Property’s transformation reaps rewards In 1970, John and Liz Wells bought the property. When it changed hands again, Titoki became one of PGG Wrightson Real Estate’s most significant sales for 2015.

“We had to work hard to buy it. Titoki farm had been owned by the same gentleman, Ken McLennan, since 1927. Many people admired the farm and sought to buy it from him. Fortunately for us, we had the inside running because we knew him and, when we offered to buy Titoki, giving him and his wife life tenancy on the property, Ken agreed to sell,” says John Wells.

It turned out to be a good arrangement, although always with one eye on the future, John and Liz continued to successfully farm Titoki as a grazing property, building two renowned studs, specialising in Hereford cattle and Perendale sheep.

In 1993, they were ready to change tack, gradually retiring parts of Titoki in favour of forestry plantings, establishing a mixture of radiata pine and Douglas fir plantation forests, plus stands of natives, amenity planting, wetlands and retiring stream margins.

“Right from when we first purchased it, we always had a vision and a dream that the property could be more than a farm.

We wanted to have a bit of fun with it, to make the most of Titoki’s environmental characteristics, its scenic beauty and its recreational potential; in other words, make a contribution and leave something behind that was more than what we started with.

“From taking on the property with horseback access only over most of it, including laying

boundary fences with a packhorse, we eventually planted extensive production forests, amenity plantings, retired stream margins and created three wetlands of about four hectares each. To provide complete property access, we put in some 40 kilometres of vehicle tracks, including 11 bridges. We were always conscious of runoff into the lakes and took the view of being custodians of the land ahead of squeezing out every bit of production profit.

“About 23 years ago, we reached a point in our lives and our business where we were able to start making those changes, which meant less emphasis on livestock,” says John.

One of John and Liz’s big initiatives was to establish New Zealand’s first registered pheasant preserve at Titoki, which required government lobbying from the couple to be accepted. John went onto the Eastern Fish and Game Council and battled for this over three years.

“Previously, there was only limited opportunity to hunt pheasants in this country, which was restricted to people who owned hunting dogs and could arrange suitable access. We managed to change that, and set up a hunting business that included raising and releasing 10,000 chicks every year,” he says.

Organising and hosting pheasant shoots for both New Zealand and international visitors became an important part of the Titoki annual calendar, which also offered hunting for ducks, peafowl, rabbits, wallabies, deer and pigs, along with clay bird shooting on a range built in 1990. Meanwhile, the

property’s abundant tracks provided additional recreational and adventure opportunities.

Construction of a lodge-style home in 2007 to add to a fully self-contained guest house, two staff houses and a private airstrip justified changing the property’s description from simply a farm into Titoki Country Estate.

Bounding Lake Okataina Scenic Reserve and overlooking Lakes Rotorua and Rotoiti, Titoki’s aesthetic qualities are self-evident.

John and Liz have looked to develop these in another direction, inviting an international golf professional turned course designer to visit and assess the property.

“He was blown away with the potential, telling us that the topography, contour and aspect of one part of the property lends itself to a golf course design of the highest international calibre,” says John.

Lake Taupo property transaction enables influential innovation for farming A significant rural property sale finalised just prior to Christmas is an important step for a venture that could usher in a lucrative new option for sheep farmers.

Waikino Station changed hands with Overseas Investment Office approval in late December. A 770 hectare property on the shores of Lake Taupo, its new owners are now converting the farm into an exemplar for milking sheep, creating a centre of genetic improvement and farm system development.

Two long-time dairy geneticists, Peter Gatley and Jake Chardon, saw the opportunity

when they found out about 1700 East Friesian sheep embryos collected in the late 1990s by Dr Jock Allison and stored in liquid nitrogen, waiting to be put to good use.

A long-established breed originating in the Netherlands and Germany, East Friesians are used in Europe primarily for milking or to improve fecundity and milk production in meat production breeds.

“We knew the embryos should still be viable and recognised their potential to establish a national sheep milking flock. We wanted to apply our genetics expertise in dairy, deer and goats to a fledgling farming sector that is a blank canvas in New Zealand,” said Peter Gatley, who was formerly genetics manager for LIC. In order to realise the opportunity, they began working with a new company, Super Organic Dairy, the New Zealand arm of the Shanghai Maui Dairy Company Ltd.

