GGROWING UP, I LOVED BACK-TO-SCHOOL SHOPPING.

The new school supplies, backpack, shoes, and, of course, clothes. We would get jeans and knits and be so excited to wear them the first week back – it didn’t matter that it was still 80 degrees outside. Shorts on the first day of school? No way! It was fall, and that meant cosy.

RETURN OF The Scullery

In the last several years, there has been a resurgence of integrating a scullery in modern homes. Concealing the mess of food prep and dirty dishes is a favourable idea for those who love to entertain, particularly in open-concept floor plans.

There are some key differences between a scullery and a butler’s pantry and/or a walk-in pantry. A scullery is an “overflow kitchen” – an extension of the main kitchen but designed for messy tasks like cleaning, food preparation and storage of unsightly appliances. Historically found in homes with staff, the scullery was purely utilitarian, tucked towards the rear of the house and away from the main dining area. A butler’s pantry has evolved from its initial purpose, which was traditionally a space between the kitchen and dining area in wealthier homes, where tableware was stored for plating and presenting food for serving. These days, it often incorporates additional storage, a small sink, perhaps an under-counter beverage fridge and/or an ice maker and typically accommodates a coffee station. A walk-in pantry is simply storage for nonperishable food items, as well as small appliances. It does not include plumbing and/or built-in appliances.

Is a scullery right for you?

If you love to cook and entertain, planning a scullery as part of a large renovation or a new build is a great idea, provided you have the square footage to make it functional and the budget to outfit two kitchens.

Where should it go?

A modern-day scullery should be adjacent to the primary kitchen but separate and private enough to hide the mess and keep the main kitchen clean and organized. Proximity to food preparation and transferring dishes is important when entertaining guests. And when dealing with clearing and cleaning dirty dishes, you don’t want to travel far.

How big should it be?

What should it include?

The size of a scullery depends on how you need the space to function and the overall footprint of your home. It is common to include a large sink, dishwasher, additional fridge/freezer and microwave. A wall oven, secondary range or cooktop, beverage fridge, warming drawers and/or a coffee station are all options during space planning. There should be plenty of counter space for food preparation, bins for recycling, garbage and compost and ample storage for food items and other small appliances such as a food processor, blender, stand mixer, air fryer, crockpot, coffee maker and other kitchen gadgets (make sure to include sufficient outlets above the counter). If you have the square footage, consider incorporating a housekeeping corner into the scullery to accommodate a broom, mop and other cleaning supplies.

What should it look like?

The focus of the scullery is to maximize efficiency and functionality. However, the materials, textures, finishes and palette should be harmonious with the overall aesthetic of your home. Cabinetry material should withstand the wear and tear of pots, pans and constant use – ideally, a solid wood. If you opt for a painted finish, darker colours conceal more spills. Countertops in the scullery should be resilient. The backsplash has to be wipeable with minimal grout and flooring must be easy to sweep and mop. Appliance selections should be durable and reliable. Lighting should be bright and functional, and always include a window for some natural light. OH

Cold Brew

INGREDIENTS

1 cup coarsely ground coffee beans

4 cups water

INSTRUCTIONS

Combine grounds with water. Let steep overnight or for 12 hours. Strain grounds from coffee. Refrigerate until ready for use.

Cold Foam

INGREDIENTS

1 cup heavy cream

3 tsp pumpkin purée

1 Tbsp brown sugar or maple syrup

1 tsp vanilla

1 tsp pumpkin spice

INSTRUCTIONS

In a small bowl or shaker, whisk or blend cream, pumpkin purée, sugar, vanilla and pumpkin spice until smooth and frothy.

Fill a glass with ice, pour in 1 cup of cold brew and top with the pumpkin cream mixture. Stir gently and enjoy. OH

from ORCHARD to TABLE A SEASON TO SAVOUR

1. An Orchard-to-Table Tablescape

First, we’re going to skip florals in favour of something more evocative – an abundance of apples beautifully displayed in a collection of baskets, footed bowls and vintage silver. Mixing apple varieties offers interest. I like to layer in a soft buffalo check linen in neutral tones and tuck a few taper candles among the fruit for a glow that flatters.

2. Unexpected Décor

I love it when décor does double duty. Personalize your place settings with red apples. In lieu of place cards, adorn the apples with a leaf and scribe your guests’ names. If your apples are without their stems, craft your own by attaching a leaf with a little floral wire to mimic a freshly picked apple. It’s eco-friendly and deliciously on theme.

