The NW Natural Street of Dreams is approaching its 50th anniversary. For 49 years it has been our honor to showcase some of the nest in housing innovation and design, support other needed housing in our region, and create an entertaining and inspirational show for our guests.
As with any entertainment venture that lasts that long, the Street of Dreams has gone through a lot of market uctuations, business cycles, and the evolution of housing styles and preferences. And the show has evolved as well. The show started by featuring numerous homes in a single traditional suburban-style neighborhood. Over the last decade or so, we’ve expanded that to include sites on rural estates, vineyard properties, and downtown urban condos. We’ve also added new housing features, entertainment options and more recently an “On Tour” portion in addition to our traditional “hub” site.
This year, the Street of Dreams is fully “On Tour”. We do not have a single hub site, but instead will feature over a dozen
homes and housing types across the greater Portland region, allowing guests to pick and choose the types of housing and locations they want to visit. We have new luxury single-family detached homes, as well as luxury condos, apartments and remodel homes. We are also expanding the housing types showcased to include additional features showing innovative homes such as cottage cluster communities and ones made out of recycled shipping containers. We know dreams look different for different people and we want to acknowledge and celebrate that.
While the show experience will look di erent, you will have more options to view with your single ticket. And more exibility – your ticket is good for one entry into each home and feature in the show, but you can do them on di erent days (check the schedule online or on the mobile app for dates and hours each home is open).
We are honored to once again be working with HBA’s charitable arm, the Home Building Foundation (HBF), which is also the
Charity of Choice for the Street of Dreams. The Foundation has renovated, built, or enhanced over 70 shelter projects across the region in partnership with shelter providers and service organizations over the last 15 years. Over 785 individuals each year nd shelter in a facility HBF has supported. In addition, HBF works on facilitating training and mentoring opportunities for great jobs in the construction industry. It does this in partnership with local high schools, community colleges, and pre-apprenticeship programs, including programs that help those who are at risk of homelessness or who come from disadvantaged backgrounds or underrepresented demographics. This year, $1.00 of each ticket purchased to the NW Natural Street of Dreams will be donated to HBF to aid their mission that every person deserves to live with dignity and stability.

In today’s housing market, many Oregonians struggle with high housing costs due to a limited supply of diverse housing options. In response to this growing issue, Oregon became the rst state in the nation to re-legalize "Missing Middle Housing," a category of housing that was common before World War II but has since fallen out of favor due to zoning laws and development practices. Middle housing includes various types of residential buildings such as duplexes, triplexes, fourplexes, cottage clusters, and courtyard buildings. These housing types provide a spectrum of options that cater to di erent household sizes and income levels, lling the gap between singlefamily homes and large apartment complexes. This year we are showcasing modern and design-centric middle housing options from Fish Construction (home #15), DEZ Development (home #16), and Aker Development (home #17).

When I bought my rst home, the $169,900 price tag seemed daunting—a gure that's now just a distant memory in today's skyrocketing market. Decades have passed, and especially after the pandemic, nding a decent home under $500,000 in Portland has become nearly impossible. Prices are not going back down. In response, initiatives like Senate Bill 458 and Portland's Residential In ll Project have become essential, breathing new life into entry-level and mid-market housing. As Portland continues to grow, so must the opportunities for its residents to prosper—opportunities like those I found in homeownership, which paved my path to nancial security. Now more than ever, it is vital that builders, developers, and Realtors keep a ordability at the forefront of their minds, ensuring they have the skillset to do so without sacri cing quality. This year alone, we've helped over 200 families navigate these challenging waters, contributing to the largest boom in a ordable housing since before the pandemic. The typically smaller sizes of these homes make them more a ordable and accessible, particularly for individuals and families with lower and moderate incomes. This inclusivity helps to alleviate some of the nancial pressures faced by many Oregonians, providing more people with the opportunity to own or rent homes within their means. And the homes featured in thus year’s show also demonstrate how these di erent housing types can blend into existing single-family neighborhoods.
Middle housing and alternative living solutions are quickly moving to the forefront of housing options to address the public need for additional housing units in our region. To further support the idea that dreams look di erent and everyone is deserving of a place to
call home, we are also excited to showcase two modern and stylish container homes built by Relevant Buildings in Oregon City. These compact homes are built from recycled shipping containers and proudly tell the story of what can be done with little space and that you can live in style in less square footage than you thought. The container homes that Relevant Buildings produce prioritize practicality and smart utilization of space and do not sacri ce style and comfort while doing so.
Because of their small footprint, container homes and similar structures often t in as part of the solution to the current housing crisis and speak to what can be done with smaller spaces to help end homelessness. The Home Building Foundation, the charitable arm of the HBA, works with “local non-pro t shelter providers seeking to expand or improve facilities designed to house individuals and families in need of temporary shelter.” Projects include building and installing individual living pods, similar to container homes, in a community to support transitional housing where it’s most needed.

