It is my absolute honor to once again preside over this year’s NW Natural Street of Dreams®. Always one of the highlights on the Portland Metro list of mustdo summer events, this year’s show is no different. For the very first time in recent memory we will be displaying the freshest ideas in both contemporary and traditional design from the area’s top custom home builders in Wilsonville, one of the region’s cleanest, healthiest and fastest- growing cities. Wilsonville is conveniently located just south of I-205 and straddles I-5 and the Willamette River.

It is my great pleasure, as this year’s President of the Home Builders’ Association of Metro Portland, to welcome you to the 2019 NW Natural Street of Dreams®. For the 44th consecutive year, the HBA is proud to produce the nation’s original and longest running Street of Dreams, which we started way back in 1976.

Although I’m not building in this year’s show, our company is an eleven-time Street of Dreams builder, so I know what it takes to design, build and finish these beautiful showcase homes. It takes a strong amount of teamwork, both which each builders’ own team as well as their extended team of designers, subcontractors, suppliers, and furnishers. It takes a large focus on scheduling, especially with the 5-6 month window most of these homes are built within. And it takes a huge desire to be creative and deliver something that will inspire others and provide ideas for tens of thousands of people who will attend the show.

This year’s show is the first time we’ve ever held the Street of Dreams in Wilsonville. We’re excited to bring the show here. Once a small farming community, Wilsonville is now a fast-growing city of almost 24,000 people. It has a diverse economy strengthened by leading firms in the high-tech industry and numerous warehousing and distribution facilities. It also boasts top-notch schools, an awardwinning fare less transit system, state-of-the-art water treatment plant, as well as 200 acres of parks and green spaces.

We’re also looking forward to giving people a first glance at the residential community being built in the new Frog Pond area. As part of the Frog Pond Master Plan, Stafford Meadows is the first development to break ground in Wilsonville’s next great neighborhood. The master plan includes a 3-acre park, access to

LWilsonville— Gateway to the Willamette Valley

ocated at the southernmost end of the Portland metropolitan area, Wilsonville is a gateway to the verdant Willamette Valley. Once a small farming community, Wilsonville is a thriving city of more than 25,000 residents who enjoy the small-town charms of ‘country living’ just 17 miles from downtown Portland.

Wilsonville sits on the north bank of the Willamette River, offering easy access for recreational boaters, canoers and kayakers as well as proximity to the valley’s abundance of award-winning wineries. World-class natural getaways –Mount Hood, the Columbia River Gorge, ocean beaches – all await within a two-hour drive.

Indoors to out

Here in the Northwest, where the weather is often at odds with our love of outdoor activities, it’s little surprise that a dedicated outdoor living space has become a must-have feature for modern homes.

“We live in a fairly wet climate for nine months of the year,” says Russ Swalberg, landscape designer and owner of Exterior Spaces. “Having spaces where you can still enjoy the outdoors even when the weather’s not this perfect, sunny, beautiful day is really what makes a big difference on the site.”

While homes in past decades were very compartmentalized, Swalberg says, in today’s open concept homes, every space is used and can serve many purposes. “You had a separate dining room, you had a separate office,” he says. “Now, that more open concept living very much repeats into the outdoors, so it’s nothing quite as compartmentalized. And as a result, the space is more functional, larger and has more multi-use.”

From outdoor kitchens, to gathering places and stunning water features, the homes on this year’s NW Natural Street of Dreams showcase all the great outdoors have to offer for homeowners who want to make the most of their space.

“ Having spaces where you can still enjoy the outdoors even when the weather’s not this perfect, sunny, beautiful day is really what makes a big difference on the site,” says Russ Swalberg, landscape designer and owner of Exterior Spaces.

Outdoor living spaces are essential to modern living

Plan your space carefully

Careful planning can make all the difference between a yard that is pretty to look at and one that gives you an extension to your livable square footage. Ultimately, if you don’t get enjoyment out of the space and it doesn’t fit your needs, chances are you won’t use it.

