There are many factors to consider when embarking on a renovation project – outdated style is not at the top of the list!

DETERIORATION

Like the human body, our homes need constant care and maintenance to keep them in good condition. The age of a house can impact the performance of behindthe-scenes systems, which may require some attention or an upgrade to perform their best. Or perhaps you fell in love with a property, but the house was a fixer-upper with sure signs of wear. Or there may be mould that needs remediation. Structural and safety elements, mechanical systems and building envelope upgrades (i.e. sufficient insulation, energy-efficient windows and doors and a solid, waterproof roof) should take priority over cosmetic improvements.

VALUE

Understand the resale value of homes in your area to ensure an investment in your property makes financial sense. Even if you love the location and intend to stay longterm, there are always extenuating life circumstances, and you don’t want to be upside down should you have to sell. Depending on the scope of the renovation, it might make more sense to move into a new home that checks more boxes than your existing one – and you can also sidestep the stress and expense of a renovation.

FUNCTIONALITY

When moving into a new home, it can be tempting to renovate right away; however, remember that renovating is much more involved than refreshing a space with a few coats of paint. There are small-scale updates you can do in the short term so your home reflects your style without committing to a full renovation. Allowing yourself to live in a home as-is (layout-wise) for a while allows you to discover what works and what doesn’t. You will see where the sun hits at different times of the year and people’s favourite spots to sit and congregate. You will learn whether the mudroom functions well, the laundry room can handle the load, the dining room can accommodate your guests, a fireplace enhances the ambience or if that huge tub warrants the square footage it occupies. Taking your time provides the opportunity to determine your priorities. You can create a solid plan (with limited regrets!) when ready to hit go on your big renovation.

AFFORDABILITY

A renovation will likely cost more than you anticipate. It is very challenging for a contractor to provide an accurate estimate at the outset because there are always unforeseen circumstances in a renovation. Therefore, you should always add a contingency to your budget. Avoid the stress of being stretched beyond your means by ensuring you have the financial ability to fund the project.

STYLE

Aesthetic preferences are personal. Living in a home that does not reflect your taste, personality and life experiences doesn’t feel great. When determining your style, don’t neglect to consider the surrounding site and landscape and the home’s architectural integrity so the finished project is a cohesive package.

A full-scale renovation is very involved and can include anything from re-configuring the layout, adding an addition, upgrading structural elements, new mechanical systems, changing out materials, finishes and fixtures and installing new millwork, furniture, window coverings, area rugs, art, etc. There are many things to consider – know when to hire professionals. GRAPEFRUIT & THYME Soda

INGREDIENTS

1 cup grapefruit juice

2 Tbsp lemon juice

Zest from 1 grapefruit ½ cup honey

2-3 sprigs of fresh thyme

Soda water, to serve

INSTRUCTIONS

Combine juices, zest, honey and thyme sprigs into a saucepan. Heat over medium-high heat until the mixture comes to a boil. Simmer for 2-3 minutes.

Let the mixture steep for 1 hour before straining through a fine mesh strainer. Store syrup in an airtight container for up to 2 weeks in the fridge.

When ready to use, combine 1 ounce of the syrup with 8 ounces of soda water. Serve over ice. OH

FOR A TORONTO-BASED COUPLE, BUILDING A DREAM HOME FOR THEIR FAMILY WAS A JOURNEY THAT BEGAN WITH A CLEAR VISION AND THE PERFECT PIECE OF LAND. THEY FOUND THE IDEAL LOCATION IN LORETTO, A QUIET, PICTURESQUE AREA THAT MATCHED THEIR VISION OF BLENDING URBAN AND COUNTRY AESTHETICS.

The bold architectural design and wide-open floor plan create a one-of-a-kind modern custom farmhouse in rural Loretto.

thiswas no ordinary custom home project – the couple was determined to create a distinctive residence. Enter Jay Moshfeq and Dima Stelmakh of Greenstone Builders. “We wanted a home that felt personal and unique to us and fulfils our needs as our family grows,” say the homeowners. “Greenstone truly brought our vision to life.”