There’s a quiet sort of magic in the way apples define autumn. From a crisp bite to the comforting aroma of a spiced apple bake, they have a way of inviting us to slow down and savour the moment. This season, I’m leaning into all things orchard to inspire everything from the tablescape to the menu.

3. Apples Beyond Pie

There’s so much more to apples than pie. While some recipes are tried and true, for something equally delicious and unique, I suggest an Apple & Rosemary Focaccia: sweet and savoury, fragrant and delectable.

FOOLPROOF APPLE & ROSEMARY FOCACCIA

INSTRUCTIONS

1 ball store-bought pizza dough (room temp)

2 Tbsp olive oil, plus more for drizzling

1 firm apple, thinly sliced

1 Tbsp fresh rosemary, finely chopped (plus extra sprigs for garnish)

2 Tbsp brown sugar, split

Flaky sea salt

4. Sip Something Seasonal

No fall gathering is complete without a warm little something in hand. I like to greet guests with a Spiked Apple Cider Mule.

SPIKED APPLE CIDER MULE

INGREDIENTS (Makes 1 cocktail)

2 oz Barnburner Whiskey (or vodka if preferred)

1 oz fresh lime juice

2 oz apple cider (unfiltered is best)

3 oz ginger beer (chilled)

Dash of ground cinnamon or a cinnamon stick

Ice

INSTRUCTIONS

Fill a julep cup or rocks glass with crushed ice.

Add whiskey or vodka, lime juice and apple cider. Stir gently.

Top with ginger beer and stir with a cinnamon stick.

INSTRUCTIONS

Prepare the dough: Let the dough sit at room temperature for 1 hour. Grease a 9x13-inch baking dish with olive oil. Loosely stretch the dough to fit the pan. Doesn’t need to be perfect edgeto-edge in the pan. Cover and let rise at room temperature for 45-60 minutes. Prepare Apples: Thinly slice the apples. Toss in a bowl with chopped rosemary, a touch of olive oil and 1 Tbsp brown sugar.

Assemble: Preheat oven to 425°F. Drizzle dough with olive oil and dimple with fingertips. Layer apple slices over the top, sprinkle with flaky salt, brown sugar and sprigs of rosemary.

Bake: Bake for 20-25 minutes until golden and apples have softened.

Enjoy! Let rest slightly before removing from pan – serve warm! I like to add a drizzle of honey and serve with crumbled sharp blue cheese for an appetizer.

5. Savour Outdoor Entertaining Before It’s Gone

There’s still time to entertain outside, so this is your sign to enjoy it while it lasts. If you really want to bring the orchard theme home and go big, grab hay bales and drape them in plaid throws. Add a crackling fire pit.

So invite a few friends, pour the cider, and let apple season lead the way. OH

FROM CRAMPED CONDO TO CUSTOM DREAM

– A HOME FIT FOR A LARGE FAMILY

For Lina and Fady, mornings often felt like an obstacle course as they navigated life with five kids in a 1,000 sq. ft. condo in Toronto’s Liberty Village. “One morning, my husband was tripping over the kids to get out the front door and decided it was time to move,” says Lina.

tThe couple knew they wanted to be close to the lake, good schools, shopping and the highway. The Mineola neighbourhood in Mississauga checked all the boxes. After countless open houses failed to meet their needs, a chance turn onto a quiet, treelined street changed everything. They were drawn to the mature trees and charming homes, and it was there they decided that building from scratch was the only way to create a home that truly fit their family.

“THE OVERSIZE KITCHEN ISLAND IS GREAT FOR ENTERTAINING.” –LINA

The multi-generational home was designed specifically with the family in mind. The pair called on Richard Kossak of New Age Design and Peter Giampuzzi of Ornella Custom Homes to bring the architectural details and home-build to life. “They wanted a home, not a house,” says Peter. “A place where their children could grow and have their parents under one roof. They did put a lot of thought into colours, flow and aesthetics, but not at the expense of functionality.”

Lina spent months inking out main-floor designs on graph paper. “I am truly thankful to Richard for making my sketches into real design

plans,” she says. The family was hands-on from the start, helping with everything from construction projects to painting and cleaning.

“Lina was very hands-on with the design process and did a superb job sourcing materials, working with our suppliers and pinpointing the exact vision she had for the home,” says Peter.

The exterior achieves its goal of a timeless New England aesthetic. A gabled roofline adds traditional charm. Peter notes that the home’s exterior palette of natural stone and vintage brick, sourced from Mason’s Masonry Supply Ltd., and window trim in a soft, muted

hue offers a timeless contrast to the darker windows and black accents of contemporary design. A grand front door from Master Doors and expansive windows from Pella Windows & Doors provide beautiful views of the backyard at every meal. An outdoor covered patio allows the family to sit by the fire from spring to fall. “Peter also modified our plans during the building process and designed a built-in barbecue and pizza oven,” says Lina.

