MESSAGE FROM THE PRESIDENT
Hello Neighbors,
Another year is upon us, and I sincerely hope you had a joyous and safe holiday season and ready for a fun filled 2023. Happy New Year!
I have been asked by many residents about the difference between the Aliante Master and us, and why we have to pay assessments to both. I have contacted Michael Breault, President of the Master, who I have worked with on several association matters. He has kindly provided me with the numbers that follow
The Aliante Master is comprised of 6,616 homes, of which, we represent about a third of the total (2,028). The Master consists of 13 sub associations with their own Boards and management companies, such as Sun City Aliante, and seven cost centers that do not have Boards and are managed by the Aliante Master Association management team. The Master contains approximately 1,905 acres and the landscaping is done by Gothic Landscaping at a cost of $1,343,000 per year This price covers the cost of maintaining 45 acres dedicated to 5 arroyos with children playgrounds, one natural arroyo and medians, as well as the streetscapes, which are defined as the landscape areas on the sides of the roads and include North Decatur Blvd., Aviary Way, Aliante Pkwy, Deer Springs Way (North and South), Elkhorn Road, and Grand Teton Drive.
The Master's 2023 budget for FirstService Residential is approximately $491,000 to manage the association. A total of $381,000 covers wages and benefits for the Community Manager, Assistant Manager, Compliance Coordinator and Lifestyle Coordinator Security is an important element in the Master's budget and the security company (Securitas) costs approximately $480,000 for 24 hour, 365 day security patrols.
The removal of grass is another project being undertaken by the Master as mandated to be done by 2026. The Master has used the funds they have accumulated over the last several years, which may have made an increase necessary prior to the 2023, to do the landscaping project. The net cost, after the water authority rebate, is $852,000 (which is the cost of removing nonfunctional grass, within 7 acres). The Master Association paid $707,604 for water between November 2021 and October 2022. The turf renovation is expected to save 16,571,500 gallons of water annually which should reduce the water bill by $64,000, while saving many gallons of water An additional requirement of the Master is to keep more than 4 miles of storm drains clean at a cost of $116,000 per year. Lastly $576,000 per year was transferred from the operating budget to the Master's reserve account to pay for reserve expenses.
As you can see, it costs the Master large sums of money to operate legally and efficiently, which is why every Aliante resident is required to pay our fair share. Sun City Aliante expenses are needed not only to comply with state and local laws but to run and maintain our outstanding recreation center and pay for the 19 employees who are necessary to provide the exceptional services we enjoy
I hope you now have a better idea why assessments are needed, and rising, to live in the Master Community of Aliante. My sincere thanks to Michael Breault for outlining the facts as they relate to the master Our combined assessments for the Master and Sun City Aliante remain a bargain for the services and enjoyment we receive each and every day
As always, stay safe and pass along a smile to those you meet daily Respecfully submitted,
Warren M. Geller
President, Sun City Aliante Board of Directors

BOARD MESSAGE
MANAGING INFLATION
We are all seeing and feeling the impact of historic rising inflation over the past several months. Homeowners Associations (HOAs) across the country and locally are also feeling the pains of inflation. From the costs of goods to the costs of services and labor, budgets are
Sun City Aliante is no exception.
Recently, Community Associations Institute (CAI) conducted a survey of its members and asked what costs are rising in their communities. Not surprisingly, the percentage of responses indicating these areas impacted their association were as follows.
• Maintenance – 82%
• Insurance – 73%
• Landscaping – 66%
• Salaries – 45%
• Amenities – 31%
• Safety and Security – 29%
• Legal Expenses – 15%
• Other – 24%
There are many factors that have driven the rising costs of energy, goods and services. Some of the drivers of this rise include supply chain backups, labor shortages and salary increases. Here is how the above items are impacting our own Sun City Aliante HOA.
