to our Late-Summer/Fall edition! There’s something about this time of year – cooler mornings and earlier sundowns – that encourages reflection. It feels natural to pause, take stock and ask: What’s working? What could change? For many of us, those questions begin at home.

In this issue, we explore homes that speak to both fresh starts and thoughtful reinvention. From striking new builds to transformative renovations, the common thread is how intentional design can do more than update finishes – it can transform how we live.

Gary and Lynne’s story (page 66) is a perfect example. Long-time residents of a Victorian heritage home in Yorkville, they weren’t looking to move – they loved their neighbourhood and the sense of community around them. But with their children grown and a new stage of life unfolding, they were ready for a shift.

When our photographer Jason Hartog and I arrived for the photo shoot, Lynne breezed in with a warm, welcoming hello before popping out for some errands. Gary walked us through the home with relaxed pride, sharing stories about their art, the renovation process and how the space now supports their everyday life. The transformation is striking: what was once a more traditional, enclosed layout is now open, bright and designed for connection. Their home has become a hub for spontaneous visits, neighbourhood gatherings and family time with their grandchildren. The house hasn’t changed location, but the experience of living in it has completely evolved.

Not everyone wants to move, and more often than not it isn’t necessary. With a talented build and design team, it’s possible to reimagine what’s already there in ways that feel entirely new and deeply personal.

Wherever you are in your own home journey, we hope this issue offers fresh ideas, practical inspiration and a reminder that good design starts with simply imagining what’s possible.

RETURN OF The Scullery

In the last several years, there has been a resurgence of integrating a scullery in modern homes. Concealing the mess of food prep and dirty dishes is a favourable idea for those who love to entertain, particularly in open-concept floor plans.

There are some key differences between a scullery and a butler’s pantry and/or a walk-in pantry. A scullery is an “overflow kitchen” – an extension of the main kitchen but designed for messy tasks like cleaning, food preparation and storage of unsightly appliances. Historically found in homes with staff, the scullery was purely utilitarian, tucked towards the rear of the house and away from the main dining area. A butler’s pantry has evolved from its initial purpose, which was traditionally a space between the kitchen and dining area in wealthier homes, where tableware was stored for plating and presenting food for serving. These days, it often incorporates additional storage, a small sink, perhaps an under-counter beverage fridge and/or an ice maker and typically accommodates a coffee station. A walk-in pantry is simply storage for nonperishable food items, as well as small appliances. It does not include plumbing and/or built-in appliances.

Is a scullery right for you?

If you love to cook and entertain, planning a scullery as part of a large renovation or a new build is a great idea, provided you have the square footage to make it functional and the budget to outfit two kitchens.

Where should it go?

A modern-day scullery should be adjacent to the primary kitchen but separate and private enough to hide the mess and keep the main kitchen clean and organized. Proximity to food preparation and transferring dishes is important when entertaining guests. And when dealing with clearing and cleaning dirty dishes, you don’t want to travel far.

How big should it be?

What should it include?

The size of a scullery depends on how you need the space to function and the overall footprint of your home. It is common to include a large sink, dishwasher, additional fridge/freezer and microwave. A wall oven, secondary range or cooktop, beverage fridge, warming drawers and/or a coffee station are all options during space planning. There should be plenty of counter space for food preparation, bins for recycling, garbage and compost and ample storage for food items and other small appliances such as a food processor, blender, stand mixer, air fryer, crockpot, coffee maker and other kitchen gadgets (make sure to include sufficient outlets above the counter). If you have the square footage, consider incorporating a housekeeping corner into the scullery to accommodate a broom, mop and other cleaning supplies.

What should it look like?

The focus of the scullery is to maximize efficiency and functionality. However, the materials, textures, finishes and palette should be harmonious with the overall aesthetic of your home. Cabinetry material should withstand the wear and tear of pots, pans and constant use – ideally, a solid wood. If you opt for a painted finish, darker colours conceal more spills. Countertops in the scullery should be resilient. The backsplash has to be wipeable with minimal grout and flooring must be easy to sweep and mop. Appliance selections should be durable and reliable. Lighting should be bright and functional, and always include a window for some natural light. OH

GREEN going

Green has vined its way into the spotlight in a big way. This beloved moss-toned hue is a design darling in fashion, fabrics and everything at home.

Green has become a popular choice as a neutral hue, no longer relegated to just an accent colour, but taking its rightful place as a mainstay in homes everywhere. This shift isn’t just about colour – it’s about mindset. Green, with all its natural connotations, symbolizes harmony, renewal and growth. In uncertain times, it offers a visual sense of calm and reassurance. It reminds us of nature’s cycles, grounding us with a sense of continuity and peace. For many, incorporating green into their living spaces feels like inviting a breath of fresh air into daily life – a quiet celebration of life, health and hope.

WHAT’S BEHIND THE TREND?

As we spend more time indoors, organic design influences are being incorporated into our interiors, reinforcing our innate desire to connect with nature through organic colours, shapes, textures, materials and motifs. There’s also a deeper shift happening: an increasing awareness of sustainability and wellness in our spaces. Homeowners and designers prioritize eco-friendly materials and sustainable practices that reflect a growing environmental responsibility. Paints with low VOCs, reclaimed wood, recycled textiles and vintage finds are all making their way into today’s interiors. These thoughtful design decisions reduce environmental impact and contribute to healthier living spaces for the people who inhabit them. Wellness-focused design has become more than a preference –it’s a lifestyle choice rooted in balance, comfort and mindful living.

THE OUTDOORS, ONLY INDOORS

Biophilic design is more than a buzzword. A hallmark of this popular outdoor design trend is the use of plants and greenery. Plant life improves indoor air quality while also enhancing overall aesthetics. There are many low-maintenance options for indoor plants, such as ivy and succulents, which are hearty and adapt to various lighting conditions. Living walls are another striking design feature to consider that is gaining popularity. Of course, an organic colour palette of earth tones and muted greens can also create that outdoors-in effect. Tones such as sage, olive and moss green provide a tranquil backdrop akin to a walk in the woods, while easily complementing

and boosting the vibrancy of many other colours. Beautiful complementary choices include warm blues, gentle greys, beiges and browns or classic blacks and whites.