On the inside, after years of living in tight quarters, the homeowners had a clear vision of how to design a space that truly works for a large family. A mudroom with direct access to both the garage and side yard features individual cubbies for each child to tuck shoes and backpacks out of sight. A washer and dryer were added to the mudroom, so school and sports gear can be cleaned as soon as the kids walk through the door.

The craft room is the brainchild of Fady. What was originally intended to be a two-storey ceiling in the family room evolved into one of the home’s most inspired spaces. The loft-style space provides a desk for each child and a quiet space to focus or get creative. One of the home’s more playful features is a custom slide that goes from the main floor to the basement. “I feel like our home is unique in the sense that it is specifically designed for a large family,” says Lina. “We pride ourselves in being able to design and build a home that is timeless and elegant yet kid-friendly at the same time – meeting the needs of our five children.”

Finishes were carefully chosen for both form and function. Porcelain tiles offer the beauty of marble without the maintenance. Ash hardwood flooring was selected from AA Floors & More Ltd. to add character and maintain the casual feel. Quartz was used throughout for both durability and beauty. In the powder room, a backlit mirror creates a soft reflection in the floor-to-ceiling square marble tile. Lighting throughout is from Lando Lighting

Small corners often go unused, but Lina worked with Magnum Millwork to create a corner desk area that’s become the hub of the home. “This is the home of our family calendar, the drop-off area for papers and books and the charging station for all our devices.”

The home’s classic New England aesthetic is enhanced by the colonial staircase featuring traditional wood pickets and stringers by Roes Stair Corp. Floor-to-ceiling panelling and mouldings by Zain Designs add a sense of grandeur. The kitchen and great room boast soaring ceilings and exposed timber beams, creating a warm, welcoming space ideal for relaxing and entertaining. The kitchen’s 10-foot island, with counters from Premium Marble & Granite, is the focal point while complementing the white oak accents and ivory cabinetry with gleaming brass hardware. “Our home is always open to family and friends. The oversize kitchen island is great for entertaining and all the open space we have in the centre of our home is perfect for large family gatherings,” Lina says.

Every corner of the home reflects Fady and Lina’s vision for a warm, inviting space thoughtfully designed to nurture family life and lasting memories, and Peter’s hands-on approach made all the difference. “Peter was very available, responsive and considerate,” says Lina. “He reviewed every step of the build with us, had meetings with us to check on progress and went through what we should expect next.”

The finished home weaves timeless elegance with a personal touch, creating a sanctuary that Fady and Lina are proud to call their forever home. OH

MIXED BORDERS

Gertrude Jekyll, the doyenne of gardening, first introduced the mixed border to Victorian England. We have her to thank for the loose “cottage” garden style – reflecting a kind of controlled chaos – that continues to inspire gardeners today. It’s also my personal favourite style.

WHAT IS A MIXED BORDER?

A mixed border is exactly what it sounds like: a carefully curated mix of plants that offers interest throughout the year. This type of garden bed includes evergreens for year-round structure, shrubs for height and framework, grasses, perennials, annuals and bulbs for seasonal colour and variety. It has something for everyone.

If you’re building a mixed border from scratch, there are several factors to consider: site evaluation, objectives and then plant selection.

Regardless of the first two considerations, most mixed borders should have:

ROOM TO GROW

Mixed borders need space to shine. At least six feet wide is ideal. Add stepping stones tucked into hidden spots to allow for access and maintenance.

ALL-SEASON INTEREST

Plan for year-round beauty. Start early with spring bulbs that overlap into summer bloomers. Ornamental grasses, evergreens and structural shrubs can carry your garden into fall and even into the winter holidays.

COLOUR AND REPETITION

Repeat colours throughout the bed to guide the eye. You don’t need to repeat the same plant; stick with similar tones. Neutral tones like white or grey can serve as buffers between colours that might otherwise clash.

FOLIAGE FOR CONTRAST

Even when flowers aren’t in bloom, contrasting foliage creates visual interest. Use different textures, shapes and colours of leaves to add depth. Using tropicals with big, bold leaves – such as canna, palms, elephant ears or bananas – in colourful containers adds an exotic feel and a wow factor to the border.