Turning a client’s vision into reality drives the Greenstone team. “We are always excited to take on projects from concept to completion, where we have full creative control,” says Dima. “However, this project presented a unique opportunity with its standout design, and we were thrilled to be part of it. The homeowners’ clear vision and enthusiasm made it a truly enjoyable collaboration.”

One standout feature of this home is its design. The homeowners had a clear and personalized concept. “Unlike many custom builds that consider future market trends for resale value, this home was designed purely for the homeowners’ long-term vision,” says Jay. “Every detail was tailored to their specific needs, making it a one-of-a-kind residence.”

The homeowners were deeply involved in the design process, ensuring that every aspect reflected their style and needs.

Their undeveloped lot lacked basic services such as hydro, gas, water and sewer. There was no road access. The entire construction was underpinned by Greenstone’s commitment to excellence, collaborating with trusted suppliers like BK Water and Sewer, Flow Water Solutions, BathBoys, Top Star Plumbing Corp., Cupola Roofing Inc. and Mississauga Electric Inc. to handle the challenges of this complex build. Landscaping from King Hydroseeding and hardscape materials from Stonemen's Valley Inc. created the home’s lush green surroundings.

From groundbreaking in June 2023, to the homeowner’s move-in day a year later, the project unfolded in a series of steps, from excavation and foundation pouring to framing and finishing.

A key challenge came when the team needed to raise the ground floor of the house by eight feet. The lot’s natural beauty included an environmentally protected area at the back, which prevented placing the septic system there. Greenstone’s solution was both creative and environmentally mindful, using hundreds of truckloads of dirt to elevate the house and ensure the septic system remained nearly invisible. “The house is elevated and it seems like it's built on a mini hilltop,” says Dima.

While there were hurdles to overcome, the project also featured elements that went exceptionally well. Weather conditions proved favourable, with a mild winter helping keep the project on track. Another victory came with the well drilling. Despite the unpredictable water supply in the area, Greenstone hit a jackpot with the water flow rate. Additionally, the trades were punctual, which helped keep the project on budget and on schedule.

The homeowners played a pivotal role in the project’s success. “They had a deep understanding of their home’s architectural design, which streamlined decision-making,” says Dima. “Their commitment to the process was invaluable. Building a custom home is a major undertaking, and they were highly engaged, minimizing misunderstandings and keeping the project on track.”

With an involved client and a smooth construction process, Greenstone was able to deliver a home full of standout features. One of the most impressive elements is the home’s overall height. With 10-foot foundation walls and an elevated design, the home commands attention. “Its height enhances both the architectural appeal and the panoramic views, making the house feel grand and wellintegrated with its surroundings,” says Jay.

Front door and specialty doors from CopperLeaf Windows and Doors, and trim and mouldings from Cosmaroma Home Renovation Supplies helped create the home’s seamless look.

The heart of the home features a grand space, soaring more than 30 feet from the ground floor, creating an awe-inspiring sense of openness and grandeur. A smart home system, including a Ubiquiti Inc. enterprise-grade network, supports a security system and WiFi coverage. An open riser monorail staircase, a striking architectural feature, adds to the home’s modern aesthetic.

The office is equally impressive. “The office space was enclosed with custom glass walls, seamlessly incorporating accent features within the glass itself, making it both functional and visually stunning,” says Dima. High-quality windows from Panes Window Manufacturing Inc. allow natural light to flood the home, enhancing the open, airy feel. Heating and cooling from Royal Comfort North Mechanical and Construction create an energy efficient and comfy space year-round.

In the kitchen, an industrial-grade hood suspended from the ceiling presents a perfect blend of beauty and practicality. “A grand island cooktop, strategically positioned to face the open-concept ground floor, creates a social and interactive cooking space,” says Jay. Dundas Wood Design contributed to the quality craftsmanship, with expansive countertops from Azul Granite & Marble Inc. finishing the integration of function and style. Just off the kitchen, a walk-in pantry with direct access to the garage, allows for easy grocery unloading. The pantry includes a secondary fridge and ample storage and prep space.

