TTHIS SEASON , I was thrilled to see our Advice column feature book nooks. I’ve always loved a cosy spot to read. Although reading has always been a solitary joy, joining my women’s book club transformed it into a shared adventure.
Every December, no matter how busy life gets, our book club finds its way back together for what’s become a favourite ritual: the holiday party. It started years ago to mark the holiday and sip something festive, but now it feels like the unofficial close of the year. We show up brimming with holiday cheer, our best appetizers and our cosiest pyjamas.
The tradition has taken on a rhythm of its own. There’s always someone who forgets what book we read that month, someone who brings the favourite appetizer or drink (and we’re all glad they did) and plenty of laughter over half-remembered storylines. We exchange small gifts and reflect on how our tastes and our lives have changed since we started our book club.
Somewhere between the mulled wine and the dessert tray, it hits me every year. It isn’t about the books. It’s about the people who show up, month after month, with open minds and good humour, ready to share stories both on the page and off. Our book club holiday party isn’t just a tradition anymore; it’s a reminder of how friendship, like a great novel, only gets better with time. This year we have a lot of blessings to toast –we’re celebrating our 10th anniversary in 2026!

Reading is a pleasurable pastime for people of all ages, and crafting a dedicated space doesn’t require a lot of square footage. A reading nook can be tucked into an unused corner of a living room, bedroom or study; an alcove under a staircase; the sloped ceiling of a secondstorey or attic space; or beside a window. Ideally located away from distractions, such as the TV, where interruptions are minimal. Placing it next to a fireplace adds extra cosiness in winter, and natural light is preferable but not essential.
The main considerations are comfort and functionality, executed in a thoughtful way to reflect your personal style.
Selecting the perfect chair is highly personalized, based on individual preference. However, if you intend to make good use of this space, consider investing in a high-quality piece. It should support your neck and back with a seat cushion that doesn’t sag. Upholstered and padded arms are more comfortable than thin wooden ones. When reading with small children, it is nice to have a chair that is large enough to curl up in, but add a footstool or ottoman so you can stretch out if you choose. The upholstery should be soft and inviting to the touch.




A combination of natural and artificial light offers ambience, day or evening. Sheers can be installed to filter the sun’s intensity during peak periods, while layering with heavier drapery adds a layer of cosiness during autumn and winter. Incorporating an adjustable reading lamp is essential, and a dimmer would be ideal. Select a bulb with a temperature between 2700K to 3000K for a warm, welcoming glow (cooler light feels more clinical).
If you have the space to incorporate shelving into the design, the visual collection of books defines the space as one of knowledge and imagination. It also helps with organization, as it
reduces clutter in other areas of your home and ensures books are easy to find when you’re looking for them. If you’re creating a reading nook in the corner of a room, choose a side table with a shelf or closed storage, or add a woven or wool basket for stowing books.
The tactile experience of holding a physical book is vastly different from that of an e-reader. However, digital devices offer the convenience of multiple books in one, a larger font size and adjustable contrast. Consider a charging port for e-readers if that is your preferred reading style, but be sure to incorporate technology thoughtfully, as this is intended to be a space where you can disconnect and recharge your own battery (not your phone’s battery).
Integrate a side table or solid surface to set your coffee or tea, a favourite candle and your current read. When selecting paint, warm hues and deep colours can create an enveloping feeling. Green tones are an excellent option as their connection to nature is appealing to many.
A plush area rug grounds the space while providing an additional layer of comfort. The textures of throw blankets and toss cushions can create a welcoming feeling, and soft textiles also help absorb sound.
Hanging or potted houseplants can contribute to a feeling of calmness and serenity.
Adding a reading nook to your home can become your dedicated space to unwind, de-stress and support overall well-being, making relaxation and selfcare a key part of daily life.

A festive holiday cocktail blending creamy homemade eggnog with rum and amaretto.
Smooth, spiced and indulgent – perfect for toasting this holiday season.