STRUCTURAL FRAMEWORK

Create a mix of formal and informal elements. Some of the most inspiring gardens use clipped boxwoods or yews to provide structure for otherwise wild and exuberant plantings. (Note: Due to the spread of the box tree moth, consider alternatives to boxwood.)

You can also introduce formal elements within a relaxed setting by using sculpted topiary plants or dwarf Serbian spruce, bird’s nest spruce, dwarf pines or weeping conifers for striking winter silhouettes. Vertical elements help break the horizontal plane and can be achieved with obelisks and arbours with climbing vines like clematis.

LAYERING AND PLANT PLACEMENT

Tall plants typically go toward the back of the border to provide height and a backdrop. However, don’t be afraid to add some taller varieties with an airy or open structure, such as Verbena bonariensis. Ornamental grasses such as Molinia ‘Skyracer’ moor grass can be planted toward the front or middle to add movement and vertical interest without blocking the view.

PRACTICAL TIPS

Sun and Shade: A combination of both will expand your plant palette, but also add to the challenge.

Complementary Plant Pairings: Combine plants based on compatible textures, forms and growth habits.

Repetition Creates Unity: Repeating elements like colour, texture or form ties the garden together, facilitating the cohesive element.

Edibles: Placing a few colourful herbs such as variegated sage, basil, purple kale or even a tomato plant or two in the border is a wonderful idea, especially if you don’t have the space for a separate vegetable garden.

MAINTENANCE & LONGEVITY

While mixed borders are lush and dynamic, they’re not entirely low maintenance. Expect to do some deadheading on perennials, weeding and pruning.

However, once the garden is wellestablished and densely planted, it will help suppress weeds and require less effort overall.

Don’t be intimidated by the time it takes to create a mixed border – it evolves. The beauty is in its flexibility. Start planting and enjoy watching it grow year after year. After all, the best thing about starting today is that something beautiful will already be there tomorrow. OH

BURLINGTON HOMEOWNER SARAH BOUGHT HER HOME A FEW YEARS AGO AND IT NEEDED PLENTY OF WORK. SHE WANTED A FIXER-UPPER SHE COULD PUT HER STAMP ON AND THE SEMI-DETACHED HOUSE, A PREVIOUS RENTAL PROPERTY, NEEDED LOTS OF TLC. IT UNDERWENT A MAJOR RENOVATION.

AAfter the overhaul, something didn’t feel quite right. The kitchen was redone, the hardwood floors looked flawless, but the space lacked warmth, cohesion and functionality. Sarah called in Melissa Tofano, principal designer at 215 Design Co., known for transforming houses into homes that feel intentional and inviting.

“[Sarah] had done the hard finishes,” Melissa explains. “But they just couldn’t pull the entirety of the space together. There were storage issues and a lack of cohesiveness. It just needed some design and style added to tie it all together.”

“I was always great at picking colours and knowing what I like,” Sarah recalls. “I was struggling with the layering and texturing, and

all the things that make a space cosy.”

From the start, Melissa’s task was clear: transform a neutral, safe interior into a comfortable, functional space that reflected this family’s evolving needs. Sarah loved the modern look but wasn’t sure how to make it feel less stark. What followed was a design décor overhaul that proved even compact homes can be beautifully elevated and modern but still have warmth.

The home, like many semi-detached homes, lacked adequate storage. Sarah would look woefully at the messy open area under her stairs where mess would build daily. She knew she needed a storage solution. Melissa worked with AG Millwork to build a bespoke under-stair pullout system.

“There’s no front hall closet,” Melissa notes. “So, we did this angled, under-stairs solution with a pullout for coats, a pull-out for shoes and a pull-out for bags. Underneath the stairs is usually just wasted space.”

The design tackled another issue – mismatched, piecemeal furniture. “She had a credenza that didn’t match and tiny couches that didn’t work,” says Melissa. “So instead of having all these individual pieces, we built it all in.” This included a custom banquette with built-in storage paired with a tailor-made table, maximizing both space and functionality.

One of the most meaningful transformations occurred in the daughter’s bedroom – a cute and petite space needing to serve as both retreat and study spot. “My daughter is a typical teenager who collects a lot of things, such as stuffies and has an emotional attachment to most things she touches,” laughs Sarah, “but there was no place for all of it.”

“Her daughter is transitioning to a teen, and she wanted a vanity, desk, TV spot and storage. But the space couldn’t fit a dresser,” Melissa explains.

Melissa came up with the solution of custom cabinetry by AG Millwork that combines closed storage with playful open shelving and a desk and dresser hybrid. “We integrated wood accents just to add some visual interest. It warms the space, and the results were phenomenal,” she adds. Continued on page 59

Melissa was mindful to avoid making the space too girly or childish. “We didn’t want to make it too kid-like. We planned the room to transition from now into her adolescent years.”