Upstairs, the primary bedroom and en suite are clean-lined and natural, featuring large windows overlooking the sweeping property beyond and a large private balcony. The homeowners appreciated that Greenstone was always transparent. “They made us feel confident in the quality build we were getting. We absolutely love the end result, we couldn’t have asked for a better team! We still can’t get over how our vision was brought to life.” OH

SMALL TREES for Small Gardens

There’s nothing lovelier than sitting under a large shade tree in the heat of the summer. But many of us don’t have the space to plant a large shade tree like an oak or sugar maple.

Don’t despair! There are several smaller trees, less than 10 metres, that are well suited and very desirable that we can plant in our city or town gardens.

Here is a list of some native and some non-native trees that I think deserve some attention. They are hardy for most of Southern Ontario, have some all-year interest, generally don’t require special growing conditions and still attract pollinators with either flowers or fruit.

You won’t find birches, crabapples, Japanese maples or serviceberries on this list, as they are already well-represented in many of our gardens.

1. Katsura tree – Native to Japan, cercidiphyllum japonicum, “Hanna’s Heart,” grows to eight metres tall and three metres wide. Pyramidal in youth and a more compact growth habit. Heart-shaped green leaves turn apricot yellow in fall and have a wonderful spicy cotton candy odour.

2. Eastern redbud – Cercis canadensis is a native of the Carolinian forest. It is a very versatile tree for small properties. It comes with purple leaves (“forest pansy”), yellow leaves (“hearts of gold”) and upright, weeping and contorted forms with pink or white flowers.

3. Magnolia stellata – “Royal star,” not uncommon, is a hardy shrub or a small tree from Japan, growing up to five metres with a three-metre spread. The upright branches have large, fragrant, overlapping, strap-like double-white flowers. The burst of flowers and fragrance is worth the lack of fall colour! It also has nice bark and fuzzy flower buds for winter interest. There are many smaller magnolias on the market now that are suitable for smaller properties.

4. Purple fountain beech – Fagus sylvatica, “purple fountain,” is the perfect specimen when you need a deep purple colour to offset the rest of the garden. This weeping variety of beech tops out at ninemetres high and three-metres wide, adding architectural interest. Leaves can turn tan and stay on the tree for the winter. Every garden needs a beech tree!

5. Ironwood – Ostrya Virginiana is an eastern native reaching up to 12-metres tall. Has birch-like leaves turning yellow in the fall with interesting hop-like seed pods. Naturally growing as an understory tree, it can take a lot of shade.

6. Paperbark maple – Acer griseum, a non-invasive native to central China, has very cool bark. Curls of cinnamon-coloured bark on this small tree are reminiscent of our paper birch, a plus for winter interest. The green leaves turn brilliant red in the fall.

7. Crusader hawthorn – Crataegus crus-galli var. inermis, (meaning no thorns), “crusader” is an interesting tree for the home garden as it can be as wide as it is tall. So, when you need a horizontal element in the design, this tree will fit the bill. White flowers give over to red-orange fruit enjoyed by the birds, and there is good fall colour as well.

8. Blue beech/musclewood – Carpinus caroliniana is a handsome native from Ontario to Nova Scotia. Often seen in the woods, so it will take some shade. The bark is lovely, grey-coloured and has the appearance of flexed biceps and forearm muscles, hence the name musclewood.

9. Nannyberry – Viburnum lentago is a six-metre small tree or large shrub with flat-topped white flowers followed by bluish-black fruit that birds love. The glossy green leaves turn reddish-purple in the fall. They take some shade as well.

10. Pin cherry – Prunus pensylvanica, one of our native cherries, is only 10-metres tall. It has white flowers and long-lasting red pin-like fruit that the birds and wildlife like. It also has exfoliating bark for winter interest. Cherries have great ecological importance for our environment.

11. Persian spire – Parrotia persica, “Persian spire,” is native to Iran but grows quite well here and needs to be planted more. It is part of the witch hazel family and has very few pests. The leaves turn from yellow to orange to scarlet in the fall. The bark is interesting in the winter, too, as it has a grey, green, white and brown mosaic as it matures.