What you need to know
Today, many Oregonians face high housing costs because the supply of diverse housing is so low. For a variety of reasons, the construction of more traditional housing types like single-family homes and apartment complexes has remained the primary form for any new housing built in the last several decades. However, given the growing housing crisis, Oregon became the rst state in the nation to re-legalize another form of housing, often called “Missing Middle Housing.”
These building types, such as duplexes, triplexes, fourplexes, cottage clusters, and courtyard buildings, provide diverse housing options while supporting active public spaces and locally serving retail. By using urban lands more e ciently, these house-scale buildings t seamlessly into existing residential neighborhoods and help reduce the environmental impact of housing by supporting walkability and public transportation options. These products tend to produce slightly smaller home sizes, which can provide more a ordable and accessible housing choices for people earning lower and moderate incomes.
“The creation of new, high-quality middle housing types is essential to addressing our region’s severe housing crisis and undersupply problems,” said Preston Korst, Director of Public Policy and Government A airs at the Home Building Association of Greater Portland. “Middle housing has the potential to create a new era of generational wealth for communities that have been traditionally left out of the bene ts of homeownership.”
Combined, these newly re-allowed housing types will impact the market by addressing the mismatch between the available U.S. housing stock and shrinking household sizes, all while encouraging more entrylevel and age-in-place homeownership opportunities.
The City of Portland making affordable home buying possible
The City of Portland incentivizes the creation and sale of a ordable middle housing through the use of its Homebuyer Opportunity Limited Tax Exemption (HOLTE) and System Development Charges (SDC) Waiver Programs. While quite technical, these tools are unique from other
programs because they o er both developer-based incentives as well as homebuyer subsidies.
SDC Wavers help o set or eliminate the builder’s responsibility to pay for System Development Charges (also known as impact fees) that can run upwards of $50,000 per unit. The HOLTE program o ers a sizeable 10-year property tax abatement to any prospective homebuyers earning a low income (less than 100% of Median Family Income, which is about $114,400 for a family of four).
These programs require that all homes be sold to quali ed buyers at no more than $455,000. This program has been instrumental in catalyzing the market to invest in the creation of starter homes and rst-time homeownership—an incredibly di cult product to make. As a result of these programs, we’ve seen a ordable homes being built and sold to many in our community who would never have been able to a ord to own a home in this market environment. The City of Portland’s creation of these successful, innovative tools is a great example of public-private partnerships that deliver tangible bene ts to our underserved communities.

This year, the NW Natural Street of Dreams is showcasing four builders who are actively supplying Portland residents with move-in ready, modern, and a ordable middle housing options including cottage clusters, duplexes, townhomes, and container homes. Dez Development, Aker Development, Fish Construction, and Relevant Buildings are leading the local Portland market in their contribution to accessible housing options to make rst-time homebuyers’ dreams come true. As the economy continually changes and home ownership remains a pipe dream for some of the younger generation of home buyers, Portland’s growing inventory of middle housing options is a hopeful solution to the ever-growing housing a ordability crisis. This year, following the theme that dreams look di erent to everyone, we are proud to feature these housing options as a benchmark for what Portland can do to help alleviate the housing crisis.

