Complying with the 6-star energy rating requirements that will take effect on May 1 may seem like a daunting prospect. This week HOME takes inspiration from two cutting-edge, eco-minded developments – a group of four homes in White Gum Valley with a zero carbon footprint and a Quedjinup property that could surpass a 10-star energy rating when it receives its eco classification. Both projects have combined high environmental performance with all the creature comforts today’s homebuyers have come to expect.

AFFORDABLE LUXURY

L

IFESTYLE Homes has harnessed the powers of natural light and space to create its new two-storey flagship display, the Sunsets in Iluka. Open-plan living, fabulous indoor/outdoor entertaining, high ceilings and double-height windows are the hallmarks of this showcase home, along with an impressive specification. Priced at just over $600,000, the Sunsets features many of the must-have items that discerning buyers want in a modern, twostorey residence, from a glass splashback and chunky Essa Stone benchtops in the kitchen, to the rainhead shower in the ensuite bathroom and the recessed ceilings in each of the four bedrooms. Ralph Canterino, general manager at Lifestyle Homes, says the home illustrates the direction the builder is taking in 2012 as it focuses on making quality and luxury affordable. “The brief for the Sunsets was to combine contemporary living with functional elegance, while placing an emphasis on the use of natural light and open space,” Ralph says. With versions of the Sunsets available from $447,850, there’s plenty of scope for buyers to tailor this spacious family home to achieve a perfect fit. “For each Lifestyle display there will be two specifications – a display and a ‘select’ specification – as well as a smaller version of the display floor plan,” Ralph says. “This will give clients options as to the level of quality they want included in their new home, as well as allowing them to add their personal touch.” With its generous proportions and

HOME

free-flowing floor plan, the Sunsets display model certainly seems to be hitting all the right notes with visitors. “Many visitors are commenting on the amount of natural light and space within the home,” he says. “In terms of the floor plan design, it was important to focus on family living and also create the perfect space for entertaining.” With this in mind, the design team at Lifestyle has stretched the kitchen and everyday living area across the back of the home, giving it instant access to the cedar-lined alfresco via a bank of sliding doors. The layout and the high windows and doors also make the most of views to the sparkling blue pool and poolside cabana in the display. The galley-style kitchen features a contemporary mix of gloss white and timber-look finishes, plus full-height cabinetry, an integrated dishwasher and a bank of stainless steel appliances, including a steam oven and a coffee machine from Miele. With two separate living spaces, the Sunsets is great for families who need separate spaces for adults and offspring. “Upstairs, the children can watch television, play with their toys or entertain friends, while the parents can sit back and relax in the downstairs living room or alfresco after a long hard day,” Ralph says. The balcony off the upstairs sitting room is big enough to be used as a second outdoor entertaining space. “The amazing theatre room also provides the perfect space to escape from reality,” Ralph says.

This dedicated movie-watching space features a tiered layout to capture a true cinemastyle ambience, 32-course-high ceilings and optional acoustic panelling. Emphasising its welcoming sense of space and volume, the Sunsets includes a doublestorey entry void flanked by full-height windows. Double entry doors, a stone-clad portico and cedar louvres add detail to a striking elevation that has bags of street appeal without being overdone. “Its smooth, clean-lined design and cool, coast-inspired colour palette gives the Sunsets an unmistakable beach house feel,” Ralph says. expert ADVICE

Durability, energy efficiency and grand design are just some of the reasons Australians are turning to metal and slate roofing, says Carter Roofing & Slating director Nigel Carter

C

HOOSING the right roofing material is one of the most important decisions you will make when renovating or building a new home. For many years Australians have primarily chosen steel, cement or terracotta roofing materials. However, we are now seeing a new generation of architects, builders and homeowners preferring slate and architectural metals such as copper, lead, tin, stainless steel, aluminium and zinc due to their durability, design flexibility and suitability to withstand Australian weather conditions. Metal roofing has been widely used throughout Europe and the USA for centuries because of its performance when subject to severe winds, damaging rains and snow. However, it is metal roofing’s ability to endure intense heat and an extremely high amount of sunlight that makes it so suitable for Australian conditions. Metal roofing, when installed correctly, is fire and spark-resistant, withstands hail and wind, and is not affected by fungus, mildew or insect activity. It also has a far superior life span. Terracotta and cement roof tiles, for example, generally have a warranty of between 25 to 50 years and require significantly more maintenance than a metal roof, which has been historically proven

HOME

to last upwards of 100 years with little or no maintenance. Leading architects and builders also specify metal roofing materials for major public buildings, commercial developments and residential properties because of their green credentials (most products are recyclable), energy efficiency and very high strength-toweight ratio. This means the metal can be worked into a stunning array of designs and applications allowing an architectural interior to be continued on the exterior of the property. Contrary to popular belief, metal roofing materials are also phenomenal when it comes to keeping the house cool and increasing a building’s thermal efficiency. They reflect the rays of the sun preventing them from being absorbed and increasing the temperature of your home. It is for similar reasons that slate is also becoming a popular material in Perth and throughout Australia. Slate has been used worldwide for thousands of years and is recognised as one of the finest roofing materials available. It is exceptionally durable, unaffected by extreme temperatures and is highly resistant to acids, alkalis and other chemicals, making it an ideal roofing material.