While the charm of large shade trees is undeniable, numerous smaller alternatives can thrive in urban gardens and provide a wealth of beauty and interest throughout the seasons. With any of these trees, you can create vibrant, sustainable green spaces that enhance your surroundings and support local wildlife and pollinators. Whether you’re drawn to fragrant blossoms, brilliant fall colours, or unique bark textures, these trees offer something for every garden enthusiast. OH

WHAT

WSTARTED AS A SIMPLE RENOVATION quickly evolved into a homeowner’s worst nightmare. “I wanted to remodel my main and second floors, but once demolition started, we discovered all kinds of structural issues from previous sloppy work,” says homeowner James Vopni. When his home was deemed unsafe, he had no choice but to start fresh, rebuilding from the ground up and adding a third storey.

When James bought this century house near King and Bathurst in Toronto four years ago, he was thrilled to become a first-time homeowner. While visibly appealing, the house was hiding a litany of surprises. “It looked beautiful, but we quickly found out it was just lipstick on a pig,” he says. Constructed in 1890, the house was originally well-built. Subsequent renovations left behind a trail of structural problems. Crooked floors, problems with the frame and floor supports burned by a fire were just some of the many issues revealed during the total gut. “The charred joist was especially concerning because it was underneath the guest room where my parents stay.” Continued on page 69

James entrusted Sam Faraji of Amista Homes Inc. to spearhead the renovation, with plans drawn up by Hatch Designs Inc. “Sam was a pleasure to work with. He understood the extent of the renovation,” he says. “He was picky and didn’t take any shortcuts.” Sam brought designer Karin Kolb of Karin Kolb Interiors on board to collaborate on the renovation. James then engaged Karin to complete the interior design. “Karin tied everything together very nicely. She was great and understood what I wanted. There is nothing here that doesn’t make sense.”

Karin has many years of experience in design. She started out in real estate and staged homes for her clients. Six years ago, she launched her own business. Her firm employs a unique 15-step project management system that streamlines the design process. From the initial consultation to the final presentation, there are no surprises. “We gather all the information and develop a presentation that includes samples and pricing,” says Karin.

She curated a tailored, masculine design for James with a dark, earthy palette and highperformance fabrics and materials. “Things had to be James-proof!” For example, the porcelain counters in the kitchen are tough and can withstand stains and heat.

Although this Victorian home has only about 800 sq. ft. per floor, it brims with innovation. Guest rooms with en suites, a soundproof theatre room, acoustic panelling and an amazing backyard patio are just some of the features that make entertaining easy. “I love hosting family and friends and always have lots of company,” says James.

The heated entryway floor provides a comfortable transition into the main living space. A compact sitting room with a cosy sofa, brown leather chairs and a convenient bar is ideal for gathering and enjoying a nightcap.

The well-equipped kitchen is the focal point of the main floor, combining style and practicality. A generous island clad in gold-veined, white porcelain provides a stylish perch for guests, with bar stools neatly arranged on one side. A stainlesssteel sink inset in the island is equipped with a Zip Water ultra-modern HydroTap, which instantly dispenses filtered hot, chilled or sparkling water from a single faucet. Dual white pendant lights from West Elm illuminate the space. Tasco appliances, including a gas range, built-in fridge and dishwasher, make cooking and cleanup a breeze. Con-Nar Kitchens Inc. provided the elegant grey cabinetry, while Amati Canada handled the plumbing. The well-stocked coffee bar is James’s first stop of the day. Continued on page 70

The kitchen flows seamlessly into the backyard suite through bi-fold sliding doors. It’s the ultimate party setup with a heated deck, barbecue, smoker, fireplace, ceiling heaters and a fire table. The rich cedar-clad ceiling and walls are punctuated by a skylight that fills the space with natural light.