Tell us about your company in 1-2 sentences
Elizabeth Raftopoulos, founder of Taylorson Design LLC is a multifaceted design veteran with over 25 years of experience in both fashion and interior design. Given the strong correlation between these two disciplines, her extensive fashion background as a creative director and label founder brings a unique perspective to her design projects.
What are some of your favorite design trends right now?
To be honest, trends don't make my decisions. I rarely pay attention to them. I much prefer design that has lasting value and resonance. A modern spin on classic design and developing a design narrative throughout a project is typically my focus.
What is currently inspiring or influencing your work?
It's project-speci c. I tend to look at the immediate locale and architecture that is relative to that particular project. I prefer interior design to have some correlation to the exterior. That factor will in uence the design somewhat but not dictate it. I do prefer the completed project to look as if it came from one hand. Establishing a design narrative that pulls the entire project together into a cohesive whole is typically my intent. It could start with the simplest of design details that evolve into an interesting combination of textures and nishes that are complementary without being unimaginative and formulaic. That is probably the most enjoyable and creative aspect of design for me -
nding that element and expounding on it throughout the project.
What are three words to describe you, your style, or how you approach a project?
Eclectic, contrasting, modern-classic - four words!
What are some design features or products that are worth investing in?
• Good ooring makes such a lovely di erence and doesn't have to break the bank. There are gorgeous engineered products in a range of prices that contribute to the value of a home.
• Central air with separate zones - especially in the bedrooms.
• I appreciate stone in the kitchen and bathroom. Even with the eventual nicks and scratches they still wear well and add such beauty to the home.
• Solid wood doors - NOT hollow-core! Again, there are a variety of options at all price points and they add a heft and weight to the act of opening a door. They makes a discernible di erence.
What has been your favorite part about participating in the NW Natural Street of Dreams?
Working with the HBA team - they're lovely and so supportive! We're looking forward to this wonderful opportunity to showcase our work!

What excites you most about your projects this year?
I would say just the diversity of the projects I am currently working on. From small cottage cluster homes in Portland, a penthouse suite in the new Ritz Carlton downtown to a large family home in Happy Valley, and to nish it o with a new construction executive retreat in Sunriver. What trends do you feel are timeless and which ones are only here for a short while?
Timeless interior design trends are those that have stood the test of time, proving their appeal and functionality across di erent eras. Here are a few trends I feel are always going to be a part of any design project:
Neutral Color Palettes: Neutral colors such as whites, beiges, grays, and soft earth tones provide a versatile and sophisticated backdrop that allows for exibility with accessories and accents.
Quality over Quantity: Investing in high-quality furniture and materials that last a long time is a hallmark of timeless design.
Natural Materials: Materials like wood, stone, and metal are not only durable but also bring a sense of nature and warmth into a space.
Subtle Elegance: Understated elegance that avoids excessive ornamentation can create a sophisticated look.
Mixing Old and New: Combining antique or vintage pieces with modern ones can create a dynamic and enduring aesthetic.
A few areas of design that might be on the way out are open shelves in kitchens. Open shelving in kitchens has been a popular trend for

its aesthetic appeal and the way it makes spaces look airy and open. However, it requires constant maintenance to keep items looking organized and clean. Another is the trend of fast furniture, driven by a ordable and quickly assembled pieces from big-box stores, has gained momentum due to its convenience and low cost. However, these items are often made from lower-quality materials and can wear out quickly. Additionally, they tend to follow eeting design trends, which can make your home look dated sooner than anticipated. Investing in durable, timeless pieces is generally a better long-term strategy.
Describe a project you’re most proud of.
I have many projects I am proud of, but I would say when I worked with the world-renowned architect Kengo Kuma and did the full interior design and furnishings for the Street of Dreams home in 2017. I had the pleasure of traveling to Japan to meet with Kengo Kuma and his team to explore the Japanese culture, tour his projects, and take that inspiration back home to create a Japanese contemporary home that won best in show that year. It truly was a once-in-a-lifetime experience for me as a designer that I will cherish.
Where do you turn for inspiration?
I love to try inspiration from a wide array of sources. Travel is at the top of the list. Anytime I am on vacation, I am soaking in the local architecture and culture for inspiration. I love to attend Home Tours in other parts of the country. I also attend international furniture shows multiple times a year to get a good understanding of the upcoming color and furniture trends. But most importantly, understanding a client’s lifestyle, interests, and preferences can spark unique, tailored design solutions.