Maintenance
Our vendors have higher costs for materials and labor. This creates the need for them to raise their prices to us. We are seeing increased costs for supplies and maintenance of our community building, grounds and equipment, as well as increased costs for utilities such as water, electricity, gas, and internet.
Insurance
Our association is very fortunate that our required liability costs did not increase substantially for Fiscal Year 2022-2023. This is because our association has a strong fiscal position and a Board of Directors that ensures that our common spaces (i.e. community center and grounds) are well maintained.
Landscaping
The state of Nevada passed legislation requiring all non-functional grass to be removed and replaced with plants and desert landscaping. This has been a considerable project with significant expenses for removing the grass, purchasing plants and décor, and the labor to complete the above. Fortunately, we have a solid capital fund to help cover these expenses AND the Southern Nevada Water Authority is providing a substantial rebate for the removal of our grass.
Salaries
Our staff are of the finest and provide us with excellent customer service and dedication. Wages have increased in all industries from retail to manufacturing, to services, and beyond. We need to compete with salaries offered in other HOAs and other business sectors in order to retain our wonderful staff.
Amenities
Our other amenities include our swimming pool, spa, sauna and fitness room equipment. Costs for maintaining these amenities continue to increase.

seeing increased strains associated with managing and maintaining communities.
continued on next page
Nancy Prince
Safety and Security
The costs of maintaining the security system for our building have increased, along with the increase price of fuel for our patrol car and our community vehicle. Vehicle maintenance and upkeep have also increased.
Legal Expenses
We are fortunate that we have had very low costs to cover legal expenses so this area has not increased considerably
All of these expenses are supported by income from 3 sources:
• your Sun City Aliante HOA assessments;
• our Capital funds from the sale every home;
• interest earned on our CD investments.
Your Board strives to make sure that all homeowner members of the Association have an accurate understanding of the financial ramifications of maintaining our community assets. Our budget planning for Fiscal Year 2023 – 2024 will soon begin. We have to be careful how we handle our finances early on because we do not know what lies ahead with the economy We want to be as fiscally sound as possible while still maintaining the “WOW” factor of our community's appearance. The more planning we do, the better off we will all be. Good planning will enable us to forecast what our future needs might be as we strive to ease the impact of inflation on our homeowners.
I invite all homeowners to attend our Finance Advisory Committee (FAC) meetings, held on the last Wednesday of each month, and our monthly Board of Directors meetings, held on the second Tuesday of each month, as we plan for a fiscally strong future for Sun City Aliante.
Respectfully,
Nancy Prince,
Sun

CAI Nominates Sun City Aliante for 2022 Awards
I am proud to announce that Sun City Aliante has once again been nominated by Community Associations Institute (CAI) as a candidate for the 2022 Southern Nevada Outstanding Large Association of the Year. This is the fifth consecutive year our community has been considered for this prestigious award (the equivalent of the “CAI Oscar”). Most recently, Sun City was nominated and won the award for 2018, 2019 and 2021. In 2020, we were nominated for the award.
In addition, our President of the Board of Directors Warren Geller has been nominated as the Board Member of the Year, and I have been nominated as the On-Site Manager of the Year. These nominations from CAI are a recognition of the success we have achieved as a team under the direction and vision of an exceptional Board of Directors.
During 2022, we achieved many landmark accomplishments, both large and small, which I would like to share with you.
1. Major Landscape Grass Conversion Project - At this writing, I am excited to tell you we expect to complete the conversion of decorative, nonfunctional grass in the common areas to desert landscaping in December 2022. Thanks to the dedication of the Board of Directors, Management, and the Property & Grounds Committee, we will realize many benefits from the conversion project, including a rebate of more than $20,815 from the Southern Nevada Water Authority and a water savings of approximately $6,500 annually
Some of the elements of the new design include three (3) soaring bird sculptures, 15 large planters with alluring plants, lighting installed to highlight the plants and planters and around the water feature, a dry river rock bed, colored glass rocks, and an array of attractive desert cacti, plants and trees. Also, lighting to multiple olive trees and the cacti along the front walls of the Community Center
2. Upgraded RecTrac Program – RecTrac is the main software program our Front Desk associates use to register residents for activities and events and to process payments for event tickets, fitness passes, and Breeze advertiser payments.