Sarah loves that the functionality is there, but small details can be changed to grow with her daughter. “There are little hints of pink, and when she wants to change that, she can do so.”

Throughout the home, Melissa used layering to create depth and warmth. “People are really good at picking floors or hard finishes,” she notes. “But it’s layering in those visual textures – rugs, drapery, cushions – that makes a space feel warm and fresh.”

Melissa often finds clients hesitate when it comes to finishing touches. “People look at Pinterest boards and think, ‘I want that,’ but they don’t want to commit to rugs or drapery. And that’s why it doesn’t feel finished.”

For this project, Melissa proposed custom drapery. “Drapery is such an important piece,” says Melissa. “We’re talking ceiling-to-floor panels on custom rods, the perfect pleat, lined or unlined – it brings that hotel-level luxury.”

Sarah almost didn’t agree to the custom drapery but acquiesced and is so glad she did. “The effect of the custom drapes is evident in our primary bedroom,” she says. “I always assumed that ready-made drapes were fine, but custom really elevates it beyond measure.”

Melissa relays that one of the most common small-space design misconceptions is thinking everything must also be small. She says larger scale pieces can fill the space and make it feel more grounded.

The new custom sectional by Joshua Creek Furniture, tailored for both size and sight-lines, anchors the room and allows for optimal TV viewing. “They all used to fight over one seat,” Melissa recalls. “Now, there’s a proper flow.”

Sarah says her favourite thing is the feeling she gets when she walks into the main floor of her home. “The main floor finally feels finished,” she says.

As Canadians re-evaluate housing priorities amidst shifting markets, Melissa has seen a growing trend towards making their current homes a place they want to be in. “Some people are more hesitant to move. They want to travel or cherish experiences, not pour all their money into a new build,” says Melissa. “They’re investing in making the space they already have feel finished.”

And that doesn’t necessarily require a total renovation. “You just need small, strategic changes – like upgrading lighting, adding warmth, and fixing scale – and that can completely change how a home feels.” OH

INGREDIENTS

12 lasagna noodles, boiled and drained

1 cup ricotta cheese

1 cup shredded mozzarella cheese, divided

¼ cup grated Parmesan cheese

1 egg

1 cup chopped cooked spinach (fresh or frozen, drained well)

Salt and pepper to taste

2 cups marinara or bolognese sauce

INSTRUCTIONS

Preheat oven to 400°F.

In a bowl, mix ricotta, ½ cup mozzarella cheese, Parmesan cheese, egg, spinach, salt and pepper.

Lay cooked noodles flat. Spread 2-3 tablespoons of filling on each noodle, followed by sauce, then roll tightly. Spread ½ cup marinara in the bottom of a baking dish. Arrange roll-ups seam side down.

Pour remaining marinara on top and sprinkle with remaining mozzarella. Cover with foil and bake for 30 minutes. Remove foil and bake another 10 minutes until bubbly. OH

the RULES OF DESIGN

Exceptional design shapes the way we live. It’s more than just appearances. The most welcoming homes don’t look staged; they feel lived-in, personal and purposeful. Style and function aren’t opposites; they’re partners in harmony. When they work together, a house transforms into something greater: an experience and a reflection of life itself.

QUESTIONS & ANSWERS

Good design starts with purpose. Before sourcing a single piece, ask yourself how you want the room to feel and function. A serene bedroom, a sociable living room and a hardworking kitchen will each lead to very different choices. However, across all rooms and styles, a few timeless guidelines create the scaffolding for great design.

FEEL THE RHYTHM

Start with space. Rooms need rhythm. Allow a minimum of 16 to a maximum of 20 inches between a sofa and coffee table so guests can pass through with ease, and to ensure drinks and books are within comfortable reach. In dining areas, provide at least 36 inches of clearance behind each chair to allow people to sit and stand freely without disrupting others. And when it comes to walkways, 30 to 36 inches is ideal for a feeling of openness that doesn’t waste square footage.

The floor is your foundation, and the rug your anchor. The right rug doesn’t just define a space, it elevates it. A rug that’s too small can make a room feel disjointed, like furniture is floating without purpose. In living areas, a rug should ideally allow all major furniture (sofas and chairs) to sit on it at least partially. At minimum, the front legs of each piece should rest on the rug. An eight-by-10-foot rug works well in many living rooms, but larger spaces often require a nineby-12-foot rug or even a 10-by-14-foot version. Under dining tables, always allow at least 24 inches beyond the table’s edge; this ensures chairs remain on the rug even when pulled back.

