We look forward to bringing you along on a journey to discover your dream at this year’s NW Natural Street of Dreams. For 45 years it has been our honor to showcase housing innovation and design, bring awareness and support to housing in our region, and create an entertaining and inspirational show for our guests.
This year’s hub site is located at Denali Summit in Sherwood. We are especially thankful for our developer this year, JT Roth Construction, a family-owned company that creates beautiful communities and homes throughout the area. Additionally, the City of Sherwood continues to be a wonderful partner and we are grateful for the support of the businesses and organizations in the city that have shared their excitement in bringing the show to their community.
This year’s builders and their teams have worked diligently to create a memorable experience. In addition to the three main homes on display this year, we are excited to include extra features at our hub site to
highlight di erent types of housing dreams. Tour the tiny homes on-site and don’t miss the “Behind the Walls” feature in the “inprogress” remodel home to see and learn more about the sustainable and energye cient building practices incorporated into new construction and remodels.
We are once again expanding the NW Natural Street of Dreams experience to include several additional ON TOUR homes in the surrounding area for guests to visit as part of the show experience. Located throughout the Portland area, the ON TOUR homes showcase the best of the best at di erent price points, allowing everyone to discover their dream. While these satellite homes have limited tour hours, our ticket system now allows you to complete your tour of all sites on di erent days if desired.
We are honored to once again be working with HBA’s charitable arm, the Home Building Foundation (HBF), which is also the Charity of Choice for the Street of Dreams. The Foundation has renovated,
built, or enhanced over 70 shelter projects across the region in partnership with shelter providers and service organizations over the last 15 years. Over 785 individuals each year nd shelter in a facility HBF has supported. In addition, HBF supports training and mentoring opportunities for great jobs in the construction industry by partnering with local high schools, community colleges, and pre-apprenticeship programs, including programs that help those who are at risk of homelessness or who come from disadvantaged backgrounds or underrepresented demographics. This year, $1.00 of each ticket purchased to the NW Natural Street of Dreams will be donated to HBF to aid their mission that every person deserves to live with dignity and stability.

The 2023 NW Natural Street of Dreams is proud to be in Sherwood this year, a growing community where residents can live, work, and play close to home. As the Gateway to Oregon Wine Country, Sherwood has plenty of natural spaces to explore, as well as easy access to the rest of the greater Portland area.
The show this year focuses on the sense of growing community found throughout the rest of the city. Tour three luxury homes built in the new Denali Summit development and explore why Sherwood is a highly desired place to live for long-time residents and newcomers alike. Each home is designed with family and friends in mind, featuring plenty of space for entertaining both inside and outside.
Inspired by the up-and-coming community in Sherwood, JT Roth developed Denali Summit as the main site for the 2023 NW Natural Street of Dreams. The builders at JT Roth are “excited to invite the greater community in to experience the care and legacy the family and company have created through their neighborhoods.” The homes on display this year speak to the beauty that the community of Sherwood has to o er and all showcase their own personal, modern design.
JT Roth’s home, Theresa Ann, is a true masterpiece of Paci c Northwest modern design and o ers a perfect blend of comfort, style, and practicality. Designed for a family with teens, this home includes grand spaces for entertaining guests and areas for more private relaxation. An additional living space, complete with a private bathroom and kitchenette, is perfect for long-term guests.
Lagom, built by Mike Riddle Construction, is designed to showcase an organic modern style. This home focuses on balance, both visually and metaphorically. Inspired by the Swedish term, meaning “just the right amount,” this home inspires a balance of work, life, and fun. Explore features built for the family, such as a private o ce space, a theater for movie nights, and a bocce ball court in the backyard.
Focusing more on a luxe modern design, Teal Point Custom Homes created their custom-built home around entertaining guests. Boasting a top-of-the-line kitchen, an outdoor water feature, and an indoor golf simulator. This home has a luxurious, contemporary design with clean lines and plenty of open space.
Also featured at the main site are several opportunities to learn more about alternative living, sustainable technology, and new building technology. Located in picturesque Washington County along Hwy 99, Sherwood o ers plenty for both new and lifelong residents of Oregon. Building on its long history in the valley, the city cultivates a safe and close-knit community. Today, over 20,000 people call Sherwood home. While the population grows, Sherwood’s values as a city with the community at its core remain unchanged.
Whether folks choose to move to Sherwood as an easy commute into Portland for work, or to build local businesses in the city itself, living in the northern Willamette Valley is one of the safest decisions to make. Economic Development Manager for the City of Sherwood, Bruce Coleman, says that "Sherwood is proud to be one of the top two safest cities in Oregon which re ects the values held by our residents and businesses. The City is focused on economic development as a top priority and is currently developing new corporate parks for businesses large and small. Sherwood is quickly becoming the home for leading semiconductor and other technology companies and an integral part of the Silicon Forest.”
While housing in busier areas of the greater Portland area can be a challenge, building a life in wine country is becoming easier. Many developers and builders look to Sherwood as the place to build lowdensity single-family homes.
The safety and community in Sherwood also make this city a great place for those looking to travel. Use your new home in the city as a