Tell us about Renaissance Homes and your design style on the team.
As Director of Design at Renaissance Homes I have the opportunity to in uence and guide all aspects of Renaissance’s builds. Whether it’s a Custom build or a Spec home for sale, I love to design unique features and beautiful homes that are classic, functional, and creative. It’s rewarding to work with our team to develop plans and see them come to life through our Design Studio process.
What are some of your favorite design trends right now?
I always come back to livability and timeless style in all aspects of home design. I love homes that integrate the interior with the exterior while incorporating light and maximizing volume. A beautiful and functional kitchen design always speaks to my heart. Before taking this position with Renaissance I spent a good portion of my design career specializing in high-end kitchen design and enjoy the planning and details involved in that aspect of Design.
What is currently inspiring or influencing your work?
I love to travel and always gain inspiration from seeing how other cultures place important signi cance on unique traditions or ways of life. I nd both beauty and inspiration from that uniqueness. We live in a world where all trends and design ideas are now a constant stream of images in your hand. As designers I think it is important to incorporate new ideas and create designs that are both beautiful but also

cohesive and relevant while maintaining their value over time.
What are some design features or products that are worth investing in?
I value high-end appliances and oversized outdoor living spaces that incorporate multiple uses.
I also love to create unique spaces that are adaptable and hardworking. Our 2019 NW Natural Street of Dreams Juice Bar was inspired from a trip to a notable Hollywood designer’s home. I was delighted in the unexpected beauty and function of his bar and adapted that inspiration into a space that could serve multiple purposes and conjoin several key areas of the home. We enjoyed the public reaction to this space, won national awards, and now are designing variations of this unique room in many of our custom homes.
What has been your favorite part about participating in the NW Natural Street of Dreams?
The NW Natural Street of Dreams is a long standing tradition in our community. Growing up in Portland and even before choosing to study Interior Design over 30 years ago “The Street of Dreams” has always been a notable event that highlights the professional talents of so many. It has been an honor to now have participated in a few shows and to work with the dedicated people at the HBA. There is a special energy and enthusiasm around this event and I am happy to see the amazing work that was done this year to create this unique show and continue this anticipated and important tradition.

Tell us about the Freewell and what influenced your design choices.
Freewell is meant to inspire and celebrate creativity, bringing out the artist that lives within us all.
The main building, where neighbors live, has a quieter design style, leaving room for thoughtful re ection, while the Pavilion is more energetic and active. Classic architectural forms are mixed with modern materials, respecting history while celebrating modern design. JT / MC
What are some of your favorite design trends right now?
Monochromatic Design to me encourages creativity. It provides a blank canvas that can adapt to varying design styles. There is something so elevated and fun about layering a single hue within a space where you can play with varying shades and tints, patterns, texture and lighting to add interest and depth to the space. MC
The projects we design typically take 4 or more years from design to completion, so we try to think about what trends will last vs what may come and go within a few years. For example, I love the simplicity and functionality of the Japandi design trend right now. Combining natural materials, clean lines, and comfort is a trend that should stand the test of time. JT
What is currently inspiring or influencing your work?
One thing I have fully embraced is the cultural shift to conscious design. There is a myriad of di erent categories that fall under this but one that truly speaks to me is Biophilic design. Bringing the outside in to enhance our connectivity with the natural environment has huge bene ts that a ect our longevity. On a smaller scale, it contributes to improved overall well-being, and on a broader scale, it directly impacts the environment. I

What are some design features or products that are worth investing in?
I think sustainable design is more of a philosophy rather than an aesthetic. Anything we do that impacts environmental preservation and well-being is something that is worth investing in. Being intentional in choosing responsibly sourced products, using thoughtful methods and systems are all important factors in creating an environmentally friendly and sustainable design that has a long-term impact. This is nothing new, we have been doing this for a long time and I see it continuing to grow more in popularity in the years to come. MC
I think any product or feature that has a story or meaning to you is worth investing in. Surrounding yourself with objects that have memories or experiences attached to them is a lovely way to invest in your home. JT

The mission of the Home Building Foundation is twofold: to address homelessness by providing stable housing and supportive services and to empower individuals through education and training in the home building industry.
We believe that housing is a human right and everyone deserves a safe place to sleep at night. Housing stability allows people to heal and rebuild their lives.
Secondly, by o ering training and education in the home building industry, HBF seeks to create long-term solutions to homelessness by empowering individuals with skills and experience to access employment opportunities in the industry.
There are many reasons individuals and families nd themselves without housing: the loss of a job, medical debt, increasing rental costs, and domestic violence, to name a few. The solutions can be complex, but it boils down to the critical need for more housing in our area. Home Building Foundation (HBF) is dedicated to the belief that every individual has worth and human dignity and deserves the basic provision of shelter and the opportunity to achieve self-su ciency.
HBF harnesses the resources and expertise of the home-building industry to build and renovate shelters and transitional housing for those experiencing or at risk of homelessness in our community. As an a liate of HomeAid, we do this through a unique approach that nds builders
