NEW MANSION SQUARE - OCTOBER 2024

Commercial units moving along!

As you know, work began on-site in August. We’ve made great progress, with stud walls and framing done in some units, and the first fire sprinklers, electrical, plumbing, and air conditioning systems installed.

We're now holding joinery and fitting workshops with contractors to finalise designs – we’re well on our way!

Please be aware that Realm will be working at weekends from 8am to 2.30pm, with louder work happening after 9am. We’re sorry for any inconvenience, this is to ensure the project stays on track

Any issues regarding the works should be reported to Site Manager Andrii Romaniak on 07878 418174.

How we manage your repairs is changing

We recently wrote to residents to let them know that the way we managed repairs inside their homes was changing. We’ve listened to feedback and have worked with residents to create a better, more reliable local repairs service.

Gilmartins will manage most of the repairs in your area, including your out-of-hours service. However, for some larger jobs like lift repairs, electrical work in communal areas, and gas supply issues, we’ll still need to call in specialist contractors.

Previously, for some residents, different contractors were responsible for different types of repairs, which sometimes led to delays and confusion Now the process will be simpler, with one main contractor managing most of the work needed in your home, so you’ll know who’s in charge of the work

Gilmartins will work closely with your local team to understand the needs of your home and neighbourhood. You will regularly see them at local surgeries and neighbourhood events

Having one main contractor for non-specialist repairs will help us be more responsive and adaptable to your needs This will make the process smoother for you

Reporting repairs stays the same: You can still report repairs online through My Peabody. My Peabody allows you to manage everything about your home in one place. You can access or register for My Peabody at bit.ly/MyPBPortal. You can also call us on 0300 123 3456.

Our team, based at the concierge office, handle over 300 parcels every week for residents who aren’t at home.

For a quicker service, please update your contact details with the Concierge Office so we can let you know when your parcel arrives especially important before Christmas!

We track all deliveries using an online system, and for security reasons, we can’t release parcels without a delivery code or QR code, which is sent to you by email or text once processed.

If you don’t have a code, you’ll need valid photo ID that matches the name on the parcel.

Please note, parcels can’t be collected by anyone under 18, so please don't send your children to pick them up.

Issues with heating and hot water

We’re sorry there has been a loss of hot water and heating across the development recently.

The building safety features within buildings have responded as intended when there have been alerts of a potential incident, such as a fire alarm. As part of the investigation, we believe that there have also been false alarms that have resulted in a similar response from the buildings and plant room We accept that this could be a symptom of a fault, and we are investigating this further

An engineer has been on-site, looked into the root cause, and worked on two water pumps Since then, there haven’t been any more issues reported

What happens next?

We’ve created a robust plan in case it happens again. Any future outages, whether during the day or overnight, will be handled by the right contractor immediately, so there won’t be any delays.

Due to the repeat incidents, we’ve arranged for engineers to keep carrying out checks on the boiler pressure. We’ll do this until we are happy that the system is working as it should. We’ll keep a close eye on things, but we’re hopeful the issue is now resolved.

Stay safe this Bonfire Night

While we don’t want to stop residents having fun over the coming weeks, we do want our residents to stay safe.

We’d like to remind everyone that because of the closeness of the buildings, fireworks should not be set off in New Mansion Square. And please, while the area may look open from higher up, don’t send them off from your balcony.

The safest way to enjoy fireworks is by attending an organised display, such as those being held in Battersea Park on 2-3 November.

Our concierge team will be doing extra patrols to reduce the likelihood of incidents, but we encourage residents to report to the police directly if you notice people using fireworks within the development.

Here’s a reminder about keeping communal areas clear. Why is it so important? Because, according to figures from the London Fire Commissioner, there are between 600 – 700 fires each year in London caused as a result of items being stored or left in them.

These items:

Are a fire risk

Obstruct the emergency services from getting inside the building quickly

Are a trip hazard if residents need to get out quickly in an emergency

Thanks for helping us to keep you and your neighbours safe