“When I’m first going to a site, one of the first things that I discuss with the client is talking about how they want to use their outdoor space,” Swalberg says. “Do they want to be able to have a putting green? Do they want to be able to enjoy the outdoors with a fireplace? What things are they going to do and functionally use out in that space?”

Because many outdoor living rooms function as eating and entertaining spaces, the connectivity between the outdoors and indoors, especially the kitchen, is key. Your design should also consider the direction of sunlight, whether you will need covering on warm days or outdoor heaters in the cooler months.

Swalberg cautions homeowners that whatever they build in their outdoor living space shouldn’t obstruct any view they are trying to preserve.

“It’s kind of a balancing act between what is going to functionally be the best and also aesthetically pleasing,” Swalberg says.

Create a private oasis

Privacy is one of the first factors that Swalberg considers with his clients. Being close in proximity to neighbors is increasingly a reality for homeowners in the Portland metro area. But even if your home backs up to a neighbor’s yard, you can still create an intimate space that feels like it’s in a world of its own.

“Some of the key ways that I do that are thinking outside of the box more than just the typical arbor by the hedge,” Swalberg says.

A thoughtful design is also aesthetically pleasing enough to visually stop the eye from wandering into the yard next door without overtaking your space or your neighbor’s space.

In his design of the outdoor space for the Red Hills home “Bespoke” on the NW Natural Street of Dreams, Swalberg sought to create visual breaks where the backyard lined up with the neighboring home, such as a water feature with a trellis structure behind it.

“When you first come in the home and you look straight out through the stacking doors, that’s the element that you see,” Swalberg says. “So, it stops your eye.”

For a landscape designer, another challenge lies in creating a sense of privacy without making the space feel smaller, avoiding what Swalberg calls the “fishbowl effect.”

“One thing to consider when you’re trying to screen a neighbor, especially with these smaller lots, is to design it in such a way that you’re not going to feel enclosed,” Swalberg says.

Adding elements like horizontal fencing, which balance the vertical elements, provides a visual break and cheats the eye by making the space feel bigger.

Light it up

At night, carefully placed landscape lighting can not only extend your use of the space but also make your yard feel larger. The placement of different types of lights helps to create defined spaces and destinations.

Ryan Schulze of Oregon Outdoor Lighting says when designing a space it’s important to know how it will be used. Just because a client has path, doesn’t mean they need to add 10 path lights. Instead, he asks how the path is used and if it is used at night.

“I really figure out what a client wants and how they use their space, and

then I’ll work up a design from there,” Schulze says.

Designers also use indirect lighting, where you see the effect of the light rather than its source, to help illuminate an outdoor space and highlight its features without blinding you with bright lights.

Because homeowners spend most of their time inside their home, they need to be able to enjoy their outdoor space even when they can’t be outside in it. When creating a plan for lighting, Schulze says he will go into the master bedroom, master bathroom or living area and see what aspects of the landscape should be highlighted so they can be enjoyed from inside the house.

“I don’t just design from the outside,” Schulze says. “You actually want to design from inside the home. Because, the majority of the time you’re in the home looking out.

Lights added flush in the sitting area for a fireplace or fire pit, or used to illuminate a water feature, help you enjoy the details that make your space unique.

“They’re spending all this money doing this big design during the day,” Schulze says. “Well, it gets missed at night if you’re not bringing those features out.”

The beautiful homes in the 2019 NW Natural Street of Dreams showcase the latest in home technology and trend-setting interior design, but these homes are also breaking ground in less visible ways.

This year’s homes are built to the highest standards of energy efficiency possible, and each is given an energy performance score, or EPSTM , from Energy Trust of Oregon. The EPS gives an idea of what a home’s monthly and annual energy costs will be, its carbon footprint and how much better it performs than a code-built house of similar size and type.

