MESSAGE FROM THE PRESIDENT
Hello Neighbors,
I recently spoke with a new resident who joined us less than a year ago. I asked, as I always do, if he was happy that he moved into the Sun City Aliante HOA and his answer was a resounding “yes.” We continued to talk and he shared with me that he felt that he was becoming a part of the whole experience of living here, because he was getting involved by attending the events that Debbie and Trish work so hard to make available to all of us.
He told me that he plans on attending the meetings of the committees we have, such as Finance, Communications and Property and Grounds, to name a few. He also said he is thinking about joining our Patrol Club that drives throughout the entire community looking for suspicious vehicles or actions of people. I was so pleased to see that he had a plan to become involved and not just pay for his assessments.
When I arrived here in 2009, I was a rookie to the world of an HOA; in fact, I didn't even know what the letters stood for. I was informed of the Standing Committees we had, and I decided to apply for an opening on the Covenant's Committee and was accepted.
This was an eye opening experience as I learned the importance of our community standards and how important it is that resident behavior complies with what is acceptable by our HOA rules. A year after I joined Covenants Committee, I ran for your Board of Directors and was elected on my first attempt. Thus began my assimilation into the heart and soul of our community
My point is to accent the need to get involved in the events and opportunities, and you will quickly feel the vibrancy of the place you call home. There are so many things you can do which cost you nothing but your time and involvement. Our HOA is not just a series of homes under the banner of Sun City Aliante, but a living, vibrant place filled with potential friends and relationships that will bond you together with each other
Be sure to celebrate August 21st as it is National Senior Citizens Day Stay safe and enjoy your friends and family
Respectfully,
Warren M. Geller President, Sun City Aliante Board of Directors

TIPS TO PREVENT OR SLOW DOWN BREAK-INS
Dear Residents,
After reading about porch pirates, break-ins and assaults, I thought I would share some paraphrased comments made by Gina Perez (Crime Prevention
s P o l i c e Department) and Manuel Barela (Las Vegas Metro Crime Prevention Summerlin Area Command). Even though you can't prevent someone from stealing a package, here are a few tips to slow the thief down and make the theft harder to accomplish:
• Make arrangements with the delivery company to deliver when you are home.
• Ask for tracking numbers and delivery notifications.
• If not at home, ask a neighbor to pick up your package.
• Install a smart camera at your front door
• Request a signature on a delivery if possible.
• Have the delivery company hold for customer pickup.
• Use a locker service.
• Deliver to a store that will accept packages.
• Finally, know your neighbors and their vehicles and report suspicious vehicles and activity to the North Las Vegas Police Department's nonemergency number 311.
Here are a few tips to prevent or slow down break-ins:
• Acknowledge anyone at your door. This doesn't mean you need to open your door; you can speak through the door If they ask for you by name, and it is the wrong name, let them know they have the incorrect address and watch as they leave. If they demonstrate suspicious activity when they leave, call the police. They may try your neighbor next to see if anyone is home.
• Install a wide angle door viewer replacing the small peephole on most doors. Install a smart doorbell and set up monitoring.
• Replace the strike plate on your door with a security strike plate using screws that are 3 to 6 inches in length.
• Break down all boxes that contained electronics or high value items and place them in the trash container or black plastic bags.
• Consider adding an under doorknob security bar to the front door.
• If you have a monitored security system, use it. When leaving the house make sure the garage door is down.
• Take different routes away from the house and sometimes return in a few minutes to double check your house.
• Also, we have several Lunch 'n' Learns, which provide valuable information about security enhancements that are available at our Community Center.
Now let's go shopping.

• As you leave the store, the first thing you do is start talking on your cell phone, right? Wrong. You need to be aware of your surroundings. Starting your car and talking on the phone doesn't let you control your safety The car is still unlocked and someone can enter without a problem. Wait a few minutes until you are in a locked car before using the cell phone.
• You leave the mall store with several packages and put them in your car before heading back to another store. Upon returning, your car was broken into and the packages were gone. Someone was watching the parking lot for a quick grab and go. Instead of going back into the mall, cover the packages and move your car to another area in the parking lot before continuing shopping.
• When you go for that morning or evening walk, don't do it alone. Find a buddy to go along with you. Two or more are harder for an individual to attack than one. Again, be aware of your surroundings. Don't put yourself in jeopardy of assault.

