The tiny home industry is forever evolving, and bringing the events to new and old venues is an exciting process. One of the absolute delights is meeting people who have ‘done it’, and watching them breathe out… possibly for the first time in a long time. There is something psychologically healing about buying and moving into a tiny home - the common remark is “I will never look back, this has been life-changing”.

In Toowoomba a struggling hobby farmer placed 2 luxury tiny houses on their land and began Farm Stays (which is bringing joy to the weekend tourists and, particularly, the host - who is loving introducing her guests to her life on the farm).
In Adelaide a lady housed her recently widowed mother 100m from her own family home after discovering the family business was in fact in ruin and her mother in unexpected total financial despair.
In Brisbane, a man brought his elderly parents to the expo and bought a small house for them to move in to, relieving them of the constant maintenance and upkeep of their huge acreage home… but without forcing them to sell and move off the land completely - which was a fiercely rejected option.
In Melbourne, a lady housed her newly married daughter so they could start to save for a deposit on a family home without rental stress.
In Brisbane a lady housed her highly autistic 27 year old son… who is now ‘living the dream’ independently; something she never thought would happen in his lifetime.
In NSW, a lady bought 3 tiny houses, 2 of which are used for occasional emergency use by Domestic Violence victims fleeing their abusive partners.
In the QLD Hinterland, a family of 5 fulfilled their lifelong dream of living more aligned with the environment, having more connection to nature, and began a little homestead after years of Sydney City rat race living.
On Russell Island, Gina who is 59, has moved in to her tiny home, off grid, and has finally achieved peace of mind after realising her post-divorce situation was so dire, the reality was living out of her car.
Some of these examples are akin to successful Therapy for the human soul!
When you compare these stories with the naysayers on the internet who declare that tiny houses are illegal (for the record: they are not illegal in any state or any council region in Australia, full stop); that it is impossible to find somewhere to park them (it is actually getting easier and easier to find spots to place tiny houses); and that the ‘the government is forcing people to live in boxes’ (no one is being ‘forced’ in to tiny homes, they are all loving it!)
- it simply highlights that the event has got a lot more work to do on getting information out there and encouraging people to discover the uses of tiny
houses and their positive impact on people’s lives everywhere.
Keep in mind that advocacy for an easier path for tiny houses, particularly with dealing with local councils, has never been more active. The housing crisis has created an environment where politicians are being forced to listen to solutions such as those real instances I have highlighted above, however the buck is being passed to councils who are Struggling with non-existent framework with which to include tiny houses in their LGA, and also their very NIMBY attitude towards tiny houses as a whole. What is now needed is - You. Every single phone call to council; Every Email written; Every signature on the many petitions; counts towards someone else being added to the many success stories in and around the tiny house movement. I urge you to keep the momentum going and help get the message across, as I can assure you that, behind the scenes, there is so much positivity and life-changing progress. It can only be described as a shining light across so many ‘crises’ and negative aspects facing society at the moment, and it is a pleasure to a part of a movement that can offer so much positive change to peoples’ lives.

FINANCE:
We have a wonderful MC (who is currently taking a break to look after his health) - Paul Pritchett, who is on the Tiny House Association Board as Treasurer, and is also the Director of Great Escape Finance. Presenting in his place is his right hand man - Jamie. He has been working tirelessly, pushing for better deals for people that need finance. His talk focusses on getting “Finance preparedness” - giving you a better chance of a YES from a lender. His background knowledge of the tiny house industry, insurance and ATHA work is very insightful
SOLAR:
Steve attends many tiny home expos, and is aware that Solar can get confusing - so he keeps it simple and gives some guidance. This talk is best if you have questions… simple questions or real technical questions. Steve operates Sky Energy - offering an off grid solution. There are aways a few solar companies within the expo, where you can get information on what best suits your situation.
TOILETS:
We love this talk - because it brings out the sniggering school-kid in all of us! Go on - put up your hand and ask that embarrassing question - we love them. You will have Maddi or Jason from Eco Flo, or Water Wally for this talk - depending on availability. On a serious note: ensure you know the difference between what goes down your toilet (sewerage/black water) - and what goes down your sink/shower (grey water). Grey Water waste is important for your tiny house journey - especially as far as council is concerned.
