I get to immerse myself in the local design scene. In that part of the world, the architectural landscape tells a rich story of European influence, shaped by waves of immigration from Spain, Italy and France in the late 19th and early 20th centuries. It’s important to expect that projects may take longer and cost more than anticipated, which is part of the journey. TIME TO RENOVATE?

There are many factors to consider when embarking on a renovation project – outdated style is not at the top of the list!

DETERIORATION

Like the human body, our homes need constant care and maintenance to keep them in good condition. The age of a house can impact the performance of behindthe-scenes systems, which may require some attention or an upgrade to perform their best. Or perhaps you fell in love with a property, but the house was a fixer-upper with sure signs of wear. Or there may be mould that needs remediation. Structural and safety elements, mechanical systems and building envelope upgrades (i.e. sufficient insulation, energy-efficient windows and doors and a solid, waterproof roof) should take priority over cosmetic improvements.

VALUE

Understand the resale value of homes in your area to ensure an investment in your property makes financial sense. Even if you love the location and intend to stay longterm, there are always extenuating life circumstances, and you don’t want to be upside down should you have to sell. Depending on the scope of the renovation, it might make more sense to move into a new home that checks more boxes than your existing one – and you can also sidestep the stress and expense of a renovation.

FUNCTIONALITY

When moving into a new home, it can be tempting to renovate right away; however, remember that renovating is much more involved than refreshing a space with a few coats of paint. There are small-scale updates you can do in the short term so your home reflects your style without committing to a full renovation. Allowing yourself to live in a home as-is (layout-wise) for a while allows you to discover what works and what doesn’t. You will see where the sun hits at different times of the year and people’s favourite spots to sit and congregate. You will learn whether the mudroom functions well, the laundry room can handle the load, the dining room can accommodate your guests, a fireplace enhances the ambience or if that huge tub warrants the square footage it occupies. Taking your time provides the opportunity to determine your priorities. You can create a solid plan (with limited regrets!) when ready to hit go on your big renovation.

AFFORDABILITY

A renovation will likely cost more than you anticipate. It is very challenging for a contractor to provide an accurate estimate at the outset because there are always unforeseen circumstances in a renovation. Therefore, you should always add a contingency to your budget. Avoid the stress of being stretched beyond your means by ensuring you have the financial ability to fund the project.

STYLE

Aesthetic preferences are personal. Living in a home that does not reflect your taste, personality and life experiences doesn’t feel great. When determining your style, don’t neglect to consider the surrounding site and landscape and the home’s architectural integrity so the finished project is a cohesive package.

A full-scale renovation is very involved and can include anything from re-configuring the layout, adding an addition, upgrading structural elements, new mechanical systems, changing out materials, finishes and fixtures and installing new millwork, furniture, window coverings, area rugs, art, etc. There are many things to consider – know when to hire professionals. A solid team adds insurance to your investment and offers the experience and expertise to help you through the process. OH

GRAPEFRUIT & THYME Soda

INGREDIENTS

1 cup grapefruit juice

2 Tbsp lemon juice

Zest from 1 grapefruit ½ cup honey

2-3 sprigs of fresh thyme

Soda water, to serve

INSTRUCTIONS

Combine juices, zest, honey and thyme sprigs into a saucepan. Heat over medium-high heat until the mixture comes to a boil. Simmer for 2-3 minutes.

Let the mixture steep for 1 hour before straining through a fine mesh strainer. Store syrup in an airtight container for up to 2 weeks in the fridge.

When ready to use, combine 1 ounce of the syrup with 8 ounces of soda water. Serve over ice. OH

WWhen Luc and Elizabeth first saw their Rockcliffe Park home it was in a state of disrepair. “It was a little scary at the time, but I could see it had great bones,” says Elizabeth. Her vision for what the 1912 Tudor-style home could become convinced them to take a chance on the house despite its neglected state.

After a year-long renovation, it’s now the carefully restored, beautiful century home they imagined.