As the area grows, the City “hopes to continue building high-quality neighborhoods with ample trails and open space for public enjoyment” Coleman says. Already there are plenty of public parks and trails all over the city, making it easy to nd a dream home close to nature.
Just 15 minutes from Portland and 30 minutes from Oregon’s technology hub, Silicon Forest, Sherwood is an ideal place to settle down and still be connected to a variety of industries. Closer to home, Sherwood’s Chamber of Commerce serves over 200 businesses and works to create a strong connection between businesses and residents. As the local economy grows, the Chamber facilitates events such as the Spotlight on Sherwood Annual Dinner and Cruisin’ Sherwood Car Show.
For those looking to bring their family to this city, the Sherwood School District is an attractive o ering and boasts excellent numbers. “The Sherwood School District is a highly sought-after district with one of the highest graduation rates in the state,” says Eric Rutledge, Community Development Director for the City of Sherwood. “The City’s focus on safety and education has created strong demand for growth that makes Sherwood a highly attractive place for builders.”

Nestled between the foothills of the Chehelem and Parret Mountains, Sherwood is the perfect place to explore outdoors and stay close to home. Located just minutes from Sherwood, the Tualatin River National Wildlife Refuge supports a wide abundance of wildlife native to the Tualatin River oodplain. Explore this urban refuge daily from dawn to dusk, or stop by the Visitor Center to learn more about the area, open Tuesday – Sunday from 10:00 am – 4:00 pm.
The surrounding wine country also draws both Oregon residents and visitors to the city. Just minutes from some of the most popular Oregon wineries and vineyards specializing in Pinot Noir, as the area is known for, folks “have the opportunity to entertain themselves and guests by touring the high-quality vineyards and tasting rooms of the Willamette Valley,” says Coleman.
“Old Town Sherwood is the home of a variety of restaurants and wine tasting rooms and brewpubs. It is also the home of the annual Sherwood Wine Festival,” Coleman continued. Other prominent wine
country cities, such as Newberg or McMinnville, are just a short drive away, providing ample opportunities to experience everything the valley has to o er.
For those looking to stay in the city, Sherwood supports several organizations dedicated to building a strong community. Sherwood Center for the Arts holds classes, workshops, and camps yearround for all ages. Stop by the Center to see gallery exhibits showcasing local artists, which rotate throughout the year.
Alternatively, Sherwood’s Community Gardens Program provides a great way for residents to get outside and work with their community. Consisting of individual garden plots, members can grow whatever they dream of, while caring for the Garden as a whole alongside their neighbors.