Makes 6-8 cocktails
EGGNOG MIX
(Prepare ahead)
2 eggs
½ cup sugar
1 cup heavy cream
²∕³ cup milk
¼ teaspoon ground nutmeg
2 oz eggnog mix
1 ½ oz rum
½ oz amaretto liqueur
Optional garnish: whipped cream and grated nutmeg
In a heatproof bowl set over a double boiler, whisk together eggs, sugar, cream, milk and nutmeg. Heat, whisking continuously, until the mixture reaches 150°F. Remove from heat and transfer to a container to cool completely.
For each martini, combine two ounces of cooled eggnog mix, rum and amaretto in a cocktail shaker. Add ice and shake until well chilled.
Strain into a martini glass. Garnish with whipped cream and a sprinkle of grated nutmeg, if desired.
The eggnog mix can be prepared up to three days in advance. Store covered in the refrigerator and shake or whisk before using, as it may separate slightly.
Because the eggnog is gently heated to 150°F, the eggs are safe to consume, but always refrigerate promptly and discard if the mixture develops an off smell or texture. OH

charm, and combines the togetherness of friends with warmth, style and a well-made drink. The key to success? Smart planning, thoughtful presentation and effortless flow. I’m sharing my playbook with you on how to host an effortless holiday cocktail party that feels curated yet completely relaxed.
First, choose two zones to centre your party around. In my case, I often opt for the dining room and the kitchen. These natural gathering spots become your anchors, so make them shine. In your dining room, clear out dining chairs to encourage movement. This will act as your hero moment for nibbles and décor, and should feel ready for roaming, mingling and celebrating.
My biggest party hack? Let your table display shine as part of the décor, not just a food station. A crisp white cloth, flickering candles and large branches in a big, beautiful vase all bring in the charming hints of the season without feeling fussy. If you’re feeling ambitious, an ice sculpture centrepiece creates serious drama without clutter and will surely offer a fun conversation starter for guests.

























We’re seeing a move away from giant grazing boards. This season, home hosts should consider opting for smaller, intentional bites. I like to serve canapés on petite plates with ample white space, allowing the ingredients to shine. Think crispy phyllo rolls on a bed of arugula or gorgeous shrimp cocktail in wonton spoons. Bonus points for edible vessels that add a creative, functional twist.
As you begin set-up, start by stripping back. Remove cords on counters, extra pillows on sofas and any visual clutter. If space allows, I like to bring in some high-top tables to help guests move freely and mingle.
Of course, don’t overlook the details! Have a game plan for where coats will go and how guests will navigate from entry to bar to food. Before guests arrive, remember to dim the lights, light the fire and put on a playlist that sets the tone. These small adjustments make a big impact on the overall vibe of the evening.





My general rule of thumb during the holidays is to avoid tempting kitschy holiday motifs and lean into winter textures instead. Snowy whites, creams, silvers and fresh greens are elegant and timeless. Layer in mood through candles, linens and vintage accents. Even your napkins or forks can become visual elements.

A great cocktail party doesn’t overwhelm; it enchants. When every detail is thoughtful and nothing feels forced, your guests will remember the vibe long after the last sip. OH

Rosa Nudo-Perras of Toronto’s Nuvo Design Studio, has earned a loyal following in Toronto and the GTA for her design and decorating work, especially on condos. Rosa won the 2025 Silver Award from the Decorators & Designers Association of Canada for her inspired design of this two-storey luxury penthouse in a boutique complex in The Junction, one of Toronto’s west end communities. It is a vibrant neighbourhood with a flourishing art scene.
Art plays a role in the lives of both the former and current owners of this unit. Rosa’s client recently retired. After living for many years in Vancouver, she moved back to Toronto to reconnect with her roots. Apart from a few meaningful art pieces, she brought no furniture with her in the move. Sweeping panoramic views of Toronto’s skyline were a major selling point for the new homeowner of this stylish condo in The Junction. The floor-toceiling windows and open-concept design showcase the city from every angle, blending urban energy with contemporary comfort.