LAND:
This talk has taken on a life of it’s own - with the lovely Briony Jenkinson. Briony Lives Tiny, Works Tiny and has helped hundreds of people find land to place their tiny house through ParkMyTinyHouse.com.au, and also land owners who are interested in being a host to a tiny home owner. Success, passion, and a very emotional journey is also discussed in her talk.
THE FUTURE:
Stephen Yarwood. An ex mayor (of Adelaide) and town planner, and a very intelligent man with a vision for the future - this is a DON’T MISS talk you will love. His insight to council workings, as well as his ability to get you to look forward… all the way to 2050, 2100 and beyond, makes this talk informative and very inspirational.
ELLE PATON:
We wonder if people realise how lucky we are to have Elle at the events.. her insight into tiny houses is incredible - and we can easily call her one of the cornerstones of the Tiny House movement in Australia. Living in her own tiny - in the middle of suburbia St Kilda, until her move to a Gippsland co-share community, and the fact that she co-founded the Tiny House Association, there are few people in the country with her experience. Listen to her story of “not taking NO” from the Vic council, and working with them to get a great result - and couple that with her endless knowledge on tiny builds, advocacy and the Australian Tiny House scene in general, you will find Elle a total inspiration.
OCCASIONALLY:
Some expos are peppered with news from the trenches of Advocacy - and the organiser Phae Barrett will try and add some insight to that through her “occasional” talks on stage - which are rarely scheduled as the event does also need to be ‘run’! However, when she has news, it feels like the “inside scoop” - and her work has given her endless stories of success from around the country (usually just before the ATHA segment - if you want to catch her - and most often the Q+A sessions at the end of each day.)

ARE TINY HOMES ILLEGAL?
No. "Tiny homes" are not illegal. They may be subject to your local council rules and regulations.
CAN I BUY LAND AND STICK A TINY HOUSE ON IT?
Vacant land means you will be trying to place your tiny house as a "Primary Dwelling", which entails the same/very similar application process through council as a normal size house. Think about Emergency Services (where do they come to?). Postal service. Town infrastructure.. if 100 families move in to a small community, are there appropriate schools/hospitals and other services available. Most importantly, Environmental Impact. Are you prepared for grey water waste, toilet waste? It can't just be buried into the land... even if it is YOUR land, because it can affect neighbouring land, wildlife etc. These are the aspects council will take most interest in. If the land has a primary dwelling already - then, as a SECONDARY dwelling, tiny houses have a much easier path.
DO COUNCILS ALLOW TINY HOUSES - DO I NEED A PERMIT?
Answer is No and No. Because most council's do not recognise a "Tiny
House", hence why people use the term Caravan or Mobile/moveable dwelling. AND.... every single council is different. There are few councils that require a ‘tiny house permit’ other than the Sunshine’s Coasts ‘Healthy Places – temporary accommodation application’. There are 537 councils in Australia. Just THREE of these properly recognise a tiny house. Just 3!! After 8 years of solid advocacy this is dismal. Others may 'refer' to tiny houses - however a recent conversation with a council uncovered that they were meaning 60sqm+ tiny houses? This highlights why - when you call council and ask about a Tiny Housetheir vision of a Tiny House and yours will likely be exceptionally different! Thus, the initial information they are giving for "Tiny Houses" is not accurate, nor meets your needs. This is a problem when making first enquiries with council.
If you need several bedrooms, you may be looking for a "Modular - or a house not on wheels). We have seen 3 bedroom configurations - although we have not seen 4/5 - yet. They are "Tiny Houses"really small - AND they must weigh less than 4.5tonne if they are to be towed anywhere as this is the weight limit allowed on

the roads. So as soon as you go bigger and bigger, you quickly reach the weight limit. A better option is to consider 2 small tiny houses, or look for a separate shower/toilet/utility that can be placed adjacent to the tiny house - add a wheelie room or two and a patio in between. A clever building design can achieve this. Modular houses can also achieve more bedrooms.
There is not a day that we do not receive a phone call from a passionate person asking why council do not get land and put lots of houses on it to ease the housing despair some people are going through. There is a huge attachment between tiny homes and homelessness. In essence, this sounds like an easy fixand an entire BOOK needs to be written on this. In short, few councils have shown interest in tiny house villages as a homelessness fix. And the handful of communities who have achieved this/or tried to achieve this, have done so with both a lot of legal infrastructure and council liaison, which comes with some high administrational costs... which goes against the concept of "affordable housing".