Illuminated oak stairs with contrasting white risers lead to the second and third storeys. Acoustic panelling lines the ascending wall to dampen noise. An artful inset along the stair wall creates a whimsical showcase for James’s dinosaur display. The third storey is the crown jewel of this extraordinary renovation, featuring a sumptuous primary suite. “Karin did a beautiful job,” says James. The accent wall in the primary suite, papered in Slate Blue Nuvolette by Cole & Son Ltd., frames the bed, creating a bold focal point and dramatic contrast to the walls, painted Benjamin Moore Paper White. Open shelving flanks a TV and fireplace wall opposite the bed. A small balcony is the ideal place to enjoy morning coffee. A wet bar, fridge and cupboards provide convenient storage. HOW TO GET YOUR KITCHEN Ready for Spring

Spring is the perfect time of year for a deep clean. As we come out of hibernation and put away our winter gear, let’s start a new season with a clean slate and kitchen.

vents and knobs. These need to be cleaned too. For the oven, the built-in cleaning function isn’t effective enough for our deep cleaning purposes. It’s best to do it by hand with some elbow grease. This includes removing and cleaning the racks and scrubbing the interior glass door, inside and outside.

Microwave

One method to remove stains and gunk is to microwave a bowl of water and vinegar and let the steam loosen things up. Remove the turntable and wipe it and the inside of the microwave with a clean cloth. Don’t forget to give the exterior a wipe too.

Dishwasher

The “how to clean” will differ depending on the type of machine, but the “what to clean” is the same. The exterior surface, cupboards around the dishwasher, the filter, hinges and interior should all be thoroughly cleaned.

Garbage, Recycling & Compost

Often overlooked, these containers can cause unpleasant odours. Empty the containers and remove any remaining food bits. Wash the cans outside with a hose or in a bathtub and pat dry. Spray and scrub with a disinfectant cleaner, then rinse and dry. Be sure to clean the inside, outside, bottom and the area around where the containers are stored in your kitchen.

Chances are you clean your kitchen often, but as the most-used room in the house, it likely doesn’t get the regular deep clean it deserves. Use this guide as a checklist to clean all the nooks and crannies to get your kitchen spring-ready.

Fridge & Freezer

Remove everything and throw out anything that is expired or empty. Wipe down the shelves and drawers of the fridge with an all-purpose cleaner, and then take this opportunity to get organized. Label and date containers, restock with frequently used items easily accessible and ensure things are stored properly to prevent food waste and spoilage.

Pantry, Cupboards & Drawers

Similar to cleaning the fridge, remove all the contents and toss anything expired. Then vacuum/sweep any lingering crumbs and wipe down all surfaces. If you have a cutlery tray, be sure to remove all the cutlery, and give the tray a clean too. Don’t forget about the exterior. Wipe down handles, knobs and the outer surface of your cupboards and drawers.

Oven & Stove

The best practice for cleaning your stovetop depends on the type of stove (gas, induction/ glass or electric). Don’t overlook the range hood,

THE GROWING DEMAND FOR SELF-STORAGE

In the past, the public perception of self-storage facilities wasn’t favourable. Driven largely by unflattering depictions on television and in movies, they were viewed as perhaps a bit seedy, as places where one might discard things they had no use for or wished to keep hidden.

Times have changed. Self-storage facilities have gone mainstream and are now in greater demand than ever before. Despite what television might depict, it’s not hoarders or thieves behind this growing demand, but everyday people like you and me.

GROWING DEMAND

The Canadian self-storage market has seen an explosion of growth since 2000.

In March 2023, MPAC reported that Ontario had 37.3 million square feet of commercial self-storage space – the equivalent of the total ice surface of approximately 2,200 NHL rinks. “As of November 2024, our records indicate that the number has increased to 42.8 million, and we expect this sector to continue to grow,” explains Natasha Hinds Fitzsimmins, Issues Management & Media Relations Lead for MPAC.

MPAC, Municipal Property Assessment Corporation, is an independent, not-forprofit corporation funded by Ontario’s municipalities. Its role is to accurately assess and classify all properties in Ontario. MPAC is accountable to the province, municipalities and property taxpayers through its 13-member board of directors.

Indeed, demand for self-storage has outstripped supply in primary Canadian markets like Toronto, Montreal and Vancouver for many years.

