“Very often first homebuyers will start at the wrong end of the buying cycle. They generally go out and start looking at houses first, before they have established their budget,” he says. “The correct steps are finance first, block of land second and then house design.” Larry says affordability issues, including tighter lending criteria, mean first-timers are encouraged to work with specialist builders who have in-house finance advisers to help them establish their budget from the outset. Not only does the Bayshore offer plenty of flexibility in terms of fit-out and finishes, it’s also a spacious home with a free-flowing layout. This includes the open-plan living areas and alfresco that appeal to many young buyers looking to build their first home. The central kitchen forms the heart of the Bayshore’s indoor/outdoor living and entertaining zone. Larry says it’s a far cry from the kitchens of yesteryear, which were usually tucked into a corner. “Today’s kitchen is much more engaging,” he says. “It’s in the centre of the entertainment area.” The kitchen has a generous island bench with integrated breakfast bar, plenty of workspace on either side of the wide cooktop, a walk-in pantry and overhead cupboards. There are silicon-jointed windows in the study and in the home theatre, as well as in the meals area where the feature has been used to particularly great effect. “It gives the feeling that the entire area is

enclosed in glass, allowing in a lot of natural light and also giving a feeling of space,” Larry says. Each minor bedroom is a double with a built-in wardrobe, while the master suite has a chic ensuite and a sizeable walk-in wardrobe. The study, designed for the work-at-home brigade, and a home theatre, perfect for relaxing time away from the main living areas, are both towards the front of the house. The Bayshore has been built on a corner block and the Affordable Living designers, who pride themselves on their elevations, have addressed the dual frontage by creating a smart, contemporary facade that wraps around one corner. Shannon’s tip of the week The seals on refrigerators collect dirt, muck and condensation and you can end up with really nasty, mouldy seals. Keep them clean by placing a tea towel over a butter knife and dipping it in a solution made from a quarter teaspoon of oil of cloves, half a cup of white vinegar and 2 cups of water before running it around the grooves.

Q&A My daughter and I went to a function where she Q wore a favourite dress made of cotton-Tencel. Unfortunately, among the food she took for the picnic was a capsicum dip that was quite oily. Of course, in the dark, it dripped on to her dress. When we got home and into the light, we saw what had happened, but couldn’t remember your tips for dealing with such a thing. We put the dress in a bucket of water and the next day hung it out on the line to dry, but it hasn’t made any difference to the stain. What can we do to rescue the dress?

If you’re uncertain what kind of stain you are dealing A with, it is important always to treat it first as though it’s a protein stain, so that you don’t set it. Rub with a little bathroom soap and cold water. Next, treat it as though it is an oil stain, by rubbing a couple of drops of dishwashing liquid into the stain until it feels like jelly under your fingers, and rinse with cold water. Then treat for any vegetable pigments: Wipe with lemon juice and hang in the sunshine. Lastly, if the stain appears yellowish or orange, rub with a little lavender oil and then wash normally. I have a table made of chestnut wood, with a clear Q lacquer (pictured left). The white mark you can see appeared when we put hot fish and chips, wrapped in butcher’s paper, on the table. Any tips on how we can remove the mark?

Before you attempt to remove white marks on timber A caused by moisture or heat, you need to know what type of coating has been used. To determine the type of varnish on your table, take a pin and hold it with a pair of pliers. Heat the pin on the stove until it is glowing. Touch the pin to an inconspicuous spot under the table and sniff the fumes. If the fumes smell like a burnt plastic bag, it is polyurethane and you need to rub out the marks with a little Brasso using a pair of pantyhose.

SHANNON LUSH Queen of clean Hi! Shannon here again to help you with your domestic disasters. If the fumes smell like an electrical short, it is an oil-based varnish. If they smell like burnt hair, it is shellac. And if they smell like a blown candle, it is a wax-based polish. In these cases, you’ll need to use a large piece of lemon peel to apply some warm beeswax. Using the yellow side of the peel, rub the beeswax into the stain, rubbing fast but not hard and following the grain of the timber. The speed heats the lemon oil and wax so they can penetrate the mark. When the mark has disappeared, use a pair of pantyhose to remove any excess beeswax.

Thanks for all your great questions this week. Keep them coming and keep them specific. To work out how to remove a stain, I need three pieces of information. I need to know what the stain is made of; what surface it’s on (Is there a varnish? What is the topmost surface that the stain is affecting?); and what, if anything, you’ve already tried to remove it. Each thing you try changes the chemical composition of the stain. Include a photograph if you can. Photographs really help the stain diagnosis. Don’t forget, alternative recycling questions are also welcome.