Texture also plays a critical role in deepening this connection. Layering woven baskets, chunky knits, jute rugs or raw ceramics can evoke the grounding feel of nature within the home. Pairing these tactile details with natural light, maximized through sheer window treatments, skylights or mirrors, brings a refreshing sense of openness and serenity to any space.

Unobstructed window views can powerfully anchor a home in its natural surroundings. Window panes allow outdoor landscapes to become part of the interior décor, framing trees, gardens, skies and natural light as living artwork. These visual connections make spaces feel more expansive and attuned to nature’s rhythms and seasonal changes.

Nature can also come alive through wall coverings and flooring, fabric upholstery, linens and even art executed in natural wood and stone, marbles, bamboo, rattan, cork, metals and a range of other organic materials that strengthen this connection to nature. Curving lines, flowing forms and botanical prints further support this natural harmony, showing themselves in furniture, textiles and decorative elements.

Pro Tip: Start small if you’re not ready for a full redesign. Introduce a few wellplaced plants, swap synthetic fabrics for natural ones like linen or cotton and use a soft green throw or accent pillow to instantly warm up a room. Even subtle changes can make your space feel more grounded, alive and in tune with nature.

As the line between indoor and outdoor environments becomes blurred, design increasingly embraces open-air concepts, even within traditionally enclosed areas. Oversize sliding doors, indoor gardens and transitional spaces like breezeways or atriums help invite the outside in, creating visual and sensory continuity. These spaces become peaceful retreats, full of natural light and textural richness, designed not just for function but for feeling.

Nature-inspired design trends are in full bloom, as the world becomes more aware of the many advantages of blending nature into built environments. Whether you’re considering a major renovation or want to introduce some organic elements to your home, there’s no shortage of inspiration. All you have to do is step outside. OH

The stunning staircase serves as the heart of the home, a sculptural centrepiece defined by its open, architectural design. OPPOSITE: This modern modular beauty makes a bold statement in Rosedale, its striking silhouette accentuated by dramatic outdoor lighting and minimalist, clean-lined landscaping.

MODULAR PIECE MASTER

“Minimalist designs look simple to do, but they are very hard to get right,” says Natasha Jurakhan, director of operations and partner at Starna Building Group, a boutique luxury home builder in the Greater Toronto Area.

STORY DENISE WILLSON | PHOTOGRAPHY ADRIAN OZIMEK

home & builder

e“Everything must be straight, flush and consistent. You see every flaw in a minimalist aesthetic, so it must be perfect.”

To reach perfection, Natasha and partner Peter Sitarz oversaw every detail of this residence in the heart of Rosedale. After seven years in business, the Starna team of 15 has extensive experience with groundup construction and complex renovations throughout Rosedale, Forest Hill, Bridle Path, Yorkdale and downtown Toronto. This house, however, was unique. “There is a lot of demand for modern homes,” says Natasha, “but the owners of this property wanted a panelized, modular masterpiece.”

In basic terms, a panelized house is a home built off-site, usually in an indoor building facility. The house is then transported to the property in sections, where the pieces are assembled like a giant jigsaw puzzle. The process typically involves large cranes to lift and move the heavy components and can cost up to 30 per cent more than a traditional build, mainly due to the expertise required to deal with onsite assembly issues caused

The construction of this 4,000 sq. ft., three-level home in just three weeks was surely a spectacle for neighbours and passersby, as cranes and heavy machinery carefully positioned the preconstructed modules in place.

Bold artwork and sleek, clean-lined surfaces work in harmony to elevate the home’s modern aesthetic, creating a refined yet visually dynamic atmosphere throughout.

by property irregularities. “There are situations where the extra cost is still a savings,” says Natasha. “This process can reduce the framing schedule by more than half. In this case, conventional lumber framing would have taken eight weeks, whereas the panelized system completed the framing in just three weeks.”

This 4,000 sq. ft., three-level abode boasts soaring 10-foot ceilings on the main level, nine-foot ceilings on the upper floor and basement, and floor-to-ceiling doors and windows that flood the space with light and offer a 360-degree view of the newly landscaped yard. It’s got three bedrooms, an office, four bathrooms and an open-concept kitchen, dining and living area. Continued on page 43

High-end appliances, natural surfaces and light wood cabinetry come together seamlessly to create a warm, inviting space designed for unforgettable moments in the heart of the home.

home & builder

The open staircase, paired with glass half-walls and floor-to-ceiling windows, blurs the line between indoors and out, flooding the space with light and offering elegant views of the charming neighbourhood beyond.

The result is a home that balances modern openness with livable warmth. “We enjoy hosting small gatherings and dinners, and the space is perfect for that,” say the homeowners. “It is open without feeling cold, and there is a natural flow that makes entertaining easy. At the same time, it is a very peaceful place to be on your own. The design allows for both connection and privacy, which is something we value.”

“Modular houses can be hard to assemble and customize,” says Natasha, “but we use a unique process called ‘panelization.’ The metal supporting walls, floors and ceilings are structurally sound when they arrive on site, allowing us to assemble them like Lego pieces.” This premium process significantly expedited this build, and the entire house was erected in three weeks. “Our team then customized the details,” adds Natasha.

The homeowners collaborated with an architect to ensure the design would complement their wants and needs. The Starna team then suggested cost-saving alternatives and unique design elements, including heated, exposed-concrete floors, a large Calacatta stone kitchen island and a simple yet elegant metal staircase. “The streamlined stairway is a piece of art,” says Natasha, noting it was also sent in pieces and assembled on site. Continued on page 44

A striking round mirror spanning the entire wall adds dramatic impact and amplifies the sense of space, seamlessly reflecting the interplay of light wood tones and stunning natural stone surfaces.

ABOVE: Expansive windows offer uninterrupted views of the surrounding neighbourhood, while light wood flooring and black-framed accents underscore the home’s sleek, modern character.