REASONS BEHIND THE SURGE

There are a host of reasons behind this increased interest in self-storage facilities. Perhaps foremost among them is a rise in the construction of smaller condominiums that provide less space to store personal possessions.

“The increase is consistent with data we released in 2022, showing Ontario condominiums are 35 percent smaller on average than 25 years ago,” says Natasha. Perhaps unsurprisingly, in Ontario, the demand for self-storage has been especially pronounced in Toronto, Ottawa and Mississauga, Ontario’s most densely populated cities with the largest concentrations of condos.

The housing market, once again particularly challenging in Ontario’s largest cities, is another major contributor to the increase in self-storage demand. The last five years have seen a level of immigration unprecedented in recent memory, driven by high immigration targets set by the federal

government. This surge in population, combined with labour shortages and sluggishness on the part of municipalities to provide zoning for new builds, created a housing crisis. The net result is smaller living spaces with little or no storage. Many people have turned to storage facilities out of necessity.

According to MPAC, in 2023, Toronto had more than eight million square feet of commercial self-storage space, Ottawa had more than three million square feet and Mississauga more than two million square feet.

There are other factors contributing to the growth of self-storage units. People who have transitioned to working from home need to store items once kept in spaces now occupied by home offices. There is a rise in people renovating homes rather than moving to larger homes as they might have in the past because of high prices. Companies and individuals are downsizing and increasing urbanization.

THE FUTURE

Self-storage units are changing as the demand grows. Sprawling, suburban, low-rise, miniwarehouse structures were the norm until recently. Now, self-storage units are going urban and high-tech. We’re evolving towards fully enclosed units with enhanced security, 24-hour access, drive-in bays, climatecontrol systems and improved aesthetics. These facilities are often multi-leveled with aesthetically-pleasing exteriors to blend into their urban areas.

MPAC anticipates that while the growth may not match what we’ve seen in recent years, demand for self-storage will remain robust as the root causes behind the growing demand remain. OH

DAD’S PERSPECTIVE

fFrom the place in the kitchen that gets the most morning sun, the spot right by the coffee maker, I stack two laundry hampers overflowing with clothes ready to be folded and put away. I pause here most mornings to pour myself a cup and leave the laundry in the sunlight for a moment.

Just as there is a cycle of seasons that defines the landscape around me – the trees, the lake, the sky and the sparkling light over the water that peeks inside my kitchen window – there is also a laundry cycle. These cycles continue without ceasing, seeming to obey a powerful and ancient natural law beyond anything yet imagined by humans.

I asked my sons, while I sipped coffee at the old pine table, “When will I get to stop doing your laundry?”

My youngest isn’t shy. He drives a hard bargain. “Never,” he said. Then, he took a bite of peanut butter toast and washed it down with cold milk.

My other son, his older brother, said, “It’s your job, isn’t it, Dad?”

“Right now it is,” I said, “But at some point, this will be your job, don’t you think?”

“Like when we’re adults?” he said.

“No, like, how about tomorrow?” I said.

“Hmm. No, not tomorrow,” he said, “but soon.” Soon is better than never.

As parents, we want to see our children develop independence and gain skills that can help them grow and thrive, but part of what motivates our desire to instill discipline in our children is that we want them to look after their own messes. The proverbial piece of Lego left on the stairs – the one that will no doubt impale an adult human foot the longer it stays there.

However, I do know that when he says “soon,” he means it. Over the past year, he’s

started doing more chores. All three of our kids have. We have our own messes to make and our own messes to clean. It’s time for them to chip in more.

Over a year and a half ago, my wife and I took my son out to dinner for a business meeting away from siblings so we could discuss issues more openly. We had a slick black notebook to take minutes in and a luxury pen I inherited from my grandfather. The intent was to create a professional environment where people and ideas are taken seriously. Chores are serious, after all.

The meeting began shortly after we ordered drinks. As chair of the meeting, I began by setting the agenda. We felt that it was also important for him and his siblings to contribute to household tasks that everyone benefited from but that no one really wanted to do. Cleaning bathrooms, vacuuming, sweeping floors and doing dishes are but a few of the chores necessary to operate a home, and he could make a more sizable contribution.