It is also fire and water-resistant and retains its colour even in UV light. Of the slating products available, Welsh Slate and Burlington Slate are considered the products of choice and are internationally acknowledged as the finest slates available. They produce the highest quality slate with special aesthetic advantages in terms of colour, character and natural beauty, combined with a durability and performance that has been known to survive the weathering and pollution of more than 400 winters and summers. Examples of newly slated roofs can be seen in the western suburbs of Perth as well as Perth’s St George’s Cathedral and Burt Hall. Choosing the right roofing material can be confusing. However, if you keep in mind the four most important attributes of a good, longlife roofing material you can’t go wrong. Make sure your chosen roofing material has an attractive appearance, is corrosion-resistant with minimum maintenance requirements and represents good value for money. Most importantly, do your research before employing a contractor. They should have an experienced team, be able to provide you with examples of their work, have a passion for their craft and offer excellent customer service. ✱ Call 9408 1984 or visit www.carterroofing.com.au or for more information.

T

HE design team at Dale Alcock Homes started with a blank sheet of paper when they drew up plans for the Archer, one of the largest homes in the builder’s display portfolio. The open brief not only made for a fresh floor plan, but it also meant the team could add in a seemingly endless list of lust-worthy features tailor-made for today’s lifestyles. There’s the column-free corner in the living area for effortless indoor/outdoor living, an e-nook in the kitchen, optional sliding shutters to the ensuite off the master bedroom and a dressing area in lieu of the traditional walk-in wardrobe. Add in four big bedrooms, an activity room for the kids, a sunken home theatre, a home office and a generous alfresco and the Archer soon shapes up as a serious family home. “The Archer is a different design – it’s not based on anything that we’ve done previously,” says Cameron Lade, sales and marketing manager at Dale Alcock Homes. The starting point was getting all the living areas to the rear, making this king-size home perfect for large blocks where buyers are bowling over an old property.

so I think we’ll probably see a little bit more of that e-zone style.” Freeing up the end of the island bench from the paraphernalia of technology, the e-zone is also a great spot for homework or a quick coffee with a magazine. “You don’t even need to use it as an e-zone. It could be more of an appliance area within the kitchen,” Cameron says. Including a separate office as well means the Archer, which can be built from $229,980, will appeal to those with a home-based business. Work-from-home entrepreneurs will no doubt also appreciate the builder’s inspirational ideas for a funky yet functional office fit-out, with two computer workstations, banks of drawers and wall-mounted cupboards. A large hotel-style master suite creates a private retreat away from family life. As well as the swish ensuite – separated from the bedroom by optional sliding shutters – there’s a dressing area featuring walls of fitted wardrobes with sliding doors. “The majority of people who have built the home have kept the dressing area as it is,” Cameron says. “It’s a home that’s about a certain lifestyle where people want that rear living, perhaps with the pool and landscaped gardens,” Cameron says. “It’s certainly been popular in some of the demolish-and-build areas.” The kitchen, alfresco, living room and dining room form one big indoor/outdoor space stretching across the back of the house. The corner where the two sets of stacker doors meet has been engineered so that there is no need for a corner post, allowing the inside and outside spaces to flow naturally together. It’s a wow factor that is enhanced by the contemporary kitchen with its large stonetopped island bench, floor-to-ceiling cabinetry in a contrasting mix of white and timber-grain laminate, wide stainless steel appliances and oversize storage drawers. Cameron says the e-zone built into the kitchen has been a particularly popular feature. “We felt that everyone in the home has a phone or a laptop and this offers somewhere they can put it to check emails or Facebook,” he says. “Kitchens will continue to develop and improve, both from a specification point of view and from a functionality point of view,

Q&A Q

How can I stop my bath towels from becoming smelly after one or two uses? I have tried everything from hanging them outside to dry, changing washing powders, using fabric softener and washing them in hot water. But they still get stinky after a couple of uses. They are still in good condition so I don’t want to throw them out, but I’m sick of washing towels all the time. Your advice would be priceless.