LEFT: Airy hallways, soaring ceilings and crisp white walls are elegantly punctuated by black lighting fixtures, bold statement walls and striking window frames, crafting a sense of timeless modernity.

home & builder

That staircase became one of many standout features. “One of the things I love most is how calm and intentional each space feels,” says the homeowner. “The kitchen is a standout. It is clean, sculptural and functional. Every material was chosen with care and it shows. I also really appreciate the stairwell design and how it plays with natural light throughout the day. There is a quiet elegance to the home that makes being here feel effortless.”

Starna Building Group’s talented tradespeople did the interior walls, millwork and cabinetry by hand, including built-ins that add storage and character to every room. Strip lighting all but disappears, and notable light fixtures from Dark Tools add pops of personality.

To complement the European white oak flooring provided by Moncer Flooring, flush drywall was used instead of casing and baseboards. “We had to align the expertise of our drywall expert, the trim carpenter and the flooring contractor to ensure straight lines and a seamless aesthetic,” says Natasha. While the goal was to achieve a simplistic, clean aesthetic, this modern style limits the locations where electrical, plumbing and HVAC systems can be installed. It’s a balancing act, and everyone must do their part with utmost precision.

LEFT: A floating wood vanity, a bold grey stone shower enclosed by a seamless glass wall and a raised stone basin combine to create a moody and memorable bathroom retreat. ABOVE: Additional black cabinetry, sleek stone surfaces and moody lighting create a stylish and functional backdrop for this secondary kitchen and prep area.
Slatted feature walls and oversize backlit mirrors add a bold, dramatic touch that complements the home’s cohesive modern design.

home & builder

Black wood cabinetry provides a striking contrast against the white wood flooring, creating a dramatic and sophisticated atmosphere in the en suite walk-in closet. Thoughtfully designed for both style and function, the space balances bold aesthetics with everyday practicality.

“We’re small enough to ensure clients that Starna principals will be hands-on with every project,” says Natasha, “but big enough to manage every detail. Exceptional customer service is our top priority.”

That attention to detail didn’t go unnoticed. “Working with Starna was incredibly smooth,” the homeowners say.

“They listened closely to what we wanted and helped guide the process without ever being pushy. The communication was clear, the craftsmanship was excellent, and they brought a real sense of care to every stage of the build. We felt heard, respected and supported from start to finish.”

Looking back, the homeowners emphasize

A minimalist wood desk positioned before a large window forms a compact yet stylish workspace, bathed in natural light and thoughtfully integrated into the home’s design.

one takeaway. “Be thoughtful about who you work with,” they say. “The right builder will not only bring your vision to life but will also make the journey enjoyable. With Starna, we felt like we were in good hands the entire time. Trust matters, and so does a shared sense of design and detail. We are genuinely proud of the home we created together.”  OH

In the en suite bathroom, a spacious floating double-sink vanity and a deep freestanding soaker tub are elegantly crowned by an expansive wall-to-wall mirror, enhancing both light and luxury.

MIXED BORDERS

Gertrude Jekyll, the doyenne of gardening, first introduced the mixed border to Victorian England. We have her to thank for the loose “cottage” garden style – reflecting a kind of controlled chaos – that continues to inspire gardeners today. It’s also my personal favourite style.

WHAT IS A MIXED BORDER?

A mixed border is exactly what it sounds like: a carefully curated mix of plants that offers interest throughout the year. This type of garden bed includes evergreens for year-round structure, shrubs for height and framework, grasses, perennials, annuals and bulbs for seasonal colour and variety. It has something for everyone.

If you’re building a mixed border from scratch, there are several factors to consider: site evaluation, objectives and then plant selection.

Regardless of the first two considerations, most mixed borders should have:

ROOM TO GROW

Mixed borders need space to shine. At least six feet wide is ideal. Add stepping stones tucked into hidden spots to allow for access and maintenance.

ALL-SEASON INTEREST

Plan for year-round beauty. Start early with spring bulbs that overlap into summer bloomers. Ornamental grasses, evergreens and structural shrubs can carry your garden into fall and even into the winter holidays.

PHOTO: TERESA MATAMOROS

COLOUR AND REPETITION

Repeat colours throughout the bed to guide the eye. You don’t need to repeat the same plant; stick with similar tones. Neutral tones like white or grey can serve as buffers between colours that might otherwise clash.

FOLIAGE FOR CONTRAST

Even when flowers aren’t in bloom, contrasting foliage creates visual interest. Use different textures, shapes and colours of leaves to add depth. Using tropicals with big, bold leaves – such as canna, palms, elephant ears or bananas – in colourful containers adds an exotic feel and a wow factor to the border.

STRUCTURAL FRAMEWORK

Create a mix of formal and informal elements. Some of the most inspiring gardens use clipped boxwoods or yews to provide structure for otherwise wild and exuberant plantings. (Note: Due to the spread of the box tree moth, consider alternatives to boxwood.)

You can also introduce formal elements within a relaxed setting by using sculpted topiary plants or dwarf Serbian spruce, bird’s nest spruce, dwarf pines or weeping conifers for striking winter silhouettes. Vertical elements help break the horizontal plane and can be achieved with obelisks and arbours with climbing vines like clematis.

LAYERING AND PLANT PLACEMENT

Tall plants typically go toward the back of the border to provide height and a backdrop. However, don’t be afraid to add some taller varieties with an airy or open structure, such as Verbena bonariensis. Ornamental grasses such as Molinia ‘Skyracer’ moor grass can be planted toward the front or middle to add movement and vertical interest without blocking the view.

PRACTICAL TIPS

Sun and Shade: A combination of both will expand your plant palette, but also add to the challenge.

Complementary Plant Pairings: Combine plants based on compatible textures, forms and growth habits.

Repetition Creates Unity: Repeating elements like colour, texture or form ties the garden together, facilitating the cohesive element.

Edibles: Placing a few colourful herbs such as variegated sage, basil, purple kale or even a tomato plant or two in the border is a wonderful idea, especially if you don’t have the space for a separate vegetable garden.

MAINTENANCE & LONGEVITY

While mixed borders are lush and dynamic, they’re not entirely low maintenance. Expect to do some deadheading on perennials, weeding and pruning.

However, once the garden is wellestablished and densely planted, it will help suppress weeds and require less effort overall.