At the top of the staircase, a bold abstract painting by the condo’s original owner adds a personal and artistic touch to the space. OPPOSITE, TOP: Rosa enhanced the kitchen with blue leather counter stools and subtle accessories that complement the kitchen’s modern elegance. BOTTOM: Rosa layered blush, grey and cream accents over rich brown tones, creating a sophisticated balance of warmth and softness.
The private wraparound terrace sold the client on this unit. It offers three breathtaking unobstructed views of Toronto from the north, south and east. Walls of windows let natural light pour into every room. The penthouse was originally home to a Toronto artist. The client loved the existing wall colours so they were refreshed in the same palette. She also purchased the bold abstract (painted by the original owner) that hangs at the top of the staircase. The unit’s mid-tone oak floors were in fabulous shape, and in keeping with current trends. There is a movement away from the pale, cool-toned floors of the past few years. Brown tones continue to trend as homeowners embrace warm, earthy finishes like chestnut, walnut and deep oak. Paired with understated satin or matte sheens, they offer a timeless look. Rosa chose a blend of blush, grey, cream and mocha for the decorating palette. Incorporating warm and cool tones keeps the vibe fresh and contemporary. The mocha element in her design nods to Mocha Mousse, Pantone’s 2025 Colour of the Year, and Cinnamon Slate, a blend of heathered plum and velvety brown from Benjamin Moore’s 2025 palette. The client wanted Rosa to incorporate some blue into the overall palette, which could have posed a bit of a decorating challenge. However, nearly every decorating project is fueled by an element that inspires the decorator. Continued on page 34



In this case, it was the Sanaa rug collection from designer Nikki Chu. Celebrated for her ability to blend modern lines with ethnic influences, Chu’s rugs unite the home’s existing blush, mocha and charcoal tones while incorporating the soft shades of blue that the homeowner wanted. This layered palette became the foundation for the entire project. Rosa carried the hues throughout the living space, introducing a blue sofa and blue velvet ottoman in tones that echo those in the rug. Patterned cushions and eclectic accessories add depth and personality, infusing the living room with a relaxed Boho vibe. The palette flows effortlessly into the dining area, where a contemporary rug and artwork create a harmonious connection between the two spaces. The dining table, sideboard and mirror are part of an awardwinning Bernhardt collection, a new release by the 135-year-old luxury brand. Dining chairs are from Moe’s in Vancouver. Each room has a rug from the Chu collection, which highlights an important element when decorating condos – there are always rules to be followed! In this
building, noise suppression mandates require 60 per cent of the floor in every room to be carpeted or covered with an area rug.
Condo design brings a unique set of challenges. The concrete table for the terrace and the living room’s sofa made it up the elevator but required four people to carry them up the unit’s interior stairs. With less square footage and fewer rooms than residential homes, condo designers and decorators must achieve more with less. This home’s dining table extends to a large oval that can seat eight to 10. The pullout sofa in the den, upholstered in a soft blush performance fabric, allows the room to function as an extra bedroom when needed. “One thing I like to add in condos, where space is at a premium, are storage ottomans,” Rosa says. She used three – one each in the foyer, den and living room. All were custom-made by Toronto’s Silva Custom Furniture. Creative changes to the foyer resulted in a bigger, brighter entrance without complicated structural changes. A large closet with sliding doors was removed and a smaller, more functional
one installed. Under the original bulkhead, an oversize wall mirror offers a place for keys, and a pendant lamp encourages reflective light in the 18-foot-high space. Flooring was updated to a luxury vinyl that resembles natural stone. Its organic feel is a complement to the warm hue of the oak staircase, and vertical lines expand the space.
The two bedrooms are exquisitely layered and textured, showcasing linen, velvet and high-quality cotton. In particular, the primary bedroom’s soft blush, white and cream palette creates an inviting, relaxing luxury space. Whimsical accents, such as elephant sculptures, pampas grass and leafy greenery add to the Bohemian feel.
The Italian Scavolini integrated modular kitchen with a quartz-topped island didn’t require an update. Its sleek, minimalist look is designed for life. Rosa consolidated the look by adding blue leather counter stools and accessories.

