General Maintenance Update from the SRMA Board

Dear Steiner Ranch Master Association (SRMA) Homeowners,

We appreciate residents that have submitted request/feedback on maintenance needs across our 5,000-acre master planned community.

Maintenance request QR code flyers that have been posted at all key locations and amenities.

The HOA maintenance staff reviews reports daily. However, for problems that require HOA immediate action such as fecal contamination at community pools or hazardous issues, please call the HOA office at 512266-7553 or GrandManors Residents Services at 1-855-947-2636. (The answering service will be available after hours) to report immediately.

SRMA Association Management Staff Update The Steiner Ranch Master Association (SRMA) Board of Directors is pleased to announce the hiring of a new Community Association General Manager effective Monday, July 11th, 2022.

Angie Thielemans

Certifications & Licenses: CMCA (Certified Manager of Community Associations) AMS (Association Management Specialist) Ms. Thielemans previously served as General Manager for The Hills Property Owners Association for 13 years. She started with RealManage in May of 2005 as a portfolio manager and transitioned to her on-site role in 2006. She currently serves as the on-site manager for Steiner Ranch.

Since 1994, she has worked as the on-site General Manager for such developments in Austin as Barton Creek and Spanish Oaks at Bee Caves among others.

Ms. Thielemans’ prior experience includes creating design guidelines for new communities, project manager for several construction projects and also has a background in marketing where she coordinated numerous showhouse tours in Austin.

Her volunteer work includes: • President and Board member for Community Association Institute – Austin (2009 – 2014) • Served as host parent to foreign exchange students for three years (2005-2008) • AISD School Mentor Program • Women’s Symphony League • Executive Board Member – Southwest Area Council, Austin Chamber of Commerce • Project Transitions – AIDS Services • Greater Austin Chamber of Commerce – Cow Patty Open Golf Tournaments – two time Chair • Williamson County Humane Society • Austin Holocaust Commemoration The SRMA Board of Directors looks forward to welcoming Ms. Angie Thielemans to the Association management team.

Friendly Reminders Please remember and share with all family members the following: GREENBELT CUTTING & CONSTRUCTION IS PROHIBITED Greenbelts in Steiner Ranch are private property of the HOA. Cutting trees, constructing forts or fire pits, and any other activity which damages greenbelts is prohibited and may result in fines and penalties.

FIRES ARE PROHIBITED Fires are absolutely prohibited in Steiner Ranch greenbelts.

MOTORIZED VEHICLES ARE PROHIBITED Motorized vehicles are not allowed in greenbelt areas or trails as they pose a safety hazard to walkers and bikers.

They also damage the trails, which the Trails Committee and other volunteers graciously maintain.

Should you observe anyone vandalizing the greenbelts or operating a motorized vehicle on the trails, please immediately contact the Travis County Sherriff’s Department.

Steiner Ranch Residential Owners Association Partners with New HOA Management Company

The Steiner Ranch Residential Owners’ Association (SRROA), which encompasses homes in the Summit of Eastridge, Valley of Eastridge, Mesa North, Chapparal, Rocky Ridge, Plateau and Hancock Hill signed a contract with Goodwin & Company for association services, to begin August 1, 2022. Goodwin & Company has successfully provided management services for the UT Golf Community and The Fairways at Steiner Ranch. The SRROA Board of Directors look forward to association service improvements as we make this important transition.

SRROA homeowners should have received a welcome letter via mail, which outlines pertinent information regarding the association management transition. Most critical is that SRROA owners register for Goodwin & Company’s online and mobile application, TownSq (referred to as Town Square, not to be confused with Towne Square off of Country Trails). The TownSq app offers tools and resources to enhance communication between community members and the HOA management team. Frequently Asked Questions:

SRROA Compliance Reminders

The new SRROA management team will be enforcing compliance per SRROA Covenants, Conditions and Restrictions, so please brush up HOA rules as violations are enforceable by fines. The following are some of the most reported violations: •

Overnight vehicle street parking is not allowed.