Don’t be intimidated by the time it takes to create a mixed border – it evolves. The beauty is in its flexibility. Start planting and enjoy watching it grow year after year. After all, the best thing about starting today is that something beautiful will already be there tomorrow. OH

BONFIRE ESSENTIALS for Late-Summer Nights Backyard

Starry skies, sweet s’mores and satisfying sips are calling!

Maximize your time outside by turning any evening into a sizzling late-summer or early-fall gathering around the bonfire – perfect for staycations and family nights at home. From seating to snacks and everything in between, you can create memories that last a lifetime right in your own backyard. 1

GATHER ‘ROUND

The perfect bonfire starts with the setup. Choose a classic wood-burning fire pit for that crackling campfire feel or gas-powered flames for simple lighting and minimal smoke. If you’re going in the traditional direction, keep wood stacked in a decorative holder that doubles as a piece of art in your yard.

Organize seating around your bonfire pit using weatherproof Muskoka chairs, a colourful and more permanent option, or good-quality camping chairs that can be packed and easily stored. For extra warmth, throw some soft, comfortable blankets on the chairs.

For added ambience, place lanterns along pathways or on your deck stairs and hang string lights that project a soft glow in keeping with the fire. Flickering candles in hurricane lanterns or LED candles can also enhance the cosy atmosphere while keeping things safe.

Concrete for Canada’s Harshest Conditions

The Industry Shift:

Concrete Is Becoming the Builder’s First Choice

Across Ontario, builders, engineers, and architects are quietly rewriting their specs — and concrete is moving to the top of the list.

Interlock pavers, once the go-to for exterior surfaces, simply don’t hold up under Ontario’s climate. Frost heave, shifting bases, and weed growth make them expensive to maintain over time. Wood decks face similar issues, demanding seasonal upkeep and struggling with structural longevity.

Concrete is replacing both because it offers:

• Structural performance – FRP vinyl ester rebar eliminates corrosion, while air-entrained concrete is designed for freeze-thaw resilience.

• Design versatility – From architectural broom finishes to decorative stamped surfaces, concrete can match any aesthetic, whether modern urban or rugged cottage.

• Cost efficiency over time – Properly installed concrete requires less maintenance, fewer repairs, and maintains its integrity for decades.

Builders aren’t just upgrading for looks — they’re upgrading for performance, warranty, and client satisfaction

More and more, the question isn’t if a project should use concrete — it’s which concrete solution best fits the design At Spence Canadian Concrete, we work with builders, architects, and homeowners to make sure the answer is always built to last.

Hot tip for creating memories:

A great bonfire is more than just flames – it’s about the whole experience. Set the mood with a summer playlist or acoustic tunes by the fire. Keep the energy lively with storytelling or a round of “telephone” to break the ice. Backyard games like cornhole and jumbo Jenga encourage guests to get up and move, while a simple deck of cards provides more fun around the fire.

SIP AND SAVOUR

Curate a special menu that includes a mix of warm and cool beverages, sharable snacks and interactive roasting. Use enamel camp mugs or stainless-steel insulated drinkware to prevent broken glass around the fire. The best bonfireready drinks include refreshing beer, classic Canadian Caesars, smoky-bourbon campfire cocktails, canned mocktails and hot chocolate topped with toasted gooey marshmallows. Stock up on all the ingredients to make enough s’mores to go around, including graham crackers, chocolate and marshmallows. For a delicious twist, swap out milk chocolate for a caramel-infused specialty chocolate bar. Bring out plenty of stainlesssteel marshmallow roasting sticks to use as the night goes on. Crack open a few bags of popcorn, chips, and nuts, too, or set out a bonfire snack board with an assortment of trail mix, dried fruit, pretzels and chocolatecovered treats for fireside grazing.

Hot tip for creating memories:

Try the latest trend – savoury charcuterie s’mores – by stacking crackers, a piece of gourmet cheese, cured meat and a dash of red pepper jelly or a drizzle of hot honey, then warming them over the fire using a grill basket. Your guests will melt over every bite!

BEYOND THE BONFIRE

Don’t forget the practical must-haves: a fire extinguisher or bucket of water for safety, bug spray to keep pests at bay and a quick check of local bylaws to ensure you follow fire regulations. With the right mix of fun and precautions, your bonfire will be unforgettable and worry-free! OH

Check municipal bylaws before lighting a backyard fire.

Just Add LIGHT LIGHT

TRANSFORMING

Custom cabinetry is no longer just about clever storage – it’s about telling a design story that feels completely and uniquely yours. Integrating built-in lighting is one of the most exciting trends elevating cabinetry design today. This isn’t just about brightening a space; it’s about creating a mood, enhancing functionality and showcasing the beauty of your home through light.

When you integrate lighting into cabinetry, you’re doing more than illuminating corners –you’re adding intention to every inch. It’s about creating atmosphere. Built-in lighting makes your space feel curated and personal, down to the last detail.

Lighting That Reflects Your Style

The beauty of integrated lighting is how it can adapt to your unique taste. From sleek, cool tones that complement minimalist design, to warm, golden hues that feel cosy and timeless, your choice of lighting sets the tone for each space.

LED lighting is the gold standard here, for good reason. It’s energy-efficient, low-heat, long-lasting and ultra-flexible. Whether you choose LED strips, puck lights or recessed panels, this type of lighting can seamlessly fit into your cabinetry, adding elegance without bulk.

Equally important is colour temperature, which plays a major role in creating the right vibe:

2700K to 3000K (warm white) is perfect for relaxing spaces like bedrooms, living rooms and reading nooks.

3500K to 4100K (neutral white) works beautifully in kitchens and offices. It’s bright and clean without being too harsh. STORY

Setting The Mood With Light

Built-in lighting gives you control over how a room feels at any time of day. For example, soft ambient lighting tucked above the cabinets in the dining area can help you set a warm, inviting tone for gatherings. In your bedroom, low-level toe-kick lighting creates a gentle glow under cabinets, making nighttime routines more peaceful.