UYING a home is one of the biggest financial decisions you’re likely to make, especially when you are starting out with your first home. You want to make sure you’re making the right choice because, financially, it’s what’s going to make or break you. It’s not just a place to live; it’s about making a good business decision, too. So it’s not just about a pretty suburb or a home with everything you can imagine. The focus becomes a question of finances, and what you can afford is part of the mix. What is basically going to set you up and supercharge your path to financial independence? What is going to grow in value quicker? If you think of those who bought in areas such as Dalkeith 30 years ago, they probably wouldn’t have paid very much. So choosing the right area to buy is critical, but don’t

listen to hearsay or take a guess – work with experts who are successful themselves, who understand how to take the guesswork out of buying. The next thing you need to remember is that this is a business decision. Don’t be fooled by aesthetic features of new estates, such as pretty parks and lakes, because that’s what developers do to attract people. Rather than focus on facts and figures, focus on solid fundamentals. The best tips: Look for a location close to amenities, shops, schools, transport, and existing infrastructure, and look for areas with a low supply of houses on the market and areas where land is limited, and stick to established locations. The last thing you want to do when you’re starting out with your first home is to lose money. If there is another land release around


12 months, or that the market isn’t affordable for them right now. Ask yourself: What are you hoping for? A magic change in circumstances to make your savings grow quickly? I have met so many couples who genuinely don’t believe they can buy a first home. They work hard and they earn enough money, but they never really have a lot extra at the end of the month. I say, take the plunge, and look for a way around the obstacles. Now is the time to get into the property market and to get your foot on the first rung. Make it happen and you can achieve the Great Australian Dream. Just think how much better off financially you can be in five, 10 or 20 years.

It’s basically the rule of supply and demand, and you need to be on the better side of that equation. Now is the time to make that decision. Do something. Don’t dream about it anymore; just take the plunge. You can potentially waste $100,000 in the medium term on renting someone else’s property, or you can make $100,000 by investing in your own property. If you consider that the median rent in Perth is $400 a week, you could be paying more than $20,000 in just one year. In five years, that’s more than $100,000. Alternatively, you can potentially earn $100,000 by buying the right property and looking for ways to create instant equity. Most first-time buyers will say that they are desperate to get into the market, but list a string of reasons why they can’t right now – that they need to save first, that it’s an option in the next six or

This home features watersaving principles and initiatives that could be adopted by anyone building or renovating, says Master Builders communications director Geoff Cooper

HE use of rainwater tanks is one way to harvest water, and these days they are attractively designed and can be easily incorporated as part of the design and features of your home.

This new Mt Pleasant home, by Master Builders member Ecovision Homes, uses a large rainwater tank plumbed into the house to supply all the toilets and the washing machine. But there are several other features that help achieve water efficiency in the home: ✱ Water-efficient fittings and appliances, above ✱

regulated standards, have been installed. The attractive waterwise plant selection is watered by an efficient dripper network running off a greywater system, and waterwise mulch has been used on all garden beds. Though there is a pool, it is a small pool. In addition, it has a pool blanket, which is regularly used, significantly minimising loss of water through evaporation. There is a small functional area of waterwise turf at the back, for children to play on, that is watered by highly efficient sprinklers. Though there is a small water feature located in full sun, it is attached to the pool, uses the pool water to operate, and then only when required, not continuously.

With good reason, the home won the Waterwise Award in the Master Builders Bankwest Housing Excellence Awards this year. The judges commented that it was a good example of water-saving principles and

My neighbour was visiting us the other day and said that we had timber rot. What did she mean? Timber rot occurs when the timber cannot cope with regular wetting and drying that might emerge with prolonged wet and wintry weather or poor ventilation.The problem usually occurs in soft woods. Jarrah and cedar present less of an issue. External use of untreated pine in pergolas and the resulting timber rot was a problem some years ago, but has been addressed by the industry through the use of LOSP-treated pine. Recently, I read about a national survey that said timber rot was a major problem in many Perth homes. It suggested houses in Subiaco, Ardross, Floreat, Nedlands and Mosman Park were most likely to suffer timber rot. This is not surprising because it usually occurs in older homes and is caused by a lack of regular maintenance to visible faults, such as leaking roofs, and/or a lack of ventilation. Rotting timber in balconies and structural beams, especially in outside locations, can be extremely dangerous. Moreover, failure by homeowners to fix leaky roofs can lead to rotting roof timbers, broken plaster and ceilings and other additional expenses associated with this collateral damage. The best advice I can give about timber rot is that prevention is better than cure. A regular maintenance program is required, including attention to paintwork to ensure timbers are continually protected from excessive moisture.

initiatives that could be easily be adopted and applied by anyone who was building or renovating, without compromising affordability, comfort or aesthetics.