Returning the house to its former glory was a huge undertaking that involved renovating the entire home from top to bottom. Renovations over the years had stripped away much of the heritage character and left the house disjointed and run-down. They truly started at the bottom when they dug the basement an additional foot deeper and moved the basement stairs back to their original location.

When they took possession, the rooms were dark, fixtures were cracked and many original features were deteriorating. The couple hired CPI Interiors to redesign the stone fireplace in the family room to better match their vision for the home. For safety reasons, they

converted the wood burning fireplace to electric, then refinished it with engineered stone and a traditional mantel that perfectly complements the beams on the ceiling.

It was important to Luc and Elizabeth to restore rather than replace original elements, such as the stained-glass windows flanking the fireplace, whenever possible.

They hired Doorcraft Joinery to refurbish all the original windows and doors. They took out every window, repaired all the individual glass panels and refinished them, an expense the homeowners felt passionate about taking on.

“The character of the house is in the windows,” says Elizabeth. “If you were to put new vinyl windows in here it just wouldn’t do the house justice.”

A sunny dining nook features sweeping views of the gorgeous backyard gardens by Yards Unlimited Landscaping Inc.

The cosy sunroom was once an outdoor side porch, which a previous owner had enclosed but hadn’t finished. Luc and Elizabeth completed the renovation but left the original stone columns exposed. The sunny room is now a favourite spot to curl up with a cup of tea and good book.

Luc and Elizabeth completely gutted and remodeled the kitchen with Laurysen Kitchens Ltd. to create a workable layout. With white Shakerstyle cabinets, quartz counters and glass backsplash tile, the design is modern yet honours the traditional style of the home.

On the second floor, the primary bedroom exudes calm with the perfect balance of neutral tones and rich textures. The natural stone fireplace makes for a striking focal point while windows flood the room with natural light. The furniture is from Cadieux Interiors, which also encouraged them to use the

textured grasscloth wallpaper that envelops the room.

The bathrooms in their home feature a stunning design with large-scale marble tiles paired with matching hex-tile accents, marble countertops and Robert Abbey “bling” lighting.

The third storey features a guest room, bathroom and Elizabeth’s sun-drenched art studio. Taking advantage of the large gable windows and skylight, the walls were painted crisp white. A sink was added for clean-up, creating the perfect space for Elizabeth’s painting.

“It’s a quirky and eclectic space that is quite special to me,” she says.

The homeowners also wanted to bring the exterior of the home up to the same level as the interior.

“It’s important that everything goes together,” says Luc. “The neighbourhood, the exterior, the landscaping and the interior.”

They had originally hired Yards Unlimited Landscaping Inc. to update the gardens at their previous home and certified landscape designer Jeff Rolland was working on a plan for their former gardens when they impulsively bought the Rockcliffe home. They had him switch gears and begin a design for the new property instead.

Inspired by an old Victorian greenhouse and stone bench that were left in the yard, Elizabeth envisioned a formal European garden with an old-fashioned fountain to anchor the space. She found the perfect fountain and Jeff designed the garden around it.

“I told Jeff I loved peonies and hydrangeas and what he came up with is stunning,” says Elizabeth.

The project won a Landscape Ontario Award of Excellence for construction in 2024.

Despite the challenging work of the year-long renovation, restoring their heritage home has been deeply fulfilling for Elizabeth and Luc.

“I just really love the idea of keeping a beautiful home like this and not replacing it with something modern,” says Elizabeth. “I wanted to honour it because pretty soon these historic homes will be gone.”

They hope more homes in the neighbourhood will follow suit and opt to restore instead of modernizing.

“It’s nice to see the neighbourhood character refreshed and not just demolished,” says Luc. OH

HOW TO GET YOUR KITCHEN Ready for Spring

Spring is the perfect time of year for a deep clean. As we come out of hibernation and put away our winter gear, let’s start a new season with a clean slate and kitchen.

vents and knobs. These need to be cleaned too. For the oven, the built-in cleaning function isn’t effective enough for our deep cleaning purposes. It’s best to do it by hand with some elbow grease. This includes removing and cleaning the racks and scrubbing the interior glass door, inside and outside.