In the home office, cabinet lighting doubles as both a design detail and a source of focus. Instead of relying on harsh overhead fixtures, integrate undershelf lighting or cabinet-side LED strips to cast light exactly where needed. This reduces glare, enhances productivity and adds to the room’s overall polish.

PRO TIP: LAYER YOUR LIGHTING FOR DEPTH AND DRAMA

Want your custom cabinetry lighting to feel truly nextlevel? The secret is layering.

Ambient Lighting: This is your foundation. LED strips above or beneath cabinetry provide soft, even illumination across the room.

Task Lighting: Focused and functional. Place undercabinet lights in kitchens or home offices where visibility is key. Make sure to install them toward the front edge of the cabinet base for the best light coverage.

Accent Lighting: The jewelry of your cabinetry. Use puck lights or directional LEDs inside glass cabinets or open shelves to highlight décor, collectibles or art.

By thoughtfully combining these layers, you create a rich visual experience. The lighting works together to shift the mood, draw attention to key elements and improve the overall usability of your space.

Custom cabinetry with lighting isn’t just beautiful, it’s practical. In spaces like the kitchen, where prep work demands precision, integrated task lighting makes daily life easier. Under-cabinet lights eliminate shadows on countertops, while lit drawers or pantry shelves make items easier to find.

The same goes for closets or mudrooms, where motionactivated lighting inside cabinetry adds flair and function. No more fumbling for switches, just clean, effortless design. With today’s smart home capabilities, lighting has become even more customizable. Many systems allow you to adjust brightness, colour and scheduling right from your phone or with a voice command. Whether cooking dinner or winding down with a movie, the perfect lighting is just a tap away.

A Smart Investment In Your Space

Beyond improving your daily life, built-in cabinet lighting also increases your home’s value. Buyers are increasingly drawn to homes that blend modern design with thoughtful technology. Custom cabinetry with integrated lighting sends a message: this home is stylish, well-planned and move-in ready.

Your Home, In The Best Light

At its best, custom cabinetry does more than organize, it inspires. When you pair it with built-in lighting, it becomes a central design feature of your home. Sometimes, it’s the quiet details that make the biggest impact. Built-in lighting doesn’t just illuminate your cabinetry, it brings your home to life in a way that feels effortless and personal. OH

Victorian Bones MODERN SOUL

Tucked away on a quiet street just steps from Yorkville’s bustling epicentre, Gary and Lynne Jonsohn’s home carries its Victorian charm with quiet confidence. Built in the 1880s, it’s a three-storey semi-detached with all the historical cues. But step inside and the story changes. Sleek finishes, structural steel, a floating staircase and tripleglazed windows create a bold, contemporary interior – a total transformation led by a trusted builder, designer and the vision of two determined homeowners.

STORY JANET WHITE BARDWELL PHOTOGRAPHY JASON HARTOG

home & builder

The couple moved into the home in 2002 and their first job was to repaint the home’s mostly “Pepto-Bismol pink walls,” says Gary. That first refresh led to years of slow and steady upgrades, including a bathroom renovation after a fire in 2007 and a basement dig-out in 2012. But the full-scale reinvention didn’t come until 2018, triggered by a cracked kitchen counter. “A kitchen reno was definitely on the books, and it wasn’t long before we decided that the home in its entirety had to be redone,” he says.

To tackle the project, the Jonsohns turned to de Blois Built Inc., led by Mike de Blois. “A couple of years before doing our renovations my son did a very extensive rebuild of his house,” says Gary. “It was a challenging project, and Mike and his crew handled the job like pros. He is very easy-going, but always on the ball. We did go out for bid on the project with two serious contenders. I had a sense of trust with Mike and it was a good choice.”

Mike says the multi-floor overhaul was a dramatic and interesting challenge. “Our goal was to retain the character of the home’s Victorian features, while modernizing and enhancing the home’s elegance,” he says. “We wanted to honour both the history and character of the home as well as Gary and Lynne’s sophisticated modern aesthetic.”

TOP: A cosy, casual TV area offers the perfect place for the couple to unwind, with clear sight-lines enhanced by glass walls surrounding the staircase, allowing natural light to pour in and fostering a warm, open atmosphere. ABOVE: The living room flows effortlessly into the kitchen and out to the back garden, creating an ideal space for daily living, entertaining and spontaneous neighbourhood gatherings.

The striking floating staircase serves as the centrepiece of the renovation, establishing a bold, modern aesthetic that defines the entire space. BELOW: On the second floor, a spacious lounge offers an inviting retreat for relaxation and entertainment. Anchored by a large leather sofa, the area is enhanced with distinctive artwork and an oversize coffee table, creating a stylish yet comfortable space for unwinding or hosting guests.

To support the dramatic new layout, a steel moment frame –supplied and installed by Scarboro Steel Works Inc. – was threaded from the basement to the second floor. “These allowed us to dramatically open up the interior and build the striking steel single stringer staircase with cantilevered treads and landings,” says Mike. The sculptural stair was paired with glass and custom railings by Mrail, while the floating treads on the basement stairs were cut from solid oak by AV Hardwood. Sunlight pours in through that open stairwell, animating the space with shifting patterns and lightness.

The stair now serves as both a functional core and visual anchor of the home. Opening up the walls surrounding it and inserting large triple-glazed window assemblies from NeüFenster transformed the home’s natural light and flow. Gary says that replacing the original single-pane windows and doors was essential, as they leaked extensively and offered little insulation. Though the upgraded Internorm/NeüFenster units came at a significantly higher cost, he believes the unmatched quality made them worth it. During installation, they discovered the existing window openings were out of square, which led to rebricking most of them. Rebricking was handled by Priory Construction, ensuring clean lines and a tight envelope. Continued on page 70

home & builder

Inside, the design team at U31 Inc. – led by partner Neil Jonsohn – worked alongside architect Robert Micacchi of Micacchi Architecture Inc. to create a minimalist interior that respects the building’s age while embracing bold modernity. White oak flooring by AA Floors & More Ltd. creates a luxurious natural foundation. The new kitchen is sleek, grounded by high-end custom cabinetry from Multiflex Custom Cabinet and Millwork Solutions, stone countertops from Stone Masters and durable porcelain flooring sourced from Weston Tile and Stone Tile International, installed by Shieldtile. An elegant touch comes from the minimalist floor grilles by Fittes Vents, selected on the recommendation of de Blois, says Gary.