“The homes are built to very tight standards,” said John Frankel, Senior Manager of Marketing & Channel Development for NW Natural, of the NW Natural Street of Dreams homes. “It includes things like having ductwork inside the conditioned spaces and having all of those duct points thoroughly sealed so that they get the best air flow without loss of heat anywhere in the system.”

Last year’s NW Natural Street of Dreams homes had aggregate energy savings that were 30 percent better than a code-built home as modeled by the EPS, and the scores for this year’s homes are expected to fall in the same range, Frankel said.

“Those scores typically have shown for Street of Dreams homes that the operating costs are much lower than show visitors typically expect,” said Frankel.

In an effort to help showgoers better understand where this magic number comes from, NW Natural, in cooperation with the Homes Builders Association of Metro Portland, is highlighting the specific steps that builders took to achieve their scores.

“Where it’s one thing for a show visitor to see that the operating cost is fairly low for a home of this size and type, it’s much more helpful to say they got to that number by performing certain things like duct sealing, having the ducts within the conditioned space of the home, having windows of a certain type, using a certain type of equipment - whether it’s space heat or water heat - that reaches the best levels of efficiency. It really outlines the kind of steps that go into creating a home with a really good EPS,” Frankel said.

Understanding what goes into making these homes as energy efficient as possible starts with a look inside the walls.

“When people say that their home is drafty or they have really high

energy bills in the winter, that’s all a function of excessive leakiness in the walls, ductwork, in the attic,” said Peter Grube, vice president of Northwest AeroBarrier. “So, we are looking at creating a more airtight home envelope so that you can control that environment.”

“Basically, it’s about control in a word. So, if a home is leaking air, we’re able to measure that and it’s quantifiable,” Grube said.

Air leakage is quantified by the number of times the entire volume of air in the house changes per hour. If a person isn’t paying attention, Grube explained, the house could be as leaky as 10 air changes per hour.

In the winter, that means a constant exchange of cold air from the outside that needs to be heated, resulting in higher energy costs.

Although savings on their energy bill is a great driving factor for homeowners, there are numerous other benefits to a well-sealed home like comfort and healthy indoor air quality.

When the outside air is filled with pollen in the spring or the smoke from a forest fire in the summer, a leaky home can affect indoor air quality and health.

“So, when we focus on controlling that air leakage, we bring it down to say one air change per hour,” Grube said. “That’s a significant, significant improvement in the ability of the homeowner to control that environment.”

The highest home performance comes from a combination of insulation and air sealing. “So, you describe the insulation like a nice cozy wool sweater, but if you’re at the beach and a cold wind is blowing through it, you still feel cold,” said Grube. “So, the air sealing is the shell jacket, the windbreaker that goes over it that helps keep that warmth in or keep the wind out.”

What’s in interior design

Walking through the NW Natural Street of Dreams, you’ll see a wide range of design styles, from trendy industrial farmhouse to cool Northwest contemporary to ever-classic French country.

What these homes share is a focus on airy, open spaces and multi-functional rooms. From flush inset cabinets to roller shades, today’s designs remain streamlined, clean and uncluttered. In a shift toward homes that are not just beautiful but also functional, designers share the carefully-curated details that make this year’s homes warmer, softer and more refreshingly livable than ever.

Keep it simple, make a statement

Simplicity is the biggest buzzword in current design trends.

Janie Dieringer of KEY Home Furnishings advises keeping your main elements simple so you can reinvent yourself and your space on a daily basis with new accents and accessories. “To keep it simple, but to define yourself in it,” she says.

Today’s design trends are less focused on fitting in with a specific style and more about how you feel in the home.

“What I’m seeing in design right now is there’s so many design styles that are on trend,” says Brittainy Tiffany, owner and president of Tiffany Home Design. “I think, anymore, the design trends are leaning towards just a lot of base elements, and then, when we work with clients, we can kind of pull even different aspects of some of those designs together.”