“I like to create dens and offices that are calming spaces, where personal treasures can be displayed,” Rosa says. “The den’s gallery wall is a curated selection of pieces my client brought with her from Vancouver. I added a large live-edge wood mirror to reflect the large art piece on the opposite wall. She can see it as she walks down the hallway. We needed a large art piece for the hallway. Walkways and paths are more than just practical features in a landscape. They guide movement, create flow, frame focal points and add structure to a garden.

Walkways also serve a functional purpose by making outdoor spaces usable in all seasons. At the same time, they should be in alignment with the landscape, enhancing the beauty and character of a property. Designing a walkway or path requires careful thought about function, form and materials that suit both the people living on the property, the site and varying climatic conditions.
The primary role of a walkway is to provide safe, comfortable movement through a garden or yard. Our walkways must account for snow, ice and heavy rain. A path that connects a driveway to a front door, for instance, should be wide enough (at least four feet) to accommodate shovelling and safe passage in winter. Gentle curves can add interest, but functionality and safety come first.
Paths also help define different zones within a landscape. A winding walkway might lead guests through a flower border and will often slow the pace of the visitor (and the gardener). A direct, straight path might connect practical areas such as the vegetable garden, patio or shed. In larger gardens, secondary paths encourage exploration and help prevent soil compaction by directing foot traffic away from delicate plantings.

Walkways set the tone of a landscape. A formal garden often benefits from straight, symmetrical paths made from materials like brick or square-cut stone, creating a sense of order. Informal or naturalized gardens are better suited to gently curving paths that mimic the lines of nature, perhaps using pea gravel, wood chips or irregular flagstones.

This is usually the first step in a recipe for a reason. There’s nothing worse than having your food ready to hit the oven, and you realize it’s not on. It saves so much time having your oven preheat while you’re working on something else.

W“WE WANTED A BIG HOUSE, but nothing massive,” says Sandra. “We also wanted a place where we have an outdoor space, and with this property we are well served.” Their new home in Mississauga is large enough for a pool, patio and green space. “When we first visited the house, we really liked the solarium at the back. It’s kind of unique.”
The 4,000 sq. ft. home needed a refresh so the couple called in Sam Regan of Intelligent Design Group Inc. Sam and his team focused on transforming the first floor, centring the renovation around the kitchen, living area, dining room, laundry room and office. They also reworked the lower-level bathroom to make it more functional.
“Having a large amount of space to work with, we knew there were great opportunities to explore different floor plans,” says Sam. Once the budget was set, the team presented three distinct design concepts, allowing the family to explore new possibilities.
The family lived in the home throughout the renovation, so Sam ensured the space remained as livable as possible. “He made sure the path to the backyard was always cleared at night so we could barbecue dinner,” says Sandra. “As soon as he could, he reconnected the washing machine and dryer for us!” Continued on page 58