3. Investment Funds – Reinvested CDs with FirstService Financial which realized an increase of $56,000 in annual interest income.
4. Advertising and Printing – To offset increased printing costs for the Breeze, Breeze Editor Trish Williamson and Office Manger Lori Daniels evaluated and increased current advertising rates. As a result, we expect to gain a net revenue increase of $15,000 at the close of the fiscal year, which will offset printing costs and add even more revenue after that.
5. Special Events – Lifestyle Director Debbie Kent has outdone herself again with another amazing year of activities and events on and off-site, which were flawlessly executed by the awesome Front Desk Team. Highlights include excursions to the Nevada Atomic Test Site and Pageant of the Masters in Laguna Beach, trips to see the Vegas Golden Knights, Aces, Runnin' Rebels and Aviators sporting events, and numerous concerts and shows on and off The Strip.
6. Event Wall – Installed an Event Display Wall inside the Grand View Room to give residents the chance to view upcoming events and activities.
7. New Resident Welcome & Club Open House – Welcomed over 300 new residents to Sun City Aliante on May 19 and October 25. Residents had an opportunity to meet the Board of Directors and see the community amenities. Our 40+ amazing Clubs and Special Interest Groups were on hand to introduce them to various activities. Special thanks to the Communications and Lifestyle Committees for hosting these events.
8. Arts & Crafts Shows – Held this popular event on April 1-2 and November 4-5. Thanks to Elaine Goddard who oversaw all the details of these shows.
9. Advertiser's Meet & Greet - Held on April 21, this event hosted by Communications Committee and the Breeze Editor, Trish Williamson, gave residents a chance to meet Breeze advertisers face-to-face and win lots of prizes.
10. Front Entrance – Installed a handrail at the entrance to the Community Center and a bench inside the vestibule area for the convenience of residents waiting for a ride.
11. Pool Area – Installed new pool signage; replaced lap lane dividers; installed new pool area speakers and amplifier; and replaced the dehumidifier air duct.
JANUARY 2023 WWW.SUNCITYALIANTE.ORG | THE BREEZE 9
WE ARE... JANUARY 2023
12. Microshield 360 – For the third time, applied MicroShield, a chemical spray, to all touchpoints in the Community Center to prohibit viruses from adhering to surfaces.
13. Wi-Fi Equipment – Replaced the Wi-Fi equipment in Vista Room side of the Community Center
14. Parking Lot – Restriped parking lot spaces and repainted the red and yellow curbs.
15. Water Feature – Repainted water feature and waterfall walls.
16. Outdoor Signage – Installed new signage on the entrance wall to the Sun City Aliante community at Aliante Pkwy and Crested Cardinal. Installed new wiring to the signage at the Broadwing and Widewing entrances to the community.
17. Pickleball Gates – Installed gates at all the Pickleball courts.
18. Sidewalks – Worked with City of NLV on repairing and repaving sidewalks.
Thank you to all of the individuals who made all of these successes possible – our awesome Board of Directors, our Committee Members, and our many, many volunteers I especially want to thank our extraordinary team members who worked to enhance the lives of all of our residents the entire year
Wishing you a Healthy and Happy New Year, Damian Carrasco General Manager, Sun City Aliante

Hello Residents,
Happy New Year! I hope you all enjoyed the holiday festivities and are now looking forward to a brandnew year I must say, it is sad to see the effects of the C O V I D - 1 9 p a n d e m i c a r e s t i l l u p o n u s T h e repercussions in our health systems, economy, and society are devastating. As people try to cope with the impacts, such as the fear of the future, higher level of anxieties, and depression, it has led to the erosion of common decency and respect In the realm of customer service, abuse has reached new heights. Unfortunately, this is also felt in HOA communities, among management staff, residents, vendors, or neighbors against neighbors. Truly, all we can ask for is a modicum of kindness and empathy; this would be greatly appreciated.