A simpler design also gives homeowners the space to focus on finding unique pieces that give character to the home and make it their own.

“Their goal in doing this home was to make it feel like every piece in there was something that was special and found,” Dieringer says of the “Farm to Table” home by Renaissance Homes. “Something that makes people feel good, something that makes them feel like its a lived in home and that each piece of furniture is a treasure of some sort.”

Bring the outdoors inside

“There’s been kind of a shift of having some beautiful greenery in a home, so live plants, succulents,” Tiffany says.

Even if you don’t have a green thumb, you can still create a tropical paradise feel and keep on trend with a pop of green or a botanical printed wallpaper.

“I think people were a little nervous about wallpapers,” Tiffany adds, “but they’re really on trend and there’s just so many different ways you can take a room with that.”

“The big thing right now is to do nature — like sky, earth and sea -- and make everything the raw earth tones,” says Dieringer. “So, bringing greens in from outside and doing neutrals like stone and your greys and your basic colors.”

While the grey tones of recent years are still popular, they’re trending warmer now.

“What’s really nice right now is you can pair the warmer woods and even some browns, taupey-colors, with the greys, so you can kind of get that nice mix,” says Tiffany.

Paint outside the box

“Paint’s inexpensive, so along with wallpapers, paints can make a big change in a space pretty quickly,” Tiffany says.

If you’ve flipped through a home magazine or watched a renovation show on TV in the last couple years, you’ve probably noticed how white shiplap has taken over many walls.

While the industrial farmhouse look doesn’t seem to be going anywhere, Tiffany says, a splash of color can make a big impact.

“We’re seeing where maybe that shiplap is painted a black or a dark navy or something a little more dramatic in a room,” Tiffany says.

Paint isn’t just for the walls anymore, either. Ted Hunt, director of sales at Huntwood Custom Cabinets, says homeowners are frequently requesting painted cabinets, most often in whites, grey and blues.

“I would say probably a good 50 to 60 percent of what we’re doing right now is paint,” he says.

Oak makes a comeback

“Believe it or not, oak is really on trend,” says Tiffany. “I think for so many years, you’d hear oak and you think dated homes, but that warmer tone of an oak is really coming into play.”

But like so many design trends that have come back around, oak is being reimagined in new ways.

“Oak used to be that light oak and it’s coming back in all kinds of shades now, which is really fun,” says Dieringer. “It’s solid, and it just gives you that chunk that grounds the room.”

Comfort and function

Creating a home that’s inviting and liveable goes beyond just upholstered furniture and soothing colors.

“A lot more people are looking for ease of lifestyle and just wanting, when they walk into their home, for everything to be very welcoming to them,” says Darcy Neu, window treatment specialist at Skyline Window Coverings.

Roller shades fit in with a clean and simple design, Neu says, and power shades that connect to your home automation system allow you to customize your home to fit your needs.

“That also means having the shades set where you want them for when you walk in the door, whether it be blocking out that afternoon heat or being open to show your beautiful view,” she adds.

“I think comfortable living is really what people are wanting,” Tiffany says. “You know, everyone has a busy day, they’re connected so much with technology now that people want to come home and just decompress.”

A guide to smart:living

The homes on this year’s NW Natural Street of Dreams introduce showgoers to homes of the future

With the great strides that have been made in smart home technology over the last several years, conveniences that may have once seemed out of reach are quickly becoming standard in new homes.

John Cappuccio, chief information officer for West Hills Homes NW and Everett Custom Homes, likes to use the analogy of the dishwasher to show just how quickly smart home technology is catching on. Today a standard feature in modern homes, the dishwasher took 85 years to reach 25 percent market adoption, Cappuccio said. “The mobile phone took just under seven years to reach that 25 percent adoption mark, and the smart speaker took less than two years,” he added. “So, you can really see the rate at which we are accepting these technologies is increasing.”

With three homes on the NW Natural Street of Dreams this year, West Hills and Everett seized a unique opportunity to showcase the different ways homeowners can approach smart home technology.