WATER – LET'S CONSERVE OUR MOST PRECIOUS RESOURCE
Hello Residents,
It's summertime in the desert which brings to mind the importance of water I w a n t t o s h a r e w i t h y o u o u r w a t e r conservation efforts in the community a n d s u g g e s t i o n s f r o m t h e S o u t h e r n Nevada Water Authority (SNWA) on some simple things you can do to help conserve water.
According to SNWA, the Colorado River and its reserves, which bring water to some 40 million people and crops across s e v e n s t a t e s , i n c l u d i n g N e v a d a , a r e shrinking due to drought, climate change and overuse.
Last year, as climate change-fueled drought continued to grip the Colorado River, including Lake Mead—the source of 90 percent of Southern Nevada's supply—local HOAs, businesses and residents were asked to step up their commitment to conserve water, and they did it in a big way
I am proud to say our Board of Directors met the challenge head on and approved a major landscape conversion project to remove nonfunctional grass in the community's common areas and replace it with attractive desert landscaping.
We will realize many benefits from the conversion project. Our HOA received a rebate of $35,816 from the Southern Nevada Water Authority. Also, we will experience water savings of approximately $6,500 annually
Fortunately, Nevada is not currently using its full Colorado River allocation, and near-term shortage declarations will not likely impact current customer use. Nevertheless, we all have to continue to reduce water consumption. Here are some great tips from the SNWA. Check out their website for more details at www.snwa.com.
WHAT YOU CAN DO TO CONSERVE WATER
• Because about 60 percent of all water consumed in Southern Nevada is used for residential landscape irrigation, reducing outdoor water use by following the mandatory seasonal restrictions is the easiest way to reduce water consumption.
• Take advantage of the cash rebate program SNWA offers on the purchase of smart irrigation controllers, which use sensors and water data to automatically adjust your irrigation system.
• Save an average of more than $300 per year by simply changing your watering clock only four times a year.
• Replace nonfunctional grass with drip-irrigated trees and plants though SNWA's Water Smart Landscapes (WSL) program. Find information on the SNWA website about desertscape plants, WSL contractors, sample desert landscape designs, and even WSL classes.
• Preventing water waste also contributes to reduced water consumption; you can help by inspecting your irrigation system monthly, repairing any leaks, fixing misaligned or damaged sprinkler heads, and not allowing water to flow off your property
• Vi s i t t h e L a s Ve g a s Va l l e y Wa t e r D i s t r i c t w e b s i t e a t www.lvvwd.com to sign up for automated texts or phone calls that will alert you if you have unusually high water usage.
• Convert your thirsty grass to water-efficient landscaping through the SNWA WSL Rebate Program. Through WSL, property owners can receive a cash incentive of up to $3 for each square foot of grass upgraded to drip-irrigated plants and trees, which uses 55 gallons of water less per square foot annually than thirsty, nonfunctional grass
These are just a few of the water-savings tips from SNWA. Visit the website at www.snwa.com for more details.
Also, I encourage you to mark your calendar for two seminar presentations coming up next month which will be conducted by w a t e r e x p e r t s J o i n To b y B i c k m o r e , C o n s e r v a t i o n S e r v i c e s Administrator of the Southern Nevada Water Authority, on September 11 to learn about the Water Smart Landscapes turf conversion program, coupon programs for smart irrigation controllers, leak detection devices, and the WSL Plumber program. Later that week, on September 15, Amanda Dillard from the North Las Vegas Water Authority will offer a local perspective on water conservation.
Finally, please join us on Wednesday, September 6 at 10 a.m. for Coffee with the Board in the Vista Room. This is a great way to meet your Board of Directors on an informal basis.
Wishing you an enjoyable August.