Spacing is equally vital when arranging your furnishings. A common misstep is pushing everything against the walls, which can create a feeling of distance rather than openness. Pull furniture inward to create zones for conversation. Between armchairs and side tables, leave a few inches of space so that items are easy to reach. Ensure the height of the side tables falls within one-to-two inches of the arm height of the nearest seat for a harmonious look.

Art, too, deserves thoughtful placement. When hanging artwork on an empty wall, aim for the centre of the piece to fall around 57-to-60 inches from the floor. This aligns with average eye level and ensures the piece speaks to the viewer. When placing artwork above furniture such as a sofa or console, maintain a six- or eight-inch gap between the top of the furniture and the bottom of the frame.

Lighting is the quiet hero of any room. A well-lit space includes layers: ambient lighting to fill the room, task lighting for reading or working and accent lighting to create mood and focus. Always install dimmers where possible, as they transform the atmosphere more effectively. And don’t overlook scale when selecting fixtures. A chandelier or pendant that’s too small will feel apologetic, while one that’s well-sized creates drama and cohesion.

Textiles and texture complete the composition. Mix materials intentionally – linen against leather, matte ceramics beside gleaming brass, the plush depth of velvet balanced by cool marble. Design thrives in contrast. Instead of buying matching sets, curate. Combine old and new, polished and raw, hard and soft. These juxtapositions tell your story more richly than a single style ever could.

Edit generously. Space is a design element in its own right. A well-placed chair with nothing beside it lets the room breathe. Don’t over-style every surface; let your favourite pieces shine. And finally, let the space evolve. The best homes aren’t decorated in a weekend; they’re built over time and layered with intention. Choose pieces that mean something, that feel like you.

“In economic times like this, people take a look at things they own and ask themselves ‘how can we refresh instead of buying new,’ ” says John. STAGING TO SELL Does it Pay Off?

Home staging is on the rise in the real estate industry, but many people are unfamiliar with the concept. Staging is one more thing to add to a lengthy list when a homeowner decides to sell.

Rather than viewing staging as a task, consider it an investment.

Begin by understanding that staging is not the same as decorating. Decorating is about the current homeowner and their taste. Instead, staging is about the potential homeowner. It’s designed to make the home appeal to as many people as possible.

While you certainly can sell a home without the services of a professional stager (data shows that most homes sold are not staged), there are real benefits to employing one.

“Staging is very important,” asserts realtor Terri Lynn Gibson, who services the Parry Sound region. “Putting your home in the best light is time and money well spent. Many buyers can’t visualize the potential of a prospective purchase, to see what it could be, unless they see and feel it. Staging helps with that. It’s a form of inspiration.”

Ellen Oelbaum of Stylist Home Interiors agrees. She provides staging services in the Southern Georgian Bay area.

“Good design removes doubt, creates clarity and helps customers feel at home the moment they walk in,” she explains. “We view every project through a photographer’s lens. While

many refer to it as staging, we prefer to think of it as editing and styling – refining what’s already there. It’s about proportion, scale, flow and tone, pulling all the elements together to tell a story that suits both the home and its target demographic.”

Staging is about enabling the buyer to see themselves gathering for dinners in the kitchen or enjoying views from the deck. It’s about building an instant connection.

The numbers bear out a stylist’s worth. According to the Real Estate Staging Association (RESA), professionally-styled homes can sell up to 73 per cent faster and command five to 25 per cent higher offers compared to unstaged homes.

Yet, many sellers are hesitant to stage their homes because of the perceived effort or potential added costs involved. After all, not everyone has the time or ability to empty their home of furnishings and store them somewhere while the stager brings in new items to showcase the home.

This is one of the reasons why staging is a relatively new phenomenon in the Parry Sound District, especially as it relates to cottage sales. “Here, a lot of sales are turn-key, two-season cottages where the building is sold as is, furnishings included,” explains realtor Terri Lynn. “When it comes to these rural lots, it’s not realistic to move all of one’s furnishings out.”

Thankfully, staging doesn’t need to be so intensive.

“For occupied homes, we often work with existing pieces – editing, rearranging and adding in select art, lighting, textiles or accessories to elevate the look,” explains Ellen. “For vacant properties, we bring in furnishings and décor that are scaled and styled to match the home and appeal to buyers. This is lifestyle styling – a visual translation of how someone might live in the space.”

