Even with all the challenges of 2020, the BIA is still working hard to support our members and the building industry. We have a full calendar for the rest of this year. Here are a few events we have coming up.

“We have made some great strides in 2020 to make your BIA a better organization.”

On October 20th, the BIA is partnering with the RISE Group as well as the Okaloosa Technical School to hold a virtual meeting to bring important information to our community regarding educational opportunities for post-secondary students seeking to enter the workforce with credentials and certification towards becoming high wage earners. For example, we will discuss courses offered, financial aid opportunities and more! Register on our website for this event and we will send you the log-on information for the Zoom call. October 29th, the Northwest Florida State College’s Construction Trades Program will be hosting Florida Muddy Water Blues Workshop. This workshop is primarily designed to help construction contractors, inspectors, planners, designers, developers, and citizens interested in learning more about erosion and sediment control practices and BMP products to help improve water quality during and after construction activities. This event will take place at the NWFSC Construction Trades Program facility in DeFuniak Springs and is free to attend. We will also be holding our 2nd Annual Holiday Tour of Homes in December. This event will be spotlighted by the 2020 Emerald Coast Dream Home that is being built in Deer Moss Creek by Ferrin Campbell Construction. The event will be held on Friday December 11th – Sunday December 13th. All homes that enter the tour will be open from 12:00pm – 6:00pm. The deadline for this event is November 18th. Thank you in advance for making this year’s event such a success.

We have made some great strides in 2020 to make your BIA a better organization. We have had a board of directors that has been involved and helpful, a new strategic planning committee to help steer the BIA in the right direction, and a staff that is always available to help you. Thank you all for your support this year in my presidency and I look forward to seeing where the BIA goes and grows in 2021!

THE BIA ALAN BAGGETT, EXECUTIVE VICE PRESIDENT Value of Membership First let me say, “Thank you” for being a member and supporting your BIA through one of the most challenging times in our lives. Because of your support we can report that we continue to be “Open for Business” and continue to provide the vital services to you and our community. When many businesses in the country have been forced to close, we, the building industry, is thriving, in fact we are busier than we have been since the great recession of 2007. Covid-19 forced many businesses to move their workers to home offices and as a result Florida became the new destination for many of those workers and their families to move to. So let’s talk about the Five Pillars of Membership. Advocacy – You continue to work because your local, state and national associations worked to ensure that we the construction industry was deemed an “Essential Business”. Next was our efforts to remain an essential business by keeping our job sites safe. Our state partner, the Florida Home Builders Association (FHBA), is heavily invested in Senate and House campaigns across the recent primary elections and as a result 95% of supported candidates won their respective races. Expertise – Your staff brings 25 years of service and expertise to the BIA. In fact Jennifer Fleming, our Marketing and Communications Director celebrated her 14th year here at the BIA, “Thank you Jennifer”. In addition you have access to a wealth of expertise from FHBA and NAHB.

When you need an answer and not sure where to find it, contact us, we may not know the answer, but I am sure we know who to contact to get you your questioned answered in a timely manner, “Time is Money”. Marketing – There are many ways for your company to market to the consumer and to the membership of the BIA. This magazine “The Voice”, is a great example. Also, each month there are regularly many ways for to be involved and market you company. Not sure what they are? Call us to set a time to discuss your company’s marketing effort and the BIA. Saving – There are many different ways to create saving for your company through BIA benefits. 2020 Holiday Tour of Homes The 2020 Holiday Tour of Homes will take place on

This event is an opportunity for BIA and ECAR members to showcase their new and existing inventory during the holiday season. This event will spotlight the Emerald Coast Dream Home that is currently being built by:

Please find details and guidelines below surrounding the Holiday Tour of Homes: • Entry deadline is November 18th. • Homes must be open and manned from 12:00pm – 6:00pm all three days. • You must be a BIA or ECAR member to enter your home in the tour. • Homes do not need to be decorated for the holidays, but it is encouraged. • Each home will receive an entry sign to place in entry’s yard. • New construction homes must be completed by no later than December 7th. • Entry Fees: $.25 per square foot with a 15% discount off the second + entry (entries) • Each home will be listed on a new page on our website: www.biaow.org, and listed on a spadea that will cover the NWF Daily News on December 11th. Builder Confidence Soars to an All-Time High, Lumber Risks Remain

the component measuring sales expectations in the next six months increased six points to 84 and the measure charting traffic of prospective buyers posted a nine-point gain to 73. Looking at the three-month moving averages for regional HMI scores, the Northeast increased 11 points to 76, the Midwest increased nine points to 72, the South rose eight points to 79 and the West increased seven points to 85. In a strong signal that housing is leading the economic recovery, builder confidence in the market for newly-built single-family homes increased five points to hit an all-time high of 83 in September, according to the latest NAHB/Wells Fargo Housing Market Index (HMI) released today. The previous highest reading of 78 in the 35-year history of the series was set last month and also matched in December 1998. “Historic traffic numbers have builders seeing positive market conditions, but many in the industry are worried about rising costs and delays for building materials, especially lumber,” said NAHB Chairman Chuck Fowke, a custom home builder from Tampa, Fla. “More domestic lumber production or tariff relief is needed to avoid a slowdown in the market in the coming months.”

New Home Sales at Highest Pace Since September 2006 In another indicator that housing continues to lead the economy forward, sales of newly built, single-family homes in August topped the 1 million mark and reached their highest pace since September 2006. Sales increased 4.8 percent to a seasonally adjusted annual rate of 1.01 million units, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. The August rate is 43.2 percent higher than the August 2019 pace. “Surging sales are consistent with record builder confidence levels stemming from higher buyer traffic, historically low interest rates and a shift in demand for lower density markets,” said NAHB Chairman Chuck Fowke, a custom home builder from Tampa, Fla. “However, higher lumber costs and limited building material availability in some markets signify we could see higher prices down the road.”

“Lumber prices are now up more than 170 percent since mid-April, adding more than $16,000 to the price of a typical new single-family home,” said NAHB Chief Economist Robert Dietz. “That said, the suburban shift for home building is keeping builders busy, supported on the demand side by low interest rates. In another sign of this growing trend, builders in other parts of the country have reported receiving calls from customers in high-density markets asking about relocating.” Derived from a monthly survey that NAHB has been conducting for 35 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor. All the HMI indices posted their highest readings ever in September. The HMI index gauging current sales conditions rose four points to 88, 10

“New home sales are now 15 percent higher on a year-to-date basis, with gains in all regions,” said NAHB Chief Economist Robert Dietz. “But with inventory at just a 3.3 months’ supply, more construction is needed. The challenge will be whether materials and labor are available.” A new home sale occurs when a sales contract is signed or a deposit is accepted. The home can be in any stage of construction: not yet started, under construction or completed. In addition to adjusting for seasonal effects, the August reading of 1.01 million units is the number of homes that would sell if this pace continued for the next 12 months. Inventory fell to a 3.3 months’ supply, with 282,000 new single-family homes for sale, 40 percent lower than August 2019. The current months’ supply is the lowest in the history of the data series going back to 1963. Of the inventory total, just 54,000 are completed, ready to occupy. The median sales price was $312,800. The median price of a new home sale a year earlier was $327,000. Regionally, on a year-to-date basis new home sales were up in all four regions: 23.6 percent in the Northeast, 23.6 percent in the Midwest, 13.9 percent in the South and 12.4 percent in the West.

IN MEMORY SMSgt. Joseph “Joe” A. Michetti, Sr., 85, of Niceville, Florida unexpectedly went home to his heavenly father on Tuesday, August 4, 2020. Joe was born in East Boston, Massachusetts on June 25, 1935, to the late Gaspro & Sylvia Gagliolo Michetti. Joe was preceded in death by his wife and the love of his life for 46 years, Patricia Wyman Michetti, who passed away on July 12, 2020. Joe was also preceded in death by his son-in-law Michael Williams, grandson, Cody “Joe” Eifert and son Guy M. Sadler.