“There will be sheep farmers that can convert to a milking ock and there will also be dairy farmers attracted to do it. Generally though, this will not be an opportunity for hill country farms. Other than those with upwards of 100 hectares of ats, milking sheep will not be a hill country undertaking,â€? he said.

As systems advance and the breeding programme increases the national milking sheep ock, the new venture seeks to generate more supply. “Plenty of people are interested in what we are doing and the market wants more product. However, we wouldn’t expect farmers to convert before they can see for themselves how it will happen. We are taking a risk for them. We are aiming to create something that farmers can come along, look at and copy on their own farms. We will only succeed if they succeed. “We expect to be able to show o a working farm with full statistics demonstrating the potential and actual productivity. For farmers interested in preparing to take that opportunity, we are providing access to our rams for breeding this year so that hoggets can be milked from 2017,â€? he said.

On present budgets, milking 3000 East Friesian-cross ewes twice a day for a ďŹ vemonth season is projecting a gross return of $1,000 per ewe. “French milking ocks average 400 litres per season per ewe and we think we can ultimately achieve something close to that although that will take some time. “While payment will be on a milksolids basis, we expect that will equate to around $3.00 per litre. A four- to six-month lactation model is the current situation, milking from September to January, which is ineďŹƒcient compared to Holland, for example. From the breeding programme and the farming system development, we aim to increase the yield per ewe and the lactation period, therefore enhancing that productivity.

Scott started working for PGG Wrightson Real Estate in 2014 in the company’s scholarship programme.

His rise has taken some unexpected turns although, at every step, his motivation to help people and offer the best possible service has driven him on.

“It is a good scheme. When you come into real estate, the learning curve is frighteningly steep.

On the programme, we have great support and networking. You don’t feel alone. There is encouragement and structure to the learning.

Growing up in Ayrshire, Central Scotland, and watching his father run the family dairy farm, he learned that hard work is the first step to anything worthwhile. He also realised that he had an affinity with animals, particularly horses, and an innate understanding of what made them tick.

“Becoming familiar with all the PGG Wrightson business units and understanding the company as a whole is vital. Working within the wider group gives us a real advantage over others in the real estate industry.”

As with everything he has ever set his mind to, Scott has made a success of his new career, becoming the company’s Lifestyle Rookie of the Year in 2015 and ranking overall at number 16 among its lifestyle salespeople nationwide.

“On a dairy farm, nothing is achieved without hard work and long hours. I watched my dad work extremely hard. He was a good role model and, thanks to him, from an early age, I learned how to apply myself and work hard,” he says.

Before he left school at 16, Scott’s love of horses, goal-focused approach and appetite for hard

work earned him a place on the Scottish team at the World Mounted Games. In the Mounted Games, teams of five riders and five horses compete in numerous events. Fast-paced and highly skilled, the sport requires agility and precise equestrian aptitude. Scott represented Scotland in 1986 and then Great Britain in 1987 at the Mounted Games World Championships, winning gold and silver respectively.

“It’s a sport for adrenalin junkies, covering a broad range of skills on extremely fast ponies, where riders and ponies must be able to work well with each other,” explains Scott.

After achieving so young in the equestrian sphere, Scott had to drop his involvement with horses through university although his level of achievement did not waver as he topped his year at Scotland’s Dundee University, completing a BSc (Hons) in Financial Economics and Statistics in 1990.

Keeping good company Athol Earl is rowing royalty. He first climbed into a rowing skiff as a gangly 13-year-old 50 years ago, stood on the top of the Olympic podium as a two metre slab of Hawarden Angus six years later, and has been involved in many of the sport’s most outstanding triumphs since.

He has also been Canterbury/West Coast Sales Manager for PGG Wrightson Real Estate since 2011.

While Athol is ‘royalty’ in the sporting sense, by every other definition, the description is a loose fit: A more down-to-earth individual you will not find.

After his time in the New Zealand eight’s number three seat ended with a sock drawer full of Olympic and World Championship medals, he wanted to progress his farming career. “I took a farm adviser to look at a farm in the boondocks at the back of Taumaranui.

After we inspected it, he told me that, although it was a good farm, it wouldn’t suit me because I am too gregarious. I had to look in the dictionary to see what he meant!”

As it happens, the adviser was right. Athol’s skills with people bind together his rowing and real estate careers.

With characteristic modesty, he reckons success has come because he is lucky to keep good company. “But so are they,” he adds with a grin.