Hub-based systems

“What we wanted to do, because we were building these three homes on the Street, is we really wanted to show the differences in current smart homes,” said John Cappuccio.

The Everett home, “Pacific Usonia”, uses a professionally-integrated, hub-based Control4 system. Hub-based systems like Control4 and Savant centralize the control of devices in the home, making the technology relatively easy for homeowners to learn and use.

“Probably the most common request is I want it as simple as possible,” said Bill Carnes of Lewis Audio Video. “I don’t want to have to use six different remote controls. So, even though the behind-the-scenes is extremely complicated, what the end user wants to have is simple as possible to operate.”

Having a professional install is a great option for homeowners who are less comfortable going it alone, and hub-based systems have the added benefit of ensuring all the devices in a home work together seamlessly.

“There’s a plethora of DIY equipment out there that promises the world and just gives you a little island on that world,” Carnes said. “They don’t give you the full control and operation and fluidity that really clients would prefer.”

Do-it-yourself Wi-Fi

In their two NW Natural Street of Dreams homes, “La Maison” and “The Meadow,” West Hills showcased a much different approach with Wi-Fi based iDevices and Brilliant switches.

Although some version of hub-based systems have been around for many years, the high cost of installation kept the technology from becoming mainstream. Within the last few years, the relative affordability and ease of installation of Wi-Fi based smart home technology has opened a flood of new devices in the market.

“What’s happened to this space is it has evolved to a point of where it’s super affordable,” said Mark L’Heureux, national account manager for iDevices.

While the flood of new and affordable options into the market has made smart home technology practical for mainstream use, it can also cause confusion for homeowners about which products are best for them.

“I tell every builder, I tell every homeowner, anybody that asks me in this space, you want to make sure of two things,” L’Heureux said. “You want to make sure your products are agnostic. So agnostic is a big word in this

space, which means working with everything.”

Modern smart homes are multi-modal, where homeowners can control their devices from an app on their phone, with their voice or with a controller or remote. Some smart home devices may designed specifically to work with Google Home, Amazon Alexa or other voice assistants.

“I think as we’ve seen the smart home market mature, we’ve identified that a lot of these companies are living in silos, where they’re not integrating well with other platforms,” Cappuccio said.

Cappuccio said he sees the problem improving as manufacturers realize their products need to have support for all platforms.

The second thing homeowners need to keep in mind, L’Heureux said, is making sure their products update year over year. “This space is evolving so fast, if the products don’t update over the year, there’s a good chance you’re going to put something in your home that doesn’t work with something that comes out that’s new,” he said.

Preparing for the future

For homeowners, smart home technology needs to be more than just a cool gadget. It needs to serve a purpose and to integrate and function seamlessly with their everyday lives, not add more complications.

“There’s a lot of stuff out there, a lot of smart home technology that actually brings about more problems than it brings about solutions,” said Cappuccio. “When we looked at the smart home market, we asked what in this smart home market really helps people. What gives them peace of mind? What allows them to have healthier living? Fosters efficiency and sustainability? Provides security and accessibility? We looked at all these things and we said we want to bring together smart home components that are going to accommodate a lifestyle, not dictate it.”

With smart home technology changing so quickly, one of the challenges facing builders and homeowners is keeping up with new devices. This is one of the reasons West Hills Homes NW chose to partner with Xfinity on The Meadow, a family-oriented home. Cappuccio explained that Xfinity’s cutting-edge technology is specifically designed to give homeowners the ability to monitor, control and protect all connected devices. Today, American homes with broadband now support an average of nine devices and that number is incresing every year. Not having enough speed to support that many devices can result in a poor experience.

“Really, I see this as a battle of trying to prepare our homes for the smart home technology of today while the smart home tech of tomorrow is already impending,” Cappuccio said.