•

Trash cans must be out of sight, not visible from the street, except on trash and recycling pick-up days.

•

Landscaping must be well maintained: grass cut, trees trimmed (outside of Oak Wilt season)

•

Noise Nuisance – Be considerate of your neighbors, excessive dog barking is not allowed.

•

Boats, trailers and the like are not allowed to be visible.

How do I register for TownSq? - Follow the below steps to get started. NOTE: Please register using the website, not the app.

- Visit https://app.townsq.io/ais/sign-up Enter your Account Number (provided in your welcome letter), property billing zip code, and last name.

- Provide your email address and create a password.

No, association dues and the due date(s) for payment remain the same.

Will there be an onsite manager?

The SRROA will have a part-time on-site Community Coordinator and a dedicated half-time Maintenance role. Office location TBD but will not be where the current company offices. Update to come.

Fall Is A Good Time To Trim Trees

Because the risk for oak wilt is low between July and January, now is a good time to trim trees to allow for visibility of pedestrians, traffic and traffic signs. Limbs which extend over sidewalks and roadways pose a potential hazard and should be addressed.

Regardless of seasonality, residents are encouraged to follow proper pruning techniques.

TexasOakWilt.org recommends the following: •

Always paint fresh wounds on oaks, including pruning cuts and stumps, with wound dressing or latex paint immediately after pruning or live tree removal at all times of the year.

•

Clean all pruning tools with 10% bleach solution or Lysol™ between sites and/or trees.

•

Debris from diseased red oaks should be immediately chipped, burned or buried.

•

Pruning should be completed before February 1 or after June 30.

Slow Down & Pay Attention In School Zones!

School starts on August 17th which means many children will be walking to and from schools and bus stops within the neighborhood.

Please slow down, obey speed limits, and be mindful of the various school zones in the community.

If uncertain about trimming, consult with a Texas oak wilt certified arborist, an oak wilt specialist from a city, county or state government agency such as the Texas Forest Service or Texas AgriLife Extension Service, or visit texasoakwilt.org.

The Steiner Ranch Master Association and Steiner Ranch Residential Association each have Oak Wilt Policies in effect. To view each policy in its entirety, visit the HOA website and click the ‘Oak Wilt Policy’ tab located under the ‘FAQ’ drop down menu.

News from the Trails Committee Submitted by Sterling Gray

Start Purging!

Okay, I may be a little biased, but my favorite part of Steiner Ranch are the nature trails. With nearly 20 miles, there is always some new area to explore, something new to see. And as the seasons change, the trails seem to change as well. They look completely different in the summer compared to the winter, spring compared to Fall. Now, if you’ve lived here for more than a year, you know summers can be brutal. The key is getting up and out on the trails early, before the mid-day heat saps every last bit of energy you had. You’re also much more likely to see wildlife in the early morning – which brings me to the real story.

My wife really likes visiting zoos. I do too, but I’m not a big fan of seeing animals behind bars.

I prefer seeing wildlife - you know - in the wild.

Well imagine my surprise during an early morning hike on Lakewood Hills Trail – when out of the corner of my eye, I spied a large hairy creature walking upright. I quickly snapped a photo for Instagram, but he disappeared as quickly as he appeared. I’ve heard the tales of Bigfoot sightings in the Pacific Northwest, but I didn’t realize we had Sasquatch in Steiner. This is the one time I was glad to see a wild animal behind bars.

But after my adrenaline rush dissipated – I couldn’t help but wonder, how in the world did he got here? Did he hitchhike half way across the country? Did a Microsoft exective capture him and then relocate to Central Texas? Was he guarding the estate homes in Lakewood Hills?

Maybe he was living rent-free in a Casita – in exchange for keeping coyotes and thieves away.

Some mysteries are better left – well, mysterious.

Concert In The Park Celebrates 15th Year Anniversary, August 20th!

The Events Planning Committee is excited to celebrate the 15th anniversary of the annual Concert In The Park community event, scheduled for August 20th at Towne Square.