Microwave

One method to remove stains and gunk is to microwave a bowl of water and vinegar and let the steam loosen things up. Remove the turntable and wipe it and the inside of the microwave with a clean cloth. Don’t forget to give the exterior a wipe too.

Dishwasher

The “how to clean” will differ depending on the type of machine, but the “what to clean” is the same. The exterior surface, cupboards around the dishwasher, the filter, hinges and interior should all be thoroughly cleaned.

Garbage, Recycling & Compost

Often overlooked, these containers can cause unpleasant odours. Empty the containers and remove any remaining food bits. Wash the cans outside with a hose or in a bathtub and pat dry. Spray and scrub with a disinfectant cleaner, then rinse and dry. Be sure to clean the inside, outside, bottom and the area around where the containers are stored in your kitchen.

Chances are you clean your kitchen often, but as the most-used room in the house, it likely doesn’t get the regular deep clean it deserves. Use this guide as a checklist to clean all the nooks and crannies to get your kitchen spring-ready.

Fridge & Freezer

Remove everything and throw out anything that is expired or empty. Wipe down the shelves and drawers of the fridge with an all-purpose cleaner, and then take this opportunity to get organized. Label and date containers, restock with frequently used items easily accessible and ensure things are stored properly to prevent food waste and spoilage.

Pantry, Cupboards & Drawers

Similar to cleaning the fridge, remove all the contents and toss anything expired. Then vacuum/sweep any lingering crumbs and wipe down all surfaces. If you have a cutlery tray, be sure to remove all the cutlery, and give the tray a clean too. Don’t forget about the exterior. Wipe down handles, knobs and the outer surface of your cupboards and drawers.

Oven & Stove

The best practice for cleaning your stovetop depends on the type of stove (gas, induction/ glass or electric). Don’t overlook the range hood,

Nestled on a comfortable lot, backing onto treed green space, The Byron is part of the Morris Village community in bustling Rockland, just east of Ottawa. For commuters, the road home is as idyllic as the destination, as it meanders along the Ottawa River, with stunning waterfront scenery.

This model is just over 3,000 usable square feet, including a functional and fashionable finished basement (it runs just under 2,500 square feet without the basement). A main-floor flex room is well-located for home office space, and an upper bonus room gives families flexibility with their floor plan.

Other family-friendly features include large bedrooms, a sizable laundry room, a kitchen with an ample island meant for entertaining and a large pantry to contain clutter and have snacks at the ready.

The Bryon reflects this design concept with subtleties, such as vaulted ceilings in the great room that draw the eye upward, and plenty of windows that offer stunning views of the backyard landscape (Golden Window Ltd.).

What The Byron does really well (in addition to offering a smart, flexible, family-focused floor plan) is lean into an indoor-outdoor connection, by taking advantage of the view outside the windows, matched with a host of intentional design choices inside.

For example, the incredible great room, with tall ceilings and a sleek twostorey fireplace (Napoleon) acts as a focal point in the open space. Both elements here draw the eye to just the right place to make the most of the space.

“From the onset, you see these soaring ceilings through this very open stairwell (Scott Berwick Stairs). It feels very open, very grand,” says Betsy. “The rooms are generously appointed. Nowhere in the home do you feel it’s not enough space.”

The way the rooms are furnished suggests optimum use. Common wisdom would be to simply have fewer furnishings to feel spacious, but in this model, shape, size and scale are the secret ingredient for spatial awareness.

“One thing we did a little bit differently in this home was that we used a 60-inch round dining table in the eating area,” says Claire Brown, marketing manager at Cardel Homes.

Kendra Halluk, corporate designer at Cardel Homes, agrees that this helps to communicate scale, but also paints a vignette of aspirational family life she feels fits Rockland, where families might linger around the dining table.