While people are drawn to the luxury homes that are a core feature of our show, both our main site as well as our ON TOUR portion will feature other housing types and price points. All homes and features re ect great design ideas and are sure to provide inspiration to help you discover your dream.
Discovering your dream looks di erent to everyone. The HBA understands that each individual has di erent needs and this year’s NW Natural Street of Dreams takes that into account and is excited to o er a range of homes for all to experience and gain inspiration from. For rsttime buyers, a dream home may be small and cozy and something just big enough for one, or two. Another’s dream home could be more of a high-rise penthouse o ering panoramic views. While alternatively, someone’s dream home could simply be a roof over their head for a night. The 2023 NW Natural Street of Dreams wants to showcase all types of dream homes, not just luxury homes and designs.
As JT Roth, developer and builder of Denali Summit, prepared to build in the show, they were inspired by the lifestyle of a family with teenagers. Their home, Theresa Ann, is uniquely designed for this type of homebuyer and includes features such as an outdoor living space, complete with a kitchen and built-in grill, as well as a secret game room, only accessible through a hidden door.
“Each home JT Roth builds is unique in its style and features. All of this has been passed down to and is modeled by his sons, who have watched their father pour his heart and soul into his work,” said Kenzie Roth, Vice President of JT Roth.
Life is constantly changing and as needs evolve, nding extra space for a parent or a home o ce may seem like an impossible challenge. Or perhaps there isn’t the ow between your kitchen and living area you’ve always wanted. Rather than searching for a new home, remodeling an existing home can be the best way to cross everything o your wish list while still staying within a budget. This year’s show will feature an in-progress remodel which will provide a rst-hand look at everything that goes into a full remodel and will provide insight into what to expect when taking on a remodel project to get to that nal dream home outcome.
On the other hand, a dream home to some might look less like a detached home and more like a modern high-rise. Many individuals are looking to live in slightly smaller spaces with all the same luxury amenities in order to ful ll their dream of being closer to the city. their upcoming, luxury condo community in Lake Oswego, Frances – a collection of homes, coming soon to the area. Frances will be a 16-penthouse community in which each home is uniquely designed to create a personalized feel to the collection. Frances will feature timeless design trends and art infusion throughout while offering top-of-the-line amenities. Andrew Clarke, Founder of Hugh Development, says that “As a fan and long-time attendee, the Street of Dreams was always an event that showcased some of the best homes in Oregon. We felt that what we had to offer was one of the best collection of homes and we wanted to share them with the community. [Co-founder] Mark and I wanted to build a collection of homes that featured expansive living spaces, smart floor plans, amenities, incorporating art, lush landscaping for everyday living, and quality finishes.”
If building a custom home is more your style, it’s important to add features that matter to you, such as a home theater for family movie nights, indoor and outdoor entertainment spaces, or even a direct connection from a bathroom to your laundry room. Builders featured in this year’s show, such as Teal Point Custom Homes or Mike Riddle Construction, are well-versed in working closely with their clients to create a home that works for their lifestyle. Teal Point Custom Homes’ in-house designer spoke to the passion needed to design for custom buyers saying that “my work is often inspired by my client’s unique needs and desires as I strive to bring their vision to life in the most suitable way possible.” A custombuilt home is a dream for many but not always the most attainable. That’s why this year, we are excited to expand what we showcase to continue to highlight the fact that dreams look different to everyone.
Alternative living solutions are quickly moving to the forefront of housing options to address the public need for additional housing units in our region. In addition to detached, single-family homes potentially being out of many people’s price ranges, some people simply do not want or need all the space that a detached home o ers. At the main Denali Summit site for this year’s show, we will have tiny homes on display from Tiny Heirloom and alto that proudly tell the story of what can be done with little space and that you can live in style in less square footage than you thought. Outdoor O ce will also be onsite to showcase how the home o ce can be moved outside to create a functional space with the same minimal footprint. The homes and spaces that these builders produce prioritize practicality and smart utilization of space and do not sacri ce style and comfort while doing so.
Tiny homes aren’t the only way alternative living is making its way to the forefront. Many homeowners around the area have opted to build an ADU on their property to either rent out, have family stay in, or sell as an entirely separate entity altogether. This is a prime example of how alternative living options can make the dream of homeownership a reality for many.
Because of their small footprint, tiny homes and similar structures often t in as part of the solution to the current housing crisis. Through projects like St. John’s Village or Clackamas Veterans Village, Home Building Foundation, the charitable arm of the HBA, works with “local non-pro t shelter providers seeking to expand or improve facilities designed to house individuals and families in need of temporary shelter.” Projects like this include building and installing individual living pods, similar to tiny homes, in a community to support transitional housing where it’s most needed.
“Home Building Foundation (HBF), an a liate of HomeAid, uses the power of collaboration with local and national builders, trades, suppliers, and community partners to maximize resources and expertise for nonpro t service providers to create safe and digni ed housing for those experiencing or at risk of homelessness. As the charitable arm of the Home Building Association of Greater Portland, HBF is able to highlight a shelter

I like to mix quality everywhere; splurge on pieces that are going to have a large impact or get heavily used such as a sectional in the living room or table in the dining room; add in more economical pieces after that. And a sauna will change your life!
What has been your favorite part about participating in the NW Natural Street of Dreams?
Hands down, working with Mike Riddle. He’s honest, hardworking and just plain fun. We laughed a lot together - cried a few times too (me not him). His subs are pretty rad as well. He’s built a phenomenal team around him and I look forward to many projects with him in the future.

What are some of your favorite design trends right now?
One of the trends I am incorporating into our custom designs and staging is the emphasis on curved upholstery, along with rattan elements and other organic and sculptural design features reminiscent of the 70's.
What is your dream project?
I have been fortunate to work on many amazing design projects throughout my career. One dream would be to collaborate and design for a boutique hotel in Oregon Wine Country.
As a seasoned NW Natural Street of Dreams designer, what’s your favorite part about participating in the show?
I have done the full interior design and styling for eight NW Natural Street of Dream shows so far and what I love is being able to showcase so many designs. Not one of them has been the same and I am able to really push the design selections for the guests to get what I call "memory moments". Not every guest walking through the show is necessarily looking for that level of luxury in a home, but what I hope is that people can take away smaller design elements and incorporate them into their next design project. It could be a wallpaper, a tile or even the use of beautiful live plants in a space. Every home tells a story.
JT Roth founder, Tim, learned his trade from the ground up, starting as a framer then developing the skills to found JT Roth Construction Inc. in 1978 as a general contractor. JT Roth is honored to have been building communities for the last 45 years.
What inspires and motivates you to build homes?
Tim would spend hours analyzing oor plans, ow, and features, working through the details of how a home would function and how the new owner of his homes would live in them and create memories. He would search for opportunities to make a home the best it could be, taking into consideration the feedback of the new homeowners. One of his favorite post-build past times was walking through a completed community at Christmas time to admire the lights and celebrations. Each home we build is unique in its style and features. All of this has been passed down to and is modeled by Tim’s sons, who have watched their father pour his heart and soul into his work. They continue to honor his legacy.