There are other components to making a home or cottage ready to capture a buyer’s attention, including fresh paint and repairs. The realtor, stager and homeowner should work together to create an actionable plan.

The cost of staging varies immensely and can be dictated by factors such as the size of the home, scale of the project, local market conditions, vacancy status (staging an empty house typically costs more) and expertise of the stager. As a rule of thumb, some real estate professionals recommend budgeting one to two per cent of the home’s list price for staging.

So, who pays for the staging? It’s a fair question, and one worth asking your realtor about up front.

In some cases, the realtor pays for the staging from a budget that also covers photography – interior, exterior, drone – and marketing,” says Terri Lynn. “But it’s typically part of a standard commission, so often the homeowner pays.”

In short, responsibility for staging costs is determined by the agreement between the seller and their real estate broker. It’s worth keeping in mind that, as discussed above, there will be a return on investment in the form of the home selling faster and for top dollar.

Home stagers are popping up faster than ever, and the industry is maturing. It’s important to be able to identify the good ones.

This European-inspired beauty stands out on a bespoke street in a lovely Oakville neighbourhood. Landscaped with bright flowers that pop against the Sand Dune-sided home, the newly-built two-storey, completed in 2023, is a testament to thoughtful design and a genuine partnership between homeowner and designer.

hHomeowners Amit and Sam Sawh are not newcomers to construction. When they began to conceptualize their new home for their family, their second project on the same street, they had a vision and knew they wanted to act as general contractors for the project. But having designed their first home without help, they knew right away that they wanted to work with a designer this time around.

“Designing is an unbelievable amount of work,” says Sam. “I knew I wanted a designer who would understand and execute our vision so we could create a cohesive look.”

Sam quickly reached out to Niagara-based design firm Eansor Luxury Interiors Inc. Sam grew up with principal designer Elizabeth Eansor but had lost contact over the years. Elizabeth’s Instagram page reconnected the old friends.

“It was like we had never been apart,” says Sam. “Liz came prepared, presenting a vision for the house as a whole, so I could visualize our home. She exposed me to design ideas I did not even know existed.”

Construction began in 2022 with the millennial team leading the charge. Elizabeth and the homeowners consulted with Sylvia Edelenbos of Just Drafting Ltd. on the architectural drawings and the project was underway. The exterior was completed first, setting the tone for the interior – a fresh and bright French colonial-inspired abode with Maibec-Rabbet Bevel wood siding, Mastergrain Fibreglass Arabica Oak doors and modern Ostaco vinyl black-framed windows from Statements Windows and Doors “as big as the home could handle,” says Sam.

“Sam was very receptive towards my vision,” says Elizabeth. “Though I had been in the design field for years, I had just ventured out on my own when she contacted me. It is rare that you get the opportunity to take on a whole-home project as your first venture. I was very fortunate with the timing.”

The transitional open-concept interior is a charming juxtaposition of traditional and contemporary style that feels both purposeful yet entirely comfortable. It balances porcelain and blush feminine touches with modern lighting and texture, which are cohesive throughout.

Texture and pattern are a repeating theme and special attention was given to every wall, ceiling and floor used to both define each space and add warmth. Board-and-batten wall treatments add interest to the entry walls and frame the metal and wood staircase from Kenedy Stairs Inc. that winds up to the bedrooms and down to the lower-level playroom.

The kitchen sits at the heart of the home. A warm vibrant Calacatta porcelain from KSTONE was used for the waterfall island, countertops, backsplash and hood. Custom cabinetry in Chantilly Lace was designed by Elizabeth to add smart storage. Elizabeth designed all the cabinetry, which was built by Alliance Millwork Two oversize pendants by The Lighting Centre illuminate the island, which seats four comfortably and discreetly hides appliances behind fluted cabinetry. The porcelain application was used again in the adjacent built-in dining hutch, adding serving space to the dining and homework area.

A warm vibrant Calacatta porcelain was used for the waterfall island, countertops, backsplash and range hood as well as on the adjacent dining room servery. Gold touches and warm, fluted wood highlight the colour in the bold veining.

“As a new home in Oakville, we wanted to add value while remaining budget conscious,” says Elizabeth. “Quality is going to change the space. The walls can be white, the floors and décor can be simple, but quality millwork and materials can elevate it all.”

The living room’s unique architectural elements take the stage to define the space. Arched built-ins flank the gas fireplace from Erindale Fireplace. The fireplace, encased in a dark-veined Arabescato Noir porcelain surround from KSTONE, pops against the custom, whitefluted wall. Overhead, wood flooring was inset into the coffered ceiling, adding warmth and dimension to the predominantly white space while playing into the European feel of the home.