Director
Dear Residents,
One of the first things I ask when I meet a homeowner who just moved into our community is, “Have you ever lived in an HOA community before?” More often than not, the answer is – “No.” That makes me smile, tilt my head a little, and say to myself, “Oh boy, I hope they know what they got themselves into.”
Living in a common-interest community or HOA is not a prison sentence – though some may feel it is – it is actually a great way to meet like-minded people who value group activities, staying active, and meeting friends on a round of golf or a game of pickleball and/or tennis.
This month I would like to list a couple of the realities homeowners must know. This is not the full list, but it can be found on NRS 116.41095.
Fact #1 – You agree to RESTRICTIONS ON HOW YOU CAN USE YOUR PROPERTY.
These restrictions are contained in a document known as the Declaration of Covenants, Conditions and Restrictions (CC&Rs). The CC&Rs become a part of the title to your property They bind you and every future owner of the property whether or not you have read them or had them explained to you. The CC&Rs, together with other “governing documents” (such as Bylaws, Rules & Regulations, Design Guidelines), are intended to preserve the character and value of properties in the community, but they may also restrict what you can do to improve or change your property and limit how you use and enjoy your property You agree to limitations that could affect your use and enjoyment of your property, your lifestyle and freedom of choice.
Fact #2 – You will have to pay owners' assessments for as long as you own your property.
As an owner in a common-interest community, you are responsible for paying your share of expenses relating to the common elements, such as landscaping, shared amenities and the operation of any homeowners' association. The obligation to pay these assessments binds you and every future owner of the property. You have to pay dues whether or not you agree with the way the association is managing the property or spending the assessments The Executive Board of the association may have the power to change and increase the amount of the assessment and to levy special assessments against your property to meet extraordinary expenses.
Fact #3 – If you fail to pay the owner's assessments, you could lose your home.
If you do not pay these assessments when due, the association usually has the power to collect them by selling your property in a nonjudicial foreclosure sale. If fees become delinquent, you may be required to pay penalties and the association's costs and attorney's fees to become current.
These are just a few examples of the required information given to new home buyers in a common-interest community You should have carefully reviewed these documents before committing. Some, or many, of the conditions and regulations may not be a good fit for some people. I often have to reiterate that living in an HOA has certain things not everybody will agree with.
HOA living is not for everyone, and that's just the truth. However, for those who like to keep things in order, have options for fun activities and entertainment, meet new friends, and have all kinds of things to do to stay active, then WELCOME! Sun City Aliante is the right place for you.
If you have any questions or need any clarifications, please contact me at 702638-5006 or at assistantmanager@suncityaliante.us.
Enjoy your summer and stay hydrated!

COUNCILMAN WARD 4 RICHARD CHERCHIO
Hello Sun City Residents,
Summer is definitely in full swing and I hope everyone is enjoying the warm weather while also being sun safe! I am happy to share that this year the City of North Las Vegas has partnered with Comprehensive Cancer Centers to offer free SPF 30 sunscreen at kiosks around our city including at our Silver Mesa, Walker and Petitti pools, as well as our Silver Mesa and Neighborhood Recreation Centers.
In another effort to keep our community safe, this past month the city broke ground on the future site of our new Fire Station 58. This will be the ninth fire station in our city and serve more than 30,000 residents in the Tule Springs area. I want to thank the developers of the master-planned communities of The Villages at Tule Springs and Valley Vista who are constructing and equipping this latest fire station scheduled to open in late summer of 2024. The safety of our city and our residents is our top priority; so, this new addition is another step forward in our continued momentum in the development of North Las Vegas.
Roadway safety is another priority for the City of North Las Vegas and that is why we are working with the Nevada Department of Transportation (NDOT) to develop a Local Road Safety Plan (LRSP). This initiative will be considered the City's Safety Action Plan, an important eligibility item for m a n y i n f r a s t r u c t u r e grants.
C o m m u n i t y i n p u t i s key to this plan and e n s u r e s t h a t w e a r e prioritizing the needs and concerns of local r e s i d e n t s a n d businesses. I hope you participated in our new t w o - w a y t e x t i n g m e s s a g i n g s u r v e y i n July Just visit the “What's Happening” section of our city's website.
I am very excited to announce that our 4th Annual Paws in the Park event is taking place this year on Saturday, October 7 at Aliante Nature Discovery Park. For those of you who have participated in this event before, you know that it is a fun time for families and their furry friends. We will have a doggie agility course, a dog and hooman twinning contest, a DJ, food trucks and of course the most anticipated activity – the dog costume contest! Mark your calendars now for this good time event.
I want to end this month's column with a request to support an animal organization that is close to my heart. The Hearts Alive Village organization in North Las Vegas has established The Howard Ash Animal Care Fund to assist our furry friends in finding loving homes through fostering and adoption. Thanks to the generous contributions of sponsors and donors, Hearts Alive Village has already made significant progress towards their $200,000 goal. To help them reach that goal, I warmly invite you to join me in supporting this heartwarming cause with a donation, which will have double the impact through The Howard Ash Animal Care Fund matching program. Together, we can make a meaningful difference by keeping families united and ensuring that animals receive the care they truly deserve. To find out more or to donate, visit the Hearts Alive Village website at www.heartsalivevillage.org.
I hope everyone continues to have a safe summer and look forward to catching up with you in September
Yours in service,
Richard Cherchio Ward 4 Councilman