The couple opted for a contemporary design to bring warmth and calm. “To us, contemporary design shouldn’t feel cold or clinical,” Sandra explains. “It should feel welcoming. That’s why we leaned into a neutral, warm colour palette with creamy whites, rich taupes and earthy tones, and brought in natural wood textures to keep things cosy and homey.” Sandra adds the changes had to be practical and low-maintenance to withstand busy family life.
Relocating the kitchen was one of the biggest transformations. A load-bearing wall was removed and a steel beam was installed, creating an open floor plan with unobstructed sight-lines. The kitchen now extends the full length of the space, with a light-filled breakfast nook in the solarium. “When we moved in, it was a seating area with a fireplace that we didn’t really use,” Sandra says. “Now that the breakfast area is in the solarium, we get to enjoy the light every day.” Lighting in the kitchen is from Lark Canada and Trans Globe Lighting
The painted cabinetry from K-Wood Kitchens & Bath includes plenty of drawers and pullouts while the large custom island offers an expansive work surface for cooking or entertaining. “We designed it with lots of seating and counter space so everyone can gather, pitch in with cooking or just chat while something’s on the stove,” Sandra says. “It keeps things feeling social and easy.”
Of the many new features, the granite countertop from Titan Stone Fabrication Ltd. is a favourite. “The clients selected granite in the kitchen for the countertops because they wanted something that could handle heat,” says Sam. The warming drawer and built-in microwave and oven are handy for times when cooking for a crowd requires preparing dishes in advance. “It makes entertaining and meal prep so much easier!” says Sandra. Steps from the kitchen, a walk-in pantry offers space for kitchen staples and small appliances. Off the kitchen, a laundry room with wall-to-wall built-in cabinetry was designed with practicality in mind. With three athletic kids, laundry is often a daily task.
Underfoot, new oak flooring from Vidar Design Flooring adds warmth and movement. Porcelain tile from Euro Tile & Stone is durable and low maintenance. The dining area now separates the kitchen from the enclosed living room, creating a cohesive flow. By the time the holidays arrived, the homeowners had moved back in and were able to enjoy the updated kitchen, expansive pantry and refreshed space for family gatherings and everyday life. Canadian winters are beautiful, but they can be tough on our homes. Snow, slush and salt inevitably make their way inside, leaving messes that don’t just end in the doorway. A few smart design choices and routines can turn your entryway into a clean, welcoming space that stands up to the season.
Flooring takes the biggest hit during winter. Choose durable, water-resistant options like tile, vinyl or sealed hardwood, and protect them with a washable runner designed for high traffic. An anti-slip backing is essential to keep family and guests safe on wet days. Boot trays near the door will contain melting snow and road salt before it spreads.
TIP: Look for trays with ridges or pebble inserts that elevate footwear and allow water to drain below.






Outerwear storage can make or break your entryway. Wall hooks are a space-saving solution for coats, scarves and bags, while built-in lockers create a tidier, family-friendly system. Add a drying rod tucked away in a corner or closet for damp gear, and if possible, carve out a hidden “drip zone” with a floor mat or shallow pan where snowy items can air dry out of sight.


A winter-ready mudroom works hardest when it’s organized. Open baskets or cubbies keep gloves, hats and pet leashes accessible, while closed cabinets hide bulkier items. Assigning each family member a designated spot helps keep clutter under control and speeds up busy mornings.


A little maintenance goes a long way. Sweep or vacuum salt crystals daily before they scratch your floors, and keep a mop or microfibre cloth handy to wipe up puddles before they soak in. Rotating washable runners and boot trays every week keeps the entry looking fresh and extends the life of your flooring.