On the main level, a fireplace from Marsh’s Stoves & Fireplaces adds a focal point, where sleek mouldings from Brenlo Custom Wood Mouldings & Doors define the space. Poplar trim was used throughout, and the walls were finished with precision by Modern Brush Painting. The new open layout and modern architectural details provide a striking backdrop for the couple’s eclectic mix of Mid-century modern furniture and curated art, allowing each piece to stand out.

A design hiccup in the dining room turned into one of the home’s standout features. “Initially this was done with a fancy Italian tile,” says Gary. “Unfortunately, once the lighting was installed it showed every flaw and misalignment and had to be taken down. Our project foreman understood what I was after and said he could create the same look with wood fluting, and bingo! It was perfect.” The rich, rippling grain of the wood draws the eye upward from the fireplace, shifting in character as sunlight moves across throughout the day – adding depth, warmth and continuous visual interest.

Upstairs, other fine details include sleek, frameless, shower glass from Chapin Glass in the striking en suite with fixtures from Roman Bath Centre and discreet pocket doors from Dayvan with KN Crowder hardware. A firerated shutter from Garage Doors & Service Ltd. adds protection between floors, installed with expert coordination. Continued on page 72

Gary says the entire process was seamless and the de Blois Built team was professional and knowledgeable. “During construction we moved out of the house, but were lucky enough to rent a house on the street. Because of the close proximity I was able to answer questions quickly,” says Gary. “Not sure how much of a nuisance I was, but I was in and out of the house a few times a day.”

Mike credits the success of the build to the couple’s commitment and vision. “The whole process was quite smooth actually,” he says. “The strong communication and connection we had was really the foundation. The outcome is reflective of the strength of the connections on this project, especially given what a big deal it was to integrate a steel moment frame into a heritage building. Their ability to visualize things was great – they had a clear understanding of what they wanted and were able to communicate that to us.”

The result is a home the Jonsohns genuinely enjoy every day. “We love living in our house,” says Gary. “I get a kick daily walking down the stairs into the kitchen to get a morning coffee.” OH

the RULES OF DESIGN

Exceptional design shapes the way we live. It’s more than just appearances. The most welcoming homes don’t look staged; they feel lived-in, personal and purposeful. Style and function aren’t opposites; they’re partners in harmony. When they work together, a house transforms into something greater: an experience and a reflection of life itself.

QUESTIONS & ANSWERS

Good design starts with purpose. Before sourcing a single piece, ask yourself how you want the room to feel and function. A serene bedroom, a sociable living room and a hardworking kitchen will each lead to very different choices. However, across all rooms and styles, a few timeless guidelines create the scaffolding for great design.

FEEL THE RHYTHM

Start with space. Rooms need rhythm. Allow a minimum of 16 to a maximum of 20 inches between a sofa and coffee table so guests can pass through with ease, and to ensure drinks and books are within comfortable reach. In dining areas, provide at least 36 inches of clearance behind each chair to allow people to sit and stand freely without disrupting others. And when it comes to walkways, 30 to 36 inches is ideal for a feeling of openness that doesn’t waste square footage.

The floor is your foundation, and the rug your anchor. The right rug doesn’t just define a space, it elevates it. A rug that’s too small can make a room feel disjointed, like furniture is floating without purpose. In living areas, a rug should ideally allow all major furniture (sofas and chairs) to sit on it at least partially. At minimum, the front legs of each piece should rest on the rug. An eight-by-10-foot rug works well in many living rooms, but larger spaces often require a nineby-12-foot rug or even a 10-by-14-foot version. Under dining tables, always allow at least 24 inches beyond the table’s edge; this ensures chairs remain on the rug even when pulled back.

At Katherine Joy Interiors, the goal is to enhance your lifestyle and home’s value, while making the design journey one you truly enJOY.

design ideas

Spacing is equally vital when arranging your furnishings. A common misstep is pushing everything against the walls, which can create a feeling of distance rather than openness. Pull furniture inward to create zones for conversation. Between armchairs and side tables, leave a few inches of space so that items are easy to reach. Ensure the height of the side tables falls within one-to-two inches of the arm height of the nearest seat for a harmonious look.

Art, too, deserves thoughtful placement. When hanging artwork on an empty wall, aim for the centre of the piece to fall around 57-to-60 inches from the floor. This aligns with average eye level and ensures the piece speaks to the viewer. When placing artwork above furniture such as a sofa or console, maintain a six- or eight-inch gap between the top of the furniture and the bottom of the frame.

Lighting is the quiet hero of any room. A well-lit space includes layers: ambient lighting to fill the room, task lighting for reading or working and accent lighting to create mood and focus. Always install dimmers where possible, as they transform the atmosphere more effectively. And don’t overlook scale when selecting fixtures. A chandelier or pendant that’s too small will feel apologetic, while one that’s well-sized creates drama and cohesion.

Textiles and texture complete the composition. Mix materials intentionally – linen against leather, matte ceramics beside gleaming brass, the plush depth of velvet balanced by cool marble. Design thrives in contrast. Instead of buying matching sets, curate. Combine old and new, polished and raw, hard and soft. These juxtapositions tell your story more richly than a single style ever could.

Edit generously. Space is a design element in its own right. A well-placed chair with nothing beside it lets the room breathe. Don’t over-style every surface; let your favourite pieces shine. And finally, let the space evolve. The best homes aren’t decorated in a weekend; they’re built over time and layered with intention. Choose pieces that mean something, that feel like you.

DESIGNER’S ESSENTIALS: CORE MEASUREMENTS TO FOLLOW

Between sofa and coffee table: 16-to-20 inches.

Dining chair clearance behind chairs: Minimum 36 inches.

Rug under dining table: Extend 24 inches beyond all sides of the table.

Living room rug: Front legs of all seating should sit on the rug.

Artwork centre point: 57-to60 inches from the floor.

Space between art and furniture below: six-toeight inches.