$262,631

You’re going to think I’m kidding when A I give you the solution to this one. You need to use less washing powder. More soap doesn’t make clothes cleaner; it actually makes them attract dirt and absorb odours. You only really need enough soap to break the surface tension of the water. The following recipe is the best solution for you. The recipe is different for top-loaders and front-loaders so I have included both.

For a top-loader:

Into your washing machine, place a quarter of the quantity of soap recommended by

A clothes line can take up a big part of your backyard, but rather than see this as a hindrance, turn it into an asset. It’s very easy to enclose two opposite sides of the clothes line with one piece of lightweight canvas. Simply measure the width of one side of the line and the length ground-to-ground over the line. Once you’ve bought the canvas, place it over the clothes line. Use tent pegs to secure it to the ground on both sides and you have an instant marquee. It’s a great way to prevent inclement weather shutting down a good barbecue.

$275,758

For a front-loader:

You only need to use an eighth of the quantity of recommended soap and add two tablespoons of bicarb soda to it. Again, you use two tablespoons of white vinegar in the fabric conditioner slot with no fabric softener. For best results in either case, dry them in the sunshine, not in the dryer. the manufacturer and add two tablespoons of bicarb soda to it. Into the fabric conditioner slot of your washing machine, place two tablespoons of white vinegar and no fabric softener. Wash your towels on a warm wash with this solution and not only will it strip the excess soap that has already impregnated the fibres away, it will keep it that way. You will find that not only do your towels stay cleaner and smell better, they dry faster and stay softer.

I purchased a quilt cover made of polyester/cotton with a faux silk trim. I have washed it twice, but still cannot use it because it feels quite stiff and starchy to the touch. How can I soften it?

The reason the fabric is stiff is that it A contains a chemical compound called dressing that is designed to keep the material clean and ironed while it is in the store. The washing solution I gave to the reader with the smelly towels will work equally well for you and it will strip that dressing from the fabric, leaving it nice and soft. Thanks for all your great questions this week. Keep them coming and keep them specific. To work out how to remove a stain, I need three pieces of information. I need to know what the stain is made of; what surface it’s on (Is there a varnish? What is the topmost surface that the stain is affecting?); and what, if anything, you’ve already tried to remove it. Each thing you try changes the chemical composition of the stain.

BEING MIAMI WISE in the family and dining area, which adjoins a smart kitchen with double-door pantry, display shelves above the space for the fridge/freezer, stainless steel appliances and an upstand. Outside, a picture-frame wall that stretches across the main bedroom and porch cleverly elongates the front elevation, giving the Miami a fresh look from the front. “The idea was to come up with a different look,” Jim says. “The elevation takes some of the trends in the two-storey market and brings them to the single-storey scene.” Designed to fit on a 17m-wide block, the Miami can also be adapted to fit on a 14m-wide block simply by bringing the garage forward. “We’ve been very conscious with the new range of designs from First Abode that we can accommodate everything from an 8m-wide front or rear-loading lot, through to a 17mwide lot,” Jim says. Abode believes first homebuyers are looking for. Along with features such as his-and-hers wardrobes in the master bedroom and a double-sized shower in the ensuite, there is a spacious free-form living area, a study, home theatre, four bedrooms and two bathrooms. “The items that we believe are important in this marketplace are still there and we’ve still been able to work to a price point,” Jim says. There’s no alfresco on the plan for the Miami, but there is what Jim refers to as “an alfresco space” off the living area where an optional Vergola automatic louvre roof system is installed to keep the sun and rain out. “The Vergola is an upgrade item that shows what can be done,” Jim says. It’s easy enough to add a traditional pergola but First Abode is also aware that many people are opting for freestanding gazebos and cabanas to create outdoor entertaining spaces elsewhere in the backyard. The inclusion of the study or multipurpose room to the right of the entry in the Miami gives buyers the option of a fifth bedroom or nursery. “We also still have a home theatre as the feedback we get is that it’s something that’s still super-important to buyers,” Jim says. ITH affordability still nipping at the heels of first homebuyers, First Abode has launched a fresh range of homes designed to keep budgets in check. At the top of the range and priced at $174,999 is the Miami, First Abode’s first dedicated display home, which recently opened its doors to the public in Trinity at Alkimos. The builder is also releasing up to 18 new off-the-plan designs starting from $110,000 in the coming weeks. The design review represents a landmark start to the year for First Abode, which is part of the Residential Building WA group of builders. “We’ve sat back and looked at what we’ve done well and then we’ve brought in some new products to suit where we see the first homebuyer market is going,” says Jim Ilias, general manager at Residential Building WA. Jim says affordability and finance continue to be issues for buyers hoping to get into their own home so the company is also putting together some special finance packages. “We are certainly seeing a good level of inquiry from the market in the new year already,” he says. As the company’s first dedicated display, the Miami provides an insight into what First

