FROM THE PRESIDENT SEPTEMBER 2022 Greetings Residents, All successful associations have Board members who have strong integrity, reasonable judgment, a willingness to serve, and are committed to the best interests of the community Couple this with a Community Manager who has an approachable attitude, excellent communication skills, unwavering integrity, and takes a genuine interest in the community, and you have a formula for success!

BE REASONABLE

Although Board members have a big responsibility, they do not need to be overzealous or inflexible to fulfill their duties. We must avoid snap decisions, act rather than react, and deal with real problems not nuisance solutions.

I would like to discuss what attributes a successful HOA Board should possess. I sincerely believe that we meet the following criteria.

BE TRANSPARENT

In addition, some other ways to keep current are attending management company training classes, Association attorney seminars, and requiring a periodic review of our governing documents.

COMMUNICATE Lastly, effective communication is necessary to establish trust and unity in the community, which are necessary to have all residents and Board members on the same page, desiring the same objectives. Board members must voice their opinions even though they may not be popular Residents should attend our monthly Board meetings, read the weekly eBlasts as well as our monthly magazine “The Breeze.” These are all ways our Association attempts to communicate effectively with all residents.

LONG TERM FINANCIAL VIEW

Transparency goes a long way toward giving residents the feeling that the Board is doing the right thing. It can be tempting to keep certain decisions concealed, especially, if there is friction among Board members or if the Board believes our decision may be unpopular; however, secrecy leads to distrust once the secret is unveiled. While there are times when confidentially is necessary, most often, HOA business is public information, and it is required to be easily accessible to homeowners.

I believe that Board members must adopt a long-term financial view by looking at the 5-, 10-, 20- and 30-year span and understand the assets of our Association by obtaining a Reserve Study which is updated every 2-3 years. This is necessary as the assets of our Association typically age and require maintenance and/or replacement. We do not skip routine maintenance to save a few dollars.

Board members should not be fearful to raise assessments as necessary to maintain strong finances.

1800s, at the height of the industrial revolution, the average American worked 12-hour days, seven-day weeks in order to eke out a basic living. Despite restrictions in some states, children as young as age 5 or 6 worked in mills, factories and mines across the country, earning a fraction of their adult counterparts' wages. The workers began organizing strikes and rallies to protest poor conditions and compel employers to renegotiate hours and pay.

Many of these events turned violent during this period, including the infamous Haymarket riot of 1886, in which several Chicago policemen and workers were killed. On September 5, 1882, 10,000 workers took unpaid time off to march from City Hall to Union Square in New York, holding the first Labor Day

In the wake of this massive unrest and in an attempt to repair ties with American workers, Congress passed an act making Labor Day a legal holiday in states, the District of Columbia and the territories. On June 28, 1894, President Grover Cleveland signed it into law More than a century later, the true founder of Labor Day has yet to be identified.

Today, 128 years later, we still celebrate in cities and towns across the United States with parades, picnics, barbecues, and other public gatherings. For many Americans, particularly children and young adults, it represents the end of the summer.

I truly appreciate the hard work and dedication of Assistant Manager, Nelenie Hernandez, and Customer Service Coordinator, Carol Garbarino, to ensure that there is always fairness and consistency in enforcing the rules and regulations as well as assisting hundreds of homeowners every year with improvements to their homes through the Architectural Review Process and all of the other countless administrative needs.

Equally impressive is the diligent work and dedication of Facilities Manager, Juan Macias, and the Maintenance Team for their tireless efforts in keeping the Community Center clean, organized and prepared each and every day for the multitude of events and activities we offer throughout a normal week.

Thank you so much to the Lifestyle Team, our Front Desk Associates and Lori Daniels, Office Manager, for their day in and out dedication to residents, welcoming and greeting each person in a caring, helpful manner as they enter the Community Center They also assist guests in a multitude of ways including, registering for seminars and events on and off property, checking-in residents for fitness classes and club events, and directing them to other team members.

How fast five years have flown by! I remember it was in September, right after Labor Day, when I joined the Sun City Aliante team as General Manager I have experienced so many awesome moments at Sun City Aliante during the past five years. I truly have enjoyed coming to work here every day Looking back at what ultimately brought me to this point, I can honestly say that I could not be happier. I feel privileged to continue to work with such an amazing, hardworking and dedicated Board of Directors. We have come so far and accomplished so much during my time here. I would like to share a few of the highlights with you.

As a result of the Expansion and Enclosure Project, we added approximately 3,500 square feet and remodeled approximately 2,200 square feet in the Community Center We added attractive new furnishings and artwork, new flooring, new interior lighting and new office furniture. The overall feedback from our residents has been very positive. We als o ad d ed man y en h a n cemen ts t o th e ou ts id e o f th e Community Center, including attractive new signage on the building and at the entranceway from Aliante Parkway, as well as new landscaping with flowers and plants in the front and back of the Community Center Also, we updated signage and landscaping at the Broadwing and Widewing entrances.

Led by Lifestyle Director Debbie Kent, programs, activities and events on and off property were elevated to an amazing level, everything from shows on The Strip, to trips to California to see the Pageant of the Masters to trips to the Grand Canyon. At the same time, she provided equally exciting shows and events on property Everyone loves her amazing Food Truck Fun events.