The event will begin at 6:00pm and will feature one of Steiner Ranch's favorite funky Austin band - The Dysfunkshun Junkshun and Steiner's own four-piece American rock band - Duval Road. Come and rock out to the songs you remember from the 70's, 80's, 90's, '00s, and beyond! The Vandegrift High School marching band, cheer, and dance teams will kick off the festivities with a special performance. Games and activities for the whole family will be available and food will be offered for sale. Residents are welcome to bring refreshments. Lawn chairs and blankets are recommended.

Concert In The Park began in the summer of 2007 when Cups & Cones owners Rick Nordin and Kristi Lee-Nordin hosted a small band at their business and received positive resident response. The event grew and Concert In The Park has since been hosted by the Steiner Ranch HOA every August. The goal of the event is to bring the community together to reconnect after the summer break at an upbeat and enthusiastic event and celebrate the start of a great school year.

What started small is now Steiner’s largest neighborhood social event, attracting thousands of residents and friends. We hope you’ll join us!

More than 375 band and Vision members will march and play spirit tunes through the residential streets of Steiner Ranch.

We need your help to raise the necessary funds for the nationally topranked program and their planned November 2022 trip to the Macy’s Thanksgiving Day Parade in New York City. Steiner Activities & Events Steiner Ranch Celebrated July 4th with a Parade & Family Fun!

A big shoutout to the Steiner Ranch event Planning Committee for organizing a fantastic July 4th celebration, and a huge thank you to the Steiner Ranch Master Association for making the event possible by being the event flagship sponsor. Many Steiner residents attended the event for a morning of celebration and community.

The event planning committee gave away 100 decorating kits and many families joined and decorated their rides RED, WHITE & BLUE. Becky Zabalaoui, VHS rising senior, led the celebration by singing the National anthem, and Troop 201 presented the flag.

Special thanks go to Adan Ballesteros - Travis County Constable Office Pct. 2, Lake Travis Fire Rescue Station 605, Troop 201 and Steiner Ranch Interscholastic MTB for leading the parade and many joined, showing off their patriotic spirit and decorated rides.

Families continued their celebration at the carnival and had fun cooling off on the water slides and foam pit, swinging, jumping, rock climbing, and much more…

Are you planning on coaching a team this fall? Need a place to practice?

Mark your calendar for the 2022 Fall field lottery to be held on August 26th.

Hello Steiner Ranch!!

Register your team by sending an email to desirre.ghebremicael@ grandmanors.com. Registration must be submitted by 5:00pm on August 22nd with the following information: • Name of coach • Address • Phone number • Organization (CC United, Town & Country, etc.)

• Sport (soccer, baseball, etc.)

• Age group • 1st, 2nd & 3rd choice of field, time & day.

Plenty of options from the casual once or twice a week to the more competitive multiple times a week. Whatever you’re looking for, we offer it!

FIELD OPTIONS:

• Towne Square • Bella Mar (baseball side or tennis court side) • John Simpson park • Westridge Fields (off of Flat Top Ranch Road)

Our season at Bella Mar begins August 22nd!

New Swimmer Evaluations will be held at the Bella Mar pool on Wednesday, Aug 10th, 5:30-7:00PM; or Saturday Aug 13th from 9:00-11:00AM. No appointment necessary.

If you’re already a part of Nitro, Coach Kyle and Daniel will be reaching out to our current Nitro families with registration information.

TIME OPTIONS:

• One hour weekly beginning at 4:00pm until sunset (daylight savings time ends on Sunday, November 6).

DAY OPTIONS:

• Monday – Friday only If you are coaching more than one team, please list them separately.

Assigned practice day(s), time(s), and field(s) will be emailed to you by August 31st. Please note, once you have been awarded a practice day, time and field, changes will not be made until the next fall field lottery. *Please Note: If you are with Neighborhood Sports (soccer or flag football), you do not need to register your team for the lottery as representatives will be attending the lottery on your behalf.