Simple acts of doing what is right, good, and true go a long way. Start with picking up after your dog when you take a walk and do not allow your pet to urinate on someone's driveway or flowerpots. Also, be mindful if your pet is an incessant barker, and make sure your dog is on a leash when outside your home. Please, accept and respect the fact that the golf course does not belong to the association; therefore, we must abide by their rules. This means no roaming around and using it as a walk/hike trail; please respect the privacy of your fellow residents who abut the course. The golf course is not a dog park; please do not permit your pets to run amok. This is dangerous for you and your pets. These are reminders, and I hope you will take heed.
Please come by the office if you have questions about architectural designs, don't assume. If you have concerns about your neighbor's dog or a tree encroaching onto your property, talk to them first, have a respectful, cordial conversation. Be nice. Be neighborly. That will often resolve a problem.
If you have not already done so, come and meet Carol Garbarino, our Customer Service Coordinator, to register so that we have your contact information, and she can have the time to familiarize you about the community
We, at FirstService Residential, come to work diligently to produce good quality work. The day-to-day operations of the Community Center is no easy task; there are various moving factors to be attended to from administration to maintenance to customer service. And we are happy to do it because we each take pride in our work. We believe in servant leadership, and we love seeing you enjoy yourselves. All we ask is a little patience, a touch of kindness, and a smile. The Board entrusts us to deliver excellent work, and we strive to do this every day as best we can.
My hope is 2023 will be different. I would love to see more residents welcome each other and get to know the staff. We want to get to know you too, beyond the Hello and Goodbye.
We also want to stive to keep you well informed. To that end, we will include a copy of the Bulk Trash Pickup Schedule for 2023 in the January issue of The Breeze.
The Administrative Offices will be closed all day on January 16 in celebration of Martin Luther King Jr.'s Birthday and reopen at 8 a.m. the following day The Community Center will be open regular hours on January 16, 8 a.m. to 5 p.m.

LETTER FROM THE EDITOR COUNCILMAN WARD 4 RICHARD CHERCIO
I want to devote my column to New Year's celebrations which are filled with traditions — from the kiss at midnight to the champagne toast to the making of resolutions. Check out these New Year's fun facts and ideas to start some new traditions as you ring in 2023.
• The earliest recorded festivities in honor of a new year's arrival date back some 4,000 years to ancient Babylon.
• Auld Lang Syne is a Scottish folk song made famous in America by Canadian bandleader Guy Lombardo in the late 1920s.
• Champagne production skyrocketed from 300,000 to 20 million bottles per year between 1800 and 1850, as the world started ordering more for ship christenings and New Year's celebrations.
• Kissing someone at midnight is said to come from the idea that doing so will prevent loneliness during the coming year and ward off evil spirits.
• Ancient Romans are credited with the kissing tradition because of their Saturnalia festival. It was a celebration honoring Saturn, the god of time.
• The island nation Kiribati in the Central Pacific is the first location to ring in the new year each year
• American Samoa is the second to last place to celebrate the new year behind Baker and Howland Islands, which are both uninhabited.
• The most common resolution people make is to get healthier. Each year, it is estimated that 80 percent of New Year's resolutions are abandoned by February
• Celebrating the first baby of the New Year has been a symbol of the holiday since around 600 B.C., starting in ancient Greece when an infant was paraded around in a basket in celebration of Dionysus, the god of fertility (and wine). The baby represents a rebirth.
• About 1 million people gather in New York City's Times Square to watch the ball drop. The Times Square New Year's Eve ball drop came about because of a ban on fireworks. The first ball in 1907 was 700 pounds and was lit with 100 25-watt lights. The current ball puts the old one to shame. Today, it is covered in 2,688 crystals, is lit by 32,000 LED lights, weighs 11,875 pounds and is 12 feet in diameter.