NEIGHBORHOOD WATCH
MONTHLY BULLETIN:
In recent months, residents asked what Neighborhood Watch is about. Neighborhood Watch Block Captains are the “eyes and ears” of North Las Vegas Police Department. The responsibility of a Block Captain is to get to know their neighbors and keep them informed of events going on in the community as well as on their block. If you are planning a trip, you can ask your Block Captain to watch your home while you're away You might ask them to look for flyers, newspapers or packages left on your property You don't want to become a victim of a porch pirate; so, make sure to not schedule a delivery while you're away from home.
Our next monthly Neighborhood Watch meeting will be held at 4 p.m. on August 17, 2023 in the Social Hall in the Community Center. All residents are welcome. SAVE THE DATE: Sept. 30, 2023 for the HOME SAFETY & HEALTH EXPO to be held at the Community Center Neighborhood Watch will have a booth; so, please stop by and learn more about us.
For information regarding the Sun City Aliante Neighborhood Watch program, contact our coordinator, Jim Blossey, at jimandpatb@embarqmail.com or 775-530-5119.

We conduct self-initiated activities while on patrol and are always on the front line to offer assistance to our residents while on patrol.
The Patrol does a myriad of other activities within the community and our constant objective is a “neighbors helping neighbors” attitude. We cannot reveal the exact times when we patrol, however, our volunteers are on patrol for two hour shifts at least once a week. All members are trained and are issued a basic uniform. Join Alisha Taylor, BSN, RN with Centennial Hills Hospital to find out why simple mammograms may not be able to detect Breast Cancer. An Advanced technique. Simple procedure.
A tracing substance is injected in the arm.
Breast cancer absorbs tracing substance. A special camera shows tumors as bright areas.
MBI plus mammogram finds 4 times more breast cancers than mammograms alone. Researchers studied over 2,500 women with dense breast tissue. A total of 66% of breast cancers were missed by mammograms but caught by MBI. Better testing means confidence in results.

PICKLEBALL CLUB
FREE LESSONS AND DATE CHANGE
After managing to get through the “Dog Days of Summer,” during the 40day period between July 3 and August 11, bi-weekly lessons will again be offered Tuesdays and Wednesdays beginning, August 8 at 6 p.m. (Start times will vary as evening temperatures lower.)
These lessons will be an introduction on “how to play” pickleball with an emphasis on “having fun while playing!” And if you're interested in a quick read, check out, “I Dink, Therefore I Am…” This book will give you great insight into why so many people love the game. The book is available in paperback and Kindle for $9.99.
Here is the Amazon description of this paperback (November 2021): “In this funny compilation of essays on the sport, Cerabino (the author) writes a personal story about his journey into becoming a pickleball evangelist. He lays out the charms and allure of this funny-sounding game that looks like ping-pong played on a small tennis court. And he invites the reader to pick up a paddle and discover, as he did, the joys of saying, 'Zero, zero, two,' every day.”

“This book,” Cerabino writes, “is not a 'how to' book on pickleball, but a 'why to' book on the game. It serves as a perfect intro for a pickleballcurious reader and anyone looking to understand why pickleball is surging in its popularity.”
And in case you haven't been paying attention, pickleball continues to be the fastest growing sport in the United States and has even been declared the Official Sport for The State of Washington.
Here at Sun City Aliante, we are always looking for one more person to play “one more game.” Come out and join the fun! For more information, please contact me at 702-635-4629.

TECHNOLOGY CLUB
CUTTING THE (CABLE) CORD – EXPERIENCE YOUTUBE TV
This is an update on the Technology Club's most popular topic – Cutting the (Cable) Cord. The Technology Club was dark in July But in August we will present our most popular topic: Cutting the cable cord with You Tube TV
The trend is clear - Streaming has overtaken Cable because of the expense. You Tube TV is a popular streaming service to replace cable. Come to the Technology Club meeting on Thursday, August 3, 2023 to learn more. We will demonstrate You Tube TV; so, you can see why You Tube TV is the most popular streaming alternative to cable. Depending upon your viewing habits, you could have the same programming (including sports) at lower cost ($$$).
Thank you for attending past Technology Club's sessions this year which included: Feb: CES Show Highlights; March: Metaverse & Occulus Headsets; April: iPhone Tips; May: Internet Choices and June: PC Security.