So if you’re thinking that you also would like to invest in making your new home waterwise, here’s some ideas as to what your builder can do to make that happen: ✱ Showerheads should be better than the

minimum-mandated WELS 3-star compliance, rated for flow at 9 litres a minute. Taps should be better than the minimummandated WELS 4-star, rated at 6 litres a minute. Consider aerators, which reduce flow, reduce splash and improve wetting, as well as spring-loaded controls that prevent running taps. Dual-flush toilets should be better than the minimum-mandated WELS 4-star, which uses an average of 3.5 litres a flush. Choose baths and spas that are low-volume and have a small surface area. Hot-water systems should be positioned less than 20m from points of use, and/or a

recirculation or heat-pump system can be installed. Consider grouping fixtures relative to their need for heated water, and think about installing multiple water heaters as an option. Consider installing a pressure-control device. High pressures contribute to poor water efficiency caused by pipe leakage and dripping taps. If evaporative airconditioners are installed, use models with an auto dump triggered by salinity, rather than the continuous-discharge types. Water-dependent appliances, such as washing machines and dishwashers, should be rated WELS 4-star or better.

UYING an existing building for its potential can be a rewarding project. There are any number of examples of how warehouses, other commercial buildings and even churches can be converted into houses or apartment buildings. But before you buy a building with a view to converting it into a home, you must ensure compliance is achievable. Firstly, does the zoning of the building allow the conversion? Changing from a commercial or other use to housing may not be possible under the relevant town planning scheme.

The second step is compliance with the Building Code of Australia. Domestic buildings have different requirements for construction to make them habitable. When you change the use of a building, you must comply with the standards now applicable to the new use – not the standards that might have applied when the building was constructed. Upgrading or retrofitting things such as damp-proofing, plumbing and other services and meeting new energy efficiency standards can be costly and sometimes difficult.

Still want a home that once was a church? Do your homework. There is a building industry saying: “Measure twice and cut once.” Discuss what you would like to do and listen to the advice objectively. Get advice on important things such as planning, the Building Code and construction compliance and work out whether this can be achieved within your budget. There are likely to be a few other surprises, as with all projects, but the main items should be resolved.

Greg says his retail philosophy is not to stock anything he wouldn’t happily live with himself and, as a result, his apartment is a prime example of his interior style. “The sofa, rug and ottoman in my living room were originally displayed together in the store,” he says. “They looked so great together I took them all home.” This encouraged him to totally revamp his home, moving toward a more natural look. “I needed something more authentic, and bringing in textures and earthy colours helped me to achieve this,” he says. “Since the refurbishment, my apartment

WINTER FLAVOURS One of the great pleasures associated with the cold months is the opportunity to tantalise the tastebuds with fresh herbs and spices, especially if you’ve grown them yourself bay leaves for three hours at 180C, added a lip-smacking taste to the meat. The potatoes, sweet potato and pumpkin received similar treatment, but this time only a light basting with extra virgin olive oil and a generous sprinkle of roughly crushed rosemary. Just before serving, add a liberal splash of balsamic vinegar. The aroma of this is to die for, and the tang even better. Another thing we really enjoy at this time of the year with roast potatoes is mint sauce. Select 10 to 15 sprigs of common or apple mint, strip off the leaves, chop them finely, add them to a jar of white vinegar and let it sit for two hours at room temperature before moving to the fridge. The fresh, crisp flavour adds a whole new dimension. The meat can also be further enhanced by horseradish, which is best harvested at this time, anyway. Cleaned and finely blended with sour cream, the resulting horseradish sauce is truly amazing with lamb. These herbs and many others we use commonly in soups and winter dishes taste best when used fresh, but tend to be expensive

T’S funny how a few cold weeks can give us such dramatic food cravings. It seems only a week or two ago I was looking forward to one more barbecue before the cold banished us indoors, but now I am thoroughly enjoying soups, roasts and vegetables that all have one common trait – my tastebuds adore the flavour of fresh herbs, a taste sensation only they can deliver. Last week, we set out to make a lamb roast with crispy potatoes, pumpkin and sweet potato from our garden with some fabulous peas and beans that had been recently harvested. The fact that everything except the meat was from our garden is great, but the bonus is that the herbs and spices also came from our backyard. The lamb was marinated in red wine, extra virgin olive oil and a herb crust composed of sea salt and pepper crushed with rosemary, lemon thyme, bay leaf and a little french tarragon. This mixture, basted over the lamb and slowly roasted in the oven with five or six