In what can only be described as an anomaly since 2015, Ontario is in the middle of a buyers’ market. It’s an important distinction and one that can inform some life-changing decisions.
“In simple terms, it comes down to supply and demand,” explains Bonnie Looby, president of OnePoint Association of Realtors. A sellers’ market happens when there are more buyers than there are homes for sale. A buyers’ market is the opposite: more listings than buyers, giving purchasers more choice and negotiating power.
The sales-to-new-listings ratio (SNLR) is a key indicator. An SNLR below 40 per cent signals a buyers’ market (more supply than demand). In May 2025, Ontario’s SNLR sat around 34 per cent, the lowest in over a decade, with some regions – notably the Greater Toronto Area and the Golden Horseshoe – sitting at between 15 and 30 per cent.
This is reinforced by other data. “Between January and July of 2025, the Ontario Real Estate Association reported a total of 96,594 residential sales, representing a 7.1 per cent decrease over the previous year,” says Looby. “The average price for all
residential properties sold in Ontario thus far in 2025 is reported at $847,030, a 3.5 per cent decrease from 2024.”
What’s behind these numbers?
Buyers’ markets occur because of a convergence of external factors that no one has any control over. Typically, these conditions can include supply and demand, the general health of the economy, public confidence and government policies.
In 2025, several factors in Ontario have cumulatively contributed to the current state of the housing market. First, there has been a surge in new listings in 2025 – more than 10 per cent in many markets – lifting active inventory by 30 per cent over last year. The rising supply occurs while we are witnessing lower demand (resulting from high inflation, a weak economy, low confidence due to American tariffs and the threat of a recession).
Why does this shift matter, and what exactly does that mean for you?
Unlike most years over the previous decade, and certainly since the COVID pandemic, home sellers are not currently in the driver’s seat. With home prices depressed and supply high, prospective buyers will get more bang for their dollar. At the same time, because the market is less competitive, buyers are less likely to get into a costly bidding war. You may even be able to finagle some additional perks, such as closing costs and a more generous closing date.
Making now an even more attractive time to purchase a home is the Bank of Canada’s rate cut to help support affordability.
In addition to the financials, there are other reasons to shop now. Less demand means less competition, so house shopping may be a more leisurely experience than in past years when one had to act fast to get the home that they had their eyes on. It may also be less stressful as homeowners don’t currently have the upper hand. The buyer has the leverage – that’s empowering.
The situation is more nuanced when it comes to seasonal properties. In some regions, it is undoubtedly a buyers’ market. In more desirable locations where supply is limited, sellers retain control.
“During COVID, demand skyrocketed – many families wanted space, fresh air and the flexibility of working from anywhere,” explains Tarynn Lennox, a prominent realtor in Southern Georgian Bay. “That surge pushed prices up dramatically in a short time. What’s interesting is that COVID reshaped buyer expectations: people now look for cottages with strong internet, functional year-round layouts and proximity to amenities. So, while the frenzy has calmed, the desire for lifestyle properties hasn’t disappeared – it’s just become more selective, with buyers looking for the right mix of lifestyle, value and usability.”
Heather Scott of Forest Hill Real Estate Inc. Brokerage agrees. “It might be characterized as a buyers’ market, but we are moving toward balance,” she says. “Properties typically sit for a few months but get the asking price,” she explains. “This is certainly true in Muskoka, which is considered the most desirable cottage country market. There is a prestige about it that helps maintain prices and demand.”
Regardless of the current market favouring buyers, for one reason or another, many people need to sell now. They can’t wait for conditions to be ideal.
As you can imagine, a buyers’ market is not a particularly good time for sellers. Homes may languish on the market, and they rarely fetch top dollar.
What’s the strategy for selling in a buyers’ market?
“Price realistically and be patient,” says Bonnie Looby. “Properties are taking longer to sell, and buyers are doing more due diligence. A strong marketing strategy and local expertise can make all the difference.”
Additionally, a home needs to stand out, so it may be wise to consider investing in presentation upgrades. And, of course, get professional advice and be prepared.
We don’t know what 2026 will bring. “Much will depend on interest rates and broader economic stability,” explains Tarynn Lennox. “Some forecasts predict a stabilization in the market, while others believe current conditions will continue at least through the first quarter.”

The holidays are stressful and expensive. This, we know. From the abundant parties, last-minute shopping and endless to-do lists, finding a thoughtful host gift can feel like just one more thing. But when someone opens their home to you, curating the menu, the music and the atmosphere, it’s worth showing up with something that feels just as intentional.
HERE’S MY SHORT LIST OF HOST GIFTS THAT MAKE A LASTING IMPRESSION AND A FEW YOU CAN POLITELY LEAVE ON THE SHELF.
A TABLE BOOK THAT’S A VIBE
Coffee table books are the host gift that keeps on giving – equal parts décor and conversation starter. The trick? Choosing one that feels personal. For the green thumb gardener, pick a lush landscape title. For the one who changes their wall colour with every passing trend, go for a gorgeous décor title like Made For Living. Make it personal with a handwritten note inside telling them why you thought of them.



Bring something that invites conversation, like Japanese Umeshu, a biodynamic vermouth or Dillon’s Black Currant Liqueur. These bold, eye-catching options are bar-cart ready both in beauty and in taste. Again, add a personalized tag with a cheeky line such as: “For after everyone leaves” to elevate the personal touch.