says. “They like it to be spacious, functional and stylish.” He says the hob-free walk-in shower with its frameless glass side panel is also a must for many buyers. Essa Stone features in both bathrooms, as well as in the kitchen where Ventura has included wide cooking appliances, a mirrored splashback, an extra-deep breakfast bar, a stainless steel dishwasher, three banks of pot drawers and a walk-in pantry. To one side of the kitchen is an i-zone set up with built-in desks. It’s the modern version of the traditional study and ideal for everything from kids’ homework to surfing the net. As well as an open-plan living area, the Indulgence also features a sunken media room and three minor double bedrooms. Outside, Ventura has responded to requests from buyers for an understated elevation that will withstand the test of time. The front facade of the Indulgence is warm and subtle, teaming rendered walls with stone cladding for an earthy, natural look. The Indulgence can be built from $214,786. Paula Evans

“One of the key elements of all our designs is to draw the outdoors in,” Shane says. “This varies from block to block, but it’s something that our designers are very aware of in the design of every home.” Shane agrees that alfresco areas are getting bigger and bigger, leading us to think that an outdoor room can never be too big. “We make a conscious effort to make our alfresco areas as big as possible. In Perth we have the ability to live outdoors so we try to capitalise on that,” he says. Ventura’s design team has adopted the same approach in the master suite, where a sliding door opens the bedroom up to a veranda. “A lot of people are requesting an outdoor space off the master suite,” Shane says. Economically designed as part of the main house, the veranda can be easily and costeffectively set up as a private outdoor retreat. A long run of highlight windows continues from the master bedroom into the ensuite via an opening in the dividing wall, adding an extra sense of space. “People don’t like a poky ensuite,” Shane

OU don’t need to be a cocktail whiz with recipes for martinis and cosmopolitans at your fingertips to appreciate the built-in bar in the Indulgence by Ventura Homes. Placed conveniently close to the kitchen, this optional feature is a reincarnation of the traditional home bar, which thankfully is looking better than ever. Shane Casserly, sales and marketing manager at Ventura, says the bar and the optional barbecue pavilion in the back garden of the Indulgence display home in Alkimos are prime examples of the lifestyle features today’s buyers are being inspired by. “We are seeing a trend back to the ’70s when a lot of houses had bars, either in an entertaining area, in the family room or in the outdoor area,” Shane says. Today the bar is more commonly integrated into the main kitchen and living area. Shane says the Indulgence, designed to suit a 15m-wide lot, meets the brief for a “nice, light and breezy, outdoor living-type of house” that has been designed with the entertainer in mind. Once the stacker doors are open to the alfresco, there’s great sense that the house and outdoor space are one and the same.

GAVAN FORSTER

Gavan Forster from Master Builders answers readers’ questions about home building issues.

Master Builders is launching a new classification for subcontractors to help raise standards within the building industry, says communications director Geoff Cooper for a minimum of three years in the industry. Alternatively, a tradesperson with a minimum of seven years experience – without an apprenticeship – can also apply. These individuals will have to demonstrate a commitment to quality building work, customer service, safety issues, insurance protection and ongoing training to obtain a certificate. The commitment to quality will be demonstrated to Master Builders annually through reference checks, financial disclosure, consumer protection through insurances, signing a code of ethics, ongoing training, and meeting other regulatory standards. A Master Tradesman will be able to access insurance, training and other services from the Master Builders Association.

NSULATION is vital to improving the comfort levels of your home across all of the seasons. It reduces the heat flow through the building fabric (roof, wall and floor) in summer and maintains conditioned air within the building in both summer and winter. There are several popular types of insulation. Your choice will be affected by the form of

Insulation batts are usually supplied in prefabricated sizes and can also come in long rolls. Bulk insulation is used as both ceiling and wall insulation.

Reflective foil insulation:

Reflective foil has an ability to minimise radiant heat transfer and it can also act as a water proofing membrane under the roof and in walls. When using singlelayer reflective foil under a tiled or metal roof, bulk insulation will still be needed at the ceiling level to achieve good insulation.

Rigid insulation comes in pre-cut boards that are used primarily in new home construction. They are also ideal for insulating areas such as raked ceilings, solid brick external walls, under wooden floors and around concrete slabs. Extruded polystyrene boards are most commonly used because of their rigidity and strength.

