Firstly, I would like to thank my three Professor Mr. Tran Duc Long, Ms.Khong Minh Trang, Ms. Le Thi Bich Ngoc have been guiding me throughout the 18 week studio and provide me with valuable lessons and experiences.

Also, I would also like to thank my team: Huynh Nhat Nam, Nguyen Hung, Huynh Phuong Uyen have been working and giving their best during our 9 weeks project. Although there are some diffuculties and misunderstanding, we have completed the project successfully.

HISTORY

LOCATION

Groups of Chinese from Cu Lap Pho, Bien Hoa migrated into Cho Lon (D5, D6) and Binh Dong wharf (D8) due to Tay Son’s attack.

The site location used to be a dangerous spot famous for drug dealers and thefts, fortunately, the area is more safe now and become a ideal place to live in.

The citizens here used to be merchants along Canal River in the old days but now most of them are workers for the nearby factories.

Busiest marketplace for vendors from the West, brick buildings appeared alongside Kinh Te (Cau Hu canal nowadays)

Alongside sturdy brick buildings, enroached and spontaneous houses are being built throughout the growth of Binh Dong wharf

The construction of flour factories replacing old rice mills

New apartments and constructions site replacing old brick houses.

Houses in alleys are being rebuilt into sturdy houses. Most of enroached houses have been removed.

People in Binh Dong wharf have lived in alleys for many years dating back to when Tau Hu canal is the busiest marketplace for merchants. Alley have emerged into their style of living such as using the alley roads as it their properties due to the lack of space in their own houses. There are many uses for the “shared space” in the alley like parking, selling food, gathering, coffee shops,...

These activities can take up half the width of the alley, therefore, although many alley are 4-4,5m wide, ambulances or fire trucks have a difficult time to enter the alleys. This is a threat to the safety of the dwellers area.

RE - HOME HOUSING

In order to create an affordable housing unit for current dwellers of Binh Dong Wharf area (Ward 14, District 8), the design has utilized every possible surface area into necessary functions.

Basic Information:

Location: Ben Binh wharf (W18, D8)

Built-up area: 58.67m2

Carpet area: 49.15m2

Plaster ceiling height: 2.5m for bathrooms, 2.8m for others.

While the interior showcases an open-concept living space painted in warm, neutral tones with large windows providing plenty of natural light.

The main target for the housing units are low income workers or families with elders, therefore this warmtoned, minimalist house for low-income customers features a simple yet elegant.

The kitchen is modern and stylish and the bedrooms are designed to provide a peaceful retreat. Overall, this design creates a functional living space that is affordable and ideal for a family between 4-6 people.

Children’s Bedroom

Total Area: 6.72 m2

The children’s bedroom requires spaces for two beds, wardrobes and working areas for two teenagers but only less than 7 sq meters. A bunk bed and a shared desk is being used to utilize the small space into a fully functional bedroom for the children can both rest and work effectively.

Kitchen Area

The kitchen has a three-meters wide kitchen top so that multiple members of the family can cook large meals with ease and with two tall cabinets for storing foods and tools.

With this fully equiped kitchen, the family will have a pleasent experience preparing food everyday. Moreover, the kitchen provides an open view to the living and dining rooms, which helps family members can watch each others work daily.

Master Bedroom

Total Area: 9.17 m2

The master bedroom has a queen plus-sized bed which connects to a tall wardrobe to store every kind of clothes for both the husband and the wife. Plan

The room also has a make-up table and its own bathroom so that the grown-ups can prepare for work unbothered every morning and have their privacy secured.

Living & Dining Area

Total Area: 9.89 m2

“Connected space” is the design object for this area so that every person living and working in this space can interact with each others.

Guests’ Bedroom

Total Area: 6.6 m2

This space is also the meeting area for family members after a long day at work or school.

The guests’ bedroom consists of a queen-sized bed and a closet. It can be used as bedroom for relatives, guests or can be rented for extra incomes.

PROBLEMS

As we analyze the the problems of the area, we found out that the alleys system of the area is causing many problems directly affects the dwellers life such as pollution, extreme heat, lack of green and open spaces,...

The already narrowed alley now being enroached for personal uses make the roads harder to move around.

There have been a solution for the area is the Aurora Apartment to encourage the dwellers move out of the alley to live in a better place but have failed due to the people does not want to leave their houses to an new unguarantee home and try a new life styles

CHALLENGE

Provide a new reliable home for the current dwellers that can keep their old way of living

Increase the value of Binh Dong wharf’s alley (green&open spaces, economic zone, community gatherings)

Our solution is to provide three levels of apartment: 14-storeys, 9-storeys and 6-storeys so that both the current and the new people that come to the place can adapt to the new way of living easily.

Moreover, the project provide for the surrounding area amenities such as green parks and gardens, markets, communitie houses, health centers, kindergartens,... so that the area’s value can be increased.

The project splits into two parts, the front part is more active with activities, shops, markets and high-rise buildings, which bring a feeling of a modern city. The back part is more private and peaceful with gardens, community house and low buildings, which makes the dwellers feel more like in a suburban area.

Community

The idea of this unit is to give the dwellers the feeling of living in small alleys and row houses by create small private spaces along the first floor of the building and connect to the flower gardens.

FRONT MARKET

The market on the front of the project facing Tau Hu canal will attracts visitors into the area and also provides a marketplace for the current citizens of the projects to sell groceries, foods, drinks,... to have an income.

The area also provide a lively urban spaces for gatherings, activities for people in the surrounding area.

The biggest building with 108-units and 14-units has the 1st floor for commercial use, 2nd floor for parking and the 3rd floor with the shared garden.

The builing is facing the canal and the main road and surrounded by private parks and commercial area.