Side table height: Within one and two inches of sofa/ chair armrest.

Walkways and main circulation paths: 30-to-36 inches.

When function and form are given equal weight, the result is a space that invites you in and quietly holds you there. That, in the end, is the true beauty of a welldesigned home. OH

FOR EVERY HOME

A TOUCH OF fall MINIMALIST SEASONAL DÉCOR IDEAS

While this year’s décor trends embrace the “more is more” mantra, not everyone wants to go all in. These thoughtfully curated, fall-inspired pieces will add a hint of the season without overwhelming your space, creating a perfect balance for those who feel just a little bit spirited. From pumpkinshaped faux flame candles to woodland lanterns and natural-coloured accents, this top 10 list will help welcome autumn into your home in the most effortless way.

1. Decorative Mushrooms

Bring a hint of forest charm indoors with a trio of minimalist mushrooms. Their organic shapes and subtle tones add whimsy and warmth to mantels, shelves or side tables.

2. Seasonal Wreath

A neutral pampas grass wreath brings natural texture and fall flair that easily coordinates with existing home décor. Hang it on a door or lay it flat with candles for a seasonal centrepiece.

3. Owl Vase

A quirky owl vase will add personality to any space. Let it stand alone as a charming fall accent or fill it with fresh blooms for a more styled, polished look. Display, then change.

4. Fall Glassware

Simply swap in glassware with rich, earthy hues like aubergine or olive for an instant autumn upgrade. These moody tones elevate everyday dining and add depth to your table setting.

6. Woodland Lanterns

Perfect for porches or fireplace accents, wood-framed lanterns will add warmth that suits a rustic vibe. Fill them with candles, gourds or pine cones for an effortless display, then change the contents when winter arrives.

7. Simple Seasonal Sign

Sometimes, simple says it best. An intentional, well-placed “Fall is Here” sign instantly sets the tone with no pumpkins required. It’s a cheerful, understated way to greet the new season.

9. Candles

With sculptural tapers and flameless designs in pine cone or pumpkin motifs, candles offer a simple, elegant way to create ambience and a solution for lighting up an overlooked corner. Opt for fall favourites like pumpkin spice, apple pie, vanilla or chai.

10. A Hint Of Halloween

Not ready for full fright mode? This smoky aluminum bat tray adds just the right edge. Perfect for keys, candy or as décor on its own, it’s a sleek way to participate in the spooky season.

5. Cosy Pillows

Switch up your space with throw pillows in neutral colours and subtle textures. To take this one step further, try a pillow with a catchy phrase, keeping it soft in colour and lighthearted with the message.

8. Pumpkin Trivets

Practical, purposeful and playful, these knit pumpkin trivets bring soft texture to your kitchen. Perfect for festive entertaining or everyday use, they’re even cute enough to leave out long after the dishes are done.

One of the easiest ways to approach minimalist seasonal décor is to think in layers – small changes that blend seamlessly into your existing set-up. A decorative pillow, a subtly whimsical object or a nature-inspired texture can go a long way. The goal isn’t to theme your space, but to enhance it with items that quietly reflect the time of year. How to Choose the Best COOKING OIL

Oils are an essential part of cooking. They provide flavour, texture and nutrients and can help elevate a dish. However, not all oils are created equal in their culinary uses and nutritional profiles. Some oils are best suited for cooking at high temperatures, some are more flavourful and some have more health benefits.

When choosing an oil to cook with, consider what you’ll use it for. Will you be adding it to baked goods and salad dressings, roasting or deep frying? Oils have a range of smoke points, or the temperature at which the oil breaks down, producing free radicals and acrolein, the chemical responsible for the burnt, bitter flavour and smell. If you’re cooking something at a high temperature, you want to choose an oil with a high smoke point.

From a nutritional lens, choose oils high in monounsaturated and omega-3 fats, which are healthy. Additionally, look for oils that are less refined. They are less processed and therefore contain more nutrients. Just note that refined oils have a higher smoke point, whereas unrefined oils are more sensitive to heat and may go rancid quicker.

COMMON COOKING OILS:

AVOCADO OIL: High in monounsaturated fats, making it one of the healthier oils. Refined avocado oil has a neutral flavour and a high smoke point (520˚F), making it versatile for any type of cooking, including high-heat methods like roasting, sautéing or frying.

OLIVE OIL: High in healthy fats and a staple in the Mediterranean diet. Extra virgin olive oil is unrefined and has a lower smoke point (350˚F), making it better suited to low temperature cooking, baked goods and dressings. Regular olive oil is refined, has a more neutral flavour and a higher smoke point.

CANOLA OIL: Once demonized, research has shown that canola oil is high in healthy fats like monounsaturated and omega-3s, and isn’t something to be feared. It has a neutral flavour, is inexpensive, with a high smoke point and is the go-to choice for deep frying.

VEGETABLE OIL: A blend of different refined oils, vegetable oil has a neutral flavour, a high smoke point and is inexpensive. It’s higher in omega-6 fatty acids than the other oils, so it’s not an oil to consume in excess.

COCONUT OIL: Because it’s higher in saturated fats than other oils, it remains solid at room temperature. Unrefined coconut oil tastes and smells like coconut, whereas refined coconut oil has a neutral flavour and a higher smoke point. Coconut oil can be used in baked goods and lower-heat cooking methods.

FLAXSEED, HEMP SEED, WALNUT AND PUMPKIN SEED OILS are all very heat-sensitive. They’re quite flavourful, some have health benefits and make great additions to salad dressings or as a finishing oil. But don’t cook with them.

Bottom Line: No one oil is universally best. Instead, choose the oil best suited for the recipe you’re using and your personal preference. OH

HOUSE

A MODERN HOME FOR WORK & PLAY

WWhen it was time for Lidia to downsize, she didn’t go far. She simply bought a smaller lot in a private enclave down the road. “I felt that this is the perfect hideout for me,” she says. “It’s a similar setting, close to nature and connected to the water.” She then sat down and outlined her vision for her new London home. Continued on page 102

FAR UPPER RIGHT: An elegant white oak and floating staircase with glass railings by B&G Glass & Mirror provides access to the lower level, which includes an indoor pool by Flandscape, as well as a gym, sauna, lounge, wet bar and the homeowner’s art studio. BOTTOM RIGHT: An oversize dandelion sculpture by Murals in Metal creates a welcoming touch. Charming wood sculptures by Ontariobased chainsaw artist Bobbi Switzer are creative representations of Lidia’s grandchildren, a project commissioned to commemorate Children’s Day.