Important insulation issues:

Existing light fittings, such as recessed downlights, are a potential fire risk in cases where insulation is not correctly installed. It is recommended that existing wiring in your roof is checked by a licensed electrical contractor before installing insulation or accessing your roof space. Get expert advice to ensure the safety of your home. The effectiveness of insulation depends on its installation. Compressing bulk insulation reduces its insulation value. Incorrect installation of foil insulation also results in leakage, thus negating the effectiveness of the insulation installed. Make sure you have an experienced contractor for correct and safe installation of your insulation. Use the free Find a Member service at mbawa.com to find a professional.

Loose fill materials include cellulose fibre and mineral wool and are mainly used as ceiling insulation. It is simply pumped into the roof space. Since there’s no cutting, fitting or stapling it’s one of the fastest and easiest insulation types to install. The advantage of loose fill is that it is not restricted to standard sizes or shapes and therefore will always fit snugly against and over the ceiling joists.

IN A GLASS OF ITS OWN The owners of this North Beach home spelt out their needs to Rob Spadaccini of Spadaccini Homes and building designer Shayne Le Roy of Shayne Le Roy Design who collaborated to produce a 619sq m, three-storey stunner on just 550sq m of land

T

HE generous and beautifully appointed living spaces in this family home in North Beach were built to take full advantage of the amazing ocean views. Rob Spadaccini, of Spadaccini Homes, used a combination of innovative building materials to complement the Mediterranean-style home’s beachside location and create the feeling that the waves were being “drawn inside”. Rob says a standout element of the threestorey home is the facade’s use of grey and white marble feature stone, paired with fullheight windows on both the second and third floors. Glass has also been used to stunning effect on the cavity sliding doors that open up to the combined kitchen, meals and living area, which has uninterrupted Indian Ocean views. The ergonomically designed kitchen, featuring lacquered panelling and a

HOME

gallery-style layout, overlooks a pool and alfresco area to the side of the house. A mainly monochrome colour palette flows through the entire living area to create sharp, clean lines that evoke a sense of understated elegance. Spadaccini Homes’ meticulous attention to detail is evident in the secret lighting, heated flooring in the home’s wet areas, automatically opening cupboards, polished plaster walls and negative detailing. Rob says the floating staircase with a clear glass balustrade that seamlessly links the middle and upper floors is another highlight. “There are just so many elements to this home,” he says. A lift connects all three floors. The master bedroom, ensuite and walk-in robe occupy the front of the top floor, giving the owners the luxury of waking up to a glorious ocean view every day.

The private balcony attached to the master bedroom is a haven to relax and enjoy Perth’s iconic coastal sunsets. The two children’s bedrooms, main bathroom and storage areas are positioned behind the resort-inspired suite. Rob says there were some challenges in overcoming height restrictions, but the Spadaccini Homes team managed to fit a 618.9sq m home on a 550sq m lot. “We have created a huge home considering the size of the site,” he says. The house also has a four-car garage and “plant room” that provides plenty of storage for the lift and pool equipment. Rob says the project was largely a collaborative one. The owners worked closely with Spadaccini Homes and building designer Shayne Le Roy, of Shayne Le Roy Design, to plan and build a home that met the family’s needs.

“We have extremely good clients who listen to us,” Rob says. “But it’s a two-way street – we listen to them as well.” If this magnificent family home is anything to go by, this joint effort obviously worked. Kate Dromey

The four homes in White Gum Valley built with a zero carbon footprint.

VERSATILE VISION

A creative approach and meticulous attention to the design process enabled Fremantle architecture firm Officer Woods to build four White Gum Valley homes with a zero carbon footprint

T

HIS forward-thinking development of four homes in White Gum Valley boasts a zero carbon footprint thanks to intelligent design and scrupulous recycling practices. Designed by Fremantle architecture firm Officer Woods for the development arm of Earthcare, the project teams high environmental performance with comfortable everyday living. “The development was conceived to demonstrate that features such as quality, sustainability, luxury, comfort and timeless character go hand in hand,” says Earthcare director Francis Burke. “Not only do they go hand in hand, but also they are all achievable with intelligent and well-thought-out design.” With a view to maximising environmental performance and minimising environmental impact, the project used next-generation construction products alongside high-quality recycled materials, including timber, bricks and stone. Black oxide was added to the new concrete slabs that were thickened to 200mm along the northern edge of the living areas to retain and release winter solar heat, while local highperforming Albany wool insulation was used in the ceilings and wall cavities. Limestone excavated from the site was used in the landscaping and even the floorboards salvaged from the two-bedroom cottage that once stood on the block were reused to create stunning jarrah floors in some of the new homes. Original concrete blocks and roof tiles from the old house were used in the new rammedearth walls and established plants were relocated where possible. The project team also employed Earthcare

