produce a full color brochure. The quality of the brochure will create the first impression needed to stimulate buyers to inquire about the auction. The auction brochure will include aerial and ground photography, plat maps, location maps and primary information about the property and terms of the auction. It will highlight the distinctive features of the property with attractive photographs.
Direct Mail And Canvassing
You auction brochure will be mailed directly to a carefully selected group of potential buyers. We also personally deilver the brochure to contacts in your area.

Target Audience
We will expose the property to a nationwide audience but feel the buyer will come from this region or has close ties to the area. A large focus will be directed to surrounding equine enthusiasts, purebred cattle producers and other agriculturalists.



Email Blasts

We will email a targeted audience as well as public relations media coverage via news articles and press releases.
Print Ads

Local and state newspapers including the Sunday Oklahoman, Tulsa World, Kansas City Star, Fort Worth StarTelegram, Dallas Morning News, and multiple livestock and equine publications.

Signage
According to a recent study by the National Association of Realtors, signs are the second most popular way that buyers found property. In that study, 71% of buyers said they saw the sign on the property.
We will use large, attractive 4’x4’ signs and along the major roads. We will construct directional signs as well as 4’x4’ property signs. Each tract will be marked with a tract sign. We will use directional signs from major roads to guide bidders to the property. All large property signs will be fitted with outdoor brochure boxes that will hold brochures for potential buyers.
Property Previews


Pickens Auctions staff will hold at least 2 onsite preview days. We will provide personnel to assist potential buyers to all areas of the property. Our company has our own liability policy that covers these events.
Online Presence
Pickens Auctions, in conjunction with NextLot, have a strong web presence to meet the consumers’ expectation to have access to information 24/7. Your auction will be posted on our website and will list information about the auction including photos, maps, terms, etc. Your auction will also be posted on NextLot.com and Loopnet.com, linking to more than 60 other auction companies’ sites to maximize exposure. Your auction will appear on real-estate various auction-related websites that provide exposure to potential bidders across the region, country and world-wide.
Social Media
We will launch a nation-wide social media campaign that include Facebook, Instagram, Twitter and LinkedIn. Ads with photos to expose the property to target demographics. Social media advertising is cost-effective and measurable, allowing us to allocate budget dollars according to consumer response to the ads.
Search Engine Optimization



Through the backside of our website we can highlight search words. For example: if someone is looking for “Horse Ranches in Oklahoma”, we can add those key phrases so that your auction will be towards the top results in the search, making it easy for potential buyers to find your auction. Another source of interest will be from investers that are seeking land to add to their portfolio. We will target Trust and Investment companies, account managers and other industry related firms.