When it was his turn to speak, he told us about some of the difficult parts of life, like school and dealing with teachers, and his brother trying and succeeding to annoy him. He told us about what he wants to be when he grows up and why it’s a good idea to sort your recycling. Some of these issues get dealt with quickly, and some, like his desire to be a professional athlete, need more discussion.

He happened to mention a fishing rod he wanted to buy. This was an opportunity. We told him that we thought we might be able to help him out a bit with his fishing equipment expenses if he would sign on to become one of our family’s three new vice presidents of sanitation. He ultimately agreed, which made me suspect that the soft drink refills had made him more pliable. Parents, make a mental note.

As many will attest, most meetings are boring, and nothing ever gets decided at them. This one, however, seemed to make a difference. Each day, his duties as VP include making his bed, making his lunch, clearing the table, loading the dishwasher and sweeping the floor. It may not be done to professional standards, but the boy is learning discipline, and, more importantly, now I’m not the one doing it all.

The change wasn’t immediate. Like any tale of growth, there were steps forward and steps back. For instance, standing right next to him while he scrubs the toilet doesn’t make me feel free to do other, more pressing things. The job isn’t that rewarding normally, so supervising someone else doing it while they do it poorly isn’t much better.

You’d think that clearing the table would be self-explanatory. You’d be wrong. I had a foreman on a construction site who used the term “lazy man’s load” when someone would carry too much all at once in order to avoid making multiple trips and, inevitably, drop expensive tools or dent newly finished floors from their hubris and indolence. We’ve had a few lazy man’s loads that ended up with jam on the rug or broken coffee mugs exploding across the kitchen floor like porcelain hand grenades. We soldiered on, though, once more into the breach, dear friends. And while the cycle of laundry continues, so does the personal growth we’d hoped to see in our little helpers.

I stop and wonder as I finish my coffee and pick up the hamper of unfolded, clean clothes that still bask in the morning sunshine. When is our next business meeting? And I’m reminded of my son’s answer. Soon. OH

A MODERN twist ON TRADITIONAL STYLE

Debra Rigby, of Debra Rigby Design, isn’t intimidated by big projects. In fact, she thrives on them – the bigger, the better.

WWhen new clients approached her about collaborating with Robinson Design & Drafting and Mike Minten of Minten Brothers General Contracting on an ambitious new build, she happily embraced the challenge. The couple, empty nesters, have a large, close-knit family and young grandchildren. “They wanted a home with a traditional feel that was spacious and comfortable,” says Debra. “The interiors needed to be family-friendly but still elevated and with a design aesthetic that would last 20 years before needing a refresh.”

In 2022, the couple found a three-acre lot backing onto a storybook conservation area in Strathroy and snapped it up. “I call it the Enchanted Forest because the views are so stunning,” says Debra. The house design was revised to enlarge the windows in front to bring in more natural light and enhance curb appeal. The back of the house was redesigned to take full advantage of the natural beauty of their surroundings. Two years later, this handsome four-bedroom, four-bathroom 3,020 sq. ft. stone and wood house is here to stay, and it’s a beauty. Continued on page 102

The wood-beamed great room is a natural gathering place. The area is filled with natural light thanks to oversize custom windows from Raven Windows, which reach 22 feet at their peak and beautifully frame outdoor spaces.

A dramatic floor-to-ceiling feature wall has been created with large-scale 24 by 48-inch Sahara Noir polished black porcelain tiles with cream and rust veining from Scherba & Co., installed by John DeVouno of J.D. Tiles. Above the gas fireplace from Premier Heating & Cooling is a portrait television that displays art imagery when not in use. “The reflective surface of the tiles helps to ground the space and create a focal point,” says Debra.