HOME

Recycling, a unique on-site recycling system that enables up to 90 per cent of construction waste to be recovered and reused. A PV solar energy system on each property means the three two-storey homes and the single-storey home can generate their own electricity. Each dwelling also features high-efficiency lighting, a rainwater harvesting system, a greywater system, a solar hot-water system and smart metering for electricity. But achieving a carbon neutral project is about much more than just the tangible features. This project is a high-density development designed to last 125 years instead of the Perth average of 45 years, which means the embodied energy in the homes is spread over a longer term. The flexible layout allows future needs to be easily accommodated – from setting up an office for a home-based business or creating independent living for an elderly relative – and using local trades and materials meant energy used in transport was kept to a minimum. To substantiate its claims of environmental best practice, Earthcare called in Perth-based eTool to go over the design with a fine-tooth comb, looking at embodied energy and renewable energy as well as energy efficiency. “As a major environmental issue facing the planet, the carbon footprint of the project needed to be zero to be truly sustainable,” Francis says. He says using the innovative eTool “life cycle” assessment helped Earthcare make informed choices about design and materials. “If you can’t quantify your impact it is hard to compare with other design options and

ultimately improve what you are doing,” he says. “eTool not only allows you to quantify the impact, but it also provides you with the ability to improve and improve at the lowest cost.” A web-based software design tool, eTool is expected to become increasingly relevant as talk turns again this year to a tax on carbon. Alex Bruce, director at eTool, says the software not only provides builders and developers with a competitive edge but it also meets a market demand. “If the growth rate in demand in Australia is anything to go by, then 2012 will see a lot more zero-carbon buildings on the market,” Alex says. A NATURAL DELIGHT At a time when energy ratings count in the building trade, Sepp Hock and his wife, Jesca Maas, have taken some giant steps into the future by building a home they believe will be 10 stars

T

HERE are eco-friendly homes and then there is what Sepp Hock and his wife, Jesca Maas, have built on their Quedjinup property, in the state’s South-West. It’s yet to receive an eco classification, but Sepp believes he is “building towards an energy rating of 10 stars and beyond”. Sepp’s a registered builder who learnt his trade in North Queensland, a region that sees more extreme conditions than our South-West. As we become more conscious of the growing costs of living and the impact we are having on the environment, the benefits his homes offer are sure to demand attention. Sepp says the cost of these types of homes compares favourably to traditional builds and the savings continue once you move in. To begin with, the house has been built to get maximum benefit from the solar-passive design. “In winter, the design gives us optimum sunlight throughout the house. In summer, we hardly get any sunlight,” he says. “We are not spending any money on heating at all.” Insulation also helps and is found in all the

HOME

floors, walls and ceilings and is made up of recycled plastic and other materials. Sepp and Jesca don’t expect to ever receive a power bill, even on the coldest, wettest days. And all excess power they produce goes into the state’s electricity grid. A 130,000-litre water tank services most of the house. There is a connection to the mains, but only for use in the toilets. The recycled water from the laundry and kitchen is used to irrigate the organic vegetable garden. According to Sepp, you don’t have to give up on any luxury features or room to move when creating an eco-friendly home. This three-bedroom house has massive living areas spanning over 250sq m – not including the double garage, verandas or the guest suite. The living areas take in some fantastic views and there are large windows (made of lowemissivity glass) that frame them. Sepp ensured the home’s design maximised the sweeping views by elevating it from the ground with a support structure called the Mega Anchor.

“It means you can put a house on any block – no matter how steep or flat – and there is no use of any concrete,” he says. This Mega Anchor system also provides savings on excavation costs and allows you to move your home without touching the earth it sits on – not that Sepp and Jesca plan on going anywhere. Their eco-sensitive piece of paradise suits them to a tee and beautifully complements their love of the environment and the great outdoors. The couple’s passion for environmentally minded living is the central theme at this weekend’s 2012 Yallingup Surfilm Festival, which they are both heavily involved in. Jesca is director of the three-day festival and Sepp is the volunteer co-ordinator and Jesca’s righthand man. Brad Elborough ✱ For more information, visit Sepp Hock’s website, www.sustainabuildnow.com.

PRETTY THINGS Jen Chan’s passion for “making things pretty” has seen her open an outlet for garden products within a nursery run by her parents

J

EN Chan’s new boutique gardening business, Bloshome, offers an exciting and different take on landscape decoration and outdoor design. The Jandabup shop is on the same site as the Blooming Nursery, which is owned by Jen’s parents. What sets Bloshome apart, Jen says, is her focus on delicate, ornamental products that are a bit quirky and different. “They’re a lot prettier and more petite than the standard Balinese stock you see in many other shops,” she says. “They create a more intimate and romantic feeling in the garden.” Originally inspired by French and Tuscanstyle outdoor settings, Jen has branched out to stock a wide range of items, all of which have ornate elements. “The stock is basically a reflection of my taste and what I like,” she says.