The dedication and resiliency of our entire team through all the unprecedented challenges of COVID have been exceptional, including the closing and reopening of the Community Center, dealing with the construction issues, adjusting to all the restrictions and limitations on our offerings, and finally to going full circle back to the “new Beforenormal.”Ijoined the HOA community with FirstService Residential, I spent 14 years in the hospitality industry I worked for hotel properties on the Las Vegas Strip, including Bellagio Resort & Casino, Luxor Hotel & Casino and Aria Resort & Casino. Working in the hotel industry, especially in such high-end properties, created my passion and interest in providing the highest level of customer service to our guests. I am proud to say the desire to achieve Customer Service Excellence ingrained in me is also reflected by all the members of the Sun City Aliante team in everything they do. The foundation of Customer Service is something our team places at the highest priority to provide each and every day. I am very grateful for the opportunity to continue to work for this amazing community, and I look forward to what is in store in the years to come. One of the greatest opportunities I had was to come to Sun City Aliante. I believe things happen for a reason. I am so fortunate to have found the right fit at the right time in this community from a growth opportunity and because of the Board of Directors and the awesome team that was already in place. Because of their caring, hard work, and dedication, we have won the Community Association Institute's (CAIs) Outstanding Large Association of the Year Award three out of the last four years.

Rocking the House Sun City Aliante residents “rocked” the Westgate Las Vegas moving and grooving to the sounds of Soul of Motown! This extraordinary performance featured tributes to The Temptations, Aretha Franklin, Smokey Robinson, Whitney Houston, and many more! After the show, the artists held a special “Meet & Greet” for Sun City Aliante Residents for photos and autographs.

Handy Man – James Taylor We survived summer temperatures in style! Even with triple digit temperatures, we forged ahead with a concert at T-Mobile Arena to see James Taylor perform a three hour concert. It was his last stop on a world tour and the evening took us back in time. The audience was an ocean of silver hair and the ushers said these were by far the best behaved fans they have had in the arena. Mr Taylor swooned the audience with hits such as I'm Your Handy Man and many more on a spectacular stage set.

Sun City Aliante Makes History Sun City Aliante took its first trip to the Pageant of the Masters, Festival of Arts, Sawdust Festival, Sunset Cruise, Tour of Laguna Beach and Mission San Juan Capistrano, etc.… it truly was a trip of a lifetime with 45 of our wonderful residents! You will see the pictures from this trip in the October edition of the Breeze Magazine.

You will see pictures in this edition of the Breeze Magazine that captured the essence of each event. Strangers became friends, friends renewed friendships, and the community became closer, all while enjoying life in the most exciting city in the world. I am continually amazed at how people look forward to these excursions and are so happy representing Sun City Aliante at the many Las Vegas venues. Sun City Aliante Residents are truly “Forever Young.”

Heavenly Night The clouds parted for the Sun City Aliante residents so they could enjoy the musical Sister Act at the Spring Mountain Ranch outdoor amphitheater Star gazing (both on stage and in the sky), hearing the burros sing, breathing in the clean and clear air while surrounded by majestic scenery made it a beautiful night.

As I mentioned in the past, fall is my favorite season. The earth tone palette you see during the season is inviting, friendly, and warm. Apples, figs, grapes, nectarines, peaches, and pears are in season and the smell of apple pie reminds me of a cozy home. Our Community Center will soon be fastidiously decorated with holiday décor for the remaining months of the year I always enjoy seeing the results of the creativity and hard work done by the staff and residents in turning our Community Center into something spectacular This is when guests and visitors are left in awe when they enter our facility.

The Orchard is famous for its Pumpkin Patch. People come from all over the valley to pick their pumpkins for Halloween. Apple cider is their signature item! The naturally sweet, robust flavor comes from the variety of apples they grow themselves. Every year the orchard harvests about 80 tons of apples for their apple cider. They use Gala, Yellow Gala and an early red variety If you like Gala apples, that is how it tastes. Absolutely NOTHING else is added. In September, you can pick peaches, cucumbers, zucchini, summer squash and sunflowers. If you would prefer to buy pre-picked fresh items from the Farm Stand, you can purchase apple cider, garlic, onions, apricot or peach freezer jam, peppers, eggs, peanut butter and selected herbs. The offerings of fresh produce vary with the seasons.

As part of its continuing effort to lead conservation valley wide, the City of North Las Vegas has updated the mandatory watering groups for all residential and commercial customers within the water service area. To make the process simpler, the city has assigned watering groups by geographic area. Sun City Aliante is assigned to Group E, which includes all customers north of Deer Springs Way between Decatur and Lamb Blvd. For the fall (September-October), you can water your landscaping on Monday, Wednesday, and Friday

The mandatory fall watering schedule is in effect as of September 1. That means watering is restricted to three days per week, in accordance with your assigned watering group.

A resident recently overheard a conversation between two Sun City residents, one person stated that the pickleball courts are never used. This statement is absolutely untrue. If you have not seen people playing, it is probably because you are looking at the wrong time. If you linger long enough or walk nearby, you will wonder why there is so much laughter from all the people playing in the hot sun. Playing this game with the crazy name (which has no direct correlation to pickles: dill, sweet or otherwise) makes you want to “play one more game” but the sun and heat win out and send most players off the courts about 9:30 a.m. If you want to learn more about playing the game, come check them out. The Sun City Aliante Steppers performed at Red Rock Point, a beautiful new retirement community, on August 26. Members will compete in the dance section of the upcoming Nevada Senior Games on September 17. This year marks the third time the Steppers have participated in the Senior Games. The fact that they have won seven Gold Medals in this dance competition is a testimony to their talent. The Steppers are also preparing their new Christmas numbers for the yearly Christmas Tree Lighting celebration held in the Vista Room of the Aliante Community Center in December