Upstairs in a secondary bedroom, twin beds are used for roomy emphasis, leaving lots of space for flow and movement.

Down in the finished basement, furnishings and accents make the space feel light, airy and spacious, but also hint of possible uses.

“There seems like an endless amount of space,” says Sorcha Finn, design manager at Cardel Homes. “With a huge, open rec room and wet bar, it’s a great place for entertaining.”

Kendra explains that the style and staging choices were carefully planned, including window treatments designed to enhance ceiling height – a typical basement challenge – and create a sense of spaciousness.

“We wanted to keep the ceiling nice and high. We used textural panels that make the windows look bigger, almost like a facade, and kept a neutral colour palette,” says Kendra.

Also noteworthy in this model home: several areas that demonstrate how powerful it is when texture is used over colour to create visual interest.

In the open kitchen (Potvin Construction), a neutral colour palette sets the stage for a mix of metals – stainless steel appliances (Corbeil Appliances), sleek plumbing fixtures and hardware (Richelieu). These elements, paired with bold, natural materials like the oversize island light fixtures, strike a perfect balance between elegance and raw texture.

Tone-on-tone texture continues in the upper floor primary bathroom. Kendra incorporated “only a few different textural elements to keep it visually clean,” and create warmth in a room typically filled with hard surfaces, she explains.

The secondary bath features stacked, green rippled tile (Centura Tile) that

has a biophilic design sensibility and adds dimension, thanks to its physical and visual texture.

Sometimes, production homes feel ubiquitous. But The Bryon feels and looks custom, with sleek attainable style. It’s easy to picture family-life here in this idyllic setting. OH

how-to

With a pencil, mark the centre along the curved edge of a paint stick. Using a ruler, from the centre dot, measure 1.5 inches on the diagonal to each side of the stick and mark with a dot. Connect the dots on each side to form a point. Using the wood saw, cut along the marked line on both sides.

Holding the pointed end of the stake, paint one side and the edges in a colour of your choice to just above the stick’s curve. Let dry. Repeat on the other side. Finish with 3 coats of paint. Repeat with additional paint colours and additional stakes.

When stakes are completely dry, use the permanent fine-tip marker to print the names of the seeds being sowed. Stakes can be used for garden beds and individual pots. OH

This delicious dessert combines a tart lemon filling and sweet blueberries for the most refreshing treat!

Ingredients

CRUST

1 ¼ cups graham cracker crumbs

¼ cup melted butter

LEMON PASTRY CREAM

1 Tbsp freshly grated lemon zest

2 cups whole milk

½ cup granulated sugar

3 Tbsp cornstarch

¼ tsp salt

5 egg yolks

1 oz unsalted butter, cubed

2 Tbsp fresh lemon juice

TO ASSEMBLE

½ cup blueberry jam

1 cup fresh blueberries

¼ cup sliced almonds, toasted

Instructions

Preheat oven to 350ºF.

CRUST

In a mixing bowl, combine graham cracker crumbs and butter. Mix well and press into a 9-inch pie or tart pan. Place on a baking sheet and bake for 10 minutes.

Remove the baked graham cracker crust from the oven and let cool.

LEMON PASTRY CREAM

In a medium saucepan, combine lemon zest and milk. Heat until just simmering.

In a heatproof bowl, combine sugar, cornstarch, salt and egg yolks. Whisk for 1 minute until pale and fluffy.

Slowly add warm milk to the egg mixture while whisking constantly. Once combined, add the mixture back into the saucepan and set over medium heat. Whisk for 2-3 minutes until thickened.

Take off the heat and add butter. Whisk until melted and combined. Add lemon juice and whisk until combined. Strain through a fine mesh strainer. Press plastic wrap over pastry cream so a film does not form. Chill in the fridge until ready to assemble.

TO ASSEMBLE

Layer the bottom of the tart with blueberry jam. Top with a layer of pastry cream and fresh blueberries.

Add an extra garnish of toasted sliced almonds and a sprinkle of icing sugar, if desired. OH