“I think everything in the garden can and should look pretty.” Bloshome sells a variety of gardening gifts and decor that goes from small and inexpensive to the “high end of the market”. Frilled polka-dot umbrellas, delicate glass candle holders and intricate metal birdcages sit next to large ornate pots and garden table settings. Jen says each piece adds that “extra finishing touch” to any outdoor area. “It’s a mix of everything and will suit anyone’s taste,” she says. Bloshome’s location on the four-hectare family block also allows Jen to take advantage of cross-selling opportunities with her parents’ nursery. “They’ve owned the nursery for more than nine years and it’s been a really big influence on me wanting to start my own business,” she says. “It’s really a matter of using the resources

around me and both businesses help each other.” Even though Bloshome has only just opened, Jen has big plans for the future and she is hoping to expand to service wholesale and online outlets. “Most people haven’t even heard of Jandabup and it is a long way to come, so I want to make it a bit easier for people to purchase my products,” Jen says. She also plans to move into flower arrangements, combining some of the plants from Blooming Nursery with the ornamental decor from Bloshome. With a passion for design and “making things pretty,” Jen hopes to manufacture her own products to sell out of an on-site factory. “That’s all way in the future, though,” she says. “I’m just going to take one thing at a time.” Kate Dromey

DOWN-TO-EARTH Building a waterwise garden from the ground up takes more than a bit of effort. In the first of a four-part series, Trevor Cochrane spells out how he brought to life a century-old garden in Kings Park

I

HAVE been building a garden in Perth that embraces the water efficiency methods all successful WA gardens need to adopt and I wanted to share the fundamentals with you. The garden I’ve restored around Mount Eliza House in Kings Park is more than 100 years old and is of historical significance. It’s not accessible to the public, but I think it is a brilliant example of the ground-up approach needed to create a truly waterwise garden. It required some research in order to retain the garden’s original themes, while still incorporating modern waterwise garden design principles. All great gardens here have either been specifically designed or have evolved to handle the environmental challenges we face in WA. The problems we all experience include terribly poor soils that are weathered and nutrientdeficient. They often have minimal soil flora or microbial activity – something we know is critical for many exotic plant species to thrive. Healthy soil flora or microbial activity is determined by several factors, with soil moisture and organic or humic content the most important. This soil was depleted of both and repelling moisture, leaving the remaining plants struggling to survive. After developing a garden design that took into account the functionality of the Kings Park garden and its heritage, I established actions for critical factors such as preserving and protecting existing plants such as the 100-year-old moreton bay figs that shaded out the heritage roses. I also took into consideration the gardens’ aspect in relation to the sun and prevailing winds. For instance, the gardens on the northern side of the site are protected by Mount Eliza House and the fences, which are about 2m tall. This creates a microclimate that is a little better protected than gardens that are exposed to the prevailing winds and full sun on the southwestern side of the site. Plants and turf in the sheltered environment

tend to grow faster, and moisture loss from the soil is much less, meaning a standard watering goes much further. The gardens on the southwestern side needed to have the wind factor reduced. Planting trees and larger shrubs where the wind blasts through in the afternoon throughout summer helped reduce water loss through evaporation and gave the plants a better chance to grow and flourish. Another aspect of building this garden was the mix of lawn, hard surfaces and garden beds. The grounds are used for ceremonies and functions so a large, open lawn area was needed. A clear and attractive pathway was also required. We used some new granite-like pavers from Brikmakers. The Granite Collection is a selection of pavers with a crushed-granite-like finish. It comes in a range of modern, stylish colours and was designed to suit all modern housing materials and colour schemes. Because it’s an older, red-brick residence and the fact that a horseshoe-shaped path divides the garden from the lawn, I selected a riversand-red finish called River Shingle. This was then skirted using the original heritage-red brick used in the house to tie the heritage aspect into a more modern style of paver. Because it’s a rounded path, the square pavers presented a greater degree of difficulty when it came to laying them and while my landscape team can pave, the time it would have taken us to lay out the paving was going to be too long when compared with the professional Brikmakers team who laid the pavers on a 100mm layer of crushed-rock roadbase and sand. The efficiency of these guys was amazing and despite my unique design requiring a huge number of cuts, they were in and out in just a couple of days. The paving didn’t just look good; it also played a very important role in establishing a defining edge to the lawn and garden areas and being paving it didn’t require any water to look great all year round.