Building a NW Natural Street of Dreams home is no small feat, and JT Roth handled the development of the site, too. How did you work through the obstacles with this project?
Our involvement with the 2023 NW Natural Street of Dreams extends back to 2016, when the rst parcels of land were purchased. As more parcels were acquired, the far-o dream of having homes in the Street of Dreams became achievable. Between supply challenges and the pandemic, it has at times felt like everything wouldn't come together. Yet the vision remained strong and the work continued on through the rallying of our sta and partners. Determination and open communication have been cornerstones in facing and overcoming any challenge that has come our way.

Leonard notes that EPS-rated homes deliver health advantages as well. “Requiring fresh air systems in EPS homes creates a healthier living environment for everyone in the home,” he says.

ENERGY PERFORMANCE IS IN THE DETAILS
There are many reasons individuals and families find themselves without housing: the loss of a job, medical debt, increasing rental costs, domestic violence, to name a few. The solutions can be complex, but it boils down to the vital need for more housing in our area. Home Building Foundation (HBF) is dedicated to the belief that every individual has worth and human dignity and deserves the basic provision of shelter.
HBF harnesses the resources and expertise of the home building industry to build and renovate shelters and transitional housing for those experiencing or at risk of homelessness in our community. As an affiliate of HomeAid, we do this through a unique approach that finds builders and remodelers through the HBA and others in the industry who donate or heavily discount labor to materials.
At the 2023 NW Natural Street of Dreams, HBF will highlight its workforce training and education efforts in partnership with the Home Building Association of Greater Portland. As part of that effort, HBF has collaborated with Sherwood High School’s construction students to build custom benches that will be on display at the NW Natural Street of Dreams with additional information about our efforts. The benches will be donated to a local nonprofit at the end of the show. HBF is committed to building the workforce of the future through scholarships and opportunities that connect people to careers in the home building industry.

Kitchens are truly the heart of every home. No update brings greater a return on your home’s livability – and value – than a kitchen remodel. Whether you’re looking at remodeling or not, you might consider upgrading your ventilation. Regardless of the energy source you use, the right unit can have a huge impact on your cooking experience –and your kitchen’s appearance.
But not all ventilation options are equal. You can evaluate the performance of each unit by comparing Cubic Feet per Minute, or CFM, which is a measurement of how many cubic feet of air the fan can move through a stationary point in one minute. Whether you are cooking on a gas, electric or conduction cooktop, you want a fan that’s powerful enough to remove emissions and odors from your cooking area, but not so loud that it’s disruptive. And when it comes to style, there are three types to consider: Updraft, downdraft, and recirculating.
The most common and powerful ventilation options are updraft units, which can o er ow rates as high as 2,000 CFM to help more easily remove emissions right at the stove before they have a chance to mix with the surrounding air. Updraft hoods come in several styles, such as wall-mount hoods, which mount directly to the wall above your range. Wall-mount hoods are available in a number of di erent nishes and shapes, with either exposed or hidden chimneys. Island hoods can be installed ush with the ceiling or extend down as a focal point, adding beauty and interest. Since these hoods are mounted to the ceiling, they may require additional reinforcement and duct work. Generally, they o er the greatest CFM, which means

Microwave hoods are an excellent choice for kitchens with limited space. They usually o er lower CFM than standalone hoods and are available in models that vent to the outside or recirculate the air through a ltration system.
If you’re looking for a sleek ventilation option, a downdraft hood is perfect for modern kitchen design. They can be incorporated into your cooktop or installed as a pop-up vent that is only seen when in use. However, their capture area is limited compared to an overhead unit because it’s easier to vent air headed up rather than re-direct it. Downdraft hoods also have a maximum rating of about 1,000 CFM, which may not meet your needs if you do a lot of cooking.
For smaller homes, or for kitchens that may not be able to vent to the outdoors, recirculating hoods are available. These hoods come in a variety of attractive wall-mount, under-cabinet and microwave styles. They use charcoal and aluminum lters to clean the air and are generally quieter since they move less air than ducted models. No matter what option you choose, a modern ventilation system can bring incredible bene ts to your kitchen and your entire home.