Joe enjoyed his free time with his wife always by his side traveling, seeing movies and going out to dinner. Joe also loved playing his drums, which he played for over 60 years, fishing, hunting and watching sports, especially the Boston Red Sox! You could frequently find Joe catching up on current events, practicing his expert marksmanship with his large collection of handguns, driving his 50th Anniversary Corvette with his hat on backwards & sitting under a large oak tree every afternoon with his close friends and neighbors, Chuck Dildine & Boyce Taylor, for their daily “old men” board meeting.

Joe is survived by his daughters Tanya Jo Maloy (Charlie) and Theresa Sadler Williams, son Joseph A. Michetti, Jr.; grandchildren Zack Sadler (Paula), Mallory Sadler, Emily Jennings (Brent) & Kristina Compton (Jason); great-grandchildren; Rylee Smith, Finnegan and Fischer Sadler, Preston, Hunter and Liam Compton, Michael and Cooper Jennings; brothers Edward, Ronald and Albert and sister Marie. Joe attended East Boston High School. For three years, Joe was their Drum Major. Joe joined the Air Force, where he proudly served for 28 years. Joe served 10 years as a Missile Maintenance Superintendent at Holloman AFB. After being transferred in 1970 to Eglin AFB, Joe was responsible for safety at the Historic McKinley Climatic Laboratory until his retirement in 1980; where Joe faithfully & honorably retired on October 1, 1980. Joe received many awards & medals while serving in the Air Force. There are too many to list! After retirement, Joe started his prestigious custom home building business; Joe Michetti Homes. He retired for good in 1998, after 18 years in the building industry. During this time, Joe served as a member, board member and president for the Building Industry Association of Okaloosa-Walton Counties, from 1983-1998, becoming a charter member. Joe was also the president at Rocky Bayou Country Club from 1996-1997. He also had the franchise in NW Florida; for Club Car golf carts. In 2010, Joe graduated from UF, IFAS Master Gardener Volunteer Training in Okaloosa County and became a Master Gardener Volunteer. Testing Okaloosa County resident’s soil. Joe was nominated for many awards as a volunteer. He served as Treasurer for two years and actively volunteered for 10 years, working 1,750 volunteer hours. Joe was instrumental in securing a location, to assist the public in the Niceville area. Joe worked closely with Lannie Corbin (Niceville City Manager) to make his vision come to light. The first location was at the Niceville Youth Center & current location is at the Niceville Senior Center. 14

White House Joins NAHB in Opposing House Energy Bill The White House today joined NAHB in opposing House energy bill H.R. 4447 due in part to problematic language regarding building codes that would harm housing affordability. NAHB has come out in strong opposition to the legislation because it would needlessly raise home construction costs while doing little to boost energy efficiency in the housing sector. NAHB ran a strong grassroots campaign asking our members to reach out their congressional members and urge them to oppose the legislation. Over the past two years, NAHB has also met with the White House to discuss our concerns regarding the building code language and we are pleased to see that the administration shares our concerns as well.

The White House Statement of Administration Policy opposing H.R. 4447 said the bill would lead to higher energy costs “by setting rigid energy savings and water consumption reduction targets for Federal agencies, requiring State and local governments to establish strict building codes that are not grounded in available technologies, and mandating a rigorous transition from hydrofluorocarbon use in the private heating and cooling sector.�

RECAP The 2020 Nail Drivers’ Golf Tournament on Friday, September 11, marked the largest event in the history of the Tournament. The 32 teams including two teams of First Responders, from Okaloosa and Walton Counties, opened the Tournament with the Pledge of Allegiance honoring those lost 19 years ago and in support of and thanks to those working to protect our country. A Special Thank You to CHELCO, JP Carducci, Inc., and Warren Averett, LLC for sponsoring teams for our local First Responders to celebrate Patriot Day! It was a beautiful day for play and fun was had by all. A BBQ plate lunch and beer, were provided by Chelco and Lewis Bear Company. The late afternoon pizza following the Tournament was provided by Okaloosa Gas. Congratulations to the winning team, Centennial Bank! Proceeds from Nail Drivers’ goes to the BIA Scholarship Fund in memory of 1995 Association President William ‘Mac’ McClarrie.