Pictures: Richard Polden

One thing employing a professional landscaper does do is save time and the timing of each stage of any project is critical. In the centre of the horseshoe paving we were laying turf and the soil was terrible and needed massive amounts of work. The area was not level and we couldn’t get machinery such as a bobcat in once the paving was down without damaging it, so all of our soil work was completed before the Brikmakers paving team moved in. Soil improvement is absolutely critical to the success of any garden. It’s often portrayed that mulching alone will save water in a garden, but this couldn’t be further from the truth. The establishment of a great garden requires the soil to be amended in several ways – the first being a granulate wetting agent applied if the sand is water-repellent. Adding humus to the soil in the form of a soil improver or conditioner is also vital. For this project I got my soil conditioner from Custom Composts, a wholesale manufacturer of top-quality organic composts. The company takes raw materials such as manures, straw and green waste and blends them to suit certain circumstances. In this instance we wanted a rich organic

content that didn’t have lots of sand in it. We removed about 20cu m of existing sand in re-levelling and then incorporated about 30cu m of this humus-like soil conditioner into the top 200mm of soil. Along with this, we added trace elements and a clay soil amendment to establish a better layer of healthy soil for the new lawn to set its roots into. The garden beds underwent a similar process, although we removed nearly 30cu m of barren, gutless sand and replaced it with 60cu m of compost, which was rotary hoed into the top 200mm of the soil’s surface. The immediate effect of this kind of work is a slowing down of moisture passing through the soil. This creates a slight pooling effect when the sprinklers have been run for about 15 minutes, with the surface water taking about 30 seconds to seep into the top soil, saturating the plants’ roots below but not draining too quickly beyond their reach. Boosting the soil’s organic content with highquality humus rich in nutrients that stimulate plant root growth makes a world of a difference to a plant’s longevity. Imagine this: We took 50cu m of soil out and rebuilt it with 90cu m of top-quality soil conditioner and amendments. About 30 per cent of the construction budget had been spent and the only thing the clients had to see was a lot of black dirt. But that black dirt was the guaranteed foundation of a successful garden and the message here is the reality that the soil is the foundation of a great garden, much the way a concrete slab is the foundation to a home. Apply a thin concrete slab under your home and it will crack and probably subside. Apply a thin layer of compost to your garden and the plants will probably never really establish. The next lesson came with the irrigation system. I’ll explore this in detail in next week’s issue of HOME.

Gold nugget necklace

My grandpa worked in the mines in Kalgoorlie, where my family is from, and he gave this gorgeous necklace to my mum for her 21st birthday. She recently gave it to me. It is very special and a classic piece of jewellery. It is definitely something I will cherish forever and plan to pass on to my children. Donna Hay cookbook I love cooking! This book was also given to me by my mum and has everything you need to know about everyday cooking. I really love to bake for my friends and family (sometimes a little too much) and my favourite thing to make is melting moments. MacBook I probably couldn’t live without my laptop. I remember when I got it for Christmas a few years ago. It was so new back then. It’s quite old now, but it’s still my favourite. I take it everywhere and I’m so protective of it because it literally has everything in there. Peter Alexander pyjamas I have so many pairs of pyjamas, it’s insane. I have a favourite pair of Peter’s and they are so comfy. When I was studying for my mock exams, I would wear them all day. Friends and family I am so lucky to have such a wonderful family and an amazing group of friends. They are all so supportive of my modelling and are really encouraging with everything I do. I went to Singapore last year for some modelling and I wouldn’t have been able to do that without their help. Diary My boyfriend gave me this diary and I use it every day. I’m a really organised

person, so a diary for me is a must-have, especially for writing down when assignments are due and for modelling. I like to stick in movie tickets and cheesy things like that, so it’s really quite bulky. 7 Camera My Canon is my favourite, but I also have a really old one my parents used that I love as well. I take it everywhere. I also have a video camera that I bought in Singapore. It’s really small so it’s ideal for travelling. 8 Portfolio I began working on my modelling portfolio when I was 15. I am so lucky to have an amazing agency like Vivien’s and fantastic bookers. They are so lovely and I am so grateful for all the opportunities I have been given. My favourite photos would have to be the ones for Forrest Chase – it was such a fun day. 9 Tigerlily bathers I bought these just the other day and can’t wait to wear them. They are really cute, so I’ll definitely be wearing them a lot. I’ll pair them with some denim shorts and my trusty Havaianas thongs. 10 Boyfriend I have the best boyfriend. Brendan is just amazing. We are really lucky because we only live just around the corner from each other, so on the holidays we see each other every day. He is really supportive with my modelling and has come to a few catwalk shows I have done. For my birthday, he gave me a gorgeous bracelet with a heart pendant and I wear it every day.