Whether voice control, artificial intelligence or home robotics, it’s clear that the latest and greatest in smart home technology today has only just begun to scratch the surface of what’s possible.

“I think that we’re just at the beginning of this,” Cappuccio said, “but the future is very exciting.”

2Generations

Generations features a semi-circular driveway and one-level living on just over 4,050 sq. ft. This twowinged ranch has an open floor plan with no stairs, and two over-sized double garages. Enter the large foyer and great room, the hub of the home that contains a wall of cabinets and modern fireplace with heating vents. You’ll see a fabulous wall of glass doors which fold onto the covered patio area with a large ceiling fan and gas BBQ area. Lounge in the shade or move onto the extended patio to enjoy the sun.

The great room is flanked by the dining area with built-in display cabinets and a desk. The expansive kitchen features a 10’ island and large pantry. Top end appliances include Thermador gas range with griddle and pot filler, Thermador built-in refrigerator and freezer and a beverage cooler. What makes this kitchen so perfect is the many specialty cabinets including two large hidden appliance storage areas, pull out waste/recycling bins, lazy Susans, spice drawers, lid storage, horizontal and vertical pan storage, and even a pull-out cutting board.

The owner wing contains a large bedroom with fold-down ironing

board, walk-in closet, built-ins and a make-up vanity. The master bath is complete with heated tile floors, built-in tub, two separated vanities, toilet room, a walk-in shower with a bench and drying vents. Travel down the hall with its extra coat closet and storage to find the large study with a deep closet which adjoins the powder room and guest coat closet.

The other wing contains a large bedroom with walk-in closet and desk. The adjoining bathroom, with added access to the recreation room, has heated tile floors and includes built-in storage and a towel rack warmer. The steam shower with bench has drying vents and an Airmada streak-free sliding glass pocket door. The exercise room leads to the garage and is flanked by a large recreation room with a cat/small dog door. Entertaining is easy with the kitchenette and island with bar stools.

A third bedroom suite can be for guests and can be found near the entry. On your way to the second garage, you’ll find a full sized freezer, more cabinetry and a very functional laundry room, with a built-in sink, three lazy Susan bins for sorting clothes, plenty of cabinets and a fold-down ironing board.

he mission of Home Builders Foundation is to provide safe, dignified shelter for those experiencing homelessness throughout the Portland metro region, including those who are most vulnerable when homeless such as domestic violence survivors, families with young children, and youth escaping sex trafficking.

In 2019, Home Builders Foundation (HBF) will be partnering with A Village for One, a local nonprofit organization developed to serve children who have experienced commercial sexual exploitation and trafficking. An astounding number of youth in the Portland and surrounding areas have experienced this global crime against children. HBF will be assisting A Village for One to expand their impact in the community by building a new therapeutic home for female survivors that will open in Clackamas County in 2020. Look for more information about this project during your visit to the NW Natural Street of Dreams in Wilsonville. Home Builders Foundation is proud to be the official charity of the show.

Homeless populations in Clackamas County saw an increase according to the 2017 Point in Time Count, with 2,293 people experiencing homelessness, a 4.4 percent increase over 2015 numbers. While it is difficult to pinpoint the exact reasons, there are several factors that contribute to the problem. Widespread increases in housing costs without corresponding increases in income, especially among the lowest-income households, and population growth in the county has increased the demand on an alreadytight housing market, driving housing costs out of reach of many residents. HBF works with local non-profits on housing solutions so

Last year, in conjunction with the 2018 NW Natural Street of Dreams, HBF took on a renovation project for Community Action’s Hillsboro Family Shelter and finished Phase 2 at the Community of Hope shelter that serves single parents and their children facing homelessness. In 2019, HBF participated in the Pod Build Challenge to benefit Kenton Women’s Village, are continuing our renovation work at Tigard’s Just Compassion Resource Center and will complete a major expansion at Portland Homeless Family Solutions shelter that will be home to twenty-six families in the Lents neighborhood.