Thi Nuyen, of Wembley, has an old poinciana that is now showing a splitting bark with sap oozing from the tears. The worry is that this may be killing the tree. There are several reasons why this may have occurred, including insect attack and sometimes old age. But, in this case, I suspect it’s more likely a pest, such as a cockchafer, that is splitting the bark. The best way to treat this is to apply Confidor tablets in the soil around the plant’s roots in springtime as new foliage starts to emerge. The insecticide in the Confidor tablets is drawn up through the sap and will kill any pest eating the bark or sucking on the sap. At the same time, treat any splits in the bark with Steri-Prune – a tar-based treatment that should seal them against further “bleeding”. Lastly, soak the ground around the tree’s canopy area with a strong concentration of Seasol seaweed extract. This tends to help roots recover from stress and stimulates new fine root growth in stressed trees, helping them recover. If the area under the tree isn’t mulched, adding a 100mm layer of mulch is also a great idea and using pea straw is only going to help the tree get off to a great start come spring.

For more than 10 years, he has run his own landscaping business, specialising in environmentally sensible, waterwise gardens. His knowledge covers the full gamut – from hardscaping and reticulation to turf, plants, soil and mulches. Darren is a huge fan of the edible garden movement and enjoys creating vegie beds, planting fruit-producing gardens and even introducing chickens into the landscape!

After running the retail garden and production nursery Everbloom Garden Centre in the Perth Hills for 16 years, Sue started her own landscape design business with her husband. She has presented segments on both The Garden Gurus and Greenfingers, but is better known as the gardening expert on 6PR’s weekend program, a role which she has filled for 17 years. She also writes for Burke’s Backyard magazine and various industry websites around Australia. When it comes to gardening, Sue believes there is no right and wrong and she is a champion of experimentation and observation. She is particularly fond of her “market garden”, which consists of about 600sq m of edible plants, not including her citrus orchard. On top of it all, she recently decided to take on the exhausting but rewarding task of studying landscape architecture at the University of Western Australia.

Mrs Stevens writes, via email, that she fell in love with flowering cherry trees on a visit to Washington last year and has some in her garden now. She’s listened to my advice on triggering flowering by adding iceblocks, and wants to know when to do it. The answer is now. Try to avoid rainy days, and using a 4kg or larger solid block of ice is best. Lay a plastic bag over the top and bury it in the soil around the plants’ roots for good measure.Try to do this three to four times over the winter months, ideally when conditions are dry for a period, but cold.This “extra” chill certainly helps my trees and we have not only enjoyed stunning spring flower displays, we have also had some great crops of cherries. My family

traditional indigenous knowledge was used to make something more contemporary in terms of art. 7 Chewbacca bobblehead My five-year-old son bought this for me for my birthday. I have no idea why, but he said it reminded him of me, and every time I see it I am reminded of him. He is a big part of my life. 8 Didgeridoo My brother was a dancer with Bangarra Dance Theatre and he brought this back from the Northern Territory. The level of commitment to get it back to Sydney from there was huge. It is a symbol of our brotherly love. 9 The Sapphires poster Over the years, I have come to know most of the cast from the original production. Then, when we were in Sydney, I took my partner to see the play and we had front-row seats. About halfway through, the actors I knew actually started to recognise me and began waving, winking and giving me the thumbs-up while they were performing. I was getting really embarrassed, but my partner loved it. 10 Ring My partner and I aren’t actually married, but we went and bought these rings. I keep asking her to marry me but she always knocks me back because she doesn’t really think it is important. We have been together almost 14 years and I don’t know if I will ever get her across the line. I live in hope.This “wedding� ring is about as close as I can get at the moment.

I pretty much wouldn’t be where I am today without my family. I have two children from a previous marriage, a five-year-old boy with my partner and one on the way. 2 Award When I first started out in media I worked for Radio Goolarri in Broome and did my training at Batchelor Institute (NT). This award was basically for being the top student at graduation. 3 Fremantle Football Club membership I’ve followed the club since day one.There was a bloke in the team called Gavin Mitchell and I worked with his sister in Broome. 4 Apple MacBook Air This is like my right arm. It’s the one thing I absolutely rely on every day for my work. The great thing is it’s so portable and easy to use. 5 Photos of my mum’s family My Aboriginal heritage is really important to me. The photos are of my grandfather in Broome – Martin Albert Martin, a man who raised seven or eight children, came from nothing and worked really hard all his life. He sacrificed everything for his children, to make sure they had a better life than his. That is my inspiration for doing everything I do. 6 Artwork It reminds me of the work I did over the years working for a program on the ABC called Message Stick. I picked up this particular artwork on the south coast of New South Wales while interviewing a lady who was doing shell art. Her daughter-in-law made this particular piece. I just love the way