In rowing, the good company he fell into comprised the raw athletes recruited by the three architects of New Zealand’s rowing

success: Administrator Don Rowlands and coaches, Rusty Robertson and Fred Strachan.

“Back in the 1960s, they had a vision to put New Zealand rowing on the top of the world and they went out to make it happen. What our rowers have achieved since is down to what those three set in motion,” says Athol.

Previously, New Zealand was represented in international regattas by the winning club crew from the national championships.

Rowlands, Robertson and Strachan devised a plan to change that and make New Zealand much more competitive.

“They worked out that selecting and training the best rowers and putting them into one boat was a far better strategy. They centralised it, bringing a squad together for intensive training, initially in Christchurch,” he says.

At first, they focused on the eight, which was the glamour event.

“Although the clubs were unhappy to lose their best rowers to the centralised system, the New Zealand eight winning bronze in the 1968 Olympics in Mexico showed the theory was working. We never looked back,” says Athol.

Athol himself had come in two years earlier, boarding as a third former at St Andrew’s College in Christchurch.

“I was looking for a summer sport and was told ‘You are big, you should go for rowing.’”

Finishing high school, he expected to go back to the Hawarden, North Canterbury farm to work with his father. However, Fred Strachan, still coaching young rowers in his 90s and a mentor to Athol ever since, had other ideas.

“Having a go at rowing, or going back to work for dad on the farm? It didn’t take long for me to make my mind up about that!

“Fred contacted my father and told him I might have a future in rowing. Our family banked with the Bank of New South Wales, now Westpac. Dad spoke to his bank manager, who offered me a job in Christchurch. I could finish at three every afternoon to go training so it was all set up,” says Athol.

By 1972, Athol had been in the Silver Fern for two years, on what became one of New Zealand sport’s greatest missions.

As the 1971 World Champion, the New Zealand eight was favoured for gold in the 1972 Munich Olympics. However, a semi-final

second behind West Germany was not part of the plan. Sadness tinges Athol’s memory of the subsequent triumph.

“We had been away for three months preparing. My parents were touring Europe on their way to watch us. Unfortunately, five days before the Olympics started, my father died of a heart attack,” he recalls.

Coach, Fred Strachan took the phone call from Athol’s sister in the middle of the night, woke the young man to give him the sad news and sent him back to bed two whiskies later.

“We were in a bubble so the news didn’t properly sink in. There was nothing I could do and the whole crew was so focused on what we had come to achieve so I had to leave my grieving until later,” he says.

For those too young to remember, the eight’s final is worth finding online. While the United States commentators focused on their own crew’s tussle with East Germany for silver, the New Zealand boat led from start to finish, virtually ignored by the commentating Americans although dominant on the water.

“It wasn’t broadcast live on New Zealand television so my mates back home huddled around the radio in the early hours to follow the race: No satellites then. They had to wait a few days to see it, after the film was flown in,” he says.

News reports mentioned the crowd of 35,000 and ‘God Defend New Zealand’ playing for the first time at the Olympics rather than ‘God Save the Queen.’

Staunch advocate of amateurism, Olympics president, Avery Brundage presented the medals to the kiwis himself so impressed was he with the New Zealand rowers’ amateur status in an otherwise professional field.

To finance their Munich mission, Athol and his crew mates raised $100,000 through bingo and raffles. He remembers that part of it too.

“Going around the pubs every Friday and Saturday night with books of raffle tickets to sell, taking rejection and plugging on with it, that taught me plenty about selling that I put to good use later on in life,” he says.

Three days after their victory, and while the crew was still celebrating, the ‘bubble’ was burst by a terrorist attack that ended with 11 Israeli Olympians dead.

“We were right alongside them in the village and had been out late into the night. Nobody gave security a thought and, although the attackers came in over the wall, they might as easily have walked through the front gate. It all changed after that,” he recalls.

For Athol, there was another Olympic regatta in the black singlet four years later in Montréal.

“We only won bronze. We were not happy.

Nobody wants a bronze medal or so we thought. Looking back though, it was an achievement,” he says.

Athol mostly rowed at number three in the eight, occasionally moving to number five.

“Rowing in the middle of the boat is what you do when you are a bigger guy, leaving someone else to set the rhythm. It was my job to provide the power,” he says.

After 1976, Athol went back to the farm, limiting his rowing to club level.

He started in real estate in 1993 when the salesperson selling him a farm on the West Coast offered Athol an opportunity to go into business.