Custom maple built-ins by Casey’s Creative Kitchens on either side of the surround add dimension and hide technology and grandchildren’s toys behind closed cabinetry with attractive open shelving to display accessories.

stone pattern. Furnishings include two identical ivory sofas with rust and black throw cushions, a pair of leather swivel chairs and a round custom-made coffee table. This sophisticated look is pulled together with a delicate stand-alone light fixture floating above the space. Given the young age of the homeowners’ grandchildren and the frequency with which they visit, the couple installed durable medium-toned luxury vinyl plank flooring (Grandeur Flooring in Wisconsin) from Scherba & Co. throughout their home that will effortlessly withstand wear and tear for years to come. Furniture. The table seats 10 and can expand to comfortably accommodate 16 guests. Above the table hangs an elegant 60-inch linear burnished gold light fixture reminiscent of interconnected twigs (The Lighting Shoppe). The table’s espresso finish is nicely balanced by the neutral taupe of the Midcentury-inspired dining chairs.

The dining area flows to a large kitchen with well-proportioned two-toned Shakerstyle cabinetry, also by Casey’s Creative Kitchens. To create a seamless, streamlined look, a full-height backsplash flows up from matching countertops in Cambria Quartz Inverness Frost, all from Progressive Countertop. What started as a screened porch in the early design stages morphed into a vaulted four-season living area with a stone fireplace. Polished concrete floors coordinate with the outdoor concrete patio, creating a seamless flow. Comfortable seating with stunning views of the backyard and conservation area make this space a year-round winner.

Goemans Appliances are either integrated or concealed, but still easy to access. The space is anchored by an eight-foot island with ample seating, crowned with simple, round black pendant lights with matte gold interiors. A generous walk-in pantry houses a coffee station, extra fridge and lots of additional storage.

Down the hall is a spacious, light-filled laundry room that includes plenty of closet space and cabinetry for supplies, as well as a laundry sink, drying rod and ample counter space for folding.

The minimalist primary suite situated off the great room has three large windows that provide both natural light and tranquil views. The mostly white en suite has double sinks, a stand-alone vessel tub and a walk-in shower (all fixtures and plumbing from Aqualuxe). The floor and walls are marbleized reflective porcelain tile that enhance the clean, classic look.

A front office showcases a full wall of custom floor-to-ceiling cabinetry and open shelving from Komoka Carpentry painted black (Benjamin Moore Ebony King), which serves to ground the space. A custom desk designed by Debra Rigby Design takes centre stage and has a modern black-and-gold light fixture suspended above.

Additional living spaces include an 1,800 sq. ft. foot lower level with two bedrooms, one bathroom and a family room, as well as an all-season sun porch with polished concrete floors, comfortable furniture and a rustic stone fireplace.

The homeowners believe Debra alleviated a lot of the stress that accompanies building a custom home.

“Our working relationship with Debra was easy. She paid attention to our wishes and needs and was forthcoming with solutions. The result is a home we are very comfortable in, whether we’re entertaining or it’s just us.”

The feeling is mutual. “I feel like I was able to interpret the homeowners’ vision and make it a reality,” says Debra. “There is absolutely nothing I would change.” OH

Instructions

Preheat oven to 350ºF.

CRUST

In a mixing bowl, combine graham cracker crumbs and butter. Mix well and press into a 9-inch pie or tart pan. Place on a baking sheet and bake for 10 minutes.

Remove the baked graham cracker crust from the oven and let cool.

Lemon BLUEBERRY TART

LEMON PASTRY CREAM

In a medium saucepan, combine lemon zest and milk. Heat until just simmering.

In a heatproof bowl, combine sugar, cornstarch, salt and egg yolks. Whisk for 1 minute until pale and fluffy.

Slowly add warm milk to the egg mixture while whisking constantly. Once combined, add the mixture back into the saucepan and set over medium heat. Whisk for 2-3 minutes until thickened.

Take off the heat and add butter. Whisk until melted and combined. Add lemon juice and whisk until combined.

Strain through a fine mesh strainer. Press plastic wrap over pastry cream so a film does not form. Chill in the fridge until ready to assemble.

TO ASSEMBLE

Layer the bottom of the tart with blueberry jam. Top with a layer of pastry cream and fresh blueberries. Add an extra garnish of toasted sliced almonds and a sprinkle of icing sugar, if desired. OH