Demarcating each area in an open-concept layout is important to Elizabeth. Techniques, like laying the Wheat Berry hardwood flooring from Speers Flooring in a herringbone pattern in the living room, define the living space.

“I wanted to make the rooms feel singular,” says Elizabeth. “Each area was defined with unique lighting and design features like flooring, colours and metals.”

Bold, oversize lighting in mixed metals was purposely chosen to intentionally distinguish each space.

“When you hit that eyeline, you want wow, not blank air,” says Elizabeth. “I personally think bigger is always better in terms of lighting, even in smaller spaces.”

Rounding out the main floor is an office space complete with geometric wallpaper, custom cabinetry and desk space, and a powder room and adjacent mudroom with checkered tile flooring from SS Tile & Stone Inc. and floor-to-ceiling storage. All custom cabinetry and storage throughout were designed by Elizabeth and executed by Alliance Millwork, which Elizabeth says was exceptional at executing the vision.

“My strengths are interior-design based, not decorating spaces,” says Elizabeth. “I want the base pieces and the room itself to be beautiful. I want the room to speak from the building perspective and the quality of work.”

For the family that likes to host, a sound system from Lucent Controls was wired into the home for quality music control.

“You can have one soundtrack playing inside and an entirely different playlist outside,” says Sam. Continued on page 122

Upstairs, the family’s individual personalities are at the forefront of the design. A dinosaur-themed bedroom for one child, a pink unicorn dream for another, a chic nursery and a primary suite in soothing neutrals for the parents.

“We let the kids choose their bedroom designs,” says Sam. “We wanted the rooms to show their personality and not just be another room in the house.”

Elizabeth believes bathrooms are a space for having fun and being bold with design, so each child’s en suite was given as much personality as their bedrooms, with tile work, custom cabinetry and, again, great lighting.

“I have a strength with bathrooms and millwork,” says Elizabeth. “Tilework is really important to me. I really believe in investing in these areas and spending a little more because it will change the space itself. Tilework is really the art of the space.”

As Elizabeth moves forward in her solo career, she appreciates the opportunity to work with a diverse range of clients, allowing her to grow her unique style in her own way.

“I am very client-centric and I always want to be as I grow in the industry,” says Elizabeth. “I am always excited to see what is coming next.” OH

Stone NAME PLATES

Add a touch of biophilic design to a dining table with the addition of river stone name plates. Guests will relish the connection to nature that brings with it an inner sense of tranquility.

Tools & Materials

River stones

Foam brush

C2 Paint Guard or polyurethane in a flat sheen

Alphabet stickers

Collect smooth stones that sit naturally with a flat side up. Also look for stones that offer interesting striations and shades. Wash in lukewarm water and scrub with a nonabrasive sponge to remove any grime. Let dry thoroughly.

Using a piece of plastic to protect your work surface, apply a thin coat of C2 Guard or polyurethane to the top of the stone with a foam brush. Let dry, then repeat. When the second coat is dry, turn the stones over and repeat the process.

Once the stones are completely dry, apply letters to form dinner guests’ names on the flat side of the rock. For this project, oneinch puffy gold letters were used. You might need smaller or larger letters depending on the size of your rocks. Use a ruler or straight edge to keep the letters in line.

Once the meal is over, encourage guests to take their stone name plates home as a reminder of the gathering. OH

Sweet Potato PIE

A velvety, spiced sweet potato filling in a buttery crust, crowned with whipped cream – a showstopper for any holiday table.

Ingredients

1 9-inch pie crust (homemade or store-bought)

3 sweet potatoes, about 1 ¼ pounds (makes about 2 cups, mashed)

2 large eggs

½ cup brown sugar

1 tsp ground cinnamon

1 tsp ground ginger

½ tsp ground or freshly grated nutmeg

¾ tsp salt

2 Tbsp unsalted butter, melted

1 ½ cups halfand-half cream

Whipped cream

Instructions

Preheat oven to 400°F. Place sweet potatoes on a baking sheet and bake for 20-30 minutes until soft. Let cool. Peel skin off each sweet potato. Tip: Sweet potatoes can be baked and cooled ahead of time.

Preheat oven to 350°F.

In a food processor, blend sweet potatoes until smooth. Add the eggs, brown sugar, spices, salt, unsalted butter and half-and-half. Blend until smooth.

Pour into an unbaked pie crust and bake for 50-60 minutes, or until the centre is set. Remove from oven. Let cool completely. Add whipped cream and serve. OH