His initial training was a drive around Greymouth with his new colleague.

“We went around and he told me, ‘This is a good suburb, this is not such a good suburb,’ then we drove back to the office and he said

‘This is your desk.’ That was my training.”

Athol’s first sale was a $27,000 house in Cobden and the second was a $27,500 property in Blackball.

“I thought ‘Hello, there’s a bit of a theme going on here.’

“That said, selling lower-value homes worked and, in my second year selling, I earned $100,000,” he says. After that, he moved from selling residential to selling rural property.

Some people take lessons learned in sport and apply them to business. Athol doesn’t see it quite that way.

“I know some excellent sports people who would be hopeless at business although there are some aspects of sport that you can apply elsewhere.

“In sport and in business, you cannot rely on winging it: Preparation is vital.

“You also need aspirations, dreaming big and working out the steps to achieve those dreams. Taking a plan and doing all the work, the really hard work, forcing yourself to go through all the boring bits to reach your goal, that aspect is common to both.

“Sometimes though, what you can achieve in sport and what you can achieve elsewhere have very different elements.

“In real estate, communication is allimportant. In this business, we are all

wordsmiths. What we say and how we say it determines whether we are effective,” he says.

Mainly, Athol’s rowing and business careers have balanced each other.

From 2000 to 2013, Athol was a Rowing New Zealand selector, as the seed planted in the 1960s and 70s bore fruit to world beaters like Rob Waddell, Caroline and Georgina Evers-Swindell, Mahé Drysdale, Nathan Cohen and Joseph Sullivan, and Hamish Bond and Eric Murray.

“Centralising the elite rowers, by now at Lake Karapiro, has really shown its worth. Having them together for long periods generates momentum. Developing good coaches and giving the rowers a pathway through the age groups and into the senior ranks helps everyone grow stronger. Giving the younger rowers competition amongst themselves, having everyone compare against each other, learn from each other and improve together produces immense motivation and commitment.

“We have turned being small into an advantage. If Australia did something similar, they would beat everyone. Like the United States, they suffer because their domestic rowing is territorial and split. For us, building unity, with everyone sharing the same purpose, is our great strength,” he says.

Succession planning is key to sustained success.

“Rowing is no longer reliant on any particular individual. That is deliberate. Where, in the early days, it used to be Don, Rusty and Fred, that is no longer the case. Now responsibility is shared more widely, with some key decision-makers and a sturdy structure supporting the athletes,” he said.

Recent controversy around elite coach, Dick Tonks, shows rowing has outgrown dependence on one person.

“Even though Dick’s contribution is amazing, rowing’s system no longer relies on one person. What happened in December was unfortunate. While the situation has been put right, it is a shame that it developed in the first place.

“Dick is one of the greatest coaches New Zealand has had in any sport. With what he and his rowers have achieved, he should be ‘Sir Richard.’ He has such a single-minded, totally uncompromising approach. Although that polarises people, the programmes he puts together work for his athletes.

Ending his tenure as a national selector in 2013 was difficult.

“Once I decided to step down, I had to tell the chief executive, otherwise I might have gone back on the decision. I told him during a lunch break at the trial, then had to go and find some time by myself. I walked around the lake and I wept. It has been such a great privilege to be a part of the success of New Zealand rowing and seeing people achieve what they have achieved. It is very humbling to witness that. It was hard to walk away but the time was right and others were ready to step up,” he said.

“He is a singular personality and will leave an outstanding legacy when he steps down, without leaving the programme in a weaker state without him,” said Athol.

New Zealand dominated 2015 at both World Championship and Under 23 rowing, setting some high Olympic expectations.

“Our target from High Performance Sport New Zealand is to achieve five medals in Rio. That is what we need to maintain our funding. However, if our rowers do not exceed that, they will be highly disappointed,” says Athol.

At present, nine New Zealand boats, totalling 33 athletes, are qualified for Rio. Up to five further boats could qualify at a ‘last chance’ regatta in May. Like everyone else, Athol is looking out for Bond and Murray, and Drysdale.

“Emma Twigg in the women’s single is a dark horse, although, since she didn’t compete last year, she still has to qualify. Watch out for the women’s eight in particular; and the men’s eight also have exceptional potential.

They are young puppies, developing together through the age groups. Their time is coming and they could be ready to turn this Olympics into their own,” he says.