A recent phone call with a housing representative, suggested buying a
Caravan Park is the only way to set up a tiny home village.... it is unclear if such a caravan park would be able to house long term residents or just holiday maker style accommodation. Which again, goes against the grain of what is trying to be achieved. Behind the scenes there are village setups being set up that we are keeping an eye onsome work, some do not. There are also some council-backed "tinycommunities" for charities in the form of Nestd, YouTurn, and similar. It is a very complex issue, and the reasons would be in the answer on this page to the question - Can I Buy Land and Stick a Tiny House On It?
Not recommended at all. Caravans are built for thisTiny Houses are not. They’re built to be moved less often. There is a massive difference in size and height, and in general, they are not built to be taken on the road perpetually, albeit there are a couple of "Touring Tiny” designs, often called Microhouses. These types of homes have absolute minimal weight and are built for purpose. Check out Polka-dot villages who have a Tour with a tiny house designed to be nomadic.
And Havenwood Tiny Houses also have a touring version - (there are also 'pods', gypsy style vans, which are suited to a more nomadic use).
ON WHEELS / OFF WHEELS?
Tiny houses can be on wheels or on skids. Either way they are a moveable/ portable/ temporary dwelling.
CAN TINY HOUSE BE INSURED?
Yes. Some people report issues in finding insurance for living full term in a Tiny
house and others seem to breeze through and get insurance in place without any problems. You need to decide if you are insuring your house as a “house" - or as a Caravan. When insuring as a ‘house’ it can be complicated…. Because it is is actually not a house!
Try CIL - NRMA . Also, Benjamin and Benjamin, an insurance company that recognise tiny houses, and have specific insurance for them.
CAN I GET A TINY HOUSE MORTGAGE?
No. Not in the traditional sense of a 25+years, low
interest, Insured mortgage. HOWEVER, there are movers and shakers in the industry changing all thatkeep an eye on Great Escape Finance as they plough through this minefield of tiny finance and keep coming up with better packages for people. Right now you can finance a tiny house along similar lines of a personal loan, and Great Escape are experts on this subject.
CAN I AIRBNB A TINY HOUSE / FARM STAY HOST?
Actually, under current rules, it is easier to
AirBNB/short stay a tiny house than live in one on your own property - which is not cool for people under housing pressure, and is a strong reason why councils should be evening up the playing field. If you have land and wish to place a tiny house on your land for AirBNB, you can buy a tiny house -set it up at your cost and advertise your 'holiday accommodation".

ARE ALL TINY HOUSES SAFE AND BUILT TO CODE?
No they are not. There are no regulations. This CAN open the industry to cowboys and you should be very astute in researching your tiny house builder. It is noticed on buy and sell groups/facebook and gumtree that there are hundreds of "tiny houses for sale". An astute builder will have a Website and social media pages with contact details - will be a member of the ATHA - will
be either at an expo, or have a showroom you can visit and be open in their dealings with you. Many have builder licences, some can offer BAL certifications and other legitimate paperwork regarding work completed on your house. They will have a professional contract of sale (an invoice/receipt is not a contract).
Please be aware that a tiny house builder is not obligated to inspect your land and prepare your land. They are providing a mobile dwelling. If you order one and want it placed halfway up a mountain, or even in the middle of a field - placing it there and getting set up
safely (pinning down for high winds) is actually YOUR job. Some builders may offer this service, IF it is in their contract. Gas fittings, fire safety, electrical, plumbing, and all aspects of your home should be scrutinised before you orderperformed by a qualified tradesperson. And, as with anything, you often get what you pay for. Be realistic. Is a cheap, imported prefabrication going to be a robust, council compliant Home? If you buy cheap, expect to do some 'extras' to bring it up to standard at the very least.
Either. The Pro's of an off
grid is the re-sale market is bigger. The house can change to ANY location, not just on grid locations. Investing up-front on off grid electricity, water and toilets, is a long term saving and fits well with the notion that tiny houses are eco friendly, sustainable and save you money.

In VICTORIA - the Victorian Housing Statement, released last September can be found in PDF format here: www.vic.gov.au/housing-statement. Significantly page 11 refers to secondary dwellings and the elimination of need for permits from council: “Dwelling garden units won’t require a planning permit if they’re less than 60 square metres”.