STORY NICOLE LAIDLER PHOTOGRAPHY KIMBERLY BRICKER

“I’m in a different season in my life now,” says Lidia, who wanted to create a space to host her children, grandchildren and friends. “I love light and open windows, so I wrote that the house should be a place where the light dances around, and that invites nature in. I love the water, so I wanted an indoor pool so I can swim year-round. I love to eat outside, I love fireplaces and I love art.”

An avid painter, Lidia’s former home lacked a dedicated studio. “In this house, I wanted a space where I could create,” she says.

Lidia worked with Eugene Dumitru and his team at 360 Smart Design to bring her vision to life. With the architectural drawings in place, she turned to Vasile Caniuca, founder of Millstone Homes, to tackle the actual build. “We had worked together on a previous project, and had developed a friendship,” Lidia says.

As one of London’s premier custom homebuilders, Millstone project manager Oleg Ulyaynuk explains that the company works with a roster of trusted tradespeople. On this project, Core Forming Inc. set

the home’s foundation and tiered backyard decks, glass railings inside and out were installed by B&G Glass & Mirror, while the framing was completed by Paul Hudson Carpentry. The 8,000 sq. ft., four-bedroom home took almost 18 months to complete. “Lidia is a visual person,” Oleg says. “She liked to come in to feel the space and then make changes.”

“I have always had a big imagination, and I love to play,” says Lidia, who nicknamed the California-style home her Dandelion House in a nod to a front yard garden sculpture from Murals in Metal.

The home’s 50 sq. ft. Reynaers Aluminum pivot front door from Raven Windows creates an immediate sense of grandeur. Once inside, visitors are greeted by 14-foot ceilings and unobstructed river views, thanks to expansive windows that take full advantage of the home’s scenic surroundings.

“All of our windows are custom made,” explains Raven Windows founder, Augustin Bud, who worked closely with 360 Smart Design and Millstone Homes to fulfill Lidia’s wish to connect her living space with nature.

The open-concept great room incorporates the kitchen, dining area and living room. Designed by Martha Huk of Hedgeford & Berkley and built by Martin Jesko Custom Cabinetry, the European-style kitchen features handleless cabinetry in Eyeglass white acrylic and contrasting rift cut walnut veneer. A horizontal window replaces a traditional backsplash, while a Fisher & Paykel induction cooktop with integrated ventilation ensures an unobstructed view. “I love to look at the sunrise when I’m cooking early in the morning,” Lidia says.

Back inside, the formal dining area is defined by ball pendant lighting (sourced from Germany) and features a sleek built-in sideboard, open shelving, wine bar and coffee station, all by Martin Jesko. In the adjacent living room, a life-size sculptural light fixture called Charlie provides a playful focal point.

An opening leads to a cosy television room. Here, walls are painted Benjamin Moore Iron Mountain in striking contrast to Chantilly Lace, the paint hue used throughout the rest of the house. Contemporary chandeliers from Living Lighting London and a custom bar in reeded walnut topped by leathered quartz countertops give the space an intimate, glamorous feel.

Lidia’s home office, a guest room, primary bedroom and en suite are found in a separate wing. In the en suite, blackand-white porcelain tiles, installed by Lirioplan Construction Ltd., make a bold statement. “Some people might think it’s too much,” notes Lidia, “but I find it organic.” A spacious dressing room by Closets by Design offers ample storage, allowing the primary bedroom to remain uncluttered. Here, a frameless corner window provides a stunning river view.

Lola, a large wood-carved frog by artist Bobbi Switzer, stands watch over the pool area, reminding Lidia “to be happy and flexible.” An indoor sauna, workout room and full bathroom with steam shower complete this personal wellness retreat.

A spacious lounge area, light-filled artist studio and separate granny suite with full kitchen and bathroom complete the downstairs area.

Lidia’s home holds one final surprise – a secondfloor loft bedroom with a full en suite. With its private balcony and wall of windows, this lightfilled space may offer the best views in the house.

“This build was like a difficult pregnancy,” says Lidia with a laugh. She credits her son-in-law, Kyle Schreyens, for supporting and advising her through the entire project. “But now that the baby is born, you just enjoy.” OH

BARBECUED SALMON Skewers

RECIPE AND PHOTOGRAPHY

Grilled salmon skewers glazed with a rich, Asian-inspired barbecue sauce, offering the perfect balance of smoky, sweet and savoury flavours. Fire up the grill for an easy, irresistible meal.

INGREDIENTS

Serves 2 (4 skewers total)

SALMON

Skewers, soaked in water if wooden

1 ½ lbs salmon, cut into 1 ½ inch cubes

Optional garnish: sesame seeds and sliced green onions

SAUCE

¼ cup soy sauce

1 Tbsp rice vinegar

2 cloves garlic, minced

1 Tbsp grated ginger

¼ tsp salt

¼ tsp pepper

3 Tbsp honey

INSTRUCTIONS

In a bowl, whisk together sauce ingredients. This sauce will be used as the marinade for the salmon and reduced for a barbecue glaze for serving.

Pour ¹/³ of the sauce over the salmon cubes. Cover and let marinate for 20 minutes. Pour the rest of the marinade into a small saucepan over medium heat. Bring to a simmer and reduce for 5 minutes. Remove from heat and set aside.

Once the salmon has marinated, skewer the salmon. You should have enough for four salmon skewers.

Preheat the grill to medium-high heat. Lightly oil the grates and grill the skewers for about 3-4 minutes per side. Brush the salmon with leftover marinade while cooking.

Transfer the skewers to a serving platter. Brush with barbecue sauce and garnish with sesame seeds and sliced green onions. Serve with extra barbecue sauce on the side. OH