Food - There are so many food traditions that people eat on New Year's Day, each region and country having some of their own unique traditions.
• Eating black-eyed peas is a southern tradition said to bring economic prosperity in the coming year.
• Find a way to include a round food (think donuts, bagels…) into your New Year's meal. The shape symbolizes that the year has come full circle.
• In Spain, the tradition is to eat 12 grapes to bring you good luck. Eat one for each month.
• Lobster and chicken are both considered bad luck foods. According to superstition, it's because of a lobster's ability to move backward and a chicken's ability to scratch itself backward.
Wishing you an awesome New Year filled with happiness and good health!

COMMITTEES NEIGHBORHOOD
NEIGHBORHOOD WATCH MONTHLY BULLETIN:
NEIGHBORHOOD WATCH
For years, Neighborhood Watch has made the suggestion to residents to turn on their outdoor lights and leave them on all night long, both garage and front porch lights. Some of our streets are very dark at night. The reason we ask is due to the potential for vandalism of cars, homes and our mailboxes. Some night after the sun has gone down, step outside and look up and down your street and see how dark it is.
To help protect your mail, be sure to take your mail out of the mailbox every day and as soon as the mail has been delivered. Also, do not put outgoing mail in the mailbox. Take it to the post office for delivery A potential thief is looking for gift cards, checks (and some residents still mail cash).
If your car or truck sits outside, be sure to take everything out of your vehicle. Do not leave the garage door opener or registration papers in the vehicle. If the vehicle has an alarm, use it.
Remember, burglars and snakes crawl at night. Let us all turn on the front porch and garage carriage lights and make our community glow at night.
Our next monthly Neighborhood Watch meeting will be held on January 19, 2023 at 4 p.m. in the Social Hall of the Community Center All residents are welcome.
For information regarding the Sun City Aliante Neighborhood Watch program, contact our coordinator, Jim Blossey, at jimandpatb@embarqmail.com or 775530-5119.
Be safe. If you see something, say something!
PATROL COMMITTEE
Solicitors
Patrol volunteers handle various calls for service from residents about solicitors at their door. To clarify the issue, any solicitor, as defined in section 5.48.020 of the City of North Las Vegas code, must first obtain a permit and license in compliance with the City Code. A solicitor is someone taking orders for goods, wares, or merchandise for future delivery
The application process is very detailed and includes information about the solicitor and the company they represent. Upon your request, the solicitor must show you a valid permit and license obtained from the City of North Las Vegas. If a solicitor does not show a current permit or license, they are in violation of the city code. As a resident, you have the right to contact the police and report a solicitor who does not show you the correct documentation. The police, responding to a call for service can locate the solicitor and demand further proof of a license and other information from the application process.
What is JDLR?
On another matter, use the acronym JDLR when you see or hear a suspicious circumstance. JDLR refers to “Just doesn't look right.” Use your judgement on the severity of what you see or hear and notify Patrol, or the North Las Vegas Police at 702-633-9111 or 311. If you do not report it, the police do not know about it.

CHINESE NEW YEAR - YEAR OF THE RABBIT
Chinese New Year 2023 is a Year of the Rabbit, more specifically, Water Rabbit, starting from January 22, 2023, and lasting until February 9, 2024. Recent/upcoming years of the Rabbit are 1951, 1963, 1975, 1987, 1999, 2011, 2023, and 2035.
If you were born in one of the years, then you are a Rabbit.
The Rabbit is the fourth of all zodiac animals. Legend has it the Rabbit was proud arrogant even of its speed He was neighbors with Ox and always made fun of how slow Ox was. One day, the Jade Emperor said the zodiac order would be decided by the order in which the animals arrived at his party Rabbit set off at daybreak. But when he got there, no other animals were in sight. Thinking that he would obviously be first, he went off to the side and napped. However, when he woke up, three other animals had already arrived. One of them was the Ox he had always looked down upon.