Forget the cut flowers and grocery store bouquets. Look for something simple and low-effort like a potted moss bowl, bonsai tree or structural potted plant. For something easy to find, I like a small indoor pine in a neutral ceramic pot. It’s modern, easy to care for and elevates just about any space with a seasonal nod to the holiday.

Hand care might sound utilitarian, but when it’s from brands like A sop, Grown Alchemist or Le Labo, it becomes a little moment of luxury. Wrap in tissue, tie with ribbon and add a note: “For the powder room, because you’re fabulous.”
Avoid cheap wine or prosecco. If you go the route of alcohol, make it special with a unique bottle or something that evokes a memory, is personal or serves a purpose. Your handwritten note could read “One of my 2025 favourites, I hope you enjoy it as much as I do.” Make it feel intentional and your job is done.
Scents are super personal; skip the oversized, scented candles. That is all.
A generic gift basket may work in a pinch, but it doesn’t whisper the thoughtfulness we’re looking for. Instead, it shouts, “I panicked in the grocery aisle.” Your host deserves something that says you know them, and we know we can do better! And please, for all that is holiday gifting, resist the temptation of the seasonally kitschy trinkets; opt for something timeless and classic.
If you haven’t gathered my not-so-subliminal messaging, intention and presentation are everything, and matter far more than price when it comes to memorable gifts. You can skip the liquor bags or plastic wrap and go for something simple, like a classy ribbon tied or wrapped around your gift. Atop it, attach your handwritten hang-tag with a punchy, thoughtful line of why you’re gifting this to this particular host. Simple, thoughtful, memorable.

The secret to never showing up emptyhanded? Prep early. At the start of the season, I order a small stash of ready-to-gift treasures, wrap them beautifully and tuck them away. Then, when the invites roll in, I’m not panic-grabbing a poinsettia in the grocery checkout line. My hosts feel seen, my gifts feel thoughtful and I get to enjoy the party. Mission accomplished. OH

DDesigners rarely open their own homes for magazine features, choosing instead to showcase their clients’ spaces. In a change of pace, OUR HOMES sat down for a tell-all with Sarah Bilicki, founder of Sarah Elizabeth Design + Interiors, who completed a stunning renovation and addition to her 1930s twostorey brick home.
Working with her brother-in-law, Steve, owner and general contractor at Steve Bilicki Custom Homes and Renovations, Sarah set out to preserve the home’s architectural character while updating the interior to suit a busy fmaily – two working parents, two school-age children and a lively rescue pup named Indy. The modern farmhouse style was a superb choice. Its casual sophistication and soft colour palette merge past with present, ensuring relevance for years to come.




“Our kids are still young enough to want their parents close by while they play or do homework, so the updates also give us those well-connected, open living spaces we craved,” says Sarah. The icing on the proverbial cake is the new primary bedroom and en suite, giving Sarah and husband Dan a spa-like sanctuary.
Major structural issues came to light early in the renovation. A house fire, sometime in the past, rendered the second floor structurally unsound, and the entire upper floor had to be rebuilt. It was a hit to budgets and timelines, which brings us to the first of several tips from Sarah for readers planning a renovation.
In any reno, a financial contingency plan is crucial. You never know what you’ll uncover or discover behind the walls, particularly in an older home! A general rule is to budget 15 to 20 per cent of total renovation costs to cover the unexpected, and build flexibility into your project timeline.
While the budget took a hit, it’s not apparent in the outcome. Sarah’s interior design skills went into overdrive. Success, shes says, is about staying calm, finding acceptable compromises and rejigging the budget while standing firm on design elements that you are passionate about.


The staircase at the front door is original – a feature Sarah loved from the start. She wanted it refinished, but Contractor Steve thought building a new one would be easier and cheaper. “No, we’ll just have to cut costs elsewhere,” Sarah told him. So, the treads were refinished, risers painted and newel posts updated. “It’s such a historic presence in our house, I couldn’t waver on that decision,” she says.
It’s easy to be influenced by tradespeople, friends and social media. Focus on what you want, but be prepared to cut costs in other areas to achieve the dream. The kitchen and powder room were gutted and taken back to the studs. “The plan was to reinstall the old kitchen cabinets, but I couldn’t do it,” says Sarah. The box frames were reused with new cabinet doors from Allstyle Retrofit and rustic knobs and pulls were added. The matte quartz countertop from HanStone was chosen for style consistency. Sarah doesn’t hesitate to mix metals: stainless steel, chrome, satin nickel and satin brass are all on display in the new kitchen.

