Marc Spector, an architect and owner of the Spector Group, said his design build firm, “always likes to propose geothermal to the client.” Despite upfront costs that are two to three times as expensive as a conventional heating and cooling system, geothermal pays off in about five years. The Spector group has successfully installed geothermal systems in homes from 5500 to 15,000 square feet in Old Westbury, Kings Point, the Hamptons and the South Shore, as well as in schools and office buildings.

While the outdoor temperature fluctuates with the changing seasons, underground temperatures remain relatively constant year-round. Geothermal systems capitalize on those steady subterranean temperatures and use a buried system of pipes known as an earth loop and an indoor handling unit to provide “free energy” and savings “up to 70 percent on utility bills over using oil,” Marc explained. Going geothermal also eliminates issues with fumes or carbon monoxide associated with burning natural gas or other polluting fossil fuels. “There are so many secondary and tertiary benefits especially when dealing with a really large home,” Marc added. Geothermal is well suited for use with radiant floors, heating swimming pools and hot water, and for powering heat pads that de-ice driveways, eliminating the need to shovel and salt. “If you have geothermal, you have unlimited capacity to tap into,” Marc said. “It is happening more, and more.” According to a Green Home Builders and Remodelers by McGraw-Hill Construction and the National Association of Home Builders, green homes are expected to comprise between 29 and 38 percent of the market by 2016, up from 17 percent in 2011. Spending on eco-friendly home technologies such as energy efficient windows, solar panels, geothermal heating and cooling and foam insulation will zoom from $17 billion three years ago to $87 billion to $114 billion by 2016. Green home remodeling will show even greater gains. Smart home technology is also part of the efficiency equation, for convenience as well as energy savings. Remotely controlled by iPhones and iPads, home automation systems can turn off the lights, turn up the pool temperature, close the shades, text you if there’s a break- in and remotely run entertainment systems. Smartphones can check on what’s in the fridge while you’re at the supermarket, run a robot vacuum cleaner and remotely unlock doors. Home monitoring videos let you know what your puppy is up to while you’re at the office, and mobile alerts detect loud noise as well as motion. New refrigerators are smartwired to dispense hot water and tell you when it’s time to buy milk. Even the toilet seat can be set to warm up 10 minutes before your wake-up alarm goes off. One of the simplest way to run your home more efficiently is by using certified Energy Star-rated appliances. These energy efficient products lower utility costs, makes your home more comfortable and helps stem climate change.

While an air conditioner that’s too small won’t keep your home cool enough, a system that’s too large will turn on and off, cycling too often and wasting energy. Air conditioning equipment is rated for efficiency using a SEER, or Seasonal Energy Efficiency Rating. The higher the SEER, the more efficient the unit. Rooftop solar panels that provide electrical power for a home are an even bigger energy saver. Eventually, the panels pay for themselves, generating excess electricity that a homeowner can sell back to the electric company. An easy first step is to solarize the hot water heater, which can reduce hot water costs significantly. Solar pool heating systems raise water temperature 10 to 20 degrees and extend the swimming season without incurring additional energy costs. They use the pool’s existing pump and filter, circulating the pool water through solar panels, raising water temperature According to the Solar Energy Industries Association, a trade group, pool heating accounts for the largest number of solar installations in the nation , outpacing domestic hot water and solar electric systems.