In NSW - Again, there is State legislation that planning permission is not required, however there is also some new amendments that may be changing that (at time of going to print no update has been issued). In general, the NSW legislations and local council rules and regulations, are very vague and loose - with rural areas having an ‘over-riding legislation’ as well as a ‘ disaster response’ legislation, that makes understanding what applies to each individual somewhat confusing. If you are referred to your LOCAL council, please see the below on QLD/SA/TAS/WA/NT as it may be relevant. Also remember that the NSW Land and Registry Court has ruled that Tiny Houses on Wheels ARE CARAVANS and can not be treated as houses: (See www.tinyhomesexpo.com.au/legallinks).
In QLD/SA/TAS/WA/NT - State Authorities have pusillanimously given each council the final decision- and in general this has resulted in 90% of councils not even understanding what a tiny house is. In most instances Council have limited timeframes for how long they can be lived in. (Ie: you can only live in a caravan on your property for 30 days).
Advocacy is SIMPLY discussing with your council. If your local council is receiving 100 calls a week and everyone is going back and fourth over all these ‘grey areas’ - councils will make it an agenda to resolve the issues, and acknowledge Tiny Homes.
A great way to help them is to show them the precedent laws (especially if they are asking for a DA on your Caravan) - and also show them the way forward… such as showing them this MOUNT ALEXANDER SHIRE revised regulation here: [it is a long url - but google the words: MountAlexander- Shire- Tiny- House, and it comes straight up: https://www.mountalexander.vic.gov.au/ Council/Local-laws-permits-and-fines/Locallaws/ Caravans-and-tiny-houses-on-wheelson-private-property
Advocacy is also going back. Again. And Again. And againasking the council to work WITH YOU. In all cases where I have personally helped individuals with getting a tiny house - there HAS been a path… eventually. Your first phone call may be met with ‘jargon’ that makes it all seem too hard. Those that keep going back… are now living in their tiny houses.
HOWEVER, in order to do this they have “invented” legislative phraseology that simply does not exist! Generally they might state that you can stay in your caravan, but if you want to stay in longer than [number] of days, it needs a DA, because, if it is lived in long term, it is a structure subject to building laws.
Declaring that a “building/structure”… when lived in for a certain amount of time... “becomes something else” can not be found in the Building Code of Australia, nor any property law of any kind. In fact, within precedent court case transcripts, judges have found the exact opposite to be true. Jumping up and down - making entitled statementscalling councils ’Stupid’ - making statements such as 'Tiny Houses will solve Homelessness’ (not true), and - this one we see a lot - giving them a long, long list of your personal circumstances of woe, bad luck, oppression, as a reason to bend the rules… is the opposite of advocacy. In fact, as explained by our wonderful Mr Yarwood on stage - it is actually called ‘Corruption!”
Indeed, asking the council to Bypass all the normal Primary Dwelling rules and regulations that every other house has to adhere to… because your house is small, and you want to place it on your vacant block without any council interference, is just counter productive to advocacy. You will need a DA for a primary dwelling. And you CAN get a tiny house through council if you
spend some time - being calm and going through their procedures.
It is also unfortunate that we - as the constituents - have had to become 'the Educators'.
You will find many councils actually will give you a path that does not work, or make statements that are slightly untrue (your caravan needs a DA; you need to park in Caravan parks; your granny flat needs a blood relative living in it; are all examples of statements that are given out by council staff on a regular basis, and are incorrect).
If this happens to you - go back again with more information and teach them - it is arduous - and council need only look to the ATHA (Australian Tiny House Association) website where there is peer researched template legislation; or meet with the many advocacy groups that have been fighting for acknowledgement for
over 6-10 years; or research the changes made by Mount Alexander Shire VIC, Esperance WA, or Sunshine Coast QLD (permit application process), and Surf Coast Shire Vic, and others that have taken positive action to allow people to house themselves. National Forums in 2024 have been tackling the housing crisis, INCLUDING tiny houses… we are just waiting on Council to take note and physically do something. *(sidetone: those councils that say their hands are tied by state legislation… not true either, I have personal letters from State leaders categorically stating that local council has ultimate power to allow tiny houses in their Shires).
The Wheels are turning - your voice counts - make yourself heard and tell your council to look for a way forward. It requires a simple changing of words within council, and in reality takes just weeks to implement - creating a lot of relief and positivity within their community.