Satin brass pairs beautifully with satin nickel because both have warm tones. Both play nicely with the cooler tones of stainless steel. Goldcoloured fixtures pair well with almost everything.
The largest part of the couple’s budget went to the new addition. A beautiful feature is the sight-line to the back garden. The addition’s only trade-off was its size. “We have a smaller property, but the kids and Indy love to play outside. The addition reaches into the garden space by about 18 feet. Any further and they’d have had no space to play,” says Sarah. In the family room, windows from Lu-Mar Windows & Doors
are a defining feature. “They keep us connected to the outdoors in every season, with unobstructed views of the green space,” says Sarah. It’s a bright, airy room with polished white finishes and creamy fabrics. Is this practical with kids and a dog? “Surfaces wipe clean, and I chose high-quality rugs and high-performance fabrics that zip off to go into the washing machine.”
The dining room is an original space with polished white cabinets that look custom, but are actually from IKEA. The vintage dining table was a late-night score on Facebook Marketplace – Sarah even refinished it herself. Dining chairs are from two different Marketplace sellers. “It took perseverance to find the eight that I needed,” Sarah laughs.


Shiplap makes a repeat appearance throughout. It remains a popular element with homeowners of all ages. Fast fact: shiplap dates back to the Vikings, who used boards with rabbet joints to reinforce their ships against water, hence the name. Shiplap is also a nod to this home’s 1930s heritage, when the boards were used for wall sheathing.
In 2025, there is a shift toward warmer tones in flooring. The doors, window frames, sills and surrounds in this house are northern red oak. The rich reddish finish from Minwax is called Gunstock. Sarah resisted the temptation to paint sills, frames and surrounds. “I have an older home, so not painting the wood seemed historically appropriate.”
The new primary bedroom and en suite are Sarah and Dan’s retreat. Fabrics are luxurious, and colours and patterns are soft and muted. It’s a spa-like haven. In the en suite, veining on the porcelain tiles mimics marble. The floating teak vanity makes the room appear larger. Shiplap was laid vertically and painted Benjamin Moore Collingwood. The reeded glass chandelier is elegant.

WARM, SPICED GINGERBREAD WAFFLES WITH MOLASSES AND WARM SPICES – CRISP ON THE OUTSIDE, FLUFFY INSIDE. A FESTIVE HOLIDAY BREAKFAST, PERFECT WITH MAPLE SYRUP, WHIPPED CREAM OR A DUSTING OF POWDERED SUGAR.

Makes 6-8 waffles (depending on waffle iron size)
2 cups all-purpose flour
1 ½ tsp baking powder
1 tsp baking soda
½ teaspoon salt
1 tsp ground cinnamon
1 ½ tsp ground ginger
½ tsp allspice
¼ tsp ground nutmeg
¼ tsp ground cloves
¼ cup molasses
¼ cup brown sugar
½ cup melted butter
3 large eggs
1 ½ cups milk
Optional toppings: maple syrup, whipped cream, powdered sugar, candied cranberries and pecans.
Heat waffle iron according to manufacturer’s instructions.
Lightly grease with butter or cooking spray.
In a large bowl, whisk together flour, baking powder, baking soda, salt, cinnamon, ginger, allspice, nutmeg and cloves.
In another bowl, whisk molasses, brown sugar and melted butter until combined. Add eggs and milk.
Pour wet ingredients into dry ingredients. Stir gently until just combined (a few lumps are fine). Do not overmix.
Pour batter into preheated waffle iron and cook until golden brown and crisp, 4-5 minutes depending on your waffle maker.
Serve warm with syrup, whipped cream or desired toppings. OH