Rabbits are earnest with everything they do; they just ask that others treat them the same way. In Chinese culture, rabbits represent the moon. Some say it is because the shadows of the moon resemble a rabbit. Others say it is because of the rabbit's pure characteristics.
Personality and Characteristics
To outsiders, the Rabbit's kindness may make them seem soft and weak. In truth, the Rabbit's quiet personality hides their confidence and strength. They are steadily moving towards their goal, no matter what negativity the others give them.
With their good reasoning skills and attention to detail, they make great scholars. They are socializers with an attractive aura. However, they find it hard to open up to others and often turn to escapism. A plain and routine life is not their style. Though conservative and careful in their actions, they need surprises every so often to spice things up.
Men born in the Rabbit year are extraordinarily polite and do whatever they can to avoid conflicts. They have control over themselves and are sometimes conservative. They may seem to be a yes-man, but they have a bottom line that they will not cross. These men like organizing and decorating, and often help their wives with chores. But that does not mean they actually like being responsible for the home. Though a great friend, they do not like becoming too close to someone.
Women born in the Rabbit year love being social. They are thoughtful and treat everyone politely They are very conscious of their public image and hate violence and arguments. In love, they are very extreme. There is a clear difference between who they love and who they do not. And they rarely pass that line. But if t h e y l o v e s o m e o n e , t h e y w i l l p u t everything into the relationship. But the deeper they go, the more hurt they can get. These Rabbits are more insecure than other zodiacs and need to be reassured often.

PICKLEBALL CLUB
To celebrate the end of another year, the Pickleball Club collected $700 in donations to support the local charity and non-profit organization, “Goodie Two Shoes.”
The Goodie Two Shoes Foundation, a Las Vegas-based 501c3 charitable organization, uses a mobile 48' custom shoe-store-on-wheels to meet and provide shoes and socks for 10,000 at-risk Southern Nevada children annually The children get to select their shoes and volunteers make sure the shoes fit properly and are “just like the ones their friends at school are wearing.” Thank you to all who donated.
Although residents do not have to join the Pickleball Club, we look forward to sharing the love of our sport by providing free lessons to anyone. If you are interested in learning more about pickleball, “The fastest growing sport in the United States,” see page 46 of this issue of the magazine for details.

VETERAN'S CLUB
Happy New Year Everyone,
I hope your holidays were happy and joyful and spent with family and friends. It still amazes me how fast the time passes and then it is another New Year
Looking toward the new year, our meeting in January will be Tuesday, January 17, 2023, at 6 p.m. in the Vista Room. We will have a guest speaker, Andreia Kelley, the coordinator for many programs that assist the airmen and their families at Nellis/Creech. You may have seen her at the Spaghetti Dinner. Andreia and her husband were in charge of the ROTC group that helped us out throughout the evening. What a wonderful group of young men and women! Also, during the meeting, we will be looking at scheduled events for the year Everyone's input is important so please come and join us.
If you are interested in purchasing a brick for a loved one to be placed in the Veterans Monument or donating to the Adopt-A-Flag Program, contact Sy Nielson at 702-234-9183.
The Veterans Auxiliary's November 15 meeting featured Gerson Pedrozo as a guest speaker. Gerson is the Director of Social Services at Help USA transitional housing for veterans at the Genesis/Renaissance apartments in Las Vegas. He spoke of a difficult time in his life when he became homeless. His empathy for people in this position helps account for his passion in his job. He was very well received by the membership. Help USA is one of the Auxiliary service project beneficiaries.
The Auxiliary, along with the Veterans Club of Sun City Aliante, held the annual Spaghetti Dinner on November 12. Due to the pandemic, it was the first Spaghetti Dinner since 2019. There was a great turnout by residents, a n d i t
Please come and join us in planning for the new year at our meeting on January 17.
